- JC (9/5): Good apartment in need of more hospitable owners - Minimalistic Japanese designed flat with a nice onsen bathroom and a laundry machine. Good location. Comfortable futons. There was no welcoming or explanations of apartment used, logistics of the area or any recommendations after we asked for them. The absence of any hospitality gave us a bad first impression of Japan. Only until the end when as agreed in a previous cryptic text, owners helped us sending our luggage to Kyoto, thank You!

There was no garbage disposal facility.. neither did the owner come to dispose it ..nor they left any instructions so we could do it ourselves. Our garbage stayed with us the whole time and started smelling which was not very hygienic.

- Hudson (6/5): Apartment has an amazing location near Yanaka Ginza and Ueno Park and a cozy bath, but the space is uncomfortable and th - Apartment has an amazing location near Yanaka Ginza and Ueno Park. The bath was also great at the end of the day to soak and relax. The futons and tatami room were also comfortable to sleep in. The refrigerator and washer/dryer were also convenient. The biggest downside is the property was not comfortable to be in. The wooden table with benches are uncomfortable and there is no other seating available. The sleeping room is also bright all day and night, with a streetlight just outside the window. Thankfully we brought blackout curtains. Lights also come on automatically and cannot be turned off, whjch woke everyone up. The kitchen is too small to be useful and the door on the dryer was faulty and opened mid-dry. The host was not very accommodating when we asked for help with the automatic lighting.

Ideal for short stay for small families. - Very well equipped with all required appliances, clean and located close to convenience store, restaurants and metro station. Very fast response by the owner and very helpful in storing luggage. In fact we were allowed to check in before time. Ideal accommodation for short stay for small family. This was our first time in Tokyo and really loved the experience.
- Lusiisadam (10/5): A great stay experience in a quite and safe neighborhood - Mr Kotobukisou is very responsive host whose always help me from the booking moment until my arrival. It was just as simple as clicking numbers on the lock and get the access card. So Simple
It was loaded with everything that I need.. Literally everything. If you wanna stay there all day, its fine, cause you will fine anything you need in that house, including disposable brushes, cotton bud, wet tissue, spoon, fork, chopsticks, coffee, hojicha, green tea, sugar.. like .. everything. even mr Kotobukisou prepared any detergent and tools for wash our clothes. Its really amazing. They have 2 bathroom, a cute tea pot (which is maybe used for tea ceremonial), TV, futon, extra bedding, AC, hangers, even they provide portable wifi. Mr Kotobukisou and family lives in the same building so they help me a lot when I was confused how to use washing machine and shower spray.
Surrounding we can find small cafe (western) and also local restaurant. We tried a small bake house called Adaru Bake. Their muffins so delicious. and there are small souvenir shops around it. There are two shrines as I recalled around it. Very near Sendagi Station and few minutes walk to Lawson
Since our flight back home was on noon, we spent all morning just walking around Mr Kotobukisou place.. Its so relaxing .. Nothing.

Surrounded by many cute restaurants. Absolutely love this place! Bathroom is very pretty and there’s 2 toilets. You have everything in this room! I want to stay at this place again next time. Also, good communication with the host. Only one thing is poor internet wifi.

- Lisa (10/5): Delightful cosy little apartment with great facilities in charming old Yanaka. - There were a few existing stains on the tatami mat in the sleeping room (people should be more careful with food and drinks). Also, there is a street light just outside and the light comes in through the translucent screen so a curtain or screen would be helpful to create a dark sleeping environment. As a quiet neighbourhood it was impossible to hail a taxi when leaving for airport early on a sunday morning.

The place is both modern and traditional at the same time. We enjoyed soaking in the bath after walking all day. The futons provided were very comfy and warm. If anything it's the noisy air-conditioning/heating g.

- Ori (10/5): Great value option - Everything was as advertised and fully explained very quiet a nice neighborhood but close to everything that we wanted to visit very comfortable for a couple who is used to making their own food Wireless Internet connection sometimes sketchy, but we realize there’s also a fixed connection as it is explained in the manual, which also sometimes got disconnected other than that great value for money choice

- Lindsey-anne (8/5): Convenient and clean! - Located not too far from the subway and train station made it very easy to get around and the place is very clean and tidy. The hosts were lovely always checking in via the app to check if we needed anything so it wasn't intrusive but very kind. It's a lovely area to stay and a bonus with two toilets and a massive shower. It was a little hard to find as we were driving and Google maps kept taking us down alleyways that were too small to drive. So a comprehensive map would be recommended.
Somewhere soft to sit at the end of the day. Only options were at the table on stools or our futons.

Staff were also kind and easy to contact. Highly recommended this place, and we will definitely come back! Nil.
- Andrew (7/5): More an AirBnB than a hotel - the neighbourhood vibes make up for it - It was in a quiet neighbourhood and really gave us a new vibe of Japan. Since this was our last accomodation before heading home, I felt the vibe was a perfect way to end the holiday. It's close to Yanaka Ginza which is a nice little market with lots of interesting food and stands.
The futons were very comfortable and easily fit our family of 3.
The washing machine was very nice. It had both the wash and dry function.
They provide a lot of single use amenities and cups.
The hosts are very thoughtful and provide a manual so you don't get lose and how to access the key. I was silly and didn't know how the lock worked. Once you have the code, the code opens like a case, not like a bike lock. It was quite dirty. Lots of dust, quite stuffy and smelt like cigarettes (the smell went away eventually). They provided us 3 towels and that's all, you will have to do your own washing, which wasn't a huge issue for us since we were happy to, but those wondering this place is more like an AirBnB as opposed to a hotel - meaning no cleaning, or providing of new amenities and such during the stay. This could be different if we had stayed more nights, but we stayed 4 nights

- Kathryn (10/5): Our family loved staying at Yanaka Kotobuki Sou, thank you! - Great location in a older, traditional part of Tokyo. Little alleyways to discover and great food nearby. Few tourists. Short walk from subway station. Loved the traditional style apartment, had everything we needed for two adults, two kids (9 + 12 yrs). Kids didn’t mind sleeping in the same room as us, but snorers be warned! Comfy futons in tatami room. Air con kept us cool in the very hot weather, nice smelling toiletries provided too. Washer/drier so helpful, and friendly helpful host who responded fast when needed and stored out luggage when we arrived early was really appreciated. If you plan on eating at home very often you’ll want to ask for some more plates/bowls as there wasn’t 4 of each. Some light from an outside streetlight can be seen at night so bring an eye mask if that bothers you, it didn’t bother us and we slept great.

Location is perfect with super easy access to Nippori station (for both Yamanote line, and Keisei skyliner to Narita airport), as well as Sendagi metro station. plenty of cool resturants, eatiers, and supermarkets within few minutes walking distance. The property is super cute, exceptionally clean and comfortable, and the area in which it is located is so laid back, we spent countless hours just roaming around. We will definetly stay here when we are next in Tokyo.

It’s perfect for our family. Large spaces with functional washing machine and kitchen. Children love the bathroom. There’s light through the windows so you don’t sleep in a very dark room.
