• arezo (8/5): - I stayed in the executive suite - the space was big and comfortable and clean. The location is excellent - very central but in a quieter and more leafy part of Bangkok. The suite had a lovely energy. There is no lift and the executive suite is on 3rd floor, so with suitcases it can be challenging. There is no reception and no one to help you with your luggage. There was no coffee machine, despite being advertised as having a coffee machine. Wifi works sporadically. TV was not working. There are some issues that need to be addressed, which makes the value for money questionable. However, it is a lovely space and I enjoyed my time there.

• Yi hsin (5/5): Overall, the lack of communication caused significant stress and disruption at the start of our trip - • Good location • The cleaning lady was kind and helpful, even though she spoke limited English ⚠️ Important Communication Issues – Please Read Before Booking We arrived at the property around 9:00 pm and were unable to reach any of the property owners at all. We assumed the guest portal would provide check-in instructions, but no access information was shown. Unfortunately, the nearby 7-Eleven had sold out of SIM cards, so we could only rely on international roaming to try contacting the property via WhatsApp and Booking.com. We spent almost two hours attempting to get in, with no response. Eventually, Booking.com customer service issued us a refund, and we had to walk to a nearby property and book an emergency check-in close to 11:00 pm. The owner of that property told us we were the second group of guests experiencing the same issue. The next day, after purchasing a SIM card, we managed to call the listed number. The lady did not apologise for the inconvenience and simply provided the door codes over the phone. As we didn’t want to waste the first day of our trip rearranging accommodation, we agreed to check in on the second day. Warning to future guests: Please make sure you receive all check-in information before arrival, and be prepared to have a Thai phone number, as communication is extremely difficult otherwise. The signs are small so it’s not obvious where the hotel is, and when you arrive there is no reception. We had to phone the number I had on booking.com to speak to the proprietor and he asked me which room I was in, which I didn’t know because I wasn’t informed. So I think there was a communication breakdown which, ultimately was easily resolved. I only wrote this to help others who book into this hotel. Overall it was a great stay. Thank you B House
• Elaine Nu Huan (1/5): Bad service. Compromised safety. Wouldn't recommend. - The bedroom was clean, and the bed and pillows were very comfortable with just the right firmness. The service from the host completely ruined the experience, which is why I rated this place 1 star, despite everything else being fairly okay. The single star was given solely for the cleanliness and the nice layout of the property. The host did not send us the PIN code for the main door either before or on the day of check-in. When we arrived, we were stuck outside the house for a good 30-45 minutes. We tried calling the number listed on Booking.com, only to be redirected to their Facebook page to find another contact number. We called, but no one answered. After reading reviews, we discovered that guests were supposed to contact them via Instagram instead. About 10 minutes after messaging them on Instagram, a lady finally came to open the door and provided us with the passcode. We were honestly very close to booking another hotel. The door itself also felt unsafe, as it opened by itself twice during our stay. We had to figure out on our own how to stop the digital lock from beeping and ensure the door was properly locked. When we asked for the Wi-Fi password, they took a very long time to respond. We also reported that the hairdryer was spoiled, but never received any reply at all. Overall, the service was terrible and made this place a complete waste, despite its potential.

I also hit mine but not as serious. Some safety protection or cushioning should be installed or adhered to the concrete base.

• Jason (1/5): Horrible follow up, condition not as seen in posted pics, no ac - Location, attendant was a very nice lady (not the owner though) Amenities were not as described, condition of the property was not as presented in the pics. Signs of black mold in shower, cracks in walls, silver duct tape over holes or something in the wood floor, 4 flights of stairs that weren’t as bad as it sounds just unexpected, and finally ac dumping water into the room and could not get anyone to respond. After requesting a cancellation told verbally on the phone (attendant called and got the owner to answer) was told I would be receiving a refund for 4 days we were unable to use the property due to ac not working. Nothing but runaround after, they don’t respond to customers or from booking.com resulting in me receiving not compensation at all. They should not be allowed on this platform. Had to pay for another hotel as this was unusable.

