- Vlado (1/5): Unpleasant experience - One of my worst travel experiences. The room was advertised as with "balcony". That's what I booked. Then I received a room without a balcony. Nobody explained the change appropriately. I was not offer a refund. I was then asked to contact by myself booking.com as if the hotel owners do not know or are not aware of their fake advertisement on booking.com. On the next day I received a room with a balcony, however, the first day room was without, and nobody really cared even to apologize or compensate about it. It felt it was all my fault. A disaster of an experience. In the breakfast, it was completely unclear if I should order ham and eggs or not, is it payable or free, so I stayed for two days with a plain and very untasteful croissant. The coffee machine uses milk powder that sprays out of the coffee cup.

Le petit-déjeuner est classique mais bon.
L’hôtel a un charme un peu désuet qui contraste avec les bâtiments plus modernes avec moins d’âme à côté. Il y a des hauts escaliers à monter avec les bagages.

- Channing (10/5): The perfect place to enjoy the waterfront and restaurants of Sunset Beach. - This small hotel is amazing. Perfect for enjoying the beach & water end of Dubrovnik. The room was spacious and comfortable, the staff was very friendly, great breakfast, and an amazing view from the room and the balcony. Highly recommend and will definitely stay here on future visits! If you bring a car it can be a little problematic. The hotel was able to give us parking options, so it’s is manageable, just be aware that you may have to park a short distance away. Don’t let that stop you from staying here, the hotel is fantastic!!

Good choice of local restaurants as well. A bus journey required to get to Dubrovnik Just be aware that all the beaches in Croatia that we have been to are stoney and hard to walk on.

- M. (9/5): Lovely stay by the beach with helpful staff - Perfect location, right by the beach and ideal for evening walks. The hotel is very easy to reach at any time of day, and it’s close to everything in the Lapad area of Dubrovnik. Even our room without a direct sea view still had a glimpse of the sea from the side. The staff were very friendly and helpful, the bed was comfortable, and the A/C + Wi-Fi worked well. Reaching the Old Town is possible by a near by public transport. Breakfast could be improved for guests with dietary preferences. There were no options for alternative milk, so I had to skip coffee each morning. Light breakfast choices were limited, although the helpful staff kindly provided fruit once they learned about my preferences. Also, there's no kettle in the room, which would have been a nice addition for enjoying morning and evening teas.

Close to public transportation and 10 min ride to old town with taxi Property does not have elevator and you will have to walk up a few steps almost on third floor.
- Matthieu Pujol (9/5): Un merveilleux séjour ! - Excellent séjour dans cet hôtel situé en bord de mer. Tout était parfait, le personnel très accueillant, le petit déjeuner excellent, la proximité avec la mer, la facilité pour se rendre dans le centre de Dubrovnik en bus en 10 minutes. Bref, rien à dire je conseille très fortement cet hôtel et j'y retournerais sans souci si je reviens à Lapad. Rien à dire, juste peut-être pour trouver un petit truc, ce serait le bruit de la clim de notre chambre, mais bon même cela n'était pas vraiment un problème.

