Il condizionatore della mia camera perdeva acqua e lo staff mi ha subito proposto un upgrade di camera molto apprezzato. Avevo chiesto un late check-out ma non c’era disponibilità. Il condizionatore nella prima camera era molto rumoroso e disturbava il sonno.

• Melissa (10/5): Cheap, clean and cheerful in Central - Super clean. Well design room. Super cheap for the location. Like it was actually a nice room to stay in for a value hotel.

• Ryan (7/5): Good overall stay - Our room had a nice view out, as it was high up. With a good location. Everything was clean and tidy. Dedicated aircon kept the room cool. Just a bit pricey for the size, but that's Hong Kong for you.

View from the room window wasn't the best but it was nice being high up. But...clean, cozy, decently prices, good wifi, great location! Generally, nothing. Others may have personal preferences to put on here but overall, the place was lovely.

• Sophia (8/5): - Excellent location, easy access to MTRs and walking distance to main tourist spots in HK Island. Check-in was straight forward and easy. Perfect for a short stay. The towels and beddings had some stains/ holes in them, and pillows are quite flat.

Walls are paper thin and could hear the couple next door speaking all night even though they weren't raising their voices. Not worth the money at all... I really regret choosing this place; the rooms look nothing like the photos and the mattress is very uncomfortable.

• Karen (4/5): A disappointing stay. would notr stay again. - A very dusty room. A thick layer of dust under the bed and on many surfaces in the bathroom and mirrors. Curtains dirty and hanging off the rails. Lights not working in the bathroom, so too dark to apply makeup. Only one pillow each. very thin. Had to ask for more. The TV did not work. It was "fixed" which took two days, the next day it was not working again. So in the 9 days, only a couple of hours of working. We just gave up.

• Zita (4/5): Stay somewhere else - Disappointed in this hotel. I booked it based on the photos which wasn’t the best idea. As you can see from other reviews the hotel is really shoddy and they don’t put money into proper cleaning. Rooms are grubby with lots of mould issues in the bathroom. Rooms are really small also, awkwardly small. I now have bruises on the legs from banging into the bed every time I want to move around the room. Would NOT recommend!

• Henry (8/5): - Overall, I had a pleasant stay here. The room is clean and what I expected. The issue was the check-in process was a bit confusing. There is a reception area but it's located on the 3rd floor - this is not very clearly marked in the lobby with more prominent signage. I believe the photos of the lobby area are old and still show a reception area there. Instead, there is a large sign instructing you to check in with the Dash Living mobile app. If this doesn't work for you (as was my case), you are pretty much out of luck until you find Reception. I was only helped out by another hotel patron who clued me into this as she experienced the same check in problem as I did.
• Verified traveler (8/5): - The location of this serviced apartment was really good, with many eateries nearby. The common space at level 3 also provided extra space beyond the room. However I may not come back due to the hard bed, very soft pillows, road noise (poor sound insulation) and general maintenance (while I think it is clean, does not give the impression of a well maintained space).
• Wai (6/5): Overall it was over rated. It is old an not well maintained. Location wise is good. - Overall location is good as it is juts 5-8 mins walk to Sheung Wan MRT station. Very good for traveler that prefers to take train then Taxi. Variety of Eatery also walking distance from hotel such as local Chinese food, Japanese, café and fast food. Groceries, pharmacy, 7 eleven are also available for traveler to purchase goods. Hotel reception service was not so friendly, most of the time the night shift reception is sleeping. Rooms are old, no cleaning on a daily basic just replenish towels and clear the trash only. Room are pretty small, bed light one is not working. Bedsheets and towel are old. Some towel we got are with holes. No tooth brush / coffee / tea spoon is provided. Only 2 drinking cups and a kettle. Fridge is not working. not sound proof room. Lift is small and dirty. Outside corridor floor are dirty and sticky. We got to wipe our shoes before stepping in the rooms. Sleeping pillows are flat and bed is very very old. every time you move the bed have a loud sound.
• Luis F (8/5): - Location, location, location. This hotel is about 5 minutes walk to the MTR Sheung Wan station. It is also about 10 to 15 minutes from the Central pier complex which you can use to go to Kowloon, Lantau, Macau, and other places. There is a western style market maybe 30 feet from the entrance to the hotel. The "cons" are that they don't offer traditional hotel service like everyday cleaning although the towels are changed daily. There is no room service and its kind of a DIY hotel. I think the 30 HKD charge for the washer and 30 HKD for the dryer was steep. I've been to worse for sure but I don't think that this is a four star hotel by U.S. standards for sure. This is more in line with HoJo's or maybe La Quinta in the U.S.. I chose it for the location and the convenience and it more than fulfills that criteria.

