Creo podrían mejorar bastante al invertirle en su mobiliario y mantenimiento.

ベッドのマットレスはクッション性がほとんどなくワイヤーが飛び出している部分もあり、腰が痛くなりました。トイレは後付けのウォシュレットが本体とだいぶズレていて便器に肌が触れそうでした。蛇口が完全には閉まらず、常に水滴が垂れていました。
とはいえテレビ、電子レンジは部屋にあるし、ドライヤーも冷蔵庫もあったので不便さはあまり感じませんでした。

- Shinobu (1/5): The worst place ever I’ve stayed in Tokyo - Nothing It’s filthy! I can take ‘old’ property but can’t take filth! I had to change rooms 3times. The first one air-con wasn’t working btw the air-con was covered with dust. The seasons room, curtain was broken hanging, there’s ’something’ under the bed, back of the bed floor was covered with dust! I’ve told receptionist that it’s too dirty. She had big sigh then told me that I can cancel anytime if I don’t like next room! What?!? At 9pm? Where the hell am I suppose to go? It’s absolutely ridiculous! Never stay there! They need to shut that whole place!

Reception desk was not as polite as expected from the hospitality industry. There was an awkward confussion when asked for a passport and zairyu card, which I dont have, and they insisted on it (they assumed I was a foreigner).
Restroom sink was clogged and water drained reaaaally slow. Shower drain was fine.

- Jane (4/5): - It’s nice that they have rentable umbrellas for free. Check in was easy, key was easy to use.
Overall the room was pretty disappointing. The carpet smelled moldy, and when we turned the AC on it was very musty spelling. There were loud guests at 1 am that woke us up. The bed is pretty stiff and the fan in the bathroom doesn’t work well. But I liked the volume of the pillows, and I liked how the fridge actually works, the room came with two glasses in the fridge for drinks and a microwave. Didn’t come with womens amenities so I was disappointed. There was only one amenity and towel set so we had to ask the front for another one even though I checked in with another person.
Overall the smell was bothersome and it was too hot so I wouldn’t stay here again.

The facility, however, is old. The rooms are very small. The hallways stink of smoke. Some things in the room were broken, etc.
If you've done the youth hostel thing before it's OK, but I wouldn't recommend it for a family.
- Shabbana (7/5): Great budget hotel in a fab cental location. - The hotel is in a fab location-Old Tokyo, so the buildings are low rise. There is a great food street that international and Japanese tourists gravitate to. There is an amazing park nearby as well as a few shrines . There are 2 train lines near the hotel which was useful. The Yamanote loop line makes it so easy to visit the various places near Central Tokyo.
The staff were accommodating, as we had to drop off our luggage prior to check-in. The rooms are small, but hey, its Tokyo so space is at a premium and most hotel rooms are that size! The bed was extremely comfortable, firm, just the way we like it. The shower had great pressure, even though we were on floor 3. The rooms were cleaned wherever you wanted them to be- a sign was just placed outside the door, to inform the cleaners. Other times when we didn't want it done, I just left the rubbish bin outside the door. We had a fridge and microwave in our room which certainly helped to keep the food expenses down. We also had a sink, however our son, who was in a different room didn't have one. We had a room overlooking the street, which let in loads of light, which was great; there wasn't a problem with noise. My son's room didn't let light in, because of its location- I could not have coped with that.
Tokyo can be prone to rain, so there are umbrellas provided in the foyer that can be borrowed- that saved us getting soaked on a few occasions. It is a budget hotel- basic but fit for purpose, it served us well. It was kept clean with fresh linen, towels and bathroom cleaned. However, please do take wipes along (I'm glad I did) as I had to wipe some dust and a little grime away from window frame and the ventilation grills. Obviously there are some rooms that allow smoking so you may get a whiff of that aroma as you walk the corridor ( but it's not bad).
- Contact (2/5): - The location is decent because it Ueno and the Environment is lovely but, the hotel itself is terribly disgusting. The moment I walked into my “non smoking” room, it smelt like smoke and must, that also includes the initial walk into the hotel. The room was so filthy(fridge had mold and gunk all over it, carpet was stained and not vacuumed, and the smell was of old cigarettes). I immediately asked for a refund and left for a hotel in Yokohama. If all Hotel “Live Max’s” are like this then ooooof. Because of that I will NEVER stay at a Hotel LiveMaxx.

