Renovated room.
Spacious room that can easily accommodate a family of four. Only one contact person that you have to arrange with for checking in. If you come early you’ll need to leave your baggage in a restaurant 7 minutes walk from the room. If you come a bit later he is gone!

- Piotr (8/5): Good place to stay in the center - In general it was ok, great location, the host was very helpful. Room could use some refurbishing but it’s fine. Some utilities would be appreciated. I read in opinions that it’s a great place to stay with a family, but there was no electric kettle to boil a water so coming with a 7months old child it was a bummer. Another things is that next to the place there is a concert hall or something and there was a super loud concert. Fortunately it ended at 10pm so in the end it was not a big deal. Nevertheless it’s a good place especially if someone doesn’t have huge expectations but wants to stay right in the center.

Had to unload then drive 2 blocks to parking

Easy access with code and key It is very very loud at night due to many college kids passing by after partying around 4am. I had earplugs and it was still very loud
- Nicola (6/5): A good location but in need of a freshen up and attention to detail. - Location great. Fresh sheets n towels after 3 nights. Really noisy. Aircon didn’t work so we had to open the window for some air unfortunately. We were above a very noisy bar and busy street so got no sleep. Decor really needs a freshen up. The photos online are from freshly decorated but not reflective of current state. Broken glass top to the dressing table. Pillows lumpy and sub standard. Bedding should be top quality. A good sleep is everything! No full length mirror in the room. Only one lamp worked and it was a dark room. In fairness, we did communicate about the air con and it was fixed by night 3. I did feel Ivan wanted to help.

The elevator only operates from the first floor of the building to the above floors. This unit is on the first floor and is only accessible by stairs from the entrance on the main floor.

- Savvas (6/5): It’s in a very good location, between the river and the main Bascilica. It’s more of a serviced apartment than a hotel. - Convenient location. Clean facilities. Spacious room for 3 people. The beds and pillows were not comfortable. No quilts or blankets either, just sheets. The room was dusty, especially the curtains. No where to hang towels that were only changed every three days. Property had lots of holes and scuff marks, in particularly the bathroom. No lift so you have to carry your luggage up three sets of stairs. It was labelled as 4-star hotel on Google, barely 3 star in my opinion, this is what I didn’t like the most.

On top of this gaining access was difficult (had to walk 10 mins to the owners friend’s pizzaria to collect keys at check in time (16:00)!) and the smell of sewage from the courtyard behind was horrific.

Clean Our flight was delayed so instead of arriving at 7pm which they sad was ok (but had to pick up keys 400 m away from a restaurant )we arrived at 11.30 pm in florence
We contacted them to alert them to the fact but they said we would have to find our own hotel for the night they could not help us -also was very hard as they didn’t bother responding to any questions via texts
We gave up on them and finally found a hotel at3am in the morning
I text black 5 at 8am in the morning but no reply later -10am they replied -we can come at midday approximately -the manager arrived at 12.20

- Michael (1/5): DID NOT STAY THERE!! Had to find different hotel due to 5 flights of stairs to get to the apartment - Nothing. The apartment was on the 4th floor (which in US is 5th floor!). I'm a 68 year old woman with a bad hip! This should have been very clear the amount of stairs required to climb with luggage. Also the agent that met me was not helpful and a bit scary.
- Tilini (8/5): Fantastic location, spacious room! - Fantastic location, everything was walkable! The room was big, the balcony was nice to sit out in, the bed was big and comfy and the bathroom was spacious and clean. Ivan was friendly, easily contactable and helped us out with letting us store our luggage at the end of our stay. The aircon remote was broken, so we didn't use it. Ivan did mention it to us when we checked in, and showed us an alternative way to use it, but it was abit annoying. Apart from this, nothing else!

- Pamela (9/5): Very enjoyable and staff made extra special with little touches for our 1st wedding anniversary. - Location is perfect, easy to find and navigate the main tourist areas from here. Also easy to get to the train station by bus from here. Room was spacious, clean and comfortable. Coffee making facilities are available in a shared kitchen but it would be nice to have coffee machine in the room. This is minor and doesn't detract from the overall stay.

- Isaac (5/5): Beautiful place, crap managment. - So, if you're getting a place based solely on the location... yes all day, it's the most beautiful 5 to 10 minute walk to anything and everything Florence. The hotel was actually pretty nice looking... Whoever was running this joint had no clue what they were doing.
1. The A/C was set on ONE level: Not very cold. When I asked for the remote, they pretty much just said 'No'
2. We specifically selected a room with 1 queen, and two twins. They gave us 2 queens. I said, "hey, We selected 1 queen and two twins." They guy at the hotel said "You should have selected it!" To which I replied 'I did' to which he just said "No you didn't, nothing we can do".
3. They would only give us 1 set of keys for 4 people, and said I "should have asked for more sets on the booking"
4. They have statues of hindu or budist gods everywhere... If that's not your vibe, just be aware.

