- Glaiza (7/5): Friendly Staff, Thin Walls - The room was spacious, clean, and located in a quiet neighbourhood, which made it comfortable for our stay. Daily housekeeping was available, and the staff were friendly and accommodating throughout. The hotel was also conveniently located near a train station and a laundromat, which was helpful during our trip. The sink being located inside the bedroom felt odd and impractical. For a hotel positioned as more upscale, it didn’t feel very luxurious, as it lacked extras such as breakfast, bath facilities, or additional amenities. Aside from the spacious room and friendly staff, there wasn’t much else that stood out positively. The closest train station does not have lifts, which may be difficult for travellers with luggage or mobility concerns. While the hotel asks guests to keep noise to a minimum after 11pm, not all guests follow this rule, and the extremely thin walls meant we were often woken early by noise from other travellers. Light sleepers may want to consider other options.

Номера убирают раз в несколько дней, заранее об этом оповещают. Но мы попросили на день раньше, нам не отказали, все сделали отлично.
Расположение отеля в тихом районе, в 7 мин от метро. Толп людей нет.
В самом номере все достаточно комфортное. Удельно собирать 2 раскрытых чемодана. Есть где развернутся. Двуспальная кровать маловата для двоих. Лучше брать номер с двумя отдельными кроватями.

The place is perfectly located in a quiet neighborhood, near train station and very centrally located. The staff is so kind and attentive, and we even did our laundry for a very reasonable price and they folded everything so nicely. They have nice little breakfast pastries and bananas. The room is immaculate, very tastefully decorated and the most comfortable bed. We had my 3 adult kids in one Queen room and with a futon, it had plenty of space. Such a lovely way to start our vacation, this is the best place you’ll find in Tokyo!

The fact that the structure only hosts a few rooms make it a homey, familiar place with attention to details, clients and service. Nothing.
If one is on their first trip to Japan may prefer another area (such as Shibuja) but I honestly think that the hotel location is great. It’s quiet, well connected by public transport and in a seemingly local/authentic neighborhood that has all you need.

Beds and bedding was lovely and very comfortable.
The room was spacious by Japanese standards with space under the beds for luggage and other clever space saving ideas. 2 chairs and a little folding table were great.
The area had a very local feel and was close to trains and Ueno Park which is amazing.
Highly recommend the Barn and would definitely stay again.

- Mauricio (6/5): - Our stay here was quite uncomfortable. The building doesn’t feel like it has proper hotel infrastructure. We were asked not to walk heavily to avoid disturbing neighbors, but even the slightest movement caused noise — something we’ve never experienced in a hotel before.
Some services were overpriced without offering anything special in return. The elevator broke on our last night and repairs were noisy throughout the night, which made it hard to sleep.
Guests are also expected to resolve how to take out their own trash, which is unusual. In other hotels, staff at least provides clear instructions and handles disposal.
The toiletries were among the worst we had during our trip.
We’re not trying to leave a negative review just for the sake of it, but these are things that should be considered. Comfort should come before just offering a big bed.
We gave stars mainly for the location, the friendly staff, and the spacious rooms.
- Zhu (10/5): It was a very happy stay. - The hotel is conveniently located—just a 4-minute walk to the JR Yamanote Line. There are many convenience stores nearby where you can buy breakfast, and there’s also a Matsuya chain restaurant where you can enjoy a hot Japanese-style breakfast. The hotel staff are very friendly and welcoming. The hotel is located in a residential area, which makes it very quiet—there’s no noise from traffic. The guests are also very well-mannered; I didn’t hear anyone talking loudly in the hallways, slamming doors, or stomping around.
Ask ChatGPT The ventilation fan in the shower room isn’t strong enough, so it gets stuffy if you take a long shower.

The surrounding area is a peaceful neighborhood with all the amenities including a large supermarket. Transit is simple with train, subway and bus lines all a short walk away. We strolled to Ueno park and the area around there most days - wonderful museums, restaurants and shops there. The room was well-appointed with a good size bathroom. We enjoyed the simple breakfast every day, using the frig to store yogurt etc. We found it a perfect place to enjoy Tokyo without being in huge crowds. Highly recommend!

- Holidayna4 (10/5): Best Tokyo Boutique Hotel - This is our new favorite Tokyo hotel. We were greeted with a complimentary beverage upon check in with excellent service. We stayed in a Double Room (American full sized bed), room 304. This is a small but perfect room. The room includes a TV with free use of Netflix, a beverage station with kettle, a mini fridge, and comfortable full sized bed. The bed has plenty of space to store your luggage underneath and storage cubes for you to store your clothing. The room has two chairs, an ottoman, a folding table, and two side tables. A sink sits inside the main bedroom and a separate bathroom houses the shower and bidet toilet. The hotel offers complimentary coffee, bananas, and breakfast breads in the morning. The hotel has a small garden, and is convenient to multiple shops, restaurants, and is 3 minutes walking distance to a stop on the Yamanote Line. It’s perfectly located, perfectly priced, offers everything you could need with comfort, style, and excellent service. We can’t wait to come back to stay here again.

- Ravi (10/5): Nice small hotel - Nice small (16 rooms) hotel. Friendly. Tidy. Location was really good; off the beaten track. Train station just 6min walk. We had an 84year old in our party and she managed wheel the case from the station!
Had most things available in the room or in the small checkin area. Shoes off from entering and flip flops provided for the hotel. No problem.
Couldn't forward on the luggage directly. Forms available and the need to go to local Lawson etc. But would take longer than we thought so didn't do that for our next leg to Kyoto.
Be careful. Early morning trains are very very busy. Taking cases is an experience to Tokyo station for the Shikanshen. We managed thou, just had to skip a few trains.

- Kayla (10/5): - Staying at The Barn was a lovely experience. It was our first stop in Japan and the staff were incredibly friendly and welcoming. They really value cleanliness--I personally appreciated wearing slippers in the building rather than my shoes. The breakfast is a nice touch, plus coffee and tea in-room and in the lounge. We don't have enough nice things to say about this hotel and would definitely stay again.
- Akshay (10/5): - I had a really great time at this hotel. Firstly, the staff is so polite, friendly and respectful. The room itself is so comfortable and spacious. Despite being a boutique hotel, the room was just as big, if not bigger than some big hotels in Tokyo. I also really liked their bathrobes, super comfy. One thing to note for foreign visitors is that you’re requested to take off your shoes at the entrance and store in a locker near the entrance. But they provide slippers to use which are quite comfortable. It was raining at the time and they provided umbrellas for use. The hotel also accommodated my request for a late check with minimal charge.
It is located in a small neighborhood but very close to major train stations and tourist attractions in Ueno. I would visit again and recommend it to my friends as well.

Rooms are quiet, and though the layout is slightly odd (hand basin in the bedroom, with toilet in a separate room next to the bathroom), it's a functional space overall. They supply a free light breakfast: bananas, cellophane-wrapped breads and muffins or doughnuts. A bonus for us was the amazing vegan gyoza restaurant close by.
