- Julia (8/5): - It’s all about the location, a stones throw from the Vatican and walking access to the alleys, lanes and fountains, piazza novana. However, reception is at a different location, but staff is very accommodating..It is noisy due to street traffic and other guests arriving and leaving. And security is an issue due to the main door being left ajar by other guests.. however would recommend if you understand what you are getting for the price

- Eddy (4/5): Good location but bad customer service - We told the hotel we would be in early and they arranged our cab for pick up but our room wasn't done for 3 more hours. They wouldn't store our luggage and made us leave it in an open hallway. When we came back after that time, our room still wasn't ready. They also put us next to the door so every time someone went to their room, it buzzed at our door. We couldn't sleep. They put two twins together for us to make a double but every time we moved so did the beds. They didn't clean our room one day because we didn't get out by 10:30 and blamed us. We were so tired of the drama and no sleep that we finally called and went to visit them at their office (different property about 15 minutes away) and they were closed an hour early with no notice. We called and they said they'd look into it but never did. We finally went up to them and they blamed us for not trying to work it out earlier. We asked for a refund but they said since we paid expedia they couldn't give us a refund and we left anyway. I wouldn't suggest this place to anyone. Terrible customer service.
- Timothy (8/5): - Great location! Easy walk to most sights. Staff was very nice. Room was very basic. A little bit of wear on the room. But overall worked out for us. Checkin is off site, which was a little inconvenient.
- Irina (8/5): Great Value and Location - The hotel is not your typical hotel - there is no front desk really, a pin code to enter the building. The rooms are sub-basement (no views), but who cares - it's nice and cool and you're to spending your time in your room other than to sleep anyway. The breakfast is served in the cafe next door - fresh delicious croissant, choice of yogurt or fresh fruit bowl and hot beverage. Rooms were cleaned day but towels not changed. The A/C was not really working, but there was a fan - besides, it was naturally cool as the rooms were sub-basement. Accommodating staff - extra pillows provided for sleeping comfort as requested as I am pregnant. This place is in the most IDEAL location - everything is nearby walking distance -- Vatican, fountains, piazzas, even the colosseum is just a 20 minute stroll. Would definitely recommend this place for people on a budget - has everything you need for a comfortable stay.
- Mina (8/5): Nice, clean and very good location - This place is very nice and close to everything. They offer you free breakfast at a small cafe next to it. It's clean. The only thing I didn't like is that they don't have anyone at the front desk in case you have questions there's no one to help.
- Verified traveler (6/5): Okay stay - The hotel was extremely noisy from the main road right next to the hotel and you could hear everything that went on next door and in the rooms above throughout the night. Also we had to put masking tape on the curtains to stop light from the streets shining through. However the hotel was conveniently located to all the main sights and it was very clean.
- Adriana (8/5): Convenient - The location was awesome. That part of town is great walking distance to Vatican. But they don't have a receptionist and if you need something you need to wait for them to call you back because they don't always answer the phone. Breakfast was a piece of bread, coffee and yougurt or fruit. The bathroom was tiny. I kept hitting my head on the ceiling. The building from the outside looks like it's an abandoned place but once inside it's nice. They have two doors with alarm code for security.
- Becci (8/5): Good Value - We didn't stay in the Domizia Sancti Angeli as there was a problem with the apartment so stated in another apartment nearby, which was huge and had a kitchen, lounge and 2 bedrooms. It was a fantastic location, on the via dei coronari and easy walking distance to coliseum, Vatican and 2 min from piazza navona.
Couple of things to note....you do not check in at the hotel, you need to go to reception a short walk away. You should receive an email that explains everything.
Breakfast is at a local café, where you get a pastry, coffee, juice and fruit. The food was lovely and staff friendly.
All in all, the apartment was great for those on a budget and in a fantastic location.
- Verified traveler (2/5): very bad experience in Roma - room 1-4 are facing to the main road, the cars and motorbikes are driving through your window. Room 5 is in the other side, however, there's no wifi access in room 5.
I stayed two nights here, first night in ROOM 1, there was no heater working, freezing cold during the night, called them and explained and waited for two hours, nobody showed up. And they said there's nobody working after 3pm. Finally successfully changed to room 5, and avoided the noisy voice from the main road through the windows. But the second night when I came back to hotel ,found out there's no wifi and no hot water, I called them again, really difficult to reach them since they rarely reply the phone! They still didn`t make any solution for me, but asked me to leave and change another hotel when it was 23pm.
- Antonio (2/5): Disappointing - We booked for 3 nights & left after 1. This is not a hotel, even a guest house has a breakfast room. We had to go around the corner for a measly coffee & croissant in exchange for a voucher.
The room had no natural light as the room is in the basement & the only windows looked out onto the plumbing service chamber with terrible smells.
The beds were nothing more than very uncomfortable camp beds & not at all memory foam as advertised!
There was no one to meet us & the owner did not answer our calls. It took us over 2 hours to get in thru the hotel door after having to walk for miles to find the owner.
No information was sent to us via email as other guests had apparently received. We had to track down the owner with the assistance of the shop assist next door to get access to our room. Ridiculous!
After the 1st night we contacted the owner & pointed out the false advertising & were immediately accommodated with another hotel who were very accomodating, even though we had to change rooms every night of our stay.
This wasted an incredible amount of our holiday time & ruined our stay in Rome considerably.
- Ibrahim (8/5): Great Location - Modern and clean but smallish room in a great neighborhood close to all the attractions. We walked almost everywhere and it is close to buslines to Termini. Front desk was also very friendly and accomodating.
- Verified traveler (8/5): Perfect location! - The hotel is in a perfect location. It is walking distance from pretty much everything. They are only staffed in the morning which did not bother me. They stopped by every morning around 11am to check on us and give us fresh towels and bedding. They also set up transportation for us to and from the airport. The rooms were also fairly largs and had very nice bathrooms.
Unlike other reviewers we had no issues with noise from other guests. There are only 5 rooms in the building and we were in the very back. It was very quiet most of the time. There were a few minor things that could be improved. The air conditioning was almost non existent. It was in the low 90s the whole week we were there. Our room was always warm but not unbearable. The beds were not really comfortable but not horrible.
I would definitely stay here again!

