Even though we sometimes had a hard time communicating, the staff always did their best to help us, and were especially helpful with getting us taxis that were safe and reasonably priced. They also let us store our baggage for the majority of a day when late check-out was not possible. The only issue we had was the very small complimentary bottled water; with more available for purchase, it was not a huge deal. Overall, very nice stay.

- Marsha (10/5): - The property was in a good location. The train system was easily accessible and I was able to easily get a Grab taxi when not using the train. There was also a 7-11 on the corner and a Thai restaurant around the block. I couldn't complain. The breakfast was reasonable. Not great. I could only eat the eggs and rice/noodles since I don't eat pork or dairy, but that was just me. They offered cereal and toast along with some fruits and fruit juices as well. It was a nice location for the price and I would recommend it for a mid-range hotel.

Easy walk to nearby subway station(s), Starbucks and local restaurants and shopping as well as the beautiful Lumpini Park in the heart of Bangkok. Serviced Apartments allow you to self cater and breakfast is available daily downstairs. A little fitness centre allows you to keep fit without leaving the property. Nothing was a problem for the friendly staff. My 3rd stay there and have gone back each time since (have tried other properties in Bangkok but this one suits me for location, price and style)

- Alan (10/5): - Spent 6 days here and loved every moment! Got upgraded to a suite which was basically a 1 bedroom apartment, but with all modern touches. Bed was huge, firm but comfortable enough. Location was decent, close to Lumphini MRT Station, with restaurants, a 7-Eleven, and a Damn Good ice cream place nearby. The staff were very accommodating in arranging taxis for me, even at odd hours like when I had to check out at 4am to catch a 7am flight out of BKK. Fantastic bargain, would definitely stay here again!

- Rumana (10/5): Great location, amazing service and more! - We loved our stay at Baan K. It was such a convenient location. Service from the staff was always superb, helpful and polite. My kids loved the breakfast layout on the balcony every morning. Very much a serviced apartment type of stay. We had a small kitchen, lounge in our room. There were plenty of restaurants nearby. Centrepoint mall within 10 mins walking distance. Lumphini park was right across the street with metro right there.
- Rafael (8/5): Friendly staff and spacious rooms - The people that work at the hotel is really friendly and tried to help as much as they could. Most of them speak a basic English. The rooms are spacious and clean. We were 5 adults and 2 children in 2 rooms and was big enough. Really comfy. They offered water for free everyday and the breakfast was simple but good. The fruits were really taste. They have a Tuk Tuk available and they took us to the shopping and to the BTS station for free. I have no complaints and I’d stay again.
- Ahmed (10/5): Worth the price - i would rate Baan K as a great apartment and is centrally located. The tuk tuk service was a helpful feature and it would take 2 mins to reach sala deng BTS. The marketplace at Silom was great with lots of different restaurants. The only downside of the stay was the breakfast as it was really basic. Room was spacious and all the facilities were topnotch. Would highly recommend for a long stay with kids.
- Pouyan (6/5): Nice Hotel with small issue in breakfast - it is one of my favorite hotel in Bangkok, the only problem in this hotel is breakfast, it is too small verity of option to choose, no fresh vegetables or foods, there is only one option and if you can't eat that then there is not any chance.

- Mariel (10/5): Great staff and location - We stayed at Bann K from July 1st to the 5th. We traveled to the beach and stayed here for an additional night on July 10. They kept our luggage at no additional charges. When we came back, they upgraded our room.
The staff is very kind and helpful, the accommodations are comfortable and clean, the location is very convenient (close to the Silom subway station. free tuk tuk provided by Baan K). We would definitely go back there.

- Stacie (10/5): Nice Stay near Lumphini Park - Hotel is located near the Lumphini MTR Station, and is within a 15 min walking distance to Sala Daeng BTS Station. Our room was surprisingly big (we did not expect a full apartment), which is the highlight for our stay. However, the 7am-4pm free tuk-tuk service to Sala Daeng Station the staff promised at our check-in was not delivered when we needed it, which was a bit annoying...
- Melody (8/5): Comfortable and spacious in a great eating zone - I usually stay closer to Sala Daeng BTS so his was a chance to explore a new area. I was upgraded to a suite, which was nice as I had work to do and the desk was comfortable to use and the room colled quickly. Baan K is walking distance from BNH if you feel like chucking a cardiac arrest, and 15-20 mins walk from Central. Its convenient to get out of back to the airport. The staff are great.

They even provide free upgrade to us & excellent care & devices have been provided to us as my partner was injured in an accident in Thailand. Although is not close the bts but they do provide shuttle service to location you wish.
- Steve and Tim (10/5): Great location for Embassy. - I stay here because it is close to the Australian Embassy since they changed locations. The hotel provides a Tuk Tuk service for short trips. There are plenty of eats for you to chose from. 7 Eleven 100m away. A large park nearby for a pleasant walk. If you walk to 7 Eleven and turn left, walk for 50m there is a small shopping centre hidden away in that Soi, look for a small entrance on the right, it is part of the high rise office block and is there to cater for its employees. Starbucks and Amazon coffee is there with several eats and a bakery.
Breakfast is limited, however the food changes from day to day and is cooked to a good standard.
The only down side for me is the Beds. They are quite firm suited to Thais.
I Will return again for the location and friendly staff.

