Very clean and comfortable, although entirely not suitable for anyone who struggles with a serious amount of steps to get to property but that’s part of the wonderful history of Dubrovnik. Firstly, We were met upon arrival and show to the room which had everything you could ask for, pots and pans a stove as well as a microwave which all came in handy on nights where we ate in. The wifi was excellent and the VIEW was incredible and very much worth the walk up- it isn’t too bad once you’ve done it a few times and only takes 3 minutes from the ‘centre’ if that. We stayed for 5 days and it was perfect for that length of time, we would definitely recommend to others😊

Ottime le indicazioni per raggiungere la struttura e utile il self check-in. Nonostante non ci sia la pulizia giornaliera delle stanze, abbiamo chiesto qualche asciugamano in più e ci è stato fornito. Comodo il deposito bagagli dopo il check out. Si trova nella parte alta della città e ci sono tanti scalini da fare, sicuramente non è adatto a persone molto anziane o genitori con passeggini, nel nostro caso per fortuna è andata bene. La stanza al piano terra è di passaggio e quindi si sentono spesso gli altri ospiti. I piccoli cuscini sul letto e le finte pellicce sulle sedie a parer mio sarebbero da evitare perché poco igieniche.

Wir waren Mitte März da war es sehr ruhig. Wenn ich Dubrovnik wieder einmal besuche, werde ich sicher wieder in diesem sehr schönen Apartment übernachten.😊 Viele Stufen zum Apartment, man sollte gut zu Fuß sein. 😊

- Jason (10/5): - Beautiful location and view. Nice apartment with everything you could need while on vacation. Dubrovnik has many stairs so it could be challenging for older guests or guests with mobility issues to reach the property. You need to ascend about 10 flights of stairs to reach the apartment from ground level in the city.
- Doris (7/5): Verzorgd hotel op een prachtige locatie maar neem je eigen handdoeken mee - Het hotel was zeer netjes, goed verzorgd en zit op een top locatie. De styling van het hotel was stijlvol en het zat op een rustige plek waar geen geluidsoverlast was. Het zit op loopafstand van het hart van Dubrovnik, dichtbij de gezellige straatjes met restaurants en bij het Banje strand. Een betere locatie kan niet! Aanrader! Helaas kregen wij per persoon 1 set handdoeken voor ons volledige verblijf (6dagen). Volgens het hotel had je zelf handdoeken mee moeten nemen echter staat op booking.com dat dit inclusief is. Met moeite kregen wij uiteindelijk één extra set. Ook moesten wij helaas betalen om onze bagage na het uit checken op te bergen (€7,- per bagagelocker). Ook dit stond niet vermeld op Booking. Jammer van de service.

The location couldn’t be better, just a short walk from the main street and close to everything you might need. The staff were wonderful, very friendly, and took the time to explain everything I wanted to know. I would definitely recommend this place to anyone looking for a pleasant and comfortable stay!

Non c’è la pulizia giornaliera (quasi da nessuna parte a Dubrovnik). Alloggiando 5 notti abbiamo ricevuto solo 1 cambio asciugamani. Avevo chiesto 2 cialde di caffè in più, non hanno voluto darmele.

- Sandra (4/5): - Das Zimmer war schön eingerichtet. Ich hatte für den Preis von CHF 200.00 pro Nacht deutlich mehr erwartet. Laut meiner Vorstellung hätte das Zimmer über einen Balkon und eine Küche verfügen sollen – dies war leider nicht der Fall, weshalb dieser Preis nicht gerechtfertigt werden kann. Während meines 7-tägigen Aufenthalts wurde mein Zimmer nicht ein einziges Mal gereinigt, zudem hatte ich Ameisen im Zimmer. Auf meine Anfrage nach einer Preisreduktion wurde mir lediglich mitgeteilt, dass ich das Zimmer sofort verlassen könne, man mir jedoch preislich nicht entgegenkommen würde. Da ich 7 Nächte gebucht hatte und es in Dubrovnik zu dieser Zeit keine verfügbaren Alternativen gab, empfand ich diese Lösung als sehr unfair. Besonders, weil es nicht nur um eine Übernachtung ging, sondern um eine ganze Woche.