- Sofie (6/5): Prima voor een paar nachtjes, maar 10 dagen was echt te lang. - - Het personeel (met name Niki en Aleks) was vriendelijk.
- De ligging is perfect als je veel op het strand wilt verblijven. Mooi uitzicht op het water. Ook ligt het vlak aan de promenade met restaurants en winkeltjes.
- Gezellige tuin met uitzicht op het water. - Er is helemaal geen parking bij het hotel. Dit staat wel bij de booking faciliteiten, maar het gaat hierbij over een betalende parkeergarage in de buurt (nog wel een eindje lopen), waarbij je 3 euro per uur betaalt. Voor 10 dagen hadden wij dus een kapitaal moeten betalen. Ze zeggen dat er een gratis parking in de buurt zit, maar daar zou ik niet op rekenen, want die is altijd vol. Parkeren in Dubrovnik is een hel. Uiteindelijk hebben we een parkeerplek kunnen kopen bij een hotel op 26 minuten lopen van hotel Villa Wolf voor 8 euro per dag. (Hotel Valamar) Hier kon je gelukkig ook met de bus komen. Dus ik zou dit anderen ook aanraden.
- Het ontbijt stelt heel weinig voor. Een paar afbakbroodjes die niet iedere dag even vers waren, wat smeersels en je kon een eitje bestellen. Voor verse sap moest je 6 euro bij betalen.
- Wij zaten er 10 dagen en hebben slechts 1 keer schone handdoeken gekregen. Dit pas op dag 5. Op een papier was aangegeven als je extra wasservice wilt, dat je daarvoor extra betaalt.
- Het is verboden eigen consumpties mee te nemen in het hotel. Hier werd niet op gecontroleerd, maar dit gaven ze wel aan in de huisregels.
- De hotelkamer is heel krap, wel schoon.

Breakfast is not enough and high quality
- all the bakery (breads etc) are stale, so that you can not even bite it
- content is not enough, there was complementary food if you order tough. Still what is given default is butter, honey and bread in general.
- coffee machine is broken for almost all week, which is the most important thing for the mornings for us
Conclusion: I paid 1400e for 1 week but it was not a good and relaxing vacation

Hotel owner/management need to learn about hospitalit - Clean hotel with amazing views There are no coffee machine or electric kettles in the rooms. There’s no coffee machine in the lobby either. The hotel doesn’t provide bottles of water for rooms. There’s a sign on the reception desk that says hotel guests are NOT allowed to bring any food or drinks from outside to their room. That is while the hotel does not offer room service— to get food in your room. Hotel offers coffee/ tea ONLY at breakfast time (7-10am). All these makes this stay uncomfortable.

One, the address provided by Booking.com is completely wrong and I had to walk over 200 steps to get to the hotel. Two, the hotel has no parking, false advertisement by Booking.com, the nearest parking lot is 1/2 mile away. Three, there is no car access to the property and a long walk with 60 steps are required to get to it.

Located by the Lapad Bay and close to regular bus links to Old Town. Quiet location for a good night's sleep. Beautiful views from the large terrace, which offered sunloungers. Just 60 steps down for a cooling dip.

Observera dock det är är beläget på en strandpromenad där bilar ej får köra inom en radie på 700 m samt att det är 60 trappsteg upp till hotellet från strandpromenaden. Blev en otrevlig överraskning för mig med ryggproblem vid ankomst. Även rätt slitna rum med fläckar på heltäckningsmatta och avskavt trä på möbler. Möblerna är dock funktionella och sängen skön.