Shower works very well and so does the tub which is rare in Thailand, usually the water isnt hot enough but it was here. The ac was terrible, barely worked. The room was worn down and felt old. Had a old musky smell. Potentially mold.

The only problem was the lack of communication with the staff. I felt that I had to ask about check in details, and I called the apartment at least twice. This area of communication with customers could be 100% improved.
• Poh (10/5): King suite is really Comfortbale, accessible and spacious - The unit wall near shower room and kitchen basin need to be touched up. And utensils such as drinking glasses and wine glasses need to be topped up. We only found 1 wine glass. Other than that we really love the apartment, the vicinity to Bts, and the neighbourhood. Hope this place will be well kept and will return again.

Incredible walking street with great selection of morning street food stalls. The attendants at the stay were incredibly nice, though communication with host before arriving about check in was difficult. No response regarding the possibility of early check in (noon instead of 3pm), until just before the original check in time.

If I was aware about that I wouldn’t have booked it as we couldn’t sleep for 3 days and the host was unresponsive about this issue. I messaged them twice and I didn’t receive a response nor an apology. There’s no lift as well and you have to climb up 4 flights of stairs. Toilet paper wasn’t provided for the right amount of guests. The roof also started leaking when it was raining and the bathroom was full of rain water. Tried calling the host 3-4 times about the noise issue but no answer, my call was only answered once on the first day and once on the last day about checking in and out.

• John (8/5): - We really enjoyed our stay at this property. The rooms, beds, space, and property are much smaller than portrayed in photos. The photos during booking give a sense of space and common areas like a roof top lounge; however, once you get there you realize it’s more like an apartment and you only have access to your small unit. That being said - small was not a bad thing for 3 close friends because it made hanging out in the room together fun unlike being separated in big space. There is no front desk or anyone to talk to for help. For example, we could not even find a contact number to request the wifi - lucky we had our own wifi hub. This property is in the best walkable location in Bangkok in a quiet safe neighbourhood with an amazing restaurant across the street serving all your favourites. It even has a dog park to hang out at which for me was amazing because we had to leave our dogs behind at home with friends for this long trip. We recommend this property to everyone!

Zero response from messages I sent Room smelt, cockroach in room, so we had to go out and buy air freshener and cockroach repellent straight away. Hot water kept cutting on/off in shower. Paint flaking off walls in various places. Nobody cleaned/changed towels for first 3 days!

Everything placed perfectly to fit the space so that it doesn’t feel too cramped with 4 people with huge luggage each inside the unit. • Dinna (9/5): Nicest place I've ever been in Bangkok - The location was very nice. 7eleven just 2 mins walking, BTS Thong Lo and Phrom Phong took only less than 10-15 mins walk. So many cafes/restos/food stalls around the neighborhood. Thai massage parlours were also nearby. We really love our unit. We booked the presidential suite (Frances) We love the uniqueness, simplicity, modern design of the Frances unit.It was like we have our own tiny apartments 😍 because it was on the ground floor and separate with other units. Fyi, it was the 3 of us staying there. The amenities were in a good standard, enough if you're okay with just a simple amenities. The communication with the manager were all good (in English). We exchanged messages through the number on this app which turns out was a whatsapp number, so every communication were just going so well from the day we checked in until checked out. We can put our luggages there before/after checkin/checkout. They will give us a passcode to open the doors for checking in. Another info we need to put here is this apartment consists of only 4 rooms as I remembered, and they dont have lift, only stairs. You should be prepared for that, dont be misleaded because there was no info in booking.com about this. Our AC in the bedroom didn't work well. But no big deal because AC in the living room was just very fine to work for the whole unit.

This is my second stay at this property and I stayed at the Frances room this time (JK Lennon room two months ago). Frances room is on ground level, so no stairs to deal with. Bathroom was smaller compared to JK Lennon (which was huge). Room was clean and comfortable. Self-serve check in and out. This property is not for you if you need room service, concierge and housekeeping. I like it because of the spacious rooms and that the property is small with only 4 rooms. This time, I received the check in instructions only on the morning of the day of check in. A day before check in, I was a little worried not knowing when or whether I would receive the info, as I know that there is no front desk staff at the property to assist if I didn't have the info to self check-in.

