- Hiten (9/5): - I had a fantastic experience here last week. The staff were outstanding—friendly, professional, and always ready to help. The location couldn’t be better, right in central London with easy access to transport links and plenty of dining options nearby.
The apartment was spacious, spotless, and very well equipped. The full kitchen made self-catering simple, and the air conditioning was a lifesaver after a day exploring the city. Great value for money compared to similar properties in the area.
Other positives: reliable Wi-Fi, comfortable bedding, and a quiet environment despite being so close to everything. Perfect for both short breaks and longer stays. I would definitely book again!

- Scott and Nancy (4/5): - This apartment is so worn out and ridiculously hard to find. The hotel several doors down is the check in spot, but you’ll have to struggle to find that information. The listing photos are very old and not an accurate representation of the flat- there’s so much wear and tear, it’s a bit shabby. There are doors to the front and back that would be pleasant if they opened and there was trash and dirt everywhere outside. Breakfast isn’t even included despite the high price of the flat.

-Kitchen did not have cooking pans, soup bowls, limited eating utensils, no cooking utensils (I ended up purchasing at Argos nearby)
- Flat #4 is only accessible by stairs
Overall, our stay was great. I would recommend it to families. It was really nice for getting around since it was across from Paddinton Station. There are several restaurants (Italian, Lebanese, British, Steakhouse, Mcdonald's, coffee shops).

Also a top floor apartment means a nicer view of the park across the street. A tiny apartment with an AC unit that rattled loudly all day. The lack of an elevator to the 4th floor requires an huge effort to move luggage around.

- Susan (3/5): Poor - It was very close to Paddington station (where the Heathrow Express leaves from) and since I was needing to be on the 6:55 train, it was very nice to be so close. Where to start? This was a really awful place and the fact that it was so expensive was quite frustrating. To begin with, you have to pick up the keys from the hotel a few storefronts away but it doesn't say that anywhere in the instructions I got. Apparently, the hotel owns this apartment, which is located in a dismal building that reminded me of a New York tenement house. Narrow, dark and dirty stairwell and no lift to get your bags up. The toilet barely worked. The bathroom is extremely cramped. The kitchen is very outdated. The twin beds are in the main room and take up most of it. The other apartments are apparently rented long term to families with small, screaming children. It was bad enough that I asked for a partial refund (denied) or a room in the actual hotel (we would have needed 2 rooms and they did give us one). It was the most expensive place we stayed in on our trip and by far the worst place. Consider finding some other place to stay.
- Sid (3/5): Not great stair access difficult and a ccomodation very basic and dated - Access to the flats is via very steep and narrow stairs. Luckily we had an overnight bag but it would have been almost impossible to carry a full size suitcase up the stairs unless you are very young and fit. The arrival instructions are very poor the address is a locked front door with no signage. We had to find the booking for a number and someone came from a hotel a few doors down. We were not shown where to go just given a front door key. The facilities are very dated and basic.

There was a car park nearby (54 pounds for 3 days). We could leave our suitcases at Indigo Hotel for free. There were only 3 chairs (it’s an apartment for 4 people). Just 1 glass in the cupboard (enough cups for us 4). The livingroom/bedroom was next to the main street so it was a bit noisy during the night. No instructions at all that the key should be collected at Indigo Hotel!

- 229mauricef (10/5): First trip to London - I would highly reccomend these apartments to stay in if your going to London. They were of the highest standards. The staff were just so lovely and friendly. It is a short walk to all major bus and train routes and Kilburn, Queens Park kensal green all within easy access. - JULIAN (6/5): - Booked a 1bd apartment for our family almost 8 months ago. Confirmed with the property a week before arrival. When we showed up our reservation wasn't available. Amazingly bad coordination. However they did attempt to make it right with 2 separate hotel rooms, free breakfast throughout, and free laundry. We are lucky that our teenagers were old enough to be trusted in their own room otherwise this wouldn't have been good enough.
- Don (10/5): A nice flat for the family - The front desk staff were wonderful. We stayed in one of the Flats/Apartment next to hotel. There was plenty of room for all four of us. A nice small, but functional kitchen with refrigerator and appliances for cooking and a washing machine that came in very handy. The beds were comfortable, two bathrooms, and just a couple minutes walk to Paddington Station. So it was so easy to connect to transportation to get around. The only negative was the Flat needed a few minor repairs to flooring, and some non-slip material for bathtub/shower. It was a nice tub, but very slippery to get in or out, or even just to just stand while showering.
Overall, a very good stay. And we would enjoy staying again.

