Can highly recommend if looking for reasonable priced accommodation close to colosseum, transport, cafes and bars as well as shopping. Easy directions from host and in quiet street.
- Nikko (10/5): Spacious, Comfortable - A little difficult to find because there's no outward sign. Just put in the exact address into the GPS or rideshare app and you'll see on the list of names outside the door "Maison Colosseo." Press on the button to ring the bell and someone will come to you.
The cost per night was a bit expensive, but the place itself is nice and the owner is very accommodating and professional. She helped me to book transfer to the airport after checkout with a wonderful driver.
I put four stars for cleanliness because I can see in the shower tiles some spots of mildew. This was not a big issue, because the rest of the bathroom and room was clean.
If staying in Rome, I would recommend staying here! Very close to the Colosseum and other walkable sights. It seems to be in a quiet area of Rome while still within walking distance to places of interest. The room is also very spacious, especially for solo travelers like myself.

Only downside is the tenant upstairs has small children and you can here the children running and riding their bike upstairs. Annoying. Ilaria is helpful and responsive they What’s App. Access is a little complicated with so many doors and keys but the building is multiuse so it’s necessary. Location is very good.

- JerryPJo (10/5): Great stay great location. - We had a great stay at the guesthouse. Ilaria was very helpful to us. Our flight was very delayed and we didn’t get in until almost midnight, but she arranged for a driver to meet us at the airport and to let us into our room. The driver was very helpful and we appreciated his late night service. The room was very pleasant. In Europe they don’t use AC as much as we do in the US, so when we came in the window was open and it was pretty warm in the room being peak summer, but the AC cooled the room very quickly and we were able to cool it off when we came in at night before going to bed but without leaving it on all day. The bed was comfortable and the room was spacious. We really enjoyed the coffee machine in the room and the bottles of juice left in the fridge every day. The breakfast was just packaged toasts and cookies, but it was fine for starting the day. Especially as we generally went down to a bar for a cafe and corneto on our way to our activities. The bathroom was spacious, but it was a little funny that it had motion sensor lights. So one night the lights went out while I was in the shower and I had to stick my arm out and wave it around for them to come back on. Ilaria also helped us arrange a taxi upon our departure which was helpful, although we only saw her in person once during our stay she was very easy to contact on WhatsApp for help. Location is great, easy walking to the colosseum and forum. Also easy walk to different subway stations. This is not a hotel, it’s in an actual neighborhood and building where real Romans live. So you get a more authentic experience. Highly recommend.

The staff is friendly and extremely helpful. The room was large enough to spread out our luggage and clothes, the bathroom was updated and cozy and the amenities they provide smell great! The breakfast they provide is perfect to start the morning and get your day going.

It’s nothing special, but the AC, shower and bed were great, the staff was very kind and helpful with directions from the time I landed to the time I arrived to the guesthouse. Location was great and plenty of local bars and restaurants. Would stay again if in Rome.

Our host was so accomodating, rooms were clean and being able to come and go was perfect.
This surely a hidden gem, situated just a few minutes walk from the Colesseum, and we even walked to The Vatican from here!
If we return to Rome, we will stay here, and would recommend it to anyone.
Excellent communication from our host from booking to arrival, and nothing was too uch trouble for her.
- Anneliesvl (8/5): Great location - The host is a very friendly lady. We spoke every morning and she gave me tips about the easiest way to get where I wanted to go. Even though there are some things that could've been better (the breakfast was not great, the WiFi-connection was poor in my room) I felt at home immediately. If I go back to Rome, I would like to stay here again! I fixed the breakfast for myself by buying fruit at a local frutteria and the problem with the Wi-Fi was simply fixed by sitting closer to the door of the room. Furthermore, the room was very clean and there was a lot of light. The location was great as well. The A-line and the B-line are at walking distance, so you can get to all the big places easily. There are a lot of great restaurants really nearby... It was perfect for me.