- Verified traveler (4/5): 立地は良いが管理は… - 建物が古いのは仕方ありませんが、部屋の埃や備品の指紋など、拭き掃除がされていない様子なのが気になりました。またエアコンの操作盤に「使用禁止」と大書されテープが巻いてあったためエアコンをつけずに寒い思いをしながら眠りましたが、朝になってエアコンのリモコンが離れたところに置いてあることに気づきました。私も不注意でしたが、あの書き方ではエアコン自体が使用禁止のように読めます。結局エアコンはつけなかったので作動するかどうかは分かりません。駅もコンビニも近く立地は良いので、管理を改善すれば快適なホテルになると思います。

- Verified traveler (6/5): 都内で個室で安く宿泊できる - 個室で都内で格安で泊まれるという点では、条件を満たしておりよかったと思います。女性1名の宿泊でしたが、セキュリティの不安はまったくありませんでした。
ただ、浴室のすきまに黒カビが生えていたり、便座の座り心地がすごく悪かったり、室内のにおいも気になったので、そういう部分が気になる人にはきびしいかもしれません。気にならないなら、いいと思います。アメニティは一通りそろっていて問題ありません。

- 117LauG (8/5): Pleasant Stay - I stayed at Nippori Livemaxx while my stay at Tokyo.
Location wise, it is 5 minutes’ walk from Sendagi tube station, 15 minutes’ walk from Nippori (JR station) and 30minutes from the Ueno park so quite convenient. There are a few restaurants and small supermarkets close by. The zoo is 30 minutes walk.
The rooms, in spite of being really small, have a window and they are well equipped with kettles, microwave, hair dryers and all the toiletries you can think of.
Customer service was efficient and quick.
There’s a lift but a little steep 5 steps at the entrance that could be a challenge for someone disabled or elderly.
Overall, I certainly recommend this hotel if you are looking for some budget place well connected.
- Max (4/5): Economy Hotel - Friendly staff. Close to subway stations. Guest only have partial control of air conditioning. Air condition partially controlled by hotel and the room tends to get very warm at nights.
- Cris John (10/5): In the middle of everything - I love where its located because its so near Sendagi and Nippori station, a convenient and grocery store is just outside the hotel. There are also lots of options to go to buy food. Very convenient!

- David (8/5): Good value - An older hotel with old but clean furniture and fittings. It is a cheap, good basic hotel in a good area of Tokyo. It is located more in Nezu than Nippori. About a 10-15 minute walk from Nippori Station - I used west side exit.

