• Michelle (10/5): - First of all, the check-in was flawless. The host's instructions were spot on. It was a perfect location and near several tube stations within walking distance. I was very comfortable walking around the neighborhood even in the evening. I stayed in the en-suite room. I used the shared kitchen quite a bit to reheat my food and a little dishwashing to keep the place tidy for other guests. 😀 Both of the staff, Nash and Faisal, were very hospitable and attentive. They made sure I was very satisfied and comfortable with my stay. It's not a big deal at all, but for some reason, Google Map was a bit off in terms of its accuracy in spotting the place. Following the instructions from Nash and the pin 📌 is the way to go!

• Andrea (9/5): Happy with our stay - Convenient location for accessible public transportation. Supermarkets nearby and great coffee shops within a 20-min walking distance. The owner of the property is very friendly and accommodated our request :) The property’s location is not the best for female solo travelers out of precaution during the evening
• Christophe (4/5): Slightly disapointing middle ground between a private room in a hostel and a hotel. - The guy was nice. Reasonably clean despite the mold issues. Flexible with letting us in (self-check-in, there's a lockbox, airbnb style). Decent amount of mold in the shared bathroom on the ceiling, along with some weird flies, and a bit of mold in our bedroom. This also looks more like a hotel on the listing than it is, kind of my fault for not seeing it but the shared bathroom is only listed in the bullet points on the room, the pictures on the main listing show an integrated bathroom which led to the confusion. Lots of slightly shabby details, paper taped on the window saying not to open that one, duct tape to keep mirrors from sliding, slight stain on the towel. This obviously looks like a flat that was converted into a tiny hotel, just felt fairly shabby, maybe because it was an overcast day.

• Ilona (9/5): Hibury quadrant stay - Great location in quiet safe residential area with great bus and tube close by. Lots of restaurants and convenience stores, bakery, coffee shops . Room equipped with ensuite although shower space very tight but fine. Room is very clean and spacious with calming colours. Equipped with kettle and mini fridge, coffee and creamer. Overall great stay again for the second visit.

• Fiona (8/5): A cosy and comfortable room in a well-located and pleasant flat. - The host was communicative and friendly (via phone and message). The accommodation is in a very pleasant flat with a well-equipped kitchen and good toilet/shower facilities. The flat was clean and warm, the room cosy and quiet, and I slept well. The location was good for me and an easy walk to a tube station and bus stops. I was travelling alone and the neighbourhood felt safe with nice cafes and shops nearby. I would normally stay in a premises with an en-suite toilet and bathing facilities. I appreciate that this is not on offer here and I booked anyway, as it ticked all the other boxes.

Yo cogí la habitación con baño, y es justo lo único que necesitas si solo paras para ducharte y dormir. No tengo nada malo que decir. Ya son gustos personales, como que el colchón es algo blando, había un poco de humedad en algunas partes del techo y el baño muy pequeño. Pero para el tiempo que pasábamos en la habitación, es justo lo que necesitas.

No real dislikes…the stay felt safe and cared for, which made any small flaws forgettable. Maybe just that good moments always feel too short.

Put refrigerator on a table (it is hard to bend over to the small refrigerator ) 2. A freezer section with ice (for ice cream) would be nice. 3. Bed was very comfortable and room was a good size for a couple staying for a week. Great to have kitchen facilities and washing machine. Shared bathroom is fine because you’re not sharing it with many other people. Nash was very friendly and helpful! Room was very hot during some of the warmer evenings. Not necessarily a bad thing but just something to keep in mind for people travelling in warmer months

• Razvan (10/5): Great stay, nice place and good owner :) - The room was spacious, clean and looked great. TV was good and having a fridge in the room was life saving. Facilities were good as well. The house is in a nice neighbourhood that is out of the way, quite, safe and nice looking. The bathroom sink was quite small and somewhat awkward at times to use. While not a thing that was not good, having a garbadge bin in the room would help.
• Steve (4/5): A very disappointing and expensive exercise - We felt the accommodation was not as described or a shown in the photos. The rooms were small - particularly the 2nd single room where the door could not even be opened fully without hitting the bed. The photos of the street location were somewhat deceiving; the accommodation is located in a council housing block that looked very shabby and the street scape overgrown. My family was not prepared to stay, and so we bailed and found alternate accommodation at more expense.

Communication from the owner was clear and he was very helpful and quick to reply. Room smelled really damp and musty. The smell did not disappear even if the window was kept open. Apartment has only one toilet/ bathroom which is shared by up to 4 different rooms. A kind reminder would be nice for all guests staying not to reserve the single bathroom for over an hour to take a shower or sit on the toilet watching videos on phone, while other guests may need to use the loo as well before heading out.

The host was also great! He was very helpful and quick to respond to any questions we had. We would have appreciated knowing that the kitchen facilities were not available prior to our stay - as having a kitchen and option to cook meals ourselves was one of the main reasons we booked this accomodation. So this was a little bit disappointing but the host was very apologetic. It also would have been nice to have both shampoo and conditioner in our bathroom.