Proximity to the main hotel was also good. The main (double) bedroom was incredibly noisy - there was a ventilation fan that went off for 20 minutes about 2-3 times an hour all through the night and we didn't sleep at all.
I raised this with the hotel reception and received an i'm sorry we'll look into it but nothing else.

- Tracey (4/5): Not good - Rented a flat, not a hotel room. Staff was very friendly. Flat was in terrible shape. Broken furniture, toilet never flushed properly, bathroom sink wouldn’t drain so sink filled up while using it, shower floor is cracked and clearly water damage in hall with lifting wooden planks. Mattresses were very uncomfortable and super firm. Kitchen worked well. Windows are thin so the unit was extremely noisy starting at 5 am until well after midnight with street noise and voices. I could go on. Good location. Overall not worth it.

A bonus is that there are four proper beds rather than a sofa bed in the living area. Check in was smooth and the staff helpful. We will definitely consider staying again.

Friendly staff at hotel reception desk (used for check in) nice range of refreshments for guests in kitchen Three flights of stairs. Decor a bit tired. Flooring in hall broken - bit of a trip hazard. Same with shower tray which felt unsafe to stand on.

- Jonas (1/5): Bad - We booked the apartment to spend a week together with our grandchildren. When we were about to check in, we received a vague message that there was something wrong with the "smoke alarm". Instead, we got two small double rooms at the Indigo hotel. Unfortunately, we never got the apartment, but the whole week we had to split into two small double rooms and the week was definitely not what we had agreed on.
If you are going to book this apartment, ask for a written guarantee that you will get the apartment in advance, because we got the feeling that this was a good idea for them to get reservations for the hotel instead.
As we made our dissatisfaction known, they finally agreed to a certain cost reduction, but it was basically not what we wanted. We wanted an apartment so everyone could be together with our grandchildren.

We booked a two bedroom luxury apartment and got a one bedroom very very dirty ( as you can see the pics) and the added single beds into the open area next to the kitchen! This apartment was very dirty and the property owners misrepresented the facilities.

- Steven (3/5): Horrible customer service, never fixed the broken air conditioner, never cleaned, great location - The location was great, only a block from Paddington Station. We also had privacy. The air conditioner in the main living area never worked. We told the desk immediately and daily and, every day, they said they would fix it the next day. They never fixed it. We stayed during the heat wave so the A/C was critical. They never cleaned the flat during our 8-night stay despite telling us they would. There were other smaller things wrong that I will not list here. We are disputing charges and, to date, they will not give us an itemized bill, despite repeated requests over the last month. My last two emails over the last two weeks have gone unanswered. We contacted their parent company, IHG, who apparently could not get 12 London Street Apartments to cooperate either because IHG recommended that we file a dispute with our credit card company, which we have done.
- Elirzerfox (8/5): Very good - The location is perfect . Close to transportation in every direction. There are plenty of restaurants and options under the hotel. There is a cute garden to drink morning coffee and freshen up The rooms are crowded and stuffy. A bit outdated

Asked Reception for an additional Wash Cloth for the kitchen - they didn't bother. Mouldy shower curtain. AirCon in main room broken. Fan in both bathrooms broken. Kitchen was not clean. Two of our kids had a severe reaction to the level of dustmites.

2 toilet rolls for 4 females staying 4 days, and only 3 towels. (4 names on the booking)
There was not enough plates/bowls/cutlery in the kitchen.
The staff when we got hold of them, (as they reception and phone numbers listed were for entirely different buildings) were helpful, although had little knowledge of the apartments. They seemed to be more for the hotel indigo close by. They did move us apartments. Marginally better with a washing machine, but still very poorly equipped kitchen.
The location was perfect, but for the money we spent, the apartment was a big let down. Won’t be staying here on our next visit!

