- CarmelP1 (2/5): Very poor standards and customer experience at this guesthouse - We’re just back from a 3-night stay at this guesthouse; we booked it, as we’d stayed there some years ago but it was very poor this time round. Our advice, following this recent stay, is to book elsewhere. Good points: canal-view room (Room 2) offers an amazing view of the canal that runs parallel to the room; the full-length mirror was great; the location of the hotel is fab for those who, like us, love the walking aspect of a stay in Venice, in what is the pleasant, quieter district of Cannaregio. Bad points: at breakfast, the dirty and unemptied dustbin was placed right next to the (very limited) food selection and kitchenette area. We therefore chose not to take up the breakfasts we’d paid in advance for on the remaining two mornings. Despite repeated requests to the Reception team, there was never any milk in the room fridge - which made it impossible to make use of the room’s tea and coffee making facilities. There were mosquitos in the room (which we could hear at night) and we both suffered bites as a result. The room was grubby. Maintenance issues: a light switch in our room was taped-over with sellotape to discourage use (evidently there was an electrical issue with it), there was no working heating in our room, the shower tray leaked significantly after every use, the room-safe was not useable (no key was provided, despite repeated requests) and remained unusable for the duration of our stay. Understandably, the Reception staff were unable to resolve maintenance issues, but neither did the maintenance staff. For the price paid, the experience was terrible. I don’t understand why the owners of this establishment don’t act on the consistent negative reviews in order to improve and restore this guesthouse to its former standard. I just wish I’d checked the reviews prior to our recent visit, as I definitely wouldn’t have booked it. The other negative reviews that’ve been posted are fair and correct, based on our very recent visit.

- Beth (4/5): Don’t waste your time - Tiny room. A/C did not work. We slept with the windows open which let mosquitoes in. I don’t know what pictures they used on the internet because it was nothing like the photos whatsoever. There were stairs to the bathroom so getting up in the middle of the night was extremely dangerous. Thank goodness we checked in at 5pm and left at 7am the next morning so we weren’t even there 24 hours.

Great breakfast (sweet and savoury croissants) and superb coffee included. Loads of bars and restaurants close by and not far to walk to all the main tourist ‘attractions’

I agree, this was a fantastic location and beautiful accommodations. - K2411SFestherk (8/5): Cute little hotel right on Canal with spacious rooms - First, I have to clarify that I did not stay here as I had already booked and prepaid for a different hotel, but I did look at it as I liked its location and it being right on a canal. I figured I’d be back in Venice again one day. Since rating my experience is mandatory, I put in four stars for the treatment I was given as someone who wasn’t even going to stay there, so I can’t really say. in all honesty how my entire experience was because it was just about a half an hour of looking and dealing with the staff and it all seemed really nice but I didn’t stay there. I couldn’t give a full complete five star review although I’m sure it would’ve been very nice. The staff allowed me to look at some of the rooms. Some really picturesque views, one with huge windows overlooking canal. Actually, it felt like a cruise literally on the water. Another room featured large windows and a lovely courtyard. The rooms were very spacious by European standards. Looks like it had been redone something like an apartment rental after 2 PM you let yourself in and out. The staff bent over backwards to be informative when I asked several questions for next time.. Excellent location for people who want to be near the ghetto and other places that are even if not near Saint Mark Square although everything is walkable and certainly accessible by Vaparreto. Thank you, Staff!.

- Amanda (2/5): - Non lo consiglio, la camera è costata (priva di colazione) molto e quest’ultima aveva un soffitto basso, con due lucernari di cui uno oscurato quindi con pochissima luce. Inoltre la parete dove poggiava la testata del letto, aveva un panneggio che se toccavi risultava cavo, quindi con parete sfondata. Grazie a questo la notte si sentiva il nostro vicino russare, come averlo avuto vicino. Il servizio delle camere praticamente inesistente.
- Jensen (4/5): - Had to book last minute since our other hotel canceled 2 days before we arrived. The room itself was great, bed was comfortable and clean. However. the bathroom was very challenging. The toilet lid had half of it missing. Zero counter space or storage to even set something down when using the sink. Shower had no shelves to hold soap and the shower head was not attached to wall. Had to hold the shower head while washing. Door also did not slide closed all the way. When we checked in around 6pm, there was no one at the counter and they left a code on the front gate for us to enter and the key was left on the desk. No attendant was there to check we were the names on the reservation.
- bergazy (8/5): Silent, great location, pet friendly - Great position: 10 minutes walk from railway station, it is situated in very silent location even there are lots of restaurants nearby. Room was clean, and personnel very friendly. Do not expect luxury. It must be told that smoking within the hotel is not permitted, so for non smokers it is additional advantage. Pet friendly place. We will be back for sure.