- Linda (10/5): - This property was great. Beautiful view from balcony of the old town wall. Room was spacious and comfortable and clean. The kitchen was remarkably well stocked with utensils, etc. even had a dishwasher. BUT. Think long and hard about your stay here. It is. LOOONG AND STEEP walk to and from the room. I had to hire someone to take my big luggage from the rental office (not in building) and I carried my (admittedly heavy) carry-on. I think I almost died. For the way out I paid for both bags to be carried out. This also made any groceries (if I even knew where to find them) completely impractical. The staff couldn’t have been more lovely, and one lady literally ran from the rental office to my room with a new hairdryer because I thought mine was broken. It embarrassingly turned out to be operator error, but she couldn’t have been nicer about it. They also got me in hours early to my room which I was so grateful for. The set up is a little confusing as the rental office is in a different part of the old town and that is where you go to check in. Then you (and possibly luggage porter) are escorted to the room. If you have any issues, you what’s app them. They were always communicative with me, so honestly no complaints at all there. No complaints at all really. Just an awareness of what an old town stay actually means. I would probably do it again, but with smaller suitcases and might try to find something not quite as high up.

- Ashley C. (8/5): - This location is perfect for views and accessibility to the road. As all the other reviews probably say, stairs are everywhere in old town Dubrovnik so there's no avoiding it, but it was nice being at the top of the hill near the road. The room and facility was great, but it should be noted that there is no cleaning service. So if you're staying a week like we were, there's no housekeeping to change the sheets, take out the trash, etc and it can get kind of dirty. I also do not recommend the car service. The day of my pickup there were 2 cars due to a mixup, and for my drop off my reservation was given to another company and they had no record of me. I cancelled the service and ended up just using an Uber (which I recommend since it's half the price). Otherwise the staff was friendly, location was great, and the room had great views.

- Shuyu (8/5): - 1) Excellent staff; 2) Great “Hardware”; 3) Less than ideal location. 1) Staff: The staff was very friendly and helpful. We had a health issue during our stay — a tourist’s nightmare. When we texted the staff, they responded right away. They not only directed us to Dubrovnik general hospital, but also suggested we go to the emergency room directly. That way we could avoid navigating the vast hospital complex and get timely treatment. And we did. We were in and out the hospital with a prescription within 90 minutes, including the time waiting for test results. What a relief !!! 2) Hardware: Everthing was in top condition, and appeared to be newly renovated, including the stove, the fridge, and a dishwasher !!! 3) Location: The property is a vey steep 99 (I counted) steps above the stradun (Main Street). iPhone counts it as 6–7 floors. It poses a major challenge to people with mobility issues and lots of luggages. If you stay on the 3rd floor, add another 30 steps. Silver lining: it’s very quiet.

The shower was also amazing and we were in room 10 which had an amazing view!!. My only feedback would be that from the old town it take 100 steps to get to the Villa which we managed but would not recommend if you find steps difficult. I would highly recommend this accommodation and I hope to be back one day.

- Mazal (6/5): - I liked that it is the old city. I did not like the 100 steep stairs, especially carrying my suitcase. I am 70 years old. This information was not stated online. The guest house fits much younger travelers. There is no common area to use a kitchen. I had a room that had a window, but it was about 12 inches from a wall that blocked any view or daylight. I got my check in info way too late, I was in my Uber taxi to the place, when they informed me that it's better to enter the city through a different gate.

You’re provided with detailed instructions in terms of location, etc. at the time of arrival, and the property POC was super helpful. My sister and I stayed in Room 6, which is on the 3rd floor. The view is beautiful from the window. Everything in the room is clean. Since we visited in November, when the sunsets earlier, we also appreciated having a smart tv in the room to catch up on shows. A couple of points to help you make the decision: • Since it’s in the old city, there are steps you have to take to access the property • Also since it’s in the old city, everything is very close by (maximum of 10 mins walking to every place) • It’s more like an Airbnb than a hotel, so no kitchen/breakfast is available • Remember to carry a plug converter if you’re not from around this area! All was great, no complaints.
- Rachael (10/5): Lovely apartment at the top of the old town. Staff were fantastic. - Absolutely loved our stay at Villa Monte Santo. The room was a comfortable size for a couple and the terrace was perfect for eating breakfast or having a night cap. The shower was the best shower iv ever had, simple to use and luxurious and toiletries are left on the table in the hallway for you to use. The staff were lovely and knowing we were landing early got our room ready for our arrival and checked ferry times for Lokrum Island. Obviously steps are unavoidable in Dubrovnik and I think we counted 70 up to the apartment but the view was worth every one.

