- niomis2015 (4/5): Eh... - The location is probably the only reason to stay at this hotel. There are hotels with rooms in much better condition throughout the city. However, if you're looking to stay in the heart of things or close to 12th ave, you can't beat this location.
- ginaaA2386GD (4/5): Sleepless in Chelsea - The front desk and cafe staff are the highlight of Dream Hotel. We had a pretty awful stay. We gave up our larger room with a king-size bed to take a smaller room on a lower floor since the nightclub is loud. I wish there were larger rooms on lower floors. Additionally, early morning during one of our visits, the neighbors locked themselves out of their safe so maintenance was in there drilling it open. Why don't they have a master code to unlock the safes? It was miserable. The hotel only agreed to refund the facility fee after a night of not sleeping.

- Ash (1/5): - The property is centrally located in the downtown. Unfortunately, my experience was completely ruined by the hotel's billing practices. During my stay from March 15 to March 20, 2026, I was hit with over $320 in completely fabricated minibar charges. I did not consume a single item from the room's minibar, yet my final bill included daily automated charges for things like Skittles , potato chips , $80 bottles of Champagne , and espresso martinis. It seems their automated sensor system is heavily flawed, or there is a serious lack of oversight by the housekeeping staff. I am currently escalating this issue to get my money refunded for these fraudulent charges. While I wait for management to make this right, I strongly advise any future guests to scrutinize your folio line by line before checking out. Do not trust the automated billing at this hotel!

I have documented all the evidence, including historical of emails and the electronic bills issued by the hotel. They generated fraudulent e-bills charging for "early check-in" across all three days of my stay—how does that even make sense?!—in addition to charging for non-existent minibar expenses. They subsequently admitted that there was, in fact, an error in the issuance of my final bill, and the hotel still owes me a refund of $372.47 to cover these "billing errors." Front desk/and Customer Service teams continue to stall on resolving the refund with numerous back-and-forths of erroneous invoice issuance messages.

We couldn't link my Hyatt globalist status to it, which is understandable policy even though it's a dumb one, but I mention this because the hotel itself leaves a lot to be desired and every other Hyatt in NYC is way way better. A "chic" glass bathroom where the handle (right across from the toilet" is a 4" open hole into the room? A lobby with several leaks in the ceiling from the rain, several of which went without even buckets to catch the water for over 15 minutes? A $58 "facilities fee" that doesn't provide any hotel facilities, but instead like 10% off a few local restaurants? An early check in fee for an hour, even though the room was ready? No coffee maker or mini fridge in the room? I come to NYC a lot and was looking forward to this stay, but I'll never stay here again.

- scotthsx (10/5): Wonderful First Stay at Dream Downtown - We recently stayed two nights at Dream Downtown, booked through American Express The Hotel Collection, and it was our first time trying a Dream property. I left genuinely impressed. We booked a Queen Bronze room and were pleasantly upgraded to a King Suite with balcony and pool view, thanks to our Amex benefits and possibly my World of Hyatt Globalist status. Even though it’s winter and the pool was closed, the balcony overlooking the pool still added a really fun, resort-like vibe in the middle of Manhattan. We did not request housekeeping service during our stay, but whenever we needed a few items delivered to the room, the team was prompt and friendly. Service was truly the highlight, our host Kye and the entire front desk staff were warm, professional, and consistently helpful. Everyone we interacted with, including the teams at Natura Café and the Lobby Bar, were equally wonderful. Overall, a fantastic experience that exceeded my expectations. I would absolutely return and are excited to explore more Dream properties in the future.

I will say that J at this hotel was amazing. He is a part of I believe security or guest services. Front Desk but I lost my cell phone in the snow while having an impromptu snowball fight with my kid. This phone was I believe in the snow for about two days Jay knew that I was looking for the phone I felt like I was harassing this man at this point, but he kept his head so professional so calm so courteous he just kept letting me know. No, no one turned it in as yet until one night. I returned from my day at work and he said wait a minute I think we found your phone. I look around and him and two Front Desk Female employees were at that point charging my phone they had called the number where I left the information for like if this phone has been found please call this number they have called it. I just can’t believe it. I’m so happy so elated the entire time we were here it was so professional anytime we needed anything. It was personalized service delivered to your room door again Jay thank you so much for being so kind and professional the entire time that I was there.