- Verified traveler (10/5): Charming room and friendly staff near colosseum - Nothing fancy, but very charming and super clean room. Breakfast was self-serve in own room which worked great for us because we didn’t have to rush to a breakfast area by a certain time. The bldg is very private and well kept. It’s away from all the hustle in Rome, but also convenient and very close to the colosseum and imperial forum. We regret not booking our entire stay in Rome at this place; the other place we stayed at wasn’t as charming and was more expensive.

- Verified traveler (10/5): - Our stay at MAISON COLOSSEO was perfect (once we'd figured out how to lower the window blinds on day 3 - what fun!!). Great position for some of the major sights and not far to walk for others. Ilaria information was very welcome and she pointed out some great places to eat, good variety of food at a good price. When we go back to Rome we would be very happy to say there again! Highly recommended.

It's just a very short stroll to the Collosseum. Great shower and lovely aromatic toiletries. Felt very secure. Hostess Ilaria was particularly kind and friendly. She went out of her way to help us. We have loved our time the staff are very helpful and with your set of keys you can come and go as you please
In walking distance from the subway (The rail card we purchased meant you can go anywhere on metro at any time and was only €12,50 for 48 hours) and the Coliseum (less than 500m)
We also found lots of little food shops less than 200m from the house. The breakfast in room was set out for you each morning with our own coffee machine for espresso. We also had great Wi-fi . This a lovely guesthouse and will be highly recommended.

- mark (8/5): Great for couples - This is a guest house, so feels comfortable and no rushing for breakfast 8n the morning as this is supplied for you the day before. Is continental style.
This is in a residential block within a residential area but not far from restaurants at all. Colleseum within easy reach and tube station.
The only negative is that can be noisy from neighbours at times. But everything is clean and comfortable and is great for couples.

- Timds (10/5): Great Find - A lovely find, at a great rate for something relatively central. The communications before the stay were friendly and prompt, and we were greeted at the door on our arrival. The neighbourhood is very safe and quiet, all residential, plenty of restaurants and opposite a Basilica. Our room was a little small, but it was their last one at the time we booked and it was very well appointed, clean and comfortable. Rome was experiencing a heatwave at the time and the air conditioning coped very well. Breakfast is a simple, in the room, option but perfectly adequate for a quick start. The property is very close to the Colosseum, and hence the Metro station there. Probably a 10 minute walk in the morning, maybe 15 at the end of a long day of sightseeing. There are plenty of restaurants between the Metro and the hotel, all of them seemed popular with a good mix of meals available. There are also a couple of small mini markets to stock up on other essentials. Overall a great place and we will be returning.
- Sofie (8/5): 3nights in Rome - The Good: very close to Colosseum, Metro, tram, buses. Very clean. Modern bathroom and Classic bedroom. Italian breakfast provided; espresso and milk, cornetto, little cookies and yoghurt. There is a supermarket in the area, we bought some more breakfast items and stored in the mini fridge. Ilara was very helpful and nice.
The less good: bed is hard and front door is loud.
Overall very good for the price.
- Juan (10/5): Stay at Maison Colosseo - The Maison Colosseo is very conveniently located near all of the tourist spots in Rome. It is very comfortable and clean and just what I needed for my short stay in Rome. Ilaria was very attentive and helpful to whatever was needed. I very much recommend it.