- 0HanK (8/5): a very quite area and convenient location - It locates in residential area result in having a very peace night. There are supermarket and convenient store next door. Consequently, auto-vendor machines are standing in front of the door. It's very easy to get any food or drink anytime, even in the midnight. However, it's a little bit far away from JR instead of metro. Suggest that arranging traffic plan by metro will be easier.
- Bruce (6/5): Would stay again if the price was right - I would stay there again if the price was right. The room was small, even for Japan, and out of date but everything was clean and worked. Nothing was worn. For instance, the toilet was older than the toilet seat, which was one of those full-function, cleaning Japan seats. The seat was bigger than the bowl. The neighborhood was a regular Tokyo neighborhood. There were few tourists or large stores or developments. There were convenience stores next to the hotel and simple restaurants nearby (e.g. a Mister Donut). The subway stop was close (2 blocks) and the Nippori JR Station was a short walk making it convenient to get around the city. I've stayed at nicer places in Japan. There is nothing special about it except the price was right. For the same price, I would stay at a better, nicer hotel. In my 14 years of coming to Japan, this was the smallest, least comfortable room that I have stayed in, but I would still stay there again, if the price was right.
- Luis Edoardo (8/5): Extremely convenient hotel - The surroundings of the hotel were pretty convenient, plenty of restaurants, supermarkets and convenience stores. Also, the Chiyoda line metro station of Sendagi was extremely close and Nippori Station was within walking distance. These characteristics made a quite good return of investment given the budget I invested.
- Kathy (8/5): Quite close to Nippori Station (Keisei Skyliner) - Stayed here one night. Simple, cheaper hotel close to Sendagi Station (~3mins walk) and Nippori Station (~12mins walk). Room had microwave to heat things up if you decide to buy from the convenience store or supermarket a few houses away. It is in a residential neighbourhood, so it is relatively quite. Staff were friendly.
- harrisonl145 (10/5): Friendly staffs. Cozy and clean - I love this hotel. Even though the room size was small, everything was nice. The staffs are so friendly and room condition was clean . Hot water and wifi was so good. The location is good to go near subway station.
- Atilanoste (4/5): Very nice neighborhood, very cheap but kind of a depressing hotel - The best point of the hotel is its location: it's near Nippori station and the neighborhood is really cute, with many little shops and delicious food stalls! We would have never discovered this neighborhood otherwise so for this point we were happy.
The hotel itself, however, is kind of depressing. It's true that it's very cheap, especially for Tokyo, but we could find other hotels with the same price and that were a lot better. This hotel and the room were old and not "fresh". Old stains were on the walls, the hallway was always pretty dark, and most of the amenities were old-fashioned. The reception is very tiny and the front desk staff is hidden behind a tinned glass, so it's really not handy and welcoming to talk with them and ask them for information.
Finally, although we specified on our online booking that we wanted a non-smoking room, we got a smoking one and we couldn't get rid of the disgusting smell. We think they don't speak English (we only spoke with them in Japanese) so that's why they didn't get our request on our booking (entirely written in English).
We were happy it was just two nights and we won't go back there.
- flaed87 (6/5): Best part about it is the price - The best thing about this hotel is that it is cheap for Tokyo and easy to get to and from. My husband and I stayed here for three nights in January 2015. I don't think that we would stay here again.
The bed was comfortable, but a small double, which is a squeeze for two people. The room smelled very smoky, and as far as we could tell, I think that there are only smoking rooms, no non-smoking rooms. To add insult to injury, we only got the window open once. After that, it jammed. We were stuck using the air conditioning all the time to get fresh air into the room, which left me quite cold.
The room said that it had a kitchenette, so we imagined that there would be some way to cook. This actually meant that it had a small fridge and a microwave. There are no cooking tools or any kind of cooker.
The receptionist didn't really speak any English at all, but that was ok as we figured out how everything worked anyway.
Access to Narita airport from this hotel is really good.
- Verified traveler (8/5): Great budget hotel in Yanaka - Great nice basic business hotel in a secret great neighbourhood right in Central Tokyo that still retains the charm of old post-war Japan. Staff spoke basic English but enough to communicate. Room was small but spotlessly clean and comfortable. Great price. Would (and will) stay here again.
- Business (6/5): Weekend on business trip - Hotel was very clean, and in a good location if you are somewhat comfortable moving around Japan on foot. This is a good Japanese hotel meaning SMALL but it was clean, comfortable bed and reasonable shower. If you are planning on spending time in your room you probably wants to find something bigger however I prefer to spend my time exploring the area.
- zakka (6/5): - I had made the mistake of reserving a smoking room - smell is overpowering and permeates everything. Never again. I had difficulty finding the place and came upon it by chance. The place also looks grungy. There's a conveniecestore nearby and one street away from a main street. The neighborhood is great with quaint shops. Internet was slow/choppy. Microwave is provided. Password needed for main entrance after 10:30p so best to call and arrange if checking in later.