- Peter (10/5): Great start for family trip - Stayed here for 2 nights for the start of my 2 weeks trip with my family; 2 young kids 3 yo and 17 mo. Very spacious place for the kids to roam around and create havoc but pretty safe as well. Won't regret booking the bedroom suite.
Breakfast is simple but adequate enough to get you started; street food is just outside as well along with 7-11 at the corner with an awesome fruit shake store.
5 min walk to lumphini station otherwise, ride on the shuttle during certain hours for the sala daeng/silom interchange. In a pretty convenient location.
Night time could be a bit dark due to its location and the lighting is not at its best. Latest that I've been out was till 11 and it was already pretty quiet barring the good dinner place just opposite the hotel.
Overall great stay and would highly recommend you stay here for the comfort and value

- David (10/5): A Gem in Bangkok - This hotel is a small apartment style hotel that is situated in a quiet area of Bangkok. The staff were extremely attentive and strive to make sure that we were satisfied with everything during your stay. The rooms are spacious and comfortable, bathrooms are modern, beds are comfortable, TV and internet reception is very good. The front office staff are very knowledgeable, communicate well and offer good advice in providing the best options in getting around Bangkok. The breakfast buffet is small compared to major hotels but is very good and the options change everyday. This is an excellent value and would definately return on my next visit to the city!
- Verified traveler (2/5): Hotel.com sight misleading - We had booked for 2 adults & 2 children. The email confirmation received states that breakfast is free for all. However we were told that charges would apply for children. There is a major miscommunication between the hotels.com / Expedia & the hotel. Had spoken to the executive at hotel.com, he said send a mail. No revert since last 48 hrs. Very disappointing. Today came back after a day of sightseeing only to find no soap, towels in the room.

- Savita (10/5): nice hotel - I always stay in this hotel when I am going to Bkk. Its close to Lumpini park. 15 mins walk to Saladeang skytrain. The hotel's not very big,but one bedroom apartment that I stay is very big and. Its cheap comparing with others in that area.

The apt was lovely & comfortable (we got a complementary upgrade from the studio to a 1br); the staff always happy to help (& the fact that we could do our own laundry was a major plus). The only small problem was that the temperature & water pressure of the shower varies a lot & they seem to do so independently of each other. Kind of makes for a challenging shower ;) Otherwise A+!

- Kr (10/5): Quiet and comfort stay in central location - I visited Bangkok many times in the past, this was my first visit to Baan K. I enjoyed my 6 days stay. The room was big size and quiet for a comfort sleep on a very comfy bed. Location of the hotel is about 10 minutes walk to Silom road and Silom complex and BTS Saladeng, the walk is easy and on a low traffic streets. There is an MRT at a 5 minutes walking distance(Lumpini) or if you wish to do some workout Lumpine park is just across the road.
In the room there is a big screen TV with a lot of channels, a small sofa and a small balcony that have no interesting view and an air-con unit. A big fridge, a microwave and cooker and utensils to cook your own food if you wish. The bathroom is a decent size.
The breakfast not have a big selection but everything was fresh and tasty and never left me hungry... If you book the room as a couple, the breakfast is a special good value to add to your booking.
I enjoyed my stay there and i consider to stay there again in my next visit.

The room was quite spacious, as we were looking for a hotel, and ended up booking this mini apartment.
One flaw was the lack of a sheet to separate you from the duvet. Although, based on the other hotels were been to, this may just be the norm in Thai hotels.

There are many reviews saying that the hotel is near BTS and MRT station but the walk to the stations takes us around 10 minutes. Good thing is, they offer free shuttle service to the BTS station.
Would recommend staying with them.

Free Transport to sister hotel to swim pool which is only a short walk from central embassy mall another pluses
- Eleana (8/5): Great Management - The hotel had some water pipe issue in the building when we checked in. Therefore, the people at the hotel had arranged a private TukTuk to transfer us to their sister hotel-Bliston Suwan Park View, which I found it was very convenient and much closer to the city/the major shopping malls. We couldn't tell anything about the room in Baan K, but their hotel service was excellent! The hotel manager at Baan K was humor, nice and friendly. Also, instead of sending us to another hotel on our own, he traveled in the tuktuk with us as well. During the short ride, he was introducing us about the city, the restaurants, the food, etc, and while we arrived to another hotel, he explained the situation to the staff there. I think that's very professional and responsible to a guest.
The service at their sister hotel-Bliston Suwan Park View was also excellent. People were helpful and nice. The location was convenient, and the room was spacious but little bit old-fashioned.

