Super location. Michel, his son Matthew and Leo were warm and charming and insured the service was stellar. Loved our stay!

The availability of drinks in the communal area at all times was a real bonus. Ideally located in a quiet part of Florence but easy walking distance to all main sites.

- TARA (10/5): Perfetto. - My husband and I had a wonderful stay. The hotel is beautiful and very well situated - slightly away from the hustle and bustle of tourist areas but also easily within reach of them. We were made to feel extremely welcome (by 'Matthew') and the fantastic advice about places to go and things to see, and the overall service was second to none. Staying here feels like a truly unique experience and one that will stand out from many others for years to come!

- Cambia (4/5): Big disappointments - Our room was disappointing. The impression was all the rooms have murals on the ceiling. Ours did not. The pics also show light airy rooms, ours was dark brown and a little depressing and cramped. The lighting inside was terrible. You couldn't see to unpack and the lighting in the bathroom was even worse. It had heat lamps only which when putting on makeup made you swear and had a horrible glare. I told my husband i hoped it looked good because I had no way of knowing for sure. With no other mirrors in the room. The worst hotel lighting ever experienced. Pillows were so,bad we had to ask for extra for any support and there wasnt a top sheet on the bed only a comforter. This made for a very hot night as the air conditioner did not work or was preset that we couldn't lower at all. Breakfast
Selections were minimal and due to the same options every day we chose to eat elsewhere on day 3. I was beyond disappointed. The reviews were so good but this stay fell way short. I would not return or recommend.

Beautiful fresh fruit, coffee and tea are available at any time. Rooms are enormous with great frescoes on the ceilings.

- Bruce (10/5): Boutique hotel with spectacular rooms and service - This 5 room boutique hotel is located a short distance (5 minute walk) outside the manic Florence 'tourist zone'. Filling the entire 4th floor of a historic building, every area has been redone and decorated by one of Florence's finest architects. Rooms are large, both modern and historic ( wake up to a ceiling fresco), and artfully decorated. The breakfast room/common area is also impeccable, with 24 hour Illy espresso and wonderful dessert wine plus biscotti. The breakfast is prepared fresh each morning by the fantastic family who runs the hotel. They were great hosts and helped immensely with recommendations on what to see, where to eat, side trips, and any arrangements we needed. If you want an impersonal, tourist hotel experience then please look elsewhere. But if you value true hospitality and design this is a great little spot.
- Lucas (10/5): Chic and Elegant stay in Florence - We stayed for two nights and really enjoyed the room, which was tastefully decorated and the bathroom was elegantly luxurious! We were welcomed very warmly at check-in and Michel and his son were keen to share local tips and recommendations with us. It really felt like we were given privileged access to Florence outside of the tourist attractions, so we had a chance at tasting a sample of authentic Florence.

The room was perfect; overlooking the garden, in a beautiful setting. The breakfast/common area was beautiful as well, with everything a visitor could want. The facility was quiet, very clean, beautifully decorated, extremely modern, and ideally located in Florence. Cinzia was marvelous in her hospitality; make sure to ask her the history of the B&B, it is fascinating!

On arrival we were given a great welcome and some ideas on both where to eat and also some ideas for our visit.
The hotel is around 10 minute walk from most major attractions, so really well located, breakfast is good with all fresh food from the local markets.
Would highly recommend and we will definitely be back.

- Verified traveler (10/5): a delightful stay! - We spent 3 nights at this marvelous boutique-style home away from home. The location is fantastic! Quiet, safe and near all. We walked to all major attractions, which are 10 min away. When we arrived to Florence, the owner Michel was proactive in communicating with us to make sure we easily get there. When we arrived, we were greeted with personal sincere attention, tips about what to see, eat and a customized map that was made by his talented daughter. Michel made a point to say that we may use the facility like home; beautiful faded classical music and comforting atmosphere in the common area, complimentary water, fruits, sweet dessert wine, espresso machine and more was at our disposal. Michel gave us a little history lesson about Florence and his beautiful place, which made us appreciate even more our choice of stay! To top it off, a pleasant surprise awaited us - THE HENRY ROOM :) Michel was so generous to offer us the beautiful, large suite with lots of space, walk-in closet, large shower and a beautiful elegant freestanding bathtub. Room and entire place is designed very tastefully, high-tech, extremely clean and inviting. We had delicious breakfasts, rich in selection and delicious scrambled eggs. FYI... it is next door to the beautiful synagogue of Florence, which for us was so special to pass by every day :)
We will certainly come back to Florence and specifically to 1865 Residenza d'epoca. Thank you Michel for an unforgettable stay :)

Definitely not close to the train station. Seemed very high class and well put together but not as warm, service wise, as I would have liked.

Cynzia was an excellent guide/resource for sites, walking routes, things to do. An awesome place especially for first time visitors to Florence as we were. Great location for being able to walk everywhere and not need a car. Would recommend without any reservations whatsoever, look forward to returning.

Can't say enough good things about the hotel and its owners, Michele and his lovely wife. Situated in a venerable old palazzo on a quiet side street between Santa Croce and the Accademia, everything about the Residenza is first-rate from the comfort of the modern rooms, newer bathrooms with walk-in showers, and excellent new beds. The breakfast buffet is tops, served in a beautiful common area with lovely furniture and a frescoed ceiling. Michelle will cook eggs to order if you like--delizioso! Illy caffe, espresso, port wine and snacks are available 24/7 on a complimentary basis. We will definitely return!

Michel helped to answer any and all questions we had and did everything to make our stay as comfortable and enjoyable as possible. The provided breakfast spreads were delicious and the additional amenities were a great touch (coffee machine, fruits, etc). He gave us restaurant and site recommendations and even looked up different train times for possible day-trips nearby. The room was gorgeous - extremely clean and spacious. It was probably the best hotel or B&B experience we've ever had. Even the bed was the most comfortable of our entire Italy trip. The entire complex was very charming; old-world feel with modern technology (we loved the elevator). - Laura (10/5): Great hotel for couples. - Our only regret with staying here was that we only stayed for one night. Michel was very welcoming from the time we walked into the door and helpful with mapping out the must-see sights of Florence.
The bed and breakfast is located on a quiet street about a 20 minute walk from the train station. The guestrooms and bathrooms were spacious, and the beds were very comfy. The breakfast was one of the best we had during our trip.
If given the opportunity, we would definitely stay here again.
- Myra (10/5): Best hotel in Florence - I read great reviews on this B&B style hotel on Hotels.com. I’m a bit of a skeptic on web reviews but we decided to book 1865 at Hotels.com. We simply could not have been more pleased with our stay. Wonderful hotel owners that made us feel like home from the minute we arrived. Rooms are very comfortable and clean. We visited Venice and Rome but hands down the 1865 in Florence was the best hotel experience on our visit.