Beautiful apartment with a nice tub, great natural lighting and a balcony. Very clean. Some basics things could be better. No hand soap in the bathroom, 1 roll of toilet paper for your entire stay. However it’s not such a big problem because there is a 7-11 about 1 min walk away so these items are easy to get but would be great if it were provided. The main reason that I gave a poor rating and would not recommend booking this particular room is because there is a very weird unpleasant sound non stop throughout the day and night; it occurs every minute or so. We asked about it and were told it’s the water pump from next door so they can’t do anything about it. While this is not necessarily the fault of Bhouse, I do feel that they should discontinue this room if they cannot solve this issue as it’s really unfair to those who book it unaware of this problem. I would definitely never book this room (Neil) again despite the fact that’s it’s very beautiful because there is not a peaceful moment to enjoy the room. You can’t enjoy the space or the balcony or have a nice bath because of the noise pollution. I would recommend other rooms in the building as we have stayed here before in a different room so I would book another room in future.

Essentially a self-contained apartment. Has Netflix. There is also a bathtub for the room I chose. Firstly, the advertisement was misleading. It should have been advertised as a self-help digital lock access apartment. It should also indicate the 4 rooms there, so that you can choose a lower or higher floor room. What I hated most was that I could not contact the host at the given contact number. So, it was scary to arrive in late evening, and unsure of how to retrieve access. The email on digital lock password was sent on the same day of arrival, which unfortunately I did not read in a timely manner. Even if you arrive early, you may still be lost, as there is nobody around, and you are fully reliant on the phone contact number. A big no for anyone who is unfamiliar with digital lock access. I also feel that the host/ operator should be more responsible to be able to be contactable at all times, if it wants to run a successful self-help rental apartment. Since there was no service at all after I managed to let me and my partner in, I was disappointed that there was only 1 roll of toilet paper, 2 disposable toothbrush with mini toothpaste tubes to last my 3 nights stay there. There ought to have been at least 2 rolls of toilet paper, and sufficient toothpaste tubes. As for the bed, it was the springy type, which means it will shake when your partner moves slightly on his/her side of bed. Pillow was rather thin for my liking. There are no extra pillows around.
• E.t (8/5): Satisfying experience, will consider a return stay! - The place is extremely accessible with a skytrain station only 7 minutes walk from the aparthotel. It is sufficiently clean, with the bathroom looking new and the room in comfortable condition, the bed has no issues with bugs etc. The staff did not seem to come up to replace our used towels and bed sheet during the time we were away in the day.

• Kian (10/5): Comfortable stay at a spacious and beautiful apartment - The stay at the property was a different experience than that of a chain hotel. There is no front desk, and check in was done independently via a passcode, which was convenient and fuss free. The JK Lennon room that I stayed at was spacious, clean and beautifully furnished. I love the huge bathroom and shower room! There was also Netflix available. The location is about a 600m walk from Thong Lor BTS, with lots of restaurants nearby. Outside of the check in and check out timings, I left my luggage at the common corridor, which was quite safe as it is only accessible by a few guests with the passcode to the main door and there were security cameras. I would consider this property favourably the next time I'm in Bangkok. The self check in process could be clearer and info could be made available earlier. The info is currently only made known via the booking.com message app one day before check in. I understand that it may be for security purposes to send the passcodes just before check in, but the check in and left baggage deposit process could be clearer. Being able to check in early, or leave my baggage at the property before check-in and after check-out, would affect how I plan my itinerary. Also, messages left on booking.com were not answered. I contacted the property through whatsapp. Nevertheless, it was not a big issue, just a little uncertainty that could have been avoided.

• Cassandra (10/5): More than what was expected! - The location was perfect. Tucked away in a safe & quiet alley but very near the mall, MRT and others. There are also cafes very nearby (2 mins walk tops!). Very convenient check in process as well. The bed was also very soft! There were 2 light bulbs that weren't working but opening the blinds was sufficient. Wish the table was bigger too for us couple catching up on some work.

The TV's sound won't come back after the restart. I couldn't enjoy Netflix sadly. But the apartment is spacious and clean.
