- Fran (10/5): - It’s a quick water taxi to the apartment. Giacomo the friendly staff contacted me before we arrived with all information we needed. From the outside you’d never know how lovely it was inside. The rooms were large and beautifully decorated and everything we needed was included. It was away from the hustle and business of the grand canal area but still right in the center.

- Loan (8/5): - Property is close to shop and everything. However, you need to watch out for high tide. Staff is very helpful, he arranged private water taxi and help your luggage to hotel. You need cash to pay for water taxi and hotel taxes.

Quick walk to the water taxi for train station, and short walk to San Marco square. The friendliest employees and our room was great. We stayed in the suite with two king beds, our 20 year old son was traveling with us and was perfect!

- judithaB7348YE (10/5): Excellent service - My husband and I traveled from Texas, US to Venice for the first time to celebrate our retirement and 40th wedding anniversary. After a long flight, challenging water bus journey (because it was all new to us), we arrived at the hotel we’d booked months in advance only to find the AC wasn’t working. We searched for another hotel and thankfully, we found Friendly Venice Suites! We called to see if there was a room available and to get directions—getting around Venice proved challenging! The owner, Giacomo, met us at the statue just outside the hotel and walked us there personally. We were so relieved to feel cool air when we walked in! Then, we were blown away by the accommodations of our room which was not just a room, but a beautiful suite! It was such a nice surprise! The room had every comfort you could imagine. Giacomo was also very gracious in helping us find things and giving directions. If you ever find yourself in Venice, don’t hesitate to stay at Friendly Venice Suites! You will be well cared for! Out of a 5 star recommendation, I’d give it a 10. Five just isn’t enough.

- Jerry (8/5): - This was not what we were expecting but we still liked our stay. We arrived and there was literally no one there. We had to call the hotel reservation number and wait for someone to arrive, but luckily we could get into the place to wait. It seems to be a revised bed and breakfast place maybe. It was difficult to find. That being said, it was clean, the bed was comfortable, the room was nice, very large for a European hotel room, and refreshingly cold after long days in the heat. There was a noisy party outside our room the first night, but I think that was just bad luck and the other nights were peaceful. There is no breakfast, no concierge and no laundry service as advertised. We didn’t care too much about that, though we were counting on laundry service. The housekeeping provided was very good. There is no view. It is convenient to walk to shops, restaurants, and St. Marks. We enjoyed our stay here overall.

Very centrally located - check location on map. Used Alilaguna to get to airport. Description is not entirely adequate - no washer, dryer, or kitchen. Owner very accommodating and helpful.
- Janice (10/5): Beautiful suite in Venice - I was travelling with my adult son and it was a challenge to find accommodation with 2 separate rooms and beds. This fit the bill in an amazingly convenient location to all the sites but far enough away from the noise. Like all places in Venice it was a bit tricky to find and get to but not too bad as it is right in the corner of Campo Santo Stefano. I think writing the directions on the site would be helpful as even google maps gets a bit confused. Small detail as our stay was amazing! Very clean!

Giacomo, the owner, is a really nice person and helped us negotiate problems during the floods. He speaks pretty good English, but very good French. The rooms are over the top and very clean. The breakfast was included and was delicious. We will definitely return the next time we are in Venice.

Only 5 min walk from st marks square where we got a gondola ride 80 euro for 20 mins is standard price.
Lovely host room decorated in Italian style lovely stay recommend.

Morgenmadsbuffeten er stor, og der bliver lavet røræg til dig i køkkenet, hvis du ønsker det. Ejendommen er stille, og beliggenheden er perfekt med skønne restauranter på pladsen nedenfor, og alting er i gåafstand, da du bor i hjertet af Venedig her. Vi havde de bedste dage her og kommer meget gerne igen. Jeg rejser ofte til Venedig, og dette er et af de bedste steder, jeg har boet. Kan varmt anbefales!
- Samantha (10/5): Friendly, beautiful suite - Fantastic first-time trip to Venice. FVS are located close to all the tourist attractions and transport is also very close by. They are situated on Campo San Stefano where a number of restaurants and coffee shops are located. The room was amazing and decorated beautifully and serviced daily. Staff were also very friendly and welcoming. Cannot recommend enough and would definitely stay here again if ever back in Venice.

He also started breakfast early specially for us because we had to leave for airport early. The venue only has 4 rooms, we had the suite. So it is very quiet and relaxing. All coded doors so not just anyone can walk in. If i ever visit Venice again, will for sure book there again.