- dan (8/5): Hotel close to vatican - Overall good experience, a few minor things wrong with the room but nothing major. Very convenient and close or best sites. Everything within a 20 minute walk!
- Verified traveler (6/5): Secure, small, good location - The Domizia is a guest house not a hotel. Secure and in a good location but with limited facilities. Each room is about 4' below grade which means you have a nice view of Ponte San'Angelo and people's knees. The room is not too big and the shower small. The little refrigerator is nice to keep snacks cool. The street noise is bearable but definitely audible. With the window open you must shout. The front desk is a ten minute walk away, upstairs, behind two locked doors that you have to buzz through. Though only manned from the morning until about 7pm (19:00) a kind staffer called from his home to help arrange our lost luggage. They were great but don't expect a front desk. A bus stop and taxi stand are very close. The 40 (express) and 64 (local) run to Termini Station frequently.

Overall a nice hotel BUT the description of "air conditioned" is a slight stretch as it's a single centralised unit for all the rooms which is underpowered as the rooms did not feel very cool. Also, the metal frame beds were rather noisy.
Once again, overall a nice hotel.

The staff were helpful. Upon arrival we reported the holder for the shower head was broken. This was fixed within 10 minutes with no further problems.
The only reason I would not recommend is the noise..... not from outside but from the inside. You can here everything going on in yhe rooms above and below and at 2am it's no laughing matter.