- Verified traveler (4/5): Badly in need of cleaning and minor repairs - Well situated and very quiet, particularly in the bedroom, this place could be so much more with a proper cleaning (first and foremost) and some very minor repairs. I am no neat freak, though sweets rappers left lying about by previous guests, piles of dust atop the wardrobe, filthy corners and dishes put away after having not been washed properly were together really a bit much given the association with Mercure hotel chain. One set of blinds in the sitting room did not work properly, the fire alarm in the sitting room/kitchen had been removed (which is presumably a fire code offence) and the spin function on the clothes washer was (slightly) defective. The flat was equipped with just the one roll of toilet tissue - for a five-night stay. On the plus side, additional to the location and the quiet premises, the Mercure and adjacent hotel both had good exercise rooms by the standards of smaller hotels situated in central London.
- Jo Inge (10/5): Great value for money! - These flats are so central, literally just outside of Paddington Station. They are spacious and the amenities are all in good working condition. The staff at the Mercure Hyde Park Hotel are all so friendly and helpful. The price is also very reasonable.
- Verified traveler (2/5): Do not stay here - Absolutely filthy apartment even though we waited an extra 30 minutes past check-in time for the room to be ready. Found large amounts of drug use items plus crisp packets plus dirty dinner plates under the bed. Entire place stunk of cigarette smoke. Pubic hairs on the bed so linen had not been changed. Dining table fell off and landed on my foot severely bruising it. Had to go back to reception and request the apartment be cleaned “ again”. Noisy due to the road and old windows. Window blinds broken. No curtains so room too light to sleep. Requested wake up call that I did not get. Horrible place. The worst hotel experience I have ever had.

We were particularly impressed that Sarah had gone out of her way to make sure that there were plenty of gluten free options available at breakfast for my wife who Coeliac disease. The house is in a great location and the room was spacious and luxurious. Free parking was a bonus and the house is right in the centre of town with all local amenities in the doorstep. We will definitely be visiting again.
- pomcam (10/5): amazing - We had a marvelous stay at no. 12, meals were incredible. We felt so at home at the hotel. There is a nice backyard where we brought our refreshments & appetizers to. It was a lovely break in our day. The rooms very clean & quite. By far the best place we stayed at in the cotswolds. It is in walking distance of Cirencester.

Ideal for visiting the south Cotswolds, including Westonbirt and Highgrove. We had a beautiful room, delicious breakfast, and we highly recommend it. We would love to go again.
- louisecF8463QY (10/5): A sublime stay.....highly recommended - What a perfect place to stay. Sarah made us feel very welcomed into her beautiful home, which is timeless and elegantly decorated.
Our room was extremely large, with a exquisite clawed foot cast iron bath within it. This was a beautiful feature, and I thoroughly enjoyed relaxing in it after our day exploring Cirencester.
There is a delightful lounge for guests to use, as well as a wonderful walled garden at the back of the property.
Breakfast was also delightful treat, with some lovely choices. Fresh fruit, yoghurt, stewed fruit with yoghurts etc....I had poached eggs on toast whilst my partner had a delicious full English.
We wouldn't hesitate to stay again. Our only regret was that we only stayed for one night.......Thank you so much Sarah on all your invaluable tips and advice given too :-)

- alexbX1725RC (10/5): Perfect place to stay for the perfect weekend - We only stayed one night but we were pleasantly surprised. The room was huge, with the biggest, comfiest bed I think I've ever slept in. Everything was immaculately clean and tidy. No.12 is also in the middle of town with all the restaurants and bars on the doorstep which is very good but we could not hear noise from the room. Sarah was a very good host I could not have asked for more. Her full English breakfast so well cooked and tasty I wish I could have eaten more.
- 984nikkik (10/5): A Sparkling Gem! - What a wonderful find in central Cirencester! No 12 is an excellent Bed & Breakfast. With just a few rooms, you do feel like you are staying at a comfortable home with a lovely hostess, Sarah. Our room was large with two bathrooms, one with a large claw foot tub& the other had a shower. We also had a bedroom with a king bed that faced the garden. Also, a small lounge with two day beds. All this space for the two of us!
Add to this, secure high speed internet, tea service in the room, a dedicated parking spot not far away & all your bases are covered! Oh, and I can't forget breakfast! A culinary delight! Truly the best breakfast we have had in our many trips to England!