Lots of food options, coffee and shoppin. Nalia at the front, was amazing and very helpful. The weather was rubbish and we arrived earlier than noon, but Nalia still was able to get us an early check-in and it was so wonderful. We had no problems and our room was clean and very nice. The hotel everywhere was wonderful. Even with renovation, it doesn't impact your stay. Definitely recommend this hotel!

Staff The lighting controls in the room were wacked to operate. Insane! Drapes didn’t cover full window. So light penetration. Shower curtain didn’t cover full shower stall. Why? That’s basic. Not at all enough counter or shelf space in bathroom for 2 people to have toiletries. You had to place on the floor or the desk in the bed area. Also inadequate towel or hooks or rods to hang towels for 2 people. The Handicap bars should not be the answer to use as towel bars. Hyatt should know better.

- michellepN1731EO (8/5): Great customer service! - I recently stayed at Dream Downtown and overall I want to highlight the exceptional service from the team on the ground. Syed, Latrell, and Jagquan were genuinely outstanding. They were warm, welcoming, incredibly polite and consistently helpful throughout our stay. Nothing felt like too much trouble. They went out of their way to make us feel comfortable, always greeted us with kindness, and handled any requests with professionalism and a smile. It really makes such a difference when staff are that attentive and courteous — they are a real credit to the hotel. The only reason I wouldn’t rate this as fully family-friendly is that there was quite a bit of work being done in the hotel during our stay. With a baby, it wasn’t necessarily ideal. I appreciate that it may have been a quieter season for renovations, which is understandable, but it did affect the overall atmosphere slightly for us as a family. That said, the hospitality from the staff truly stood out and deserves recognition. Their friendliness, patience and willingness to help made a real difference to our experience. Thank you again to Syed, Latrell, Jagquan — you were amazing.
- jimpQ1475JA (4/5): Far too loud to be considered - The headline here is that there is a nightclub on the roof that is open until 4am. If you value sleep, straight up don't stay here. The noise is unbearable until... 4am. Room quality was really not to standard for a purported 4-star hotel. The bed was very low and springy. Light switches are back lit buttons that have no way to turn OFF the backlight, and it's rather bright. Bathroom has no knob, but a hole that anyone can see thru (and smells can escape thru). Our sink faucet fell off? I kind of relate the entire room to a low quality airbnb. Where it technically has all the things a person needs and expects but no one ever lived there so nothing is really comfortable or usable. Staff was friendly enough and I loved the neighborhood.