- Åsta Margrete Tuft (8/5): Utmerket beliggenhet, skuffende renhold! - Jeg kan begynne med det som var bra! Personalet i resepsjonen/frokosten var svært hyggelige og serviceinnstilt. Hotellets beliggenhet var super.
Rene håndklær på rommet daglig.
MEN hotellet har mange forbedringspunkter. Renhold på rom var omtrent fraværende. Dusjen hadde gammelt belegg i fugene på flisene og bar tydelig preg av dårlig renhold over tid. Gulvet på badet ble ikke vasket på den uken vi var der. Det ble heller ikke skiftet sengetøy i løpet av den uken vi var der.
Airconditionen var sikkert fra 80-tallet og bråkte noe fryktelig. Burde vært skiftet for mange år siden.
Det var mulig å bestille egg, bacon og omelett til frokost, veldig bra! Det andre på «buffeten» var enkelt. Ikke noe ferskt pålegg eller grønnsaker. Kun syltetøy og smøreost i engangspakker.
Min vurdering er at dette hotellet langt fra svarer til de 4 stjernene som er oppgitt. Tenker maks 3.
- Ruth (8/5): A charming and comfortable hotel in a nice Bay area outside the Old Town. - A lovely small "old school" hotel with an interesting history and felt very homely. Accommodation was very spacious and comfortable with separate living area and bathroom. Lovely views to the bay. Staff extremely kind and accommodating. A nice cooked breakfast was provided. Located on lovely Lapad Bay. Lots of swimming spots off the rocks close by. Nice seafood restaurant at the front. A great decision to stay in this nice area outside the touristic Old Town area. Easy 10 min bus ride and worth it if you're keen to have a relax by the water. Decor is dated but still well maintained and comfortable. If mobility is an issue, there are a few to climb to the entrance.
- Tuomo (10/5): Nice small hotel with excellent service - Very pleasant stay at Villa Wolff. We had two suites for four people, so plenty of room. Service was friendly and excellent. There are quite long stairs to floor with reception and room, but the location is otherwise good, close to nice beach and bus stop.
The air conditioning worked well, even the temperature was over 30C. Breakfast was pretty basic, but selection of menu items (eggs, bacon, omelets etc.) were nice addition.
Suberb restaurant downstairs, bit pricey though. Good selection of more reasonably priced restaurants in the neighborhood within 5 minutes walk.
- Rachel (9/5): Relaxing but very expensive to eat out! - We stayed in a front suite room with sofa bed which we used in the living room & 2 singles pushed together in bedroom as we wanted separate rooms. We had a fantastic balcony view of the bay and out to sea, the side rooms don’t have a balcony. Beach towels are available daily on request, small mini bar fridge in the room. They charge an extra €95 a night for each additional person above 2 people in these rooms which is ridiculous ,as double rooms are charged for the room not the number of people.
Cold water machine available all day.
Staff are friendly and helpful, all spoke English.
Windows had good black out curtains
Hotel is small and quiet, it overlooks the pathway around the bay. Breakfast was ok but could be improved, cheap runny yogurt, There was a coffee machine but the hot water for tea came out the same machine and was no way near hot enough for tea, cups are also small. No boiling water available. Fruit juice was from a machine and artificial syrup not real juice. There was fresh fruit salad and mixed fruit bowl available so we used to squeeze our own orange juice from this.
No kettle or cups in the rooms, we checked in advance and took a travel kettle, they provided milk which we kept in the mini bar fridge.
The stairs up to the hotel don’t have a rail on bottom section of stairs, it starts part way up. We checked in advance if there was a rail as one of us is a bit unstable and weren’t told this. he struggled with the bottom stairs and had to ask passers by for help if he was alone. You have to go down the 60 stairs to get to the sea.
The shower is over a high sided bath which was very slippery, my friend slipped over and hurt himself, eventually the hotel got us some plastic matting, but it wasn’t a proper bath mat and didn’t stick down.
The bay of Lapad is lovely but the photos are misleading. The main beach has no sun beds or umbrellas and the wooden walkways are broken in places, all the beach bars and cafes and toilets are closed except for 2 further round, It looks tatty and old. Apparently the company that ran the beach owed the government a lot of money and everything is closed and in disrepair. The slide into the sea is broken too, there is an inflatable adventure course for kids. You can hire sundbeds & umbrellas further round at €15 each!! The beach has flat pebbles but has sand once you’re in the sea. Bring beach shoes as there are sea urchins on the rocks!
You can lie on the rocks in places with metal vertical steps into the sea. The beach is used by families and has a friendly atmosphere, not loud and noisy like some places.
There are plenty of restaurants and cafes but food is expensive!

Guesthouse is above a pretty pedestrian walkway so nothing btwn you and sea and no traffic. At 4 floors up from the street it’s quiet. Lovely bay decent beach, places to jump in 🌊 waves right outside. This is a busy area so this provides a wonderful oasis of calm. Lovely shady and sunny patio with lots of sunbeds. (Only 6 rooms). Great breakfast. Very nice friendly staff. Serve drinks all day, & free ice cold water and juices. Nothing. All good. 😁 but if you can’t walk 60 steps up to entry it might be a problem! (Staff will carry bags).