- ratherbeathome (10/5): Elegant and undestated - We stayed for a couple of nights in the suite and this is a really special place. It's a beautiful house located a moments walk from the centre of town, but still quiet and very restful.
The suite has 2 bathrooms (1 with shower and the other with roll top bath and both with wc) and, as well as the main bedroom, it has a smaller room with a couple of day beds. This also houses all the tea and coffee making kit so you can make the morning drinks without disturbing your better half. As well as fresh milk, incidental treats left in the room included chocolate-dipped apricots and beautiful chocolates.
The bed was vast and very comfortable and the room has plenty of storage.
However it's the food that really makes no 12 a bit special. The range and quality on offer for breakfast showed real care and creativity. There was a comprehensive and beautifully presented variety - a wide range of cereals (including gluten free options), yoghurt, fruit, seeds, nuts, cakes, pastries, warm baked apples plus a superb full English cooked breakfast with excellent ingredients and presentation. All in all some of the best breakfast we've had anywhere.
Sarah's enthusiasm and attention to detail is evident throughout the whole experience and I doubt you'll, find a more welcoming or comfortable b&b in the region. Very highly recommended.

- lukejarvis015 (10/5): Could not have asked for more! - My wife and I recently stayed at No. 12 for our honeymoon and enjoyed an extremely relaxing and memorable stay.
Everything about our stay here was just brilliant. The room we stayed in was so comfortable, with a huge bed, comfortable sitting room with some lounge chairs, and two well sized bathrooms.
Each morning we looked forward to going down to the dining room to enjoy a beautiful spread of breakfast, including a wide range of fruits, yoghurt, cereals/muesli and other healthy options. We were then able to request a cooked breakfast and that was accompanied by delicious toast, croissants and other sweets. The breakfasts served at No. 12 were to such a top standard and we could not have asked for more - we really looked forward to this part of the stay every morning.
We were warmly welcomed by our host and always made to feel at home and extremely comfortable.
Our stay at No. 12 was just brilliant. Everything was so well taken care of, comfortable and enjoyable. We could not ask for more and would definitely stay at No. 12 again.
- Kate2019SA (10/5): Wonderful home from home - We stayed for two nights over the Easter weekend, aiming for a few days of peace and quiet. No. 12 is the perfect place for that. Beautiful house decorated in serene period colours. Sarah is a perfect hostess: she answered any questions, advised on places to eat, offered cups of tea and even whisked away sodden raincoats. Her breakfasts were a great mix of imaginative tasty healthy treats to the obligatory full English. Would definitely recommend to anyone. Wonderful place to explore gorgeous Cirencester.

Tea and coffee were offered when coming in from the cold, a wide selection of breakfast in the morning cooked to order.
Secure off site parking as well.
- Tinaonholiday2014 (10/5): No.12 for a relaxing weekend - Beautifully furnished room and very spacious bathroom. Wake up cup of tea on tray left at the bedroom door by Sarah is very welcome, in lovely large china cups. Breakfast was plentiful and again presentation perfect. You felt more like a house guest than a paying guest, No. 12 is located close to the centre of Cirencester so not far from the restaurants and shop.

Can't disagree with that after yet another delightful stay at what surely has to be the finest Boutique B&B in the Cotswolds. Our host, Sarah, has made our three visits to No12 memorable every time, she is so helpful and accommodating that nothing is too much trouble.

Would definitely recommend as an option if your looking for a central place to stay in Cirencester.

- Pollypoppet82 (10/5): Beautiful and homely B&B - Stayed at No.12 quite a while ago but whilst writing another tripadvisor review today I remembered that I should do one for No.12 as we had such a wonderful time there. Excellent and easy to find location. Easy to park. The house is absolutely beautiful, decor is elegant with beautiful furnishings in the bedrooms and communal areas. Spotlessly clean, wonderful comfortable bed with lovely linens, gorgeous garden views, furnished with beautiful antiques. Breakfast in the lovely dining room was wonderful - freshly prepared local ingredients, as well as home made compote. Our hosts were lovely people, welcoming, warm and kind. I cannot recommend this lovely place enough and should we return to the area we will definitely be returning of course! Thank you!!
