- Enrique (4/5): Buenas ubicación... Horrible habitación... - Por quedarnos con algo bueno del alojamiento, diría que está bien situado para utilizar el transporte publico y llegar al resto de sitios de interés de Roma.
El resto es un absoluto desastre... La cama era como un artilugio para torturar espaldas y las almohadas nos dejaron el cuello hecho polvo... Los elementos del baño estaban en bastante mal estado, especialmente el bidé que perdía agua constantemente. Si tenéis posibilidad, buscar un sitio mejor cuidado.
- Markus (2/5): - The room was not clean at all when we arrived. I asked host to fix which he did couple of hours later. He promised us compensation but he has been offline ever since.

- DONGMIN (2/5): I don't recommend it - It says room cleaning service every day in introduction, but the housemaster didn't think about changing the towel. We stayed here for 5 days and kept talking and changed the towel on day 4. If you contact the housemaster because you feel uncomfortable or need anything, he won't respond.
- Fredrik (8/5): Good value for money! - Nära stationen, vilket vi gillade då vi skulle resa vidare med stora väskor dagen efter vår vistelse. Alessandro svarade på våra frågor även utanför hans working hours, vilket ju var väldigt snällt! Ganska basic, bra pris, men lite svartmögel i duschen.
- Victoria (2/5): - This property should honestly be taken off of Expedia. The bathroom was filled with mold: shower, floors, ceiling, toilet, etc. My fiance and I were not able to shower due to 1. The mold & 2. Absolutely no hot water.
Our second issue was the television being completely broken. Missing the clicker needed to actually make the television function. When I notified the listing person about this, they said they would “notify the owners”. No one offered to come fix it, and we were ultimately left with no TV the entirety of the stay. Keep in mind, it was 102 degrees in Rome, so we spent much more time in this dark, smelly, dirty room with no Tv than we wanted to.
Oh, and there is no physical key to get in and out of the property. It is a virtual key you have to access through a link on your phone. In other words, you better hope your phone has service and is fully charged otherwise you will be locked out of the place. The absolute icing on the cake was when we opened the cabinet to grab a blanket before bed, only to find 3 dirty, stained blankets with who knows what on them. I am feeling so disgusting after staying here and will make sure to tell EVERYONE i know to avoid this listing like the PLAGUE!

設備に問題は無いけれど、洋服を手洗いしたら2日乾かなかったので、洗濯はしない方が良いです。エアコンの効きが悪いのか天井が高いせいなのか、そこだけが不満でした

- Alexandra (2/5): - Bad check in instructions. Phone number on booking is for someone who said they dont manage the property. We then got a random call on how to check in an hour later. Room had ABSOLUTELY NO hot water. AC/Heater in the room doesnt work. Contacted the property and they "sent" someone to fix. They then said the person wasnt an expert and couldnt fix it. Bed is EXTREMELY uncomfortable. Would never recommend this to anyone and seriously think that Expedia needs to remove this property from their site. Property manager admitted to us on Whatsapp they knew about these issues and refused to give us a full refund. We only stayed another night since they said were sending someone to fix the issue but didnt. Still fighting expedia to get refunded for this horrid experience. STAY AWAY FROM HERE.