We were less than a half mile from the Colosseo and within walking distance to 2 metro stops. They were kind enough to let us borrow an adapter so we could charge a computer. They also left a complimentary bottle of wine a few days before we left. Thank you so much for everything!
- Anthony (10/5): clean, central location, cheap, understanding. - The hotel had a shuttle service who picked us up from the Airport for 55 Euro (One Way) and the driver was very welcoming. When we arrived at the hotel building the hotel was very clean and nice and the hostess was extremely helpful with dinner recommendations for dinner. I believe the hotel was the first floor to an apartment building. On our last night there the internet went down and we were without WI-FI which was an inconvenience because our friend was put up in a Air BnB by the hotel (over booked) so we had no way to get ahold of him and or check into our Ryan Air flight (Ryan Air charges 45 euro if you don't check in 2 hours prior to the flight). The host was extremely pleasant about everything and helpful and she spoke English very well, so there was little to no barriers. FYI the reception desk is only opened from 0900 until about 1100. Other than a few hiccups it was a steal of a stay and would stay there again.
Coliseum, Arch of Constantine and the Roman Forum is about a 3 minute walk
Il Vittoriano is about a 5 minute walk
Pantheon is about a 12 minute walk
if you are looking for the Big Bus tour it is about a 3 min walk to the pick up station
We also had dinner at the Aroma which is a very nice restaurant that over looks the coliseum and it was about a 2 min walk.
- Verified traveler (10/5): Excellent hotel near Colosseum & transport links - We were contacted before we left home with useful information about our stay in Rome. The hotel was easy to find in a great location. On arrival we were given all the information we needed for our 7 days in Rome by the wonderful staff member at Maison Colosseo, the room was spacious, impeccably clean and well equipped. The hotel is well located for public transport, shopping and historical sites. Within a few hundred metres of the hotel are shops, supermarkets, bars, restaurants, a post office and interesting shops as well as market stall selling fruit & veg, there's also a great baker nearby - all this and we all had peaceful nights sleep throughout. Forty something couple with 10 year old son.

- Stephanie (10/5): Brilliant find! - We booked this hotel after reading all the great reviews. We are two couples on a long weekend and wanted to be near to the Colosseum and surrounding area. Ilaria the owner was so welcoming and helpful. Our rooms were spacious and the hotel is situated on a quiet dead end street so there was little traffic or noise from passers by. King size beds, large shower room, coffee machine, free bottled water and juice and a few breakfast items (melba toast/ croissant/yoghurt/biscuits/butter and preserves) restocked everyday. Clean, spacious and 5 minutes from some lovely restaurants- we can recommend il pentagrappolo wine bar highly for live jazz music, food, drinks and lovely staff. Happy to go back here any day!
- Verified traveler (6/5): Great location & Nespresso but otherwise basic - This hotel is in a great location for the colosseum (5 minute walk maximum). The room is clean but basic and the walls are very thin and the neighbourhood was very noisy. The constant slamming of the front door is irritating and the bed was not very comfortable either. However this hotels location is in a top location and for around £60 per night is very cheap for this part of town.
The check in staff were very friendly and helpful and could not do enough to help. I probably wouldn't stay here again but if you are only in Rome for a day or two and you are on a budget this place is pretty good value and they have a Nesspresso machine with capsuals supplied in the room.

-excellent, friendly service (the manager speaks English, French, Italian and some Portuguese!)
-good variety of breakfast foods (in room) including croissants, toasts, juices, yogurt, espresso, teas, biscuits, jams and Nutella replenished daily
-the location is quiet enough for a good night's sleep, yet still central to the city of Rome (very close to the Colosseum and 10-15 minutes walking to the nearest Metro station)
-there are several excellent restaurants as well as banking services and convenience stores just down the street from the hotel
-rooms are fairly spacious, modern, tastefully decorated and tidy
-the hotel manager arranged for transportation to the airport, which was very much appreciated and provided us with all the information we needed to navigate our way through Rome
It's difficult to find anything negative to say about Maison Colosseo, especially considering the very reasonable rates. However, here are a couple of things I thought could be improved:
-the beds are a bit uncomfortable and quite squeaky; if you like a very firm mattress, it may be fine
-it seemed damp and cold in the room (the air was heavy)and there was no way to adjust the heat
- Kelly-anne (10/5): Book now! - The staff were fantastic. They text me on arrival and helped me to the destination by explaining the best way to get to them and which transport services to use. They were friendly and helpful. They organised transport for us on different days and gave us guides too. The room was very clean and always had a good stock of snacks available at no extra fee. The lication was great for getting around Rome. I would recommend this guesthouse and if I were to return to Rome again I would be booking a room here.

Very convenient to that end of the city. Room was clean and in order, air conditioner worked fine, ensuite bathroom was clean and in good working order. Would definitely stay again.