Good for solo traveller or couples. - Very good base for a solo traveller to explore Dubrovnik old town (bus stop is 10 minute walk), Gruz port, Lapad beaches and the variety of trips and activities available. Good continental breakfast on the terrace with nice view, and you can order additional items or cooked from the staff. The hotel is in a lively pedestrian area with nice views, good local walks, adjacent to a popular beach and within walking distance of other (let's say) better beaches. Plenty of bistros, cafes or restaurants close to the hotel for casual drinks, lunch or dinner, some with live music. I had a balcony 'suite' which gave me a bedroom, living room with TV and mini-bar, bathroom, large hall with cupboard, and a balcony with chairs and table overlooking the beach. The rooms decor probably needs refreshing out of season (bathroom and carpet). All staff I met were pleasant and helpful. It's not 5 star maybe not 4 star but represents excellent value for money with a more down to earth friendly personal touch than that of a large hotel chain. The tea and coffee machine could have been available for free 24 hours. There was a list of house rules saying what was not allowed but not a list of services provided on request other than laundry and wifi. Have to mention the steps to access, but really don't come to Dubrovnik if climbing or steps is not for you ;-)

- 384albinr (10/5): I highly recommend this place - Great location, right on the bay with a short hop to old town Dubrovnik and a romantic walkway along the water. Very nice and accommodating staff. The room was clean and comfortable and the view from the terrace was nothing short of magical.
- John (7/5): I would comeback BUT better prepared in costs, footwear for beach(no sand), and making sure a better - Location was fantastic. Lapad was safe and no indication of noise etc. Staff were exceptional at the Hotel Villa Wolff, they could'nt have done anymore for the guests, The view from the hotel patio was also exceptional. I was a little disappointed with what was called a 'suite'. I assumed a balcony with the suite but there were only 2 rooms provided with balconies. ( i know the next time as I will be back - lesson learnt!!), A TV could be provided in the bedroom as well - most what are called suites would have a TV in the bedroom as well. Breakfast was minimal although included in the price, fresh orange juice could have been included in the price. The patio area could be cleaned up and provided with better lighting, might encourage guests to have a drink or 2 in the evening overlooking the fantastic views. Overall Croatia is very expensive and until they settle down with the Euro prices I would not return.

This hotel is in an absolutely fantastic location, perfectly positioned right on Sunset Beach promenade, near to all the local restaurants and a short (inexpensive) bus ride away from the Old Town. The hotel was spotlessly clean and the view from our room was spectacular. Breakfast was tasty with a range of hot and cold options served on the beautiful terrace. Rooms had everything you need - air conditioning, TV, WiFi, hairdryer, comfortable bed, modern bathroom, rooms cleaned daily.The staff at Villa Wolff were so friendly, welcoming and helpful, they really went out of their way and were so kind. We were so sad to leave and will hopefully be back next year. THANK YOU!!! Nothing! Honestly can't think of a single suggestion to improve this hotel. Wonderful value for money.

Loved chatting with them about their gorgeous city. The location is excellent beautiful views from the terrace. We loved everything!
- Mark (9/5): Villa Wolff was a pleasant surprise, perfect location quirky hotel with personal touch! - Perfect location for our visit to Dubrovnik just a bus trip away from the Old Town. All the staff where very attentive and personable with no request being an issue. Clean and tidy property with views overlooking the bay. Stair climb to the front door😅

- Karly (9/5): Fantastic location and staff - The property is located at the top of around a steep staircase but the staff were exceptional and even carried our very heavy suitcase up and down on arrival and departure. The staff were also incredibly helpful and friendly and the view from the hotel balcony was tremendous. Would highly recommend for a stay in Sunset Beach! The steps to the hotel were steep so a bit of an effort at the end of a long day but Croatia is full of steep steps so can't be helped!

The staff were all very friendly and talkative and the room was clean and very quiet. The room was a little on the small side and there were no tea/coffee facilities but otherwise all good.
