- Johanna (10/5): - Located in a very quiet neighbourhood. Close to 7-11, family mart and other grocery stores. Close to Nishi-Shinjuku and Maranouchi subway. A 20-30min walk to Shinjuku major station.
Complete with shower towels, hand/face towel, shampoo/conditioner, body wash, slippers, hand soap, toothbrushes, hair dryer, kettle and microwave. Simple cooking utensils in the kitchen but did not cook on the stove.
Very convenient having a mini fridge/freezer and a washer. Limited instructions on using the washer but we found a video online. The “dryer” aspect is not a traditional western heated dryer but does air dry fairly well. Unfortunately, the clothing rack/hangers are not enough to hang dry many things so we found a way with string.
There was exactly the same number of garbage bags as the days we stayed so keep that in mind for recycling and throwing out garbage (located outside the front door).
The staircase area seemed a bit dusty and smelled musty. The wall next to the tv had dirty residue from a previous stay. Looks like someone shook a drink and sprayed it. The air con remotes were very dirty. I wiped it clean with sanitizing wipes. The bottom of the shower could use a bit of a scrub.
Don’t expect the room to be large like western apartments or hotels. We all travelled with carry on suitcases so we had space. We simply had to be closer to each other when using the space. Having the toilet separate from the shower was great.

- SITI (6/5): - Stayed from 19/6/25 to 24/6/25. Got the 40sqm room. No lift, so had to drag the luggages to 3rd level. The bedroom had 3 big beds but no cupboards. Just 1 standing clothes hanger. The living room area is small, especially when 6 people will be eating together. Not much space to move around. The sofa was outdated, brown not grey like the pictures. Washing machine was provided but there was no space to dry our clothes. Vacuum cleaner was old and noisy. No iron, so please bring your own. The shower space was small too. The placing of the shower head was too high up and would be better if it didn't face the door. You get sprayed on when you are bathing your kids. Generally clean though. 7-11 was a few minutes away which was good.

Walls are thin as we could the guests next to us, and above us.
Room and bathroom were clean. There are two toilets. Shower needed a scrub down.
Mini refrigerator kept out drinks cold. We didn’t use the mini kitchen there.
We would stay here again, and recommend to friends and family.
We previously stayed at another Airbnb nearby, and this location was more spacious.

- Guillermo (2/5): - After 3 amazing weeks in Japan, with many location changes and staying in many places, we finalized the trip in Tokyo.
By far, Hermitage was the worst place we stayed in. The room is meant for 4 people and there is barely space for 2. Not enough space for suitecase storage, only 8 hungers (so max 2 clothes to be hunged per person), tiny space to move around the room (because the beds occupy the most and leave a tiny space to move around with the luggage of 4 people in the middle), emergency light so bright so uncomfortable for sleeping, and there was underwear panties from (what we suppose) the previous guest under the table and a bamboo pole (?) - doesn't make sense at all.
We tried to wash and dry our clothes, which was quite challenging since there was no space for them to be hung, luckily we could use some ropes that we had with us and improvised a way to get them dry.
I cannot understand how this room is meant to be used by four people. It even feels insulting. How we are supposed to at least be able to put somewhere the daily used clothes with such a tiny place.
If this room had been meant for 2 people the overall rating would have been way better (in spite of the underwear we found).
Still, the overall price is a complete outrageous. I would never reccomend this place
- Shen (3/5): Good location, not a very pleasant stay. - The location was positive, and made it easy to manoeuvre the hotspots in Tokyo. When we arrived, there was a strong smell of feces in the bedroom. The smell was unbearable. I messaged the property and they asked me to “email a photo of the affected area to their designated email”. I thought this was entirely unacceptable and demanded they cleaned it. They eventually agreed, however, we did have to spend our first night sleeping with our family in the smell of feces in the bedroom.

- Weng Kuong (2/5): 很不好的住宿體驗!! - 住宿地點超級遠,根本不近市中心,如果需要搭地鐵或JR,根本上要行上20分鐘,不是他們所說幾分鐘就到地鐵站,住宿附近沒有任何便利店,回酒店前要買好所有需要的用品,如果不是住地下層,2樓以上要搬樓梯,如果行李重的話是很辛苦的,去搬一次走的時候也要搬一次,晚上隔音設備很差,鄰居聊天的說話完全可以聽到,我們五個人,只有三張被,要求多一張也不能,就算有暖氣,也不會開到太高度數,因為真的很乾!頭髮風筒也很像玩具似的,一點力度也沒有!