Nearer to Lumphini MRT (7 min walk) as compared to other hotels in the area. Extra security with key pass to enter past 9pm. TVs will also be stopped after midnight, ensuring peaceful sleep for everyone. There is also a balcony. Breakfast is minimal but sufficient and has some variety. Good service throughout.
However, the beds are not that good and slightly worn out.
- Vadim (10/5): Pleasant stay in Bangkok - Nice hotel, convenient location, room was very clean and well equipped. Staff members were very helpful .
- Andrea (10/5): Location great for us! - Staff are very welcoming, polite and helpful. Now tour operator located here, had 2 day tours and visas arranged for Vietnam express service v nearby. Minutes away metro, sky train and Lumphini park for stroll. Apartments fabulous with executive walk in wardrobe. So clean. Only gave less as breakfast could be better although is described as continental so maybe I'm being unfair. Great coffee, juice, cereals, toast and eggs.
- Kitty (10/5): would recommend - We received a complimentary upgrade on arrival which was greatly appreciated. Staff were friendly and knowledgeable. It was close enough to walk to nearby places/metro stops but if you wanted to go anywhere touristy then transport is required. Easy to flag taxis from hotel but difficult to get one on return as many drivers don't know where the hotel is despite showing the the map / hotel business card (with address in thai). Overall, a very pleasant stay.
- John (8/5): Nice hotel, very central location. - Pleasing to get upgrade to a very spacious executive apartment with separate kitchen with full facilities, lounge room, and large bedroom with separate dressing room. Staff very anxious to help. Good location with easy access to trains. With access to doing your own laundry, this would be good for longer stays. The only negatives were a rather limited range for breakfast and the horrendous Bangkok traffic.

- Subir (8/5): Great location, sweet people - We stayed for 5 nights and 6 days for an easy going break for two of us.
The best part of the property is its location. Especially for people for whom 15-20 minute walk during a holiday is not a big deal. Lumpini MRT is 5 minutes walk. Silom MRT, Sala Daeng BTS, Pat Pong Night Market, Thaniya Plaza (for golf freaks like me) are 15 minutes walk away. The neighborhood is teeming with eateries ranging from tony to hipster to affordable. We had sushi at Miharu's and a mean steamed snapper at the North East. The 7/11 was a life saver for many things.
The people are very sweet and helpful. If one keeps her/ his expectations realistic, given it is a serviced apartment and not a full fledged hotel, one would be very happy about the services. Special mention for the sweet front desk girl, Ploy.
We got an upgrade to a suite and the rooms are well designed, clean, bright and functional. The breakfast is simple but ample and the oldish lady taking care of that part is very matronly and hospitable.
For me an additional bonus was the proximity to Lumpni Park, where I managed jogging sessions on two mornings (in a six day holiday)!!
I will certainly go back!!
- Kimball (2/5): Life happens - I really can't give any kind of accurate review as the power meter or so I was told blew up and could not be repaired. This all transpired at midnight so I was moved to another property as the hotel was fully booked. I will say I was less than gracious as i was leaving for Singapore the next morning for business and had to pack up in the total darkness with the aide of a anemic flashlight I sincerely hope the Thai staff member did not understand English if he did I bet he learned some new not so polite words that night. Had the room booked for twenty three days. They moved me to another property and it was MUCH nicer. I spent the remainder of my
Baan k days at the Bliston. It obviously was a much more expensive room.

- Valeria (10/5): Comfortable, great location and warm staff! - Lovely stay at Baan K Residence. We received a very warm welcome from the staff. The room we booked was full so they offered an upgrade no charge.
Room very big and comfortable. Great neighborhood, BTS station at a walking distance.
Definitely would love to come back and would recommend to anybody.
- chayaporn (10/5): Spacious room in a great location - It is literally 2 minutes from lumpini park and maybe 5 to the mrt. We got an upgrade and got the room even though we went to check in early. Baby friendly.

- Ken (10/5): Clean and comfortable - We booked 2 executive rooms without breakfast for 2 nights but when we reach the staff told us that the rooms are full and down grade the room to superior room. The executive room will only be available on the second night. This is really not acceptable by us. However, the staff offer us 2 days of breakfast, free extra bed for third person and change to executive room on second night and we agreed with their offer. First night we stay at 8th floor. Everything is okay accept the water pressure are low and the hot water shower is finish after the second person take bath. Second night we get the room at 3rd floor and everything is okay including high pressure hot water shower. The rooms are huge and clean and the staff are helpful and friendly.
- happy (10/5): Total Perfection - Despite arriving earlier than the agreed check in time I was greeted warmly and had my room upgraded. The staff were efficient and could not have done more to make me feel welcome and at home. They assisted me as to where to visit in Bangkok, taxis, anything I needed. The apartment was fantastic.....tv in the lounge and bedroom, air cons in both rooms, immaculately clean and well looked after, comfortable bed, luxury shower..... What more would one desire. I totally loved my stay and only wish I could have been there longer. If I have the chance of visiting Bangkok ......I know where I will be heading for.....Baan K. Thank you to all the staff, great job!!