• Verified traveler (8/5): Good value in central location - Stayed for 3 nights and no issues. Clean and comfortable room. With other hotels being so expensive this was one of the best deals we could find in the city. The room itself is very small and we couldn't fit both our suitcases laying down (we did book the small room, but this was smaller than we expected). The smart TV didn't work for us but there are instructions on how to fix it we just couldn't quite get it to work for us. No breakfast or on site restaurant. The road it's on is pretty busy so can be loud at night, but a fairly central location so easy to get around the city. Was a 5 min car or 15 min walk to the metro stop. Overall, good value for money and very clean and comfortable, but in general is a pretty basic room / hotel!

• Roslinda (6/5): - I recently stayed at Dash Living on Queen’s and found my experience to be underwhelming, particularly when compared to its once-glorious reputation. The hotel seems to have shifted its focus from providing quality service for hotel guests to catering more towards long-term tenants, which has negatively impacted the overall experience. Cleanliness: Upon entering my room, I noticed that cleanliness was below average. The bathroom had stains and accumulated dust, particularly in the toilet area, which was quite off-putting. It was clear that the rooms were not receiving the thorough cleaning they deserved, detracting significantly from the comfortable atmosphere one expects in a hotel setting. Service: The hotel staff, while helpful, lacked enthusiasm. There was a sense of indifference that made interactions less pleasant than they could have been. While they did respond to queries and requests, the lack of warmth made me feel more like a nuisance than a valued guest. Location: On a positive note, the hotel's location is a major advantage. It’s situated near numerous fantastic eateries, bustling shopping areas, and convenient transport options like the MTR and the ferry terminal. If you plan to explore Hong Kong extensively and need just a place to sleep, this could still be a viable option for you.

• Ray (6/5): - Only 2 redeeming features were day staff and walkable to MTR. Night staff - so rude and surly! Same 2 staff each night during my stay. Large group of us travelling so we’d often hang out in the communal area on level 3 after each day of activities. Both staff would use their shift to sleep! I understand night shifts can be tiring but to be so fully asleep that we, as guests, we have to open the door to new arrivals is a joke. Even when we let people in, they’d wake up the staff for them to tut in annoyance. They would not speak a single word and simply point guests to a tablet to speak to someone online. In one instance, the male staff member on nights was visibly annoyed that our group was keeping him awake. He left the desk, for an hour! Again, we had to let guests in but didn’t know where he was. Turns out, he’d locked the toilet and was inside sleeping!! Room - I expect a small room in HK as space is at a premium but wow, small! Double bed had no space to get to the far side and there was no storage so we were falling over suitcases. 1 leg of the bed was broken on arrival, it was fixed to then break again. Fridge was under the countertop in the room but under so far you had to get on your hands and knees to reach it. The door also opened the wrong way to where it was placed. Cleaning - aware that English may not be the first language or staff may not speak English at all but when they knock and you say no, perhaps come back? No, they walk in regardless.
• Rachel (6/5): - Property location good, lots of restaurants and easy access to MTR. Hotel was basic, rooms are small (not a big problem as you don’t go to stay in your room) the beds are so hard that it was uncomfortable to sleep. Outside area is noisy (earplugs recommended) Main concern with this hotel was the stairs (main fire exit) were used as storage, any emergency would be a major hazard. Night time staff slept every evening at reception, there is a communal area (nicely kept) but we did have to help out and let people in whilst the reception staff slept! No, wouldn’t stay again Still had a great time in Hong Kong though

Twin bed room is good for 1 person but small for 2 people to share. Great shower! Housekeeping was minimal, needed to ask for fresh towels and trash empty multiple times. Staff were kind enough but slow for any requests. Communal areas can be cleaner. You can hear everything from rooms next door. TV didn’t work.

• 393angelinel (2/5): Awful prison cells hotel - Absolutely false advertising, what they show in the pictures vs reality is that it looks like a prison hostel!!! For the prices they charge it’s ridiculous. Upon arrival I was extremely sick and I gave a witness at reception who took care of me and I had to stay in a filthy reception to organise another place to stay. I was told I would get a full refund but they fully charged me with no apologies. Never stay in this hell hole dump!!!

• Kelly (4/5): Cleanliness is important and I didn't feel good about this place. - The staff was helpful in replacing my room twice at check in. See note below. The first room I was assigned was not clean. No toilet paper. No air conditioning. Second (replacement) room. No air conditioning. Third room was adequate. It does not seem the floors are washed, only vacuumed. The mirror and shower doors had water spots—obviously a very surface clean at best. Construction happening on the outside of the building and in the elevstors made it dusty and unappealing.
• Verified traveler (6/5): Improvement needed - They could have made the bed while I was gone but they didn’t. There was no water in the fridge (it’s fairly common for bottles to be provided) Queens Road location is nice
• Ashley (7/5): Good Value for Money in a Great Location - Great location, friendly staff, and very accommodating when I needed to check in early. There was construction work and it was not easy to find the reception - some advance notice of how to find it would have been useful. The sound insulation was not terribly good, so other guests returning to their rooms could be clearly heard.