- Vanessa (6/5): - Das Hotel liegt in einer Seitengasse, jedoch mit Google Maps gut zu finden. Die Mitarbeiter an der Reception sind sehr höflich. Das Zimmer an sich war sauber, jedoch der Zustand des Raumes war eher unbefriedigend, dürfte mal renoviert werden. Das Zimmer ist eher hellhörig. Im Gesamten lohnt sich der Preis, da das Hotel an einem zentralen Ort liegt, direkt an einer Einkaufsstrasse und zu Fuss konnten wir fast ganz Venedig-Stadt in 3 Tagen anschauen. In der Nacht ist die Reception nicht besetzt, kommt jedoch mit einem Code problemlos herein. Für einen Kurzaufenthalt ist das Hotel zu empfehlen.

Dark water was dripping by the ceiling door to the bathroom Room area was noisy and guest checking in were not attended due to no available staff at the front desk. We paid over $300 a night for a room that was shabby, no facilities, totally lame breakfast, broken air conditioner which the staff was well aware of and when we opened the windows we got eaten alive by mosquitos. I wish I had looked at the reviews instead of the hotel description. Oh…there was a pot for heating water but no coffee. When I requested coffee I was told they only had tea.

They said they had another room but would not let us switch or refund us because it was past the refund deadline, but how were we supposed to know the condition of the room? They did not reach out to tell us… the manager we spoke to about the situation was incredibly rude and did not care…

I recommend Apple Maps over Google Maps, as Google will take you to the wrong place in general, Apple at least puts you in the right area. You have AC but it doesn’t work. You have a bed but the sheets are filthy. You have a shower but it’s full of mold. You have a floor that’s full of dirt. This room was so dirty and so uncomfortably hot that we left after being in it for just 4 hours and found another place to stay in.

THE WORST THING IS HYGIENE, I WILL SHARE PHOTOS OF THE MOLD AND CALCULATE IN THE BATHROOMS, IN ADDITION TO THE BAD IMPRESSION THAT THE READY-TO-DISPOSE FURNITURE THAT THEY USE TO DECORATE GIVES AT THE RECEPTION, WHAT I CANNOT SHOW IS THE BAD ODOR OF THE ROOM TO DIRTY AND HUMIDITY THAT WE WAKE UP FEELING BAD, THE CONDITION OF THE MATTRESSES A QUEEN BED WERE TWO TWIN MATTRESSES JOINED THAT WHEN YOU WERE IN THE MIDDLE, THE ANNOYANCE WOKE YOU UP. SUMMARY, IT IS A SHAME THAT THIS DISGUSTING PLACE IS CALLED A HOTEL AND ALSO THEY CHARGE TO BE THERE, I HOPE THIS INFORMATION IS USEFUL.
- Richard (2/5): - Well that was regrettable. I jus dropped the best part of £1,000 on a supposedly luxury week's stay in Venice and EVERYTHING went wrong. I alighted at the airport and boarded the water bus - so far so good. But then things went awry. Following the directions stipulated by the hotel, I was soon lost. Getting dark, I was adopted by some good samaritans, who had never heard of the hotel. After 5 hours of slogging all over Venice, I found my way - finally - to the hotel, basically a door in the wall in a back alley with a small sign. I wondered in and found the reception, unmanned, with my key waiting and a letter saying welcome. OK, odd, but, what the hey. Problem - where is my room? Turns out I was in an annex, separate from the main hotel. Again, no biggie, just strange. Got access to my room and my spirits fell. Talk about basic. I had two rooms - a living room and a bedroom. The living room sported a table and chairs, all garden furniture. There was a sink, a hob (grimy, missing hob caps), some cabinets (filthy) and a black sofa that ate you. One very small window and cruddy lighting, with the bulbs hanging loose from the ceiling. I'm sorry, it was disgusting. Contained a toilet unit with doors that didn't close properly. Enter the bedroom. One double bed, one single. I accidentally bashed the single with my shin, and it collapsed. Weird right? Three lights - a neon wall light and two bed lamps, one bust. Beds had the most Godawful mattresses, hard as bricks. Single shee

- Parveen Farsha (4/5): - Pros- it’s walkable to main attractions. 15 mins walk at most Cons- the property is not as per advertised. The photos looked so different than the actual property. There was barely any amenities. So bring your own shampoo and soaps. The breakfast was horrendous. So skip it. Not worth the money. Lots and lots of mosquitos in the room.