- karlsH4738CP (2/5): Misrepresentation - Very Disappointing Experience I rarely leave negative reviews, but this experience was extremely frustrating and poorly handled. We specifically booked this hotel because the reservation clearly stated that buffet breakfast was included for our entire five-night stay. This was not only shown in our Booking.com confirmation, but it was also confirmed again at check-in by the front desk staff member, Latrell. At no point were we told there were any restrictions or spending limits. We were simply instructed to order and provide our room number since breakfast was already paid for. To make matters worse, breakfast is not even served directly by the hotel but through a separate business where guests are required to order from a menu — which is completely different from what was advertised as a “buffet.” Nowhere in the booking details did it mention limitations or caps on consumption. After checkout, we were shocked to see a charge of $260 for breakfast. When we contacted the hotel and provided proof that breakfast was included for the full stay, they only refunded $89 — leaving a significant amount unresolved. Despite multiple emails clearly explaining the situation and attaching the booking confirmation, the hotel failed to take responsibility or properly resolve the issue. This is not about over-consuming — it’s about honoring what was advertised and confirmed. We paid a higher room rate specifically because breakfast was included. Changing the terms after the fact and then only partially refunding the incorrect charge is unacceptable. Very disappointed in how this was handled. I would strongly caution future guests to get everything in writing and double-confirm any “included” amenities.
- 563bjk (4/5): I tried, I really tried - Well, after my last visit in January and the review, the management staff reached out to me and were incredibly accommodating. I was really trying hard to make this my permanent hotel when I came to NYC for work because it's six blocks from where I need to be. The hotel management promised me a room with a higher bed on a higher floor (previous floor was 3). I had also twice requested a small refrigerator that wasn't the minibar. Expectations were high again. When I got there, I was given an ADA room on the 5th floor from the first bank of elevators off 16th St. The bed was definitely higher, but if you were in a wheelchair you couldn't get past the bed to open or close the window curtains (see photos), so really only half the room was accessible. No fridge, so I called but they didn't have one, even though I asked multiple times before I arrived. I was told to use the minibar one, which I did. I didn't take any of their items, so I better not see any charges for that. I ordered room service for pickup from the QR code in the room, no problem, but was never notified that it was waiting for me downstairs. I went down 30 minutes after I ordered and saw it was waiting on the front desk. I asked if it was my order, and the desk person said yes. I asked why I wasn't informed by phone and she just said, "Oh, sorry." that was it. On the plus side, the food was good. Heating was spotty. Most of the room heat was directed toward the window, and since it was so cold outside the heat didn't evenly distribute throughout the room. Still not a deal breaker. Shower curtain still useless, as it doesn't cover the entire shower area. But the big dealbreaker here was the noise from the street. I've stayed in many hotels in NYC but this is hands down the loudest hotel. The horns, sirens, motorcycles racing, people yelling, trash trucks at al hours is absurd. My final night there on Thursday was so bad I had to stick my airbuds in to get even four hours of rest. First the fire alarm went off twice, once at 10:30 and again at 12:15 am. Then the fire trucks with the horns and sirens, then the trash and other trucks, then at 3 am the guy yelling outside to call the cops and that he was being robbed. Even if I was to give this hotel another chance, early in the week I asked the price for the week of Feb. 22. The rates jumped from $200 the first night to $1200 the third and fourth nights. I asked if there was something going on in town that week, but was told they were just running out of rooms. So that justified a $1,000 rate increase? So, to sum up, I'm over it. Booked a Springhill Suites on 28th at a reasonable price with recommendations from others that it's quiet, clean, and way nicer. Maybe you'll have better luck here than I have, but I won't be back, unfortunately.

Great location close to Chelsea Market and Starbucks Roastery. Unique property with lots of interesting art. No issue with noise. Property was clean and well maintained, with wonderful views from our 10th floor porthole windows!
- KimD958 (10/5): Excellent hotel for business stay - This is a well run hotel with a helpful and knowledgeable crew. Front desk, housekeeping, sales teams are in sync. There was a severe winter storm and a large contingent of my work teammates’ arrival dates were delayed. The hotel was helpful with their group sales team ready to accommodate, and front desk crew friendly and understanding as we all needed checking in at random hours , in-between days. The hotel rooms are a good size, for NY standards, and the design esthetics whimsical. Housekeeping must have a sensor or are simply well staffed and trained, because my room was cleaned very quickly and promptly each day, even if I stepped out for just 15 min to grab coffee or a quick breakfast downstairs. Never saw a soul - they were just that quick. They make it easy to stay and get comfortable while you’re in the go. They seem to know what you need before you even have to ask. They are incredible and have made me feel like family - like I am home (especially Naila). I will come back just because the customer service is amazing 🫶. The lobby bar bartenders are also kind, and I met other cool guests. Not pretentious either. Also close to my work, walkable area to restaurants, etc. thank you!!!

But in Chelsea Market around the corner a better selection and price is available. Little storage space in the rooms, unlikely to be sufficient for a suitecase for more than 1-2 days. No coffee kit in rooms. Staff is very friendly. The hotel and rooms are clean and pleasant to stay at. Very close to the metro station.