There was little to no natural light in our ground floor apartment which made it feel a bit cavelike! Great local area and near major street. Short walk to lovely park/playground.

- Alan (6/5): Thanks for hosting. - Good amount of space for Tokyo units. About a 15 minute walk to subway. Did not like the way the host responded to the issues we faced during check in. There is no reception at the lobby. We were stuck outside in hot weather for 30 minutes, pouring sweat trying to get into the unit. The host was not responsive. We eventually figured out how to get in even though the instructions were incorrect. No flexibility on late check out. Did not like rules and restrictions on garbage related items.

The property's outside environment is quite and safe, and walkable to public transportation. Walk from the property to the market is about 10 mintues and 7-11, family mart, and Lawson.

One of them was so bad we had to lay towels on the mattress and sleep with our clothes on (we check in late) I contacted them about it early morning and they did nothing. Not even provide me with more clean towels to use for showering. They asked me for photos of the urine smells. How can you convey a scent smell on a photo??!??!! I should’ve listen to the previous reviews. This place was cheap, only “clean “ on surface and disgusting to sleep in. Booking.com also did absolutely nothing to help so I won’t be using them again. Going back to Expedia and other platforms where I least I have customer service support.

- Prakash (5/5): Pricey, not as expected, year-end trip turned out to be not-so-pleasant experience in Tokyo - Ease of booking. Digital transactions for check-in, key acquisition, and check-out. The facility is in a quiet neighborhood. I would have liked this if our stay met our expectations. Four of us (60 y and above and two 30 y below). We came to Tokyo on 31st Dec 2023 evening from Kyoto to spend our year-end and 60th birthday celebration of one of us. Unfortunately, things were not so smooth, see below. I waited so long to give feedback - though i wanted to write immediately after our stay. Hope you know the reason!
1) When we entered the apartment/room on 31st Dec 2023, there was the smell of cigarette smoke all over. It was very difficult for us to cope. We went out for some time, assuming, that it would go away. The cigarette smoke smell was there even after 12 hours of our stay.
2) We are vegetarians and therefore, we opted for a room/apartment with a kitchen. Utensils were not clean - in the sense -that there was a strong smell of fish coming from pans and dishes. This was probably due to the previous tenant cooking something with a really strong smell.
I immediately messaged the management and got a response asking me to send a photograph (Photograph of smell??) If there was an attendant in the building, i would have requested for a change of room This is not possible as everything is operated digitally.
3) We missed out on the information that the facility doesn't have a lift. We came with three suitcases a carry bag, with backpacks, and one of us had knee issues as well - it was tough to take the bags up to level 4 (the last one) on which we were allotted our room. Fortunately, having our children with us helped us parents. I urge everyone to take note of this before booking. Imagine yourself going up and down a few times a day.
4) it is about 12 - 15 minutes walk from the nearest subway station (Nakano-Sakue on Marunouchi line if you are coming from Tokyo JR Station or Nishi-Shinjuku-Gochome Station on Oedo Line) and/or bus stops (may be a bit closer). We had to drag our suitcases for 13-15 minutes to the location on 31st Dec 2023 in cold weather. Yes, we would have checked this before, I think please check this before you book as well.
- Benjamin (10/5): Great comfy stay - This is a nice serviced apartment located not far from Nishi-Shinjuku Gochome. Just a brief walk from exit A1. And you get convenient stores just outside the exit and even vending machines along the walk way. Check in process was easy and the place was just incredible. Superbly clean and enough comfy beds for everyone. There were also 2 toilets and 2 bath areas. Washing machine was provided. Kitchen area had amenities for use. A small kettle and microwave oven were available. Landlord was quick to reply to messages and great support along the way with any queries. Luggage storage was easily available at the station though the owner did not allow any baggage storage at the front desk. Overall, great location and peaceful place to stay in and fairly easy to get to places from here. So far none

- Geoffrey (8/5): Near all the action of Shinjuku, but not Shinjuku prices! - For the price, this is a great place to stay. We had 2 adults and 3 teenagers in the room and it was cosy with all our luggage, but we got used to it. We didn't use the kitchen facilities as we chose to eat out every night. There are 3 metros all within a 15 min walk away. Shinjuku station is a 30min walk away. We had a lovely view of the Tokyo Metropolitan towers from our top floor apartment. Could pick on little things (like a stain on the couch), but overall you can't go past this place on location, amenities and comfort. Especially for a family, the price is very reasonable.