Except friendly staff the rest was a nightmere, from finding the address that nobody knew where it was and even 2 times i got help from local people to call the property about tge address, the person who answered was neither good in Italian nor in English. Pictures are deceiving, bathrooms extremely dirty, tiolet seats broken, kitchenet in the room was only a decor, not working, no fridge, old smell in the room. The only positive thig was the AC was working properly. Will never come back to this property again.

- Lydia (2/5): - Firstly, I would like to point out that the photos that you see of this hotel on Expedia are NOTHING like the room we stayed in. Room number 24 was the worst hotel room I have ever stayed in. There is barely any light in the room with only 2 windows that are tiny and are situated just under the ceiling. I had to open these to get rid of the lingering damp smell that engulfed the room. This may have come from the leaking air conditioner unit in which the staff had placed a bucket underneath to catch the constant drips of water. In addition to this, the TV did not get a signal and the toilet seat was stained a yellowy brown. In my opinion, this is unacceptable as a new toilet seat would probably cost no more than 20 euros and not take long to install. The location of the hotel is very difficult to find, not the hotel's fault as google maps told us to go over the water, but maybe the hotel could provide a guide as to how to find it, as you do have to go down some very narrow and secluded alleyways. When we arrived at about 2.30pm we were told our room was not ready for another 40 minutes. We decided to go exploring and left our luggage with the receptionist, who said it would be safe to leave it there. When we returned the reception was closed (check in closes 3pm) and the key to our room left on the desk and our luggage left unattended. Anybody could have stolen our bags. The check in system is not secure. Thank goodness we only stayed one night and will never return.

Staff were friendly & welcoming, the cleaner done a fantasy job of keeping the room clean & tidy plus replacing all the stuff we needed.

Not a problem for us since we spent most of our time outside. Two safes in the room but one not functioning and the other so small (and not secured) that it could be taken away. There was a small fridge but not working. A/C working but you could not control it. Breakfast - not much, no choice. Very poorly organized: started later and took almost an hour. Waste of money and time.
- Verified traveler (2/5): Absolute Scam - We booked the listed hotel and were excited about the upcoming stay. The rooms looked nice, airy, modern and clean. Approximately 2h before check in we received an email from the hotel, saying we might have to be transferred to a different hotel but “same standards” as the booked one. We arrived at the booked hotel, which was closed, and allegedly (a neighbor told us) had been closed for weeks. So we grabbed our bags and walked over to the other hotel, where we’ve been transferred. The receptionist at the second hotel was very nice, can’t say anything bad about her. BUT the rooms were a disaster. Hairs in the bed, moldy AC, smelled like a swimming pool inside, furniture was broken, beds were rock hard but springs were poking through. NOT what we had booked. On top we found out, the second hotel was only half the price per night, than the one we booked. But they charged us the full price for the other hotel. Super disappointed, had to book a different hotel that night because we couldn’t stay there at all. Do not recommend. We contacted VRBO, but haven’t heard back yet.

- Verified traveler (6/5): - Our stay at Al Canal Regio was alright. The check-in was smooth and easy to follow. The location was in a nice, more local corner, of Venice. The room was much smaller than the photos made it out to be. It didn't feel like the room was well thought out, in terms of design. For example, we had to plug in/leave the kettle under the desk to make tea. Some things in the bathroom were broken. The bed was hard and we had to put the duvet under us to make it more comfortable. Overall, it was fine. But not as nice as we were expecting, so we were a little disappointed.

- Benjamin (8/5): Ok hotel - The hotel is in a great location. Easy to find. It’s take about 10/15 minutes to get there from the main train station and st marks square is 15/20 minutes walk. The hotel room was a decent size. The room looked nothing like in any of the pictures, advertised on hotels.com. We were put in a separate bit to the hotel. Room had bad damp marks all over the ceilings and runs down the walls. Room was very dark needed better light. Our room was on a little square anyone could see in so we had to keep the curtains closed. Few minor maintenance things need attending to in the room. We did tell the cleaner but nothing was done. Would have much rather stayed in the main hotel!!!
- Asma (2/5): Worst hotel experience - I was waiting for my room to be cleaned the second night and there were two people cleaning. We had a pile of dirty towels that they had taken out and since they didn’t have anymore towels the lady took a first towel from the hallway and refilled it in our bathroom. She did this in front of my face. I had to mentioned this when we checked out and the receptionist didn’t do anything about it besides say I’ll talk to them.