- Verified traveler (8/5): Rome in Nov - The Hotel was in a fantastic location- once you found it! as instructions were far from clear and its just a locked door in a street- its right on the corner next to the coffee shop!
The rooms were clean and the staff really nice and very helpful. Breakfast is in the coffee shop next door and is the usual coffee and pastry.
We walked everywhere as you see more- everything was within half an hour. I loved Rome, the historic buildings are amazing, as are the tiny cars and street parking, but someone needs to do something about the street hawkers- they were practicaly queing up to ask us if we wanted to buy an umberella! annoying after about the 50th one! We went in Nov and it was busy enough then so i can imagine it would be mad in high season.
- Verified traveler (8/5): Perfect location - The first impression was not the best, the front door was locked, nobody would answer it. We called the phone number indicated in the reservation and after a complicated check-in, we got the keys.
The room was very big, very clean and comfortable.
Only next day we saw the guy from the staff (who was super efficient, polite and attentive).
The location is just perfect, walking distance from any touristic point. Would surely recommend the hotel.
However, would also recommend to make sure somebody will be there at the check-in time. Be aware that the breakfast is actually a ticket for the next door coffee place; we enjoyed it, but one could be disappointed with the fact that there are limited choices.
- Gary (8/5): Enjoyed our stay - Upon arrival, as we had expected nobody was on reception and we had to phone to get them round to let us check in, we had a few issues getting the phone number to work (we had to put an additional 0 in front of the number printed on the placard outside, which took us a frustrating 20-30 minutes to figure out).
But once that was sorted we were helped and accommodated very, very well.
The room was small but clean and comfortable with everything you need.
Location is perfect, within walking distance to everything, and taxi's are readily available right outside if you wish.
If I were to mention any downsides they would be noise from the buzzers as people entered (we were in room 001, right beside the buzzers), and the squeaky beds were a bit annoying.
All in all I'd stay here again, we had a great holiday.

- Scott (10/5): Perfect price and location - Hotel is in a perfect location if you want to walk around Rome and have access to everything on foot. The cafe next door has a perfect breakfast which is included in the hotel cost. There is a lack of staff for most of the day, which was not a big deal to me, but if you are needing assistance it may not be for you.
- Liz (4/5): Nice hotel with a concierge for few hours a day - There is staff is very nice, but only there until 11 am so if you arrive to check in after that, there is no one to answer the door and let you in. Although they have another hotel, the phone number there was not listed on the Expedia information or on the door of the Domizia Sancti Angeli. When I asked about using a computer, they said I could use their lap top, but it took days to coordinate that since they are rarely there. Once I was able to use the computer, she let me use it for a long time and was very accommodating. It was just frustrating that it took days to get access.
The room was nice and the bathroom was beautiful. It is on the ground floor, so the traffic outside is very loud. We were in the room closest to the entrance, so every time someone came or went it was loud (a buzzer system was used).
There is a safe, but it is not attached to anything and it is so small that someone could easily take it with them if they chose to.
The breakfast that is included is provided with a voucher from the cafe around the corner. It was ok, but stingy. It included one coffee, one croissant, and one half glass of orange juice.
- Drew (6/5): Decent price, excellent location - Hotel room is spacious with a state of the art bathroom (although a little ding was our sink backed up and wasn't fixed for about a day and a half - but it didn't disrupt too much), had a fridge which was awesome to chill water/drinks, and overall room cleanliness/condition was awesome. It was very secure with not one but two passcode doors to get through, the location could not be more ideal, and the price was unbeatable for the facilities.
CON: unfortunately the final impression was the lasting impression. This building is not located with the main front desk building - that's located about 6-7 blocks away. This place claims a 24 hr front desk. However we had an early morning flight and wanted to settle our bill the day prior. There was a lady that sometimes roamed the hallway in the morning, waiting for you to leave so she can clean the room. I spoke with her about settling our bill the day prior, but on that day she was no where to be found. As night fell we also wanted a taxi reserved since we spoke to taxi drivers and they said we'd be hard pressed to find one at 4:30am. I then made the walk to the main building only to find it closed! There were no instructions on how to use the phone, but since the main office was closed, there would have been no one to talk to. We got up even earlier, left a note about settling our bill, and searched forever for a taxi.
Just disappointing there was no concierge to help us when we needed it most - otherwise it's a good place.
- Shane Q (8/5): Great location, thin walls - This is a pretty small place, only 5 rooms and no on-site staff 24/7. We had a bit of trouble getting in as I didn't read the confirmation email correctly and didn't know to call someone beforehand. We were a bit concerned that it lacked AC, but it turned out to be a non-issue as the temperature was quite comfortable even thought it was early July we were there. The walls are paper thin though. You can literally hear everything from the rooms surrounding you. Our neighbor decided to watch an action movie one evening which sounded like a sprint car racetrack had moved into our room. What it lacks in quiet and AC, the place makes up for in cleanliness and location. If you just need an affordable crash pad to explore Rome and you don't plan on spending any time in your room, I would recommend this place.
- Verified traveler (6/5): Great location but wouldn't stay again - The hotel was in the perfect location, just a short walk to many of the sights, but unfortunately we left wishing that we had stayed elsewhere.
There are only 5 rooms in this tiny hotel and the reception is only manned in the morning. 4 of the 5 rooms are facing a very busy main road, with the window being on street level. The walls were paper thin, meaning you could hear the tv and talking in the rooms next door. The entrance is accessible via a code and they are also very noisy. This combination meant I had little to no sleep throughout my stay.
My overriding regret is not reading reviews before we booked. I recommend you do not book this hotel if you wish to sleep. It is fairly clean, well decorated and in a great location but I would have sacrificed this if I could have stayed somewhere where I could get a bit of sleep!