- Jennifer (8/5): Good value and Location - Very close to walk to Colosseum. Maybe 4 Blocks. Hotel room is one room in an apartment on one level of an apartment building. 4 keys got us in. Cool to be able to walk to restaurants, subway stop, and ruins. Front desk wasn't really open/available like a regular hotel, but we didn't need them other than to check in. I felt like we had our own apt in a cool part of downtown Rome. WORTH the low price we paid.

- Mark (10/5): Lovely Maison - Perfect location in the old City and a matter of minutes walk down to the Colleseum. Room was clean, facilities just what we needed, and I loved the feel of the premises compared to s hotel. Our host was totally charming and nothing too much trouble. Bellisimo
- Gemma (10/5): Fantastic - Recently stayed at the maison colosseo for 3 nights in May. Staff were very friendly and helpful, room was clean and comfortable exactly what we needed for our break away. Location is fantastic very close to places to eat and the colosseum. would defiantly stay again.

- Verified traveler (6/5): Excellent location, nice staff, A/C didn't work - A nice,small hotel only a few blocks from the Coliseum. It is essentially one floor within an apartment building. Staff is only present in the morning for a few hours. Bathrooms are nice and clearly recently updated. Only true complaint was that the air conditioning did not work at all. This made for uncomfortable sleeping conditions during our summer stay.
- Judi (10/5): Super Cute, Great Location, Kind, Efficient Staff - OK, this is a 'find' and it feels like a secret place, which is good in Rome. You are given keys to the place, and this instantly makes you feel 'ownership'.[of course they have your passport info s this is not an invite to mischief!] A tiny 6 Room 'hotel' this was clean, fresh, stylish and if not roomy--it was well-priced [on special] super-sweet concierge Illiana is as helpful and as nice as she can possibly be. Around the corner is a fruit stand where you can get delicious offerings and there are a ton of cute places to eat. The Colosseum is close and yet not so close that you feel this to be a touristic neighborhood. It reminded me of Paris' 16th arrondissement with it's quiet streets and residential air. Great and safe at night for single tourists [female] and business travelers, I recommend it. No real 'breakfast' is avail but buy your own and put it in the little closet fridge.

- Verified traveler (8/5): Overall Great Stay in Rome - I visted Rome for the weekend with two of my friends. The hotel made our stay very nice. The rooms were clean, the location was perfect and the staff was very friendly and accomadating. The only downside was that the beds were not very comfortable but overall we really enjoyed our stay at the Maison Colosseo.
- J (8/5): Friendly, clean, convenient and affordable - It's a very small hotel. More of a set of appartments being lent out but everything was clean. The staff were very friendly. The room rates were reasonable and the location was convenient. If we go to Rome again, we will definitely stay here.

We weren't the greatest guests - once we left our key in the room and once we bumped a cup of the table but the staff were still very friendly about it.
Convenience:
We spent two and a half days sight-seeing around central Rome and never once needed to use the Subway. There are some nice restaurants nearby and the staff are happy to recommend them. Once you know the way it is about a 20 ~ 25 minute walk to Termini Station. There is plenty of restaurants and a couple of large super markets along the way.

The room was tastfuly decorated and very clean.
- W. Sonnier (8/5): Rome Trip - The hotel was very nice but air conditioning would have been preferred.
- Boris (6/5): Clean, well located but overpriced - Maison Colosseo is located short walk from Colosseum. It offers very clean and spacious rooms but its not really hotel and don't expect to get service as you would in hotels. No food or drinks are offered and no tea or coffee makers in room. It is located on the first floor of residential building and it its not signed apart on residential intercom.
Sound isolation between the rooms is terrible and you can literally hear other people breathing. We were lucky to have quiet neighbours but I can imagine if we didn't.
Bathrooms are very clean and modern.
WiFi connection is free and offers good download speed.
If you are coming by car there are few free bays in surrounding streets and with a bit of luck you could end up with free parking for the duration of your stay.
Nearby restaurants are overpriced for what they offer.
Overall clean, well located but potentially very noisy and definitely overpriced.