- AMANDINE (4/5): Mécontents et déçus. - Séjour vraiment moyen au B&B. Un accueil très moyen avec une pauvre vidéo à l’appui pour nous montrer le procédé pour récupérer les clés et rentrer dans l’appartement. Frais supplémentaires pour arrivée après 20h.
Mauvaise isolation : bruits insupportables
Pas d’eau chaude, elle était tout juste tiède.
Pas de possibilité de laisser les bagages à l’hôtel pour profiter de la dernière journée. Nous ne recommandons pas.
- GenericTraveler123 (10/5): Very pleasant stay, great location and service - We rented two double rooms as a family and stayed 6 nights. The apartment is tucked inside at the back part of a large residential building, only one flight of stairs and there's a small lift to carry your luggage up. The computer at the common reception area is free to use. Rooms are spacious enough. French windows or balcony gives the view of an empty interior courtyard. Our rooms had a separate toilet stall with a bidet, but the shower and the washbasin were part of the room itself; one has to be careful with water spilling / splashing out. The staff (Marta and Roberto) are very warm, friendly, hospitable, accommodating and communicative. They gave us tips to visit different parts of Rome, cautioned us against stuff and remained in contact through phone and whatsapp. Complementary wine and candies were a nice touch. Rooms are cleaned, towels are replenished and beds are made every day. We even got a portable electric stove when we expressed the need to cook. Having a decent Indian-Bangladeshi restaurant right across the street, literally 30 seconds away, was a major advantage in this regard. The communication with the staff was always positive. Taxi service to the airport was arranged by the staff as well. There was a portable electric heater to warm up the room when the night temperature went sub-zero. There was a counter with a high chair to write/use laptop on. A mini-fridge to keep some food and drink handy. Large comfortable bed. A clean, cozy, warm, friendly stay feeling safe, secure and looked after all the way. The location is a major plus point. Train station, the shopping mall in it, laundromat, cafés and restaurants, metro station, all within 5-10 minute walking distance. You can literally walk up to many of the major historical sites within an hour, if you are willing to walk and soak in the city. We took the metro often at night because it was quite cold in Jan.
- 715ferdyj (10/5): Perfect location, perfect hospitality in Rome - Martha is so nice. She gave us a suggested itinerary to explore Rome in 2 days and it was so detailed. We followed her and it turned out that we covered all the most visited points of interest in Rome. Bravo!! She also lent us a guide book about Rome, so that we understand exactly what each place is about. A complimentary bottle of wine was also provided. Computer is also provided in case you need to print something during your trip. What an excellent service!!
Location wise: perfect, only 7 minute walk from Roma Termini Station. You can even also walk to Colleseum in 20 minutes.
Cleanliness: perfect, cleaning service is done every day just like staying at a hotel.
Breakfast: choice of croissant and coffee/tea are provided at a bar, but you need to walk a bit, not a problem at all.
- P3209QDmarym (10/5): Another amazing Italian service - Last year we stayed in an apartment near Florence railway station and felt very pleased that we had found a great little place to stay close the city with an amazing host. Well we have done it again. Be First is so close to the Termini Station and many of the sights of Rome, the hosts Roberto and Marta went above and beyond what you could ever expect, the rooms (we experienced 3 different ones as we came and went from Rome) were all clean and tidy with complimentary wine and water and a continental breakfast provided at 2 local cafes. There was nothing not to like
Would most definitely stay again and recommend - perhaps book the studio if staying for any length of time. Thanks so much Roberto and Marta.
- sergey_il (10/5): Perfect place for nice budget vacation in Rome - Good location, nice room with everything what is required. Very friendly and helpful hostess Martha. Air condition in the room was a huge deal because it was extremely hot those days in Rome.
The only one small flaw - the refrigerator in the room was noisy and didn't cool weel
- markuss272 (10/5): Excellent - Very nice people, Marta had a lot of advice for us. Comfortable and clean. The (included) breakfast was served in two neighbored bars, which was great too. Metro station is very close, Termini within 10 minutes.
- rtcfix (8/5): Second visit just as good as the First - I can really only say what I said in September. A great little place to rst your head when you see Rome. Location is great... you can walk almost anywhere in Rome from there, from the Villa Borghese in the north, Basilica San Giovanni in Laterno in the South, Piazza Navona in the east are all accessible. Marta was as helpful as always. And Rome wasn't as crowded, though a bit chilly.
- 559cansuz (8/5): Wonderful place to stay - We stayed there for three days and really liked.The hotel is close everywhere train station,collesium,restaurants.Marta who is very kind gave information about the city and hotel.The room was cleaned everyday,there were hairdryer,clean towels,soap.Great breakfast but you can not eat salty things just sweet and drink.You will get what you paid.Highly recommended:)

Very clean and spacious rooms with everything you need (tv, safe, air conditioner, towels, hairdryer, kettle, mini fridge, etc.) Private bathrooms and toilets, which are clean clean clean. Free wifi and even a PC and a printer. Friendly, very kind and helpful staff. Yes, that is you Marta :). And we loved the jelly candies :))
- MarcCifali (10/5): Delighted Melbournians - Be First B&B was a cosy little start to our Italy round trip.. Marta greeted us warmly after a long delayed flight and was especially helpful at getting us settled in and on our way. It was especially helpful being able to check in around 10pm and Marta really was the greatest asset, assisting not only in person but via 'whatsapp' whilst we were on the go.. The room was comfortable, clean and accommodating for a short three night stay... The complimentary wine was most unexpected but appreciated.. The wi-fi was quick and uninterrupted during the nightly day-experience upload (for family back home)... The balcony was a nice little bonus for the purposes having the air flow in- in the evenings.. Took a while the first day to figure out how the key to the front door worked, but that's more our fault for being all thumbs.. Good places for a drink nearby are 'The Druids Den' and 'The fiddlers elbow'.. We also made a few friends down at the morning breakfast spot (called 'Miky bar').. Be sure to ask for a triple espresso to really fit in... Be first all the way otherwise you'll miss a good catch :) cheers LM&MC
- rtcfix (8/5): A Great place to rest your head - This B&B is provides small, clean, well equipped rooms at very good prices. The staff are warm and welcoming. In fact, about all you need when you are visiting Rome. Close to Santa Maria Maggiore and Piazza Vittorio Emanuele, you can walk to the Coliseum as well as San Giovanni in Laterno.