The bathroom was the worst part of the experience; the ridiculous chain curtain was hard to close and did not completely close. There was no counter space in the bathroom or storage. The water pressure was horrible and the hard water did something to my hair. I didn't have hand towels or a rug for the shower until housekeeping came the next day. The bed was not comfortable. Additionally, my first night was very loud due to the restaurant or club that is attached to the hotel.

Worst part was I specifically called to ask for a high floor because the last time I stayed there the club downstairs kept me up all night with booming bass. They assured me that they only open on Thursday, Friday and Saturday and I should be fine but they would accommodate me with a higher floor. Guess what? They had a private party on the roof on Wednesday night. That kept me up with booming base all night long. Ear plugs did not work because the base was literally reverberating through the walls and floor.

- Wilfrid (5/5): Who puts a raging club above hotel rooms that are meant for sleep???? - Clean hotel. Good location. Noise level on floors 9 and above is COMPLETELY UNACCEPTABLE. We were in a room on the 11th floor and could not sleep from 1am until 6am. The club stopped blaring music at 4am and then the furniture above our heads was being moved for an additional 2 hours. Front Desk staff moved our room to the 9th floor but unfortunately the horrible noise level on the first night ruined our entire experience at your hotel.

- barbarakP169WP (4/5): Great location, dumb room design features. - I really liked the location of this hotel. Adjacent to Meatpacking district and easy walk to where I had to work. The hotel lobby is dark. I get trendy, and that didn't bother me. What I hated was the bed in the room was a foot off the floor, and the mattress was old and saggy. Impossible to get out of and a terribly night's sleep. I can bet whoever designed this room never stayed in it. The bathroom door has no lock or handle, just an open hole to match the circular design. Great for form, bad for function. No privacy from noise or smells. The 20-foot shower curtains make it impossible to reach to pull over and the chain link mesh doesn't belong in a place with moisture. The shower handle was hard to adjust to the correct temperature. And the spigot for the bathroom sink was so far back it was impractical. The desk is tiny and almost useless. It was mostly on a quiet street. I ordered room service from Phillippe's via the QR code in the room, paid for it, then waited 30 minutes. Heard nothing. Called downstairs, they never got the order even though it billed. I disputed it and at least was reimbursed. I don't understand how it can be that difficult to just provide a decent bed and shower. That's all I need from a hotel. The rest is just extra. Do that first, and do it well, and no one would complain.

Location is right outside Chelsea market and very close to subways etc. I had a couple issues, mostly with my globalist benefits not being applied (I was charged for suite, breakfast, I have to go try to get those charges off now). Room had a few little nits, chair was very worn, a water bottle cap was left in the pullout indicating it wasn’t properly cleaned. They had only decaf in room coffee. Suite was large and overall pretty comfortable. I would not use points here though, there are other hyatt properties in the area.

They only had basic rooms available, said it would be an hour for a platinum room. If I take the basic room they’ll refund me the difference. Needed to take a shower after a long travel day and go to a Knicks game. Took the low level room. Take a shower, going to shave and a maid barges into the room without knocking. Couple weeks after my stay, notice I never received the refund. Reached out to the hotel and they said they never agreed to such thing. So I paid for the fanciest room at the hotel and got the worst. This hotel is a scam operator.

The hotel was great apart from the noisey nightclub , very noisey guests trying to find their room at 3am & the annoyance of trying to turn the lights off if an evening-none of the lights matched the wall symbol-it was pot luck🤪 Apart from this we did enjoy our stay & found the staff quite helpful. A nice little cafe on entry-great coffee & food.

- 15kirstiee (6/5): Dream that turned into a nightmare - On arrival we were warmly greeted and the public areas on the GF were good. We were granted early complimentary access to our room which was great (2nd floor). Room was clean, and large by NY standards. There is a nightclub situated in the basement, therefore the Saturday night when the club was open our bed vibrated to the base until 3:30am which was frustrating and not a good nights sleep had! The corridors to the guest bedrooms have also not been updated in many years, once would have been nice but now more shabby than chic. Threadbare carpets and scuffed walls. On checkout I was presented with a resort fee bill of $50+tax per night. This is a hotel not a resort, the pool had been drained, apparently we could have used hotel bikes and was entitled to 10% discount in a few local eateries plus free WiFi. This charge is totally ridiculous and the above should come as standard. This left a sour taste, resort tax (not city tax) was in the small print and on top of the nightly room rate. $287 for two bottles of 500ml water and WiFi is not good value. We will not be returning.