Mold in the bathrooms and shower rooms. Food particles left in the sink drain net in kitchen. Dirty hand prints on the wall on the larger bedroom. Huge black stains on the carpet. Looked like spills were never cleaned off the wall and just left there.

- Cherie (9/5): Love the place! - Location was kind of hidden but it was manageable and easy to find. I love the 2 toilets! There were 6 of us and that made it faster to get ready. The location was pretty close to a couple of stations. It is located around Japan's houses so you can see Japan's lifestyle all around. Convenience store was about 5-6 minutes walk. A couple of shops were just a couple of blocks away. The space is pretty tight but it was manageable. The floor was dusty and not clean. You can see balls of dust in the corner. They gave house slippers to wear.

- Kevin (9/5): A very pleasant location that lets you experience what it's like to live in Shinjuku! - Location is great for those looking to experience living in a more residential area of Shinjuku away from the high rises. Property is very easy to access with convenience stores and dining minutes away. Only a 15 minute walk to the JR station through Chuo Park against the stream of commuters.

- Rya (5/5): I won't recommend this place if you're staying with family & if you are particular about cleanliness - Check in was contactless which was convenient and the host provided instructions and a check-in guide, however, the instructions laid out in the manual was not how the door should be opened. I will charge this to language barrier. The location was good, neighborhood is quiet. There is a microwave, induction heater, electric water heater and utensils if you want to cook. There are two toilets and two shower stalls which is convenient if you are a big group. There are convenience stores outside the nearest station and there is an escalator and elevator in the station's exit so it would not be much of a problem if you have luggage. That there was no one to meet us by the door and help us if we encounter any problems checking in. The thing with contactless check-in was we were already at the door and I was messaging the host about the key-in code and the reply was not as prompt as when you are face to face. We had to figure out checking in by ourselves. Aside from this, there were moments when the host did not respond promptly on the app, particularly with my issue on garbage collection. Mind you, the property collects a sizeable amount for cleaning fee but you are expected, as a guest, to make sure that the place stays clean. I booked on booking.com hoping that the apartments would not have the same rules as those on AirBnb, but apparently, it's the same. There were 8 people in the apartment so imagine the bulk of trash that would accumulate in just a few days. I was told it would be picked up on the day I requested but when we got back, the trash was still there. The garbage bin outside was locked. There was no instruction for trash day, we could have taken the trash outside for collection. I know this as my previous stays in Tokyo thru AirBnB had instructions about trash day so the remaining space for the apartment would be utilized for other items instead of being filled with bags of trash. Also, the telephone number for the front desk/ concierge is not working. I tried several times to no avail. The host said they can be reached any time of the day and they are available 24 hours but that is not true. They are also not very helpful in terms of calling a taxi for you or providing advice on how to book one if you do not have a mobile phone number in Japan. The couch is dirty and looks like it needs to be replaced. The exhaust in the kitchen is dirty. There is no flat iron for clothes, though I am not sure if this was included in the amenities advertised in the site. The apartment has no elevator.

- Caroline (7/5): Convenient and comfortable family accommodation which was quiet and had everything needed for a great stay in Tokyo. - Plenty of room for a family to stay with 2 toilets, washing machine and a kitchen/lounge. Found using the key entry instructions confusing as 2 number entry panels on entry and not clear which one to use.

My friends and I traveled to Japan and had pre booked this place months in advance and was looking forward to staying here as it seemed spacious for 5 people.
Upon checking in, we found large orange stains on all blankets, so stained that it was visible through the linen/sheet covers. We contacted the host immediately and they said they were sorry and they sent the cleaners the next day. For some odd reason the cleaners changed the linen instead of the blankets and therefore our request was not met.
I had been communicating with the host, going back and forth but no resolution - just apology after apology. By day 3 I had requested compensation and they would not discuss this topic with me.
They never initiated or kept me updated as they said they would - and only responded when I followed up with them. Day 4 came - no communication again so I reached out and they said they are now waiting for a new mattress and blanket to arrive.
My 4 friends and I were forced to sleep on 2 beds for 7 nights because we were not able to get a refund to go elsewhere. No kind of resolution actioned or compensation was offered, just useless apologies.
Not to mention the bathroom was mouldy and had soap scums from previous stay.
I have never had such a disgusting experience - a host with no morals and responsibility. I am writing this to warn others not to waste their money, but most importantly their time here.