- wood823 (10/5): Great place to stay in Venice - Clean and spacious rooms with air conditioning and free drinks (bottled water etc.) in the fridge. I recommend to look at the pictures of the building in Trip advisor as it is not easy to find the building. It is just next to Azerbaijan pavilion at the square. I was welcomed with the friendly and helpful owner. This is a very good location to get around Venice and it is relatively quiet compared to other area. I will definitely go back again.

I would have preferred to have more powerful air conditioning in the room, but it was adequate as it was not too hot. Many other people may think that air conditioning was adequate enough.

The rooms are beautiful, and the atmosphere is 100% a venetian dream. I wanted to visit Venice in a Venice house, and it was like that. I hope i'll go back there soon.

- Amit (10/5): Our stay in Venice - Loved it. Would recommend it to everyone. We Stayed in the Deluxe Suite which was spacious and lovely with an attached luxurious bathroom. The property was very clean and well maintained. Extremely convenient location in the center of the city. Nice cafes around. Giacomo, the owner was extremely helpful and very nice. Sent us directions and information (via WhatsApp, which apparently is very popular in Venice) along with an online map to the location which made it very easy to reach the property. Rose the receptionist was also very helpful and accommodating.

Not sure how many rooms there are here, only a handful I would imagine, but they are absolutely lovely. Super spacious, decorated in an old Venetian style. If/when I ever return to Venice I will 100% stay here again. Forgot the name of the staff/owner we dealt with but he was super friendly and welcoming.

The hotel is located on a plaza with many nice restaurants. All the top tourist sites are located within short walking distance. From the train station a boat to a dock close by the hotel is convenient.

房東很 nice、很斯文有禮,我們第一天晚上 10 時才到民宿,房東雖然等了很久,但仍很親切地接待我們,還主動給我們拿行李。我們因爲趕火車還沒吃晚飯,房東還細心介紹這麼晚附近有甚麼好吃。我們離開的前一天,房東也主動問我們第二天早上要坐幾點火車離開,需要幾點吃早餐,很貼心!:)
民宿跟主要景點很近,步行 10 分鐘之內便可到達聖馬可廣場、總督宮、碼頭等等。
美中不足的是,沐浴間去水較慢,沐浴後會有積水,而且房間常有像發動機的響聲,但不會很吵。
- mnp4042 (10/5): Best B&B in Venice -- Perfection - My wife and I were ... blown away!! This is the best place to stay in Venice, unless you can shell-out $4K a night for the Four Seasons. Where to begin? Our suite should be featured in Architectural Digest. The interior design is amazing: every detail, from the bedding and wall paper to the antique furniture. We could have just spend all of our time in the suite, it was that nice. Location is perfect, right in the heart of San Marco and within walking distance to all the attractions. Giacomo was the perfect host, making great suggestions and always available. Breakfast was perfect. Bravo!! We can't wait to come back!!

The room was fantastic, we had the blue suite, the host was fab, very polite and attentive, my gf loved the suite, was massive, very clean, old school retro, was easy to find if you do a bit of homework.
She said yes btw, on a gondola under the bridge of sighs at sunset on the 3rd january.
Definetely be staying here again when we return in the future.

- Diane (6/5): Eh, I'd give it 3 stars ..... - The hotel was very clean. Breakfast was nice. I enjoyed the location because it was quiet and away from the Rialto Bridge/Market area, yet an easy and short walk to the main attractions in Venice. The location was actually in Tattiere, near the Academia bridge. The bed mattress is hard and the pillows are very flat. Good Wifi. Fridge in the room. My disappoint came when I mistakenly left a souvenir at the hotel and now I can't get anyone to answer the phone or respond to my email request.

- gustafu2018 (10/5): Beautiful and unique hotel with great location and staff. - Wow! I booked this at the last minute on a spontaneous trip with my girlfriend. Pretty much just went for one of the cheapest ones i could find with decent reviews, and it could not have gotten any better. The entrance of the hotel is very discreet (see one of my pictures) and made us a bit unsure at first, but we where pleasantly surprised when we got inside. The room was beautiful and just amazing. It almost felt like sleeping in an old royal castle. Definitely one of the most unique and nicest rooms i have stayed in.
You also get your breakfast served on you room, which was very nice. The breakfast was nothing super special, but i have no complaints. (see picture)
I am one who always wants to try new things, but if I go to Venice again i would without a doubt go to this hotel again.