• Mônica (10/5): Cozy room in a lovely residential neighborhood - My husband and I spent three wonderful days here. We arrived at Heathrow, took the Piccadilly line tube, and got off at Arsenal station, followed by a pleasant 15-minute walk (we love to walk, and the neighborhood was adorable). The check-in process was pretty smooth. Three days prior to our arrival, I messaged Nash, and he provided us with the GPS location, pictures that made it easy to locate the building, and the password for the WiFi. Upon arrival, I simply called Nash, and he kindly instructed me on how to retrieve the keys. Our room had a private bathroom, and everything was spotless when we arrived. It felt fresh and clean. You can usually tell how clean a bathroom is by checking the shower area, and the glass panels were perfectly clear, not a soap stain in sight. There were two regular towels and a hand towel. The towels, sheets, pillowcases, and the duvet were all white and pristine. The room had a TV, but we didn't use it since we spent most of the days getting to know London and came back too tired, straight to bed (which was very comfortable, by the way). Nash was kind enough to provide us with coffee sachets, tea packets, bottled water, sugar, and milk. It really made a difference to how we started our days. We also had two kinds of shampoo, liquid soap, and three rolls of toilet paper (more than enough for three days, haha). Although it got quite chilly outside at night (around 5°C or 6°C), we didn't notice at all because the heating inside was excellent. I noticed a few reviewers weren't too happy about the toilet and sink combination, but it was absolutely no problem for me. It does make the small bathroom a little wet, but once you get the hang of it, it's no big deal. Besides, it's a small bathroom (though not so small that I felt cramped or couldn't move around), so it takes no time at all to dry. I absolutely loved the neighborhood. I have no complaints about my stay.

Could extend the check out time easily which was very helpful for me. The room was clean, the heating worked properly. The small fridge in the room worked well. In the common area the kitchen offered a bigger fridge with freezer, microwave and oven. The location is quiet and calm, next underground station is Arsenal, a 15 minutes walk away and directly connected to Heathrow airport via Piccadilly line. Bus stops are 3 minutes away. There are plenty cafes and restaurants nearby. Nothing negative to report

• Natasza (3/5): Upsetting. Damp and mould in the bathroom, a hole in the wall. Tried covered. Ok location. - Location. Very suitable for the purpose of my stay. Nice kitchen. Awfull bathroom. I had to use the shared one instead, though I specifically chose and paid for a private bathroom. The walls in the bathroom were damp and smelled unhealthy, of mould, there was a hole in the wall between the bathroom and the bedroom at the floor level, covered by a loose board. The only chair in the room was in such a condition that I could not use it. No desk. I moved out after the week-end and asked for compensation. According to the host Nash my request was forwarded to booking.com. I have not heard from booking.com yet about my money. I was charged for four nights, while I stayed for three because of difficulties in finding an alternative accomodation after late night arrival on Friday and during the week-end. Those three nights I experienced the above described bathroom problem.

Use of fridge & freezer was invaluable though local shops/restaurants were nearby. Large enough bed in single room. Thoroughly enjoyed my visit, would stay here again! The radiator didn't come on, would have preferred if the TV was already set, could have done with a chair in the room and though the bathroom was clean, I'd prefer en-suite as I had to wait for other guest! But other than that... still had a great stay!

• Audrey (10/5): Clean, comfortable accommodation - The suite was very clean. Nash was quick to respond and help when I had a question. The kitchen was well equipped making it easy to prepare meals. The neighbourhood felt safe and it was nice to be away from the busy London center, but easy, quick tube or bus rides in to the center. The only issue we had was that we didnt have the instructions to access the suite on our arrival but one call to Nash and he walked me through it. So it was quickly resolved.
• Bugtrup (1/5): Bad - -The bad experience with Nash overshadows all of the otherwise positive things. DO NOT BOOK! 1) There was mould in the corner of our room, as well as the bathroom ceiling, which we discovered had been an issue for months. 2) the adress online is not correct and there is no sign outside stating there is a hotel at the location. we worry it has not passed fire safety protocols or any health checks. 3) while the owner seems nice at first, he is incredibly hostile once you dont agree with him, we attached a screenshot of a message we received upon arrival home. We also suspect Nash lied and told he wasnt the owner, when he is, to avoid accountability. 4) he states in the screenshot that he came to see us a few nights before. That is not true. It was late (around 21), the night before we had to leave nd only then told us we had the option for. Free cancellation. He also questions why we didnt ask for a different room while he "fixed" the mold issue. He told us outright he did not have any rooms to relocate us to and that is why we didnt ask again. It is incredibly uncomfortable to be accused of trying to sabotage Nash, while the issues we brought up have been brought up time and time again, proved by other reviews. The shower head incident was likely due to the water pressure, all we did was tell Nash that the water wouldnt come out of the shower head and that some other guests had unscrewed it.