There is a small courtyard for morning coffee which is shared with the other apartments but still beautiful Be warned there are a lot of steps to get there. But that is the whole of Dubrovnik and the Old Town so you won't find an apartment that doesn't require you to go UP stairs. Worth the walking

- Virginia (6/5): - The number of stairs should have been disclosed, especially for an elderly couple. Two of us were there 4 nights and only got 2 tiny shampoo/soaps and 2 rolls of toilet paper. I ended up buying a bar of soap. We were expected to dispose of our own trash. At the bottom of the stairs.

The area was quiet and within walking distance down stairs to a great choice of restaurants as well as the main street for shops & attractions. Staff were so welcoming and helpful with suggestions and letting us leave our bags a few hours on last day. Would stay here again!

We were in room four on the second floor and it was spacious for two people. The location is up many many stairs, but if you can handle the workout, it is well worth it!

- Lindsay (8/5): Nice spot in old town - The room was clean and comfortable with a great shower. The courtyard was nice to sit in. The unit is located near Buza Gate (the check in isn't). The distance of check in to the unit --- alot of stairs to go down then back up with luggage. No room cleaning during the stay. WAY too many reminders and asking to confirm check in times (when it was provided from the initial booking).
- Janie (7/5): Perfectly positioned, clean and magnificent views. - Perfectly positioned in the old town. Comfortable; magnificent views; lovely bathroom and superb shower; TV in the room option to log into your own netflix; close to restaurants and main Buza gate; walkable distance to swimming beach. After a long and delayed flight, arriving at 9.30pm a tea and biscuit would have been wonderful. But there was no UHT milk and no biscuit. At £587 for 4 nights I would expect a biscuit and to be able to make a cup of tea. Personally, even though you can drink the tap water I would also have liked a bottle of water in the room. It just makes a difference when arriving and settling in.

- Anastasia (10/5): Lovely apartment - Beautiful and comfortable apartment in the center of Old Town. Lots of stairs to and from. Check-in is located at a different location than the apartment address. We would stay here again.
- Karen (3/5): Awful, noisy dark and cold room in a bad location - The bathroom is contemporary and nicely designed. Good hot shower with good water pressure. I wasn't aware when I chose this room that it has no usable windows. There is one small window that looks directly at a wall 6 inches away. Of course this isn't mentioned in the room description because nobody would choose the room. It's important to mention that Room #1 feels like it's in a basement. It's easy to get lured by photos of the other rooms, and I cannot speak about them, but I can only say that of 6 hotels on my trip, this room was the worst. The window must remain closed all the time for the AC to work. The total effect of Room #1 is that it felt like a lightless, airless, claustrophobic basement apartment. It's also noisy. I could clearly hear the people upstairs walking around and talking, sounding like elephants moving furniture around. The location is terrible. This was my first visit to Dubrovnik and now I know better. This villa looks close to the main street, only a few minutes walk o the map, but in reality it's in the steepest area of the old town. It's a very steep, hard and long climb to the building. I climb stairs daily and this location shocked me. The old city has steps everywhere of course, but this climb is exceptionally awful with luggage, and inconvenient if you want to just quickly visit your room to pick up a hat or a forgotten umbrella. The inconvenient location made the whole experience more awkward. I loved Dubrovnik and will visit again, but I won't stay in this area and definitely never again with this villa. There are many better options around town.

Local property management office helpful at start providing information on location of supermarkets and restaurant recommendations etc. Offered service to help carry luggage up all the 100+ stairs to our room (cost per bag) on arrival which was helpful. Correspondence with DirectBooker was very odd - inundated in advance with emails, however the information we provided did not seem to have been communicated to the local property managers as they asked us the same questions. It is more like an AirBnB room than a guesthouse as you pick up the keys from a local property management office and then you are left alone.

Good compact kitchen. A lovely place. More pillows. Would have been more comfortable with 2 each for a better nights sleep. An easy fix. Fab above hob was blocked - I fixed it. Filter will need changing as exhaust doesn't go anywhere apart from into cupboard above.

- Ólafur (10/5): Fallegt herbergi á yndislegum stað - Frábært herbergi þar sem nýji tíminn og sá gamli mætast! Rúmgott og fallegt herbergi. Baðherbergið er frábært. Það eru eldhúsáhöld, ísskápur og hraðsuðuketill í íbúðinni en ég saknaði þess að það var bara te en ekki kaffi. Þá var ruslafatan of lítil og aðeins einn koddi á mann en mér finnst nauðsynlegt að hafa tvo. Annars var dvölin alveg frábær!!!