- WelshcakesK8 (8/5): Giacomo is so lovely as is the accomodation - Located in the square within 20 minutes walking distance of San Marco and very close to Teatro La Fenice and a short walk to Rialto bridge. We stayed in a spacious family room overlooking the square. It was a lovely break away from the bustle of tourists. Lovely to see the square become quiet as peak time for busy tourism is from around 11am - 6pm. Breakfast was good, plenty of it and the coffee was delicious. It would have been absolutely amazing with a balcony but that's just me - wanting to wave to the crowds below 👋 👸 👋. Only downside was spa bath wasn't working but this was not a deal breaker and it was a little tricky to find from outside, see photo of entrance (a well hidden gem). For location, hospitality, comfort and cost I would heartedly recommend. Thank you all at FVS x

- Deedeehull (10/5): Wonderful location and room - The location is fantastic, in a lovely square only a minute walk from Accademia bridge, close to vaparetto stops and St Mark's square. We were greeted by Jacamo who was really welcoming and friendly. The room was beautiful, lovely decor, big comfy bed. The bottle of prosecco and heart biscuit in the room was a lovely touch. We were advised it was Aqua Alta while we were there (high tide which spills over to streets). We were given boot sacks in case we had to get through any flooded areas and was offered an umbrella too. There are restaurants on the square, we wandered over Accademia bridge over to the Jazz club (fantastic).
We had breakfast at friendly Venice suites; not the best breakfast we've ever had but just right for me - there was fresh fruit, tea, coffee, juice, cereal, yoghurt, cheese(some processed), meat, bread and pastries. They also cook eggs to order (be sure to specify no bacon if you dont like as they serve bacon with your eggs). The breakfast room wasnt as pretty as the rest of the rooms but hey, i can live with that. Overall I would definitely recommend staying here - beautiful room, great location and fantastic value for money.

He was super nice and provided great recommendations for places to eat with kids. We will be back. The suite we stayed in was very spacious and a great fit for our family of four. Breakfast was delicious and the WiFi worked great.

This is a guesthouse where we felt very warmly welcomed and cared for.
- Elena (10/5): Great little place to stay. - This hotel has old charm, the rooms are spacious and clean. Location is great and within walking ditance to all the main attractions.
- Anthony (6/5): A Mediocre stay in Venice - We had a few days in Venice and did not find it particularly attractive. The churches there are of mediocre quality, when compared to those in Spain. Some museums are nice though. The numerous "canals" in Venice are indeed characteristic of the place. We did not find the food to be of high quality. The Suite we were in was in my opinion value for money. The Suite was an ordinary B&B.
- Katrina (10/5): I don't want to share a review because...:-) - Not sure if I want to tell anybody else about how lovely this place was...there might not be availabilty for our return journey!!!
Excellent location - especially if you enjoy walking around the intricacies that are the Venice streets.

- Gurinder (8/5): Good B & B in an ideal location - Friendly Venice Suits was easy to get to from Marco Polo airport. It's tucked away in the a corner of Campo Santo Stefano square which is an ideal location. Approx 12 min walk to St Marks Square and Basilica di San Marco and 15 mins away from Basilica di Santa Marie della Salute.
The room was very clean and spacious. Bed was comfortable and doctorated differently than your average hotel.
Minimal options for breakfast but with so many lovely cafes around it didn't matter.
Me and my partner had no issues with the accommodation and recommend it.

- Markus (10/5): Wonderful experience in a prime location - Wonderfull, small hotell with excellent service in a superb location. We had the Casanova Suite, perfect for our familiy.
- Verified traveler (10/5): Nice 3 day stay... - The owner was very nice and welcoming. This is not a traditional US hotel. It has only 6 rooms and concisrge/owner is there only for the limited time during the day but lives nearby and can be there within 5 minutes. Rooms were very nice and half the price for the same type room at the actual traditional type hotel and service. Coffee machine with 10 types of coffee is a very nice touch. Breakfast is very limited due to the size of the hotel but there are plenty of places right next to the hotel where you can buy traditional Italian sandwiches for 2 euros. It's a 5 min walk to St. Marco square and frankly Venice can be walked arpund in half a day unless you don't like walking. Our room was overlooking square so it felt like we were real venitians, observing tourists through the Windows. The amount of tourist starts to decline after 7 pm and there is hardly anyone on the square after 1am as I was concerned whether it will be noisy or not - it was not noisy. You will have to call phone number at the front door when you arrive and the owner shows up within 5 min. We used navigation to find a hotel so we didn't have a problem. The tips and service provided by the owner were exceptional. He was very helpful and pleasant. Same as the cleaning lady that works there part time. It felt more like apartment rather than hotel.
- Italophile (8/5): Best located pensione - Yes, a true pensione like in the old days in Italy. A grand 3 bedroom apartment with a separate bathroom assigned to each of the 3 bedrooms. 2 are in the hall, but 1 is ensuite. Impeccably clean, warm and hospitable welcome, comfortable traditional furnishings, and one the ultimate locations in Venice.