- Verified traveler (8/5): - The property was situated in a lovely part of Venice, 20 minutes away from most of the popular attractions, we had an amazing view from our window and the staff we're constantly friendly, making you feel very safe and at home. My only complaint would be the person in our neighbouring room; they we're very angry, to the point that we couldn't speak in our room after 9/10pm because they would start banging on the walls and shouting. This could be a problem with thin walls or just a rare instance with an angry guest. Overall, it was an amazing experience despite the difficult neighbours

- Alexandra (6/5): Felt springs in bed - The location and hotel were nicely designed but the one twin beds springs were literally pushing through the entire bed so one night I had to sleep on that which was horrible then the next night they put a new mattress but that ironically wasn't much better. AC barely worked and it was mid summer ugh. Wouldn't stay again.
- Neil (8/5): Great stay at Al Canal Regio - Great stay at Al Canal Regio. Location is superb, warm welcome and good service received. Room was decent and I loved the view directly onto the canal. A few small maintenance works to the room would have made this a perfect stay. I'd suggest that the cracked toilet seat is replaced and a shower riser pole is added. I'll be recommending this hotel and would be keen to return if back in Venice.

- Susan (10/5): Good Hotel - Very good hotel within walking distance of the Rialto bridge, grand canal, vaparettos, shopping, dining. Our room had a couple of steps in the bathroom which may be a concern to some. I'm not sure if other rooms have the same set up, but if this is a concern, it would be worth asking before booking as we did enjoy the hotel and the nice staff. There is a narrow area to walk through to get to the hotel, but we felt quite safe.
- Tony (6/5): - On entering the room it was unfinished. It had 2 showers but one of them in the bedroom did not have any tapware or screen. Kitchen sink did not have a tap. No coffee available on 1st day. Shower drain was blocked resulting in water overflowing into next room a bit - was fixed after I inforned the staff membet. Ran out of hot water after a few minutes of showering. Toilet seat was either broken or not installed well. Coffee cups supplied were disposable plastic type - first time I've seen this - should be ceramic.

- Verified traveler (10/5): Accommadation in great location - Myself and my partner had a lovely stay in our accommadation. The hotel is in a very good location from the main tourist attractions and was within 15 minute walking distance from Venice St Lucia train station and the airport river bus stop. Lots of restaurants surrounding. Room was very comfortable everything you could need making it perfect for both long and short breaks. Staff were very welcoming and helpful.
- Alisha (8/5): Nice hotel close to the centre of Venice - The hotel room was absolutely stunning and the beds and service was comfortable. The only problem was that the hot water and heating were very hit and miss so when we came back from a freezing day out it was hard to warm up.
- Verified traveler (2/5): Avoid this hotel! - After an hour of searching, eventually we found the hotel (do not follow the online map provided - it is not correct and we had to ask another hotel for directions). The Reception Manager met us and swiftly informed us that there was a "big problem" with our room and that we could not stay there. He had booked a room for us at their sister hotel, located near the Rialto Bridge, and offered complimentary breakfast as an apology. So we set off again with our suitcases and after another 20 minutes, found the next hotel down a dark alley, near to the bridge. We checked in immediately and were given the key to Room 1 - their "Superior room". Apparently. The room was awful - dark, cluttered, paint flaking from the ceiling, noisy and not very clean. We had one lamp that did not plug into anywhere and the bathroom was very cramped. We asked to speak to the manager on several occasions, being told they would be there later that day - they never appeared. The breakfast was poor - good job we didn't pay for it as I would have been even more annoyed. If it wasn't for the fact that my boyfriend proposed the day before we left, I would have much less happy memories of Venice. It certainly won't be the hotel for our honeymoon! I welcome a response from hotels.com or the hotel directly for what was a truly dreadful stay.

Not a hotel after all but a structure with so called apartments. Do not recommend.. Especially because of the bad customer service... They even let your room. (apartment key) in reception... And anyone can grab it and go into your room