- Angeo46 (8/5): warm welcome and good location - Conveniently located just 10 minutes from Termini we were met outside the property by Roberto,who knew our arrival time as we had excellent email communication prior to travelling. The B & B is situated behind closed doors and on the first floor in a quiet street with shops and restaurants. Our room was the self contained studio apartment and a decent size with microwave and fridge, air conditioning /heating and own bathroom with shower. The bed was very comfortable and the room was very clean. The only negatives were the boiler in the cupboard which on occasions was very noisy, the bathroom sink leaked and breakfast. This was via token in a nearby very busy and tiny cafe and all on offer was a drink and pastry, no good for the gluten intolerant guest but a local supermarket provided us with alternatives. If Roberto ever gets fed up with his current job he would make a fantastic tour guide. He personalised a visitors map with the do's and don'ts, advising us to avoid the transport as we would see more on foot and he was right.Just take very sturdy shoes as the cobbled pavements are unforgiving and take care when crossing the roads.The room also came with a safe and you are issued with keys to the room and the building.On departure day we were given keys to the building and reception area where our bags were being stored.Overall a very positive experience
- petruv (6/5): Promises, Promises but not delivered - Be First B&B Rome is conveniently located close to Termini station.I booked a room with balcony showing a picture of the balcony with table and two chairs.What we got was an average sized room with no balcony.It was clean.One thing that made it very inconvenient was that the wardrobe hanging space was totally out of reach, so high! We had to hang our clothes outside. The bathroom was modern but had a plastic curtain which kept clinging to you, which made for an unpleasant shower experience and also wetting the bathroom floor.Although it was advertised as having free toiletries and coffee, tea and even snacks, there where but 3 teabags, and NOTHING else! After a long train journey we craved a cup of coffee and when asked Simone who checked us in said "sorry,all finished".The next morning I again mentioned that we do like a cup of coffee last thing in the evening and we (two woman) did not want to go out as there was an attemp to mug us in broad daylight on our way between the station and the B&B.He promised he would get coffee and it will be in the room when we return.When we got in late afternoon still nothing.The owner Fabio had lots of promises that he would give great advice on getting around in Rome but we never saw him at all and booked a hop on hop off bus tour.
- Susie1977s (10/5): Welcoming, comfortable and close to centre - We were welcomed by Roberto, who showed us where everything was and gave us advice on Rome. The room was comfy and clean, we also had a wee balcony which was cute! Breakfast was at a wee coffee bar just down the road and was lovely. We actually booked an extra night here as we loved it so much!
There is a multi-storey car park very close by so you can park your motorbike safely.
All in all a lovely B&B and we will be back!

Place is clean. Metro and Termini are very close. Great position to go anywhere in Rome.
Had a liitle problem with hot water in showers, but noting big.
- AstridR996 (10/5): Just perfect! - Easy to reach from the main railway station, safe neighbourhood and within walking distance to everything. The rooms were nice and clean as well. We stayed just one night, but would not have hesitated to stay longer. When we arrived we were met and given lots of information in a friendly and good manner, this helped us a lot. Great value!

- HemantRaste (10/5): Very Good Choice - We had booked Be First for 2 nights in June'14 and after experiencing it fell we made the perfect choice. The B&B is located so close the Vittorio Emanuele and also Termini that we just walked. Simone was standing outside to greet and take us inside. We where very pleased with the welcome and information given to make the most of our 2 days in Rome. I would definitely recommend this B&B to all. The rooms are a bit small but comfortable and manageable considering you are staying in ROME!!
- TahirH364 (8/5): Fabio is great and we loved the apartment - Reserved the BnB through email for 5 nights. The BnB was not available for the first 3 nights so Fabio offered a solution, he offered us a private apartment close by and then 2 nights at the BnB. Fabio was constantly intouch with us and guiding us on how to get to the apartment. The day we landed in Rome, he was waiting for us at the apartment and we made it there easily as he had directed us well. He is great help as he greeted us very warmly with his mom there. he showed us around the apartment and also took us for a short walk to the BnB as well. Fabio thinks things through. He had fresh fruit on the table and the groceries available in the kitchen for us. He guided us on the places to visit on the map and was intouch throughout for any additional help. we loved the apartment as it was like being home. The apartment is in a very good location, has a private patio and lots of restaurants on the door step. Equipped with most amenities that you will need for a short stay. TV, microwave, Computer, amazing blazing speed internet. Very safe also. We then moved in to his BnB for the last 2 nights . The BnB is also very good and we were given a large room with all the amenities . The breakfast is served at the café at the end of the street and is simple pastry and a coffee. I would recommend the Bnb as its very close to the Termini, and very nice and clean. Besides all, Fabio is great and he acted as If I had a big brother in Rome guiding me through. I will definitely stay at this establishment again