- KerryF (6/5): Clean, functional, great location, terrible noise! - Location of this hotel is great. Very quiet but central - 10 minute walk to the Vatican and 25 minutes to the Colluseum.
The rooms were small but functional and spotlessly clean. The beds are basically campbeds with a wrought iron frame placed around them to make them look like bedsteads. They were comfortable but every time you moved they squeeked which was a bit annoying! We didn't suffer from any road noise which we were concerned about after reading other reviews. The BIGGEST problem with this hotel is the noise from the other rooms. I can honestly say I have never experienced anything like it. The walls are so thin we could hear people sneezing and going to the toilet. It was horrendous. I had to buy earplugs in the end just to try and get a few hours sleep.
I would not describe this place as a hotel, it is more of an upmarket hostel/apartment mainly due to the noise and lack of hotel staff. However that said, it was a perfect base from which to explore Rome and we literally used it as a place to lay our heads after a hectic day out sightseeing.
- Verified traveler (6/5): Location, Location, Location!! - We stayed at Domizia Sancti Angeli for 12 nights. The rooms are on ground level and next to a busy highway; so it was a little noisy at times but nothing to bad. The room seemed to have been newly remodeled and was nice. The bed was not a king bed; instead it was 2 twin beds put together but they slept ok. The staff was helpful and nice when they were there (from 10 am to 2 pm only). The location was GREAT!!! Would stay there again.

- Verified traveler (10/5): Really liked it - The hotel was exactly what I expected. Is more a room than a hotel. Of course you have private bathroom, is all modern, you have breakfast included in the bar next to it, breakfast is basic, just juice, something to drink (tea or coffee), and one croissant or other pastry. If you want something else, you can pay for it. The location is near everything, but more quiet than being in the center of all the most important points, but really close to everything. I walked everywhere from there, and I also took the bus to the termini one block from here and took only 10 mins to get in the termini. They have no amenities at all, but I knew that. I would really recommend it.
- Kevin (6/5): Clean rooom in a fantastic location - Clean rooom in a fantastic location but you are paying for the location here only. The rooms are much smaller than they appear. Also, the rooms are very far from sound proof and there is no local control for the air conditioning. The rooms are below street level and you cant open the window to cool the room down as it is far too noisy. So your are left with a choice of excessive heat or noise. Apart from this, the room is clean and the staff are friendly. The hotel is in a great location for walking to the main attractions
- Amy (8/5): Very clean and comfortable hotel in a safe area - I loved this hotel and will be booking it again for my trip to Rome next year! I stayed here last month (September) for 4 nights and must say I was very impressed. I had a comfy double-bed spacious room with own private bathroom which was very modern looking, clean and stylish. The window has a view of Ponte Sant'Angelo (bridge) and Castel Sant'Angelo which is lovely in the day time and absolutely magnificent at night! I walked everywhere in Rome so it's a very convenient location near Piazza Navona and Campo D'Fiori plus you cross the Sant'Angelo bridge and you see St. Peter's Square on the left. I would recommend this place to any woman traveling alone as I was alone on this trip and being that this was my first time in Rome I would say it's been a wonderful trip made even more memorable by a very comfortable stay at this hotel. The only issue I have is that the staff is not always on sight but they make sure that someone is there to either greet you or they leave keys for you on their counter and they are only a phone call away so make sure to have their number on hand.