All All the stairs up and down. Also the steps from the bathroom with NO handle.

- Erionda (9/5): Very good experience. - The position of the property is excellent right in the center with access to all principal Florence attractions, the staff was nice, the conditions comfortable for a family of four. The wi-fi is good. The furnitures are old and need renewal.

Noise from street as the communal recycling boxes are outside the building and emptied at night. It's a bit overpriced for what it is. There are steps within the room up to the exit and bathroom which can be challenging in the dark.

The host was flexible with a late check-in and left the keys for me to find outside of office hours. No elevator. Rooms are on the second floor. No security/privacy lock from inside the room. The host told us we could check out late. The day of check out we were out sightseeing and the host messaged us telling us to check out. We told them we were on our way back in 30 mins. We got back to find all out belongings thrown out into the hallway. Our very expensive items were just outside in the hallway. The host was checking in the next guest I to our room that he told us we could have a late check out and put our items at risk instead of telling the next guests to wait 30 mins… unacceptable.

- Angela (6/5): Another touristic place where most people are tired of tourists! - The location When we arrived around 3pm, the entrance door was closed. We pressed the hotel’s doorbell for someone to open the door, but we were greeted angrily by Ivan, who told us to stop pressing the bell as other people were sleeping. No idea how he expected us to enter the hotel without pressing the doorbell as we texted the hotel before arrival and no one responded to the message either. The reception was located on the first floor with no elevator and no help from the host to offer a luggage assistance. The guestroom was merely okay. The tv size was from the 80s and our room was facing the street. Superrr noisy!!!!

- Robin (1/5): Bad experience in a sketchy hostel type establishment. - The only thing good about this hotel was location. Everything else was awful and I would not recommend it to anyone. Awful hotel with bad customer service. AC does not work and they will lie and say it will be fixed. It is sketchy once entering the building. Up flights of stairs with no life access. Safe did not work in our room. We left after one night. When asked for refund they accused me of taking bedcovers- ridiculous.

- Anonymous (5/5): NOT A HOTEL!!!!!!! Beware. - Great location and super clean NOT A HOTEL, LET ALONE A 4 STAR PROPERTY. This is an B&B without the breakfast. When we arrived we could not get into the building or our room because there was no one on site, we called multiple times with no answer and finally had to contact someone on WhatsApp then pick up keys from a near by restaurant. Apparently we were supposed to tell them when we were arriving (it was mid day, mid week, well within the “check-in” window) but we were only contacted once on Booking.com 2 hours before we got there. We were given no information beforehand and we had a very hard time getting in touch with anyone.

Ivan provided all info timely We did not use the recommended garage to park our car as this had very poor reviews (average if 1/5). While the room was very clean, I think there were some years since last time renovated.

- Mikayel (7/5): Relaxing and quiet but didn’t really feel like a we stayed at the hotel. Practically no room service - The location was fantastic. The man at the reception was very helpful. Few things.
Only one chair for a room for two adults and one child. No cups at all. No one changed the towels and it was mentioned that they would change the towels if we would stay for more than 4 days. No one ever tidied up in our room. It felt more like an Airbnb experience

We felt very locked in. In case of fire we would have been trapped. Also the room was really dark because of this. The fridge was not working. The shower head was not installed to the wall so you had the hold it when showering, very unpractical.

- Anonymous (5/5): Florence is an amazing city with so much to see, the property was disappointing and I felt expensive for what it was. Bu - Centrally located, very close to all of the main tourist locations. We had a challenge with the air conditioning on the first night, it didn’t work which made the room very uncomfortable as it was the hottest few days they had, had so far this year. Although it was not mended after complaining we were told we could use it, but at different intervals the unit kept leaking water into the room, with a constant dripping all night.
The fridge didn’t seem to cool very well and the battery was low on the safe rendering it unusable. However I didn’t report these two things to Ivan, who did try to help as much as possible.

Room - bed was decent, room was a good layout with closet and clean Amenities - basic things didn't work like the internet, and there was no hot water for half of our stay
Staff & other - It was hard to get into the building when we initially arrived with no written instructions. The staff incorrectly asked us to pay the tourist tax twice, and didn't give very helpful advice when we asked for help getting a taxi. Lastly, the hot water didn't work our last night, so the staff offered us a 40% refund; however, they proceeded to not provide the refund and stop responding to my messages and emails after we left. Would have loved to support this place, but unfortunately had a very poor experience and wouldn't recommend to others.