- michelmcpherson (4/5): Definitely not worth the money. - We had reservations for Christmas. We had problems from the beginning with booking. The price dropped considerably but Hyatt refused to honor their price match guarantee. You only have 24 hours from booking to get the guarantee. If 25 hours pass and every other site drops the price then they won't honor their guarantee. Then, we get an email to check in online which I did but then I received another email stating I would need to check in at the counter upon arrival. The hotel lobby was nice and the girl at the counter was nice. The room was a lot smaller than we anticipated. There are no drawers to put your clothes in. The drawers for clothes are filled with soda and alcohol for purchase. $8 for a can of soda, $6 for a small bag of M & M's, and a lot more for the rest. Since there are no drawers....you will be literally living out of your suitcase. The bathroom shower was good except that it took over 3 minutes before the water even got warm. I can't imagine what their water bill looks like!!! Such a huge waste of water. The bathroom sink drained very very slow. There was no bath towel to put on the floor for when you got out of the shower. Their towel supply was iffy each day. Once we actually got a decent bath towel but the rest of the days were small bath towels that were very rough. The bed was a little hard but it is only a mattress on a platform. The balcony was very small and felt unsafe but all you could see from the balcony was a building across the street. There is a rooftop bar but you can't gain access until after 10 pm with some security guys who stand at the front of the hotel. We were finally able to get them to let us up there to see the view of the city but it was snowing and we couldn't see much!!! Check out was easy and they let us store our luggage until it was time to go to the airport. We won't stay there again because of the overcharging. It was overpriced and we paid in advance.

For 2 nights my 6 foot tall child had the option of a 3 foot bench to sleep on or a dirty floor. I kept being told we'll look into it, we'll call you, we'll compensate you amd they failed over and over to deliver and didn't pretend to care, starting with the surly woman who checked us in. Never met such a rude hospitality worker in my entire life. This is the last place on earth I'd choose for future travel

I spoke with the manager to try to understand what their priorities were, My reservation was for a special room. And I had another reservation with them for another night this week. I canceled it. One week later we got an email stating that prices were dropping at this hotel so I went online to check. It is now over $200 cheaper. I called the hotel and emailed Hyatt customer service to ask for their "price match guarantee" but was told that since I paid up front that I was not entitled to a price match. Hyatt customer service also sent an email stating that the price match was only good for 24 hrs. I was totally shocked by their response and lack of customer service. I never thought Hyatt would scam a customer for $200 when they are a very wealthy hotel chain. We have no choice but to stay there next week and I will post a review of the hotel after that stay. But ... we have cancelled our Hyatt membership and will never stay at another Hyatt again. BEWARE OF HYATT's price match guarantee and read all the very small print. Hyatt has no intention of honoring Tripadvisor's prices because Tripadvisor and any other site besides Hyatt's website, are considered third party websites. Hyatt will only price match if you book directly through them and not expedia, priceline, triadvisor, etc. We will stay at Marriott's where customer service and satisfaction matters!
- angelopI8285WV (8/5): A pleasant stay at a nice hotel - Hotel was clean and in good condition. Overall the staff were helpful and friendly. Room was a fair size with two double beds. Only minor point was that the bathroom was separated from the bedroom by a translucent glass partition. As a result people sharing the room could be woken up by the light if someone uses the bathroom in the middle of the night.

- 995nanc (6/5): Location Location Location! - location is amazing! Right by Buddakan / Chelsea Market / Tao... The overall atmosphere gives off a trendy vibe. Rooms are small but functional. Just be sure to request a lower floor - the club music into the wee hours of the morning can be heard (and felt) even on the 8th FL. When I checked in - the TVs in all rooms wasn't working but was fixed within 24 hrs.