- Anna (8/5): Excellent location but noisey. - This hotel is in an excellent location directly opposite the Castel Sant Angelo and close enough to all major attractions in Rome however we love walking so some attractions would probably be too far for some. The only down side to this place was that when I inspected the bed the mattress overlay was VERY stained which was revolting so I removed it. The mattress underneath was clean however. As for the view overlooking Rome well when looking out the window you are at chest height to the pavement outside which adjoins a major road so is very noisey constantly. Excellent as a bomb shelter. We stayed 6 days and got used to it but I wouldn't recommend it for light sleepers. The walls between rooms are paper thin as well so if you have noisey neighbours too bad. Airconditioning is only in the hallway with a tiny opening into the room not actually connected to the airconditioning so it was ok at the time of year we went but would probably be extremely hot in summer.
- Greg and Gemma (10/5): Wonderful location, very helpful staff - Tommaso went out of his way to see we were okay, and he met us at the shuttle bus and showed us to our room. He and the other staff were helpful each time we asked for anything, and we felt welcome and supported in our stay.
The hotel is divided amongst three buildings in the same local area. This is a beautiful old part of the city near Piazza Navona, and the streets and buildings were a delight. We walked everywhere as old Rome is so compact, and it's a great way to see the city. We were central for St Peters, the Pantheon, Spanish Steps, Trevi Fountain and the Colloseum. Do try the 'Segways' in the park of Villa Borgese, they are inexpensive, huge fun and a great way to see a large park.
Don't miss the beautiful gardens of Villa D'Este at Tivoli. It is very simple to catch the Metro to Ponte Mammelo and then the bus upstairs to Tivoli. A beautiful day out.
Rome is wonderful, the people friendly and our hotel was a simple and pleasurable place to stay. Thankyou Tommaso, and to your staff too.

- Anna (4/5): ok for a couple of nights - Room clean, bathroom very good, coffee and tea making facilities good - milk or cream not provided.. Downside was the thinness of the walls between rooms - you can hear everything! Also the road outside the windows (all on semi- basement) was noisy all night. No English speaking TV channels. Bar next door for breakfast very good and friendly. Location good for Vatican and Piazza Navona, a bit of a hike to the Coliseum. Only a couple of pizzarias nearby.If you want to check in after 2p.m. you have to telephone the hotel to get security codes for main doors. I had to send 2 emails - to no avail, and make four telephone calls to get these. Staff when seen pleasant but I would not stay again.
- Adrian (10/5): Ideal location & great rooms = winning combination - The Domizia Sancti Angeli scores highly for us because of its location (practically on the Tiber, short walk from the Vatican and the Castel Sant'Angelo) and because of the type of accommodation it offers (5 small but comfortable rooms, with a great bed and excellent bathroom). It was ideal for us as a couple, and would probably suit a family with children (some of the rooms are slightly larger than ours was), but is perhaps a bit extravagant for students and backpackers. (I guess it would suit business travellers, as it offers free WiFi.)
The building is somewhere a hotel and a hostel - there aren't any facilities offered (except minibar and laundry), and breakfast is offered in the bar next door. But that's definitely not a criticism - our room was ideal for our purposes, and its central location meant that it was possible to return to our room during the day to change, have a rest etc.
One thing to note is that it's important to liaise with the staff as to when you'll arrive, as there isn't a dedicated manned reception - they'll expect you between 1100 and 1400, but the main office is a couple of streets away, so when you arrive you ring the office and someone will come over to let you in (the doors to the building are opened with numerical codes).
In short, highly recommended, and a great experience!

- Ken (8/5): - Excellent location along the Tiber within easy walking distance to the Vatican and to Piazza Navonna. Good value for the price as hotels in Rome are outrageously expensive. Need to take a cab to get to Termini Station. MAny restaurants in the area and seems to be quite safe.
- Sebastian (6/5): It's not for all - This is not a hotel per se, but a number of rooms available in a corner building near the Ponte di S. Angelo. Location is great, 10 minutes walk to the Vatican, 5 minutes from Piazza Navona, etc. However, there's no personnel that can assist you if you ever need help, the rooms are dark and very noisy as all of them face a busy street. If you rent, make sure to call before you arrive because doors will be locked and no one will be there to answer for you. I was not completely dissatisfied, but would not return there. Would keep the location and search for another hotel.
