• David (1/5): If you see 22Housing in the name - STAY AWAY! - 1. The location is great. It is close to shops, restaurants and the Lotte Mall 2. They give free water so you do not need to buy one 3. The guard - the only human person I personally interacted with - was amazing. very friendly 1. The room is ok - nothing special. definitely not luxury as found in the listing name 2. The staff (aside from the guard) would either not respond to you (seenzoned) or would respond to you poorly and rudely. First time experiencing this awful customer service 3. The bathroom gets flooded every time you take a shower because the tub is not properly fitted so you end up using a lot of mats 4. WIFI is intermittent so if you are a remote worker like me - this is a big issue. 5. Worst of all - they scammed me when I extended my stay. I booked in Booking.com but then they said that they overbooked but they have another place (same amenities and layout) so I paid in Cash (they only accept Cash), however, when I got to the other place, I found out that it was just a room and not an apartment (I booked a one bedroom apartment). I told them I will just cancel as its not the same and to just give me my money back - but they refused. They event advised the guard that there will be no refund and no receipt will be issued. Booking.com is now assisting me in getting my refund as they just seen zoned my messages. So if you would like the possibility of being scammed - I suggest staying away from this company. Their name is 22 Housing and they have a few properties in Hanoi. So if you see 22 Housing, dont book to avoid any possibility of hassle. There are a lot of other apartments in Ba Dinh where the staff are nice and have integrity.

• Torben (1/5): Don’t book here! - Nothing Dont book here! After arrival we were informed that there is a water leak in the apartment. 5 min later other people checkerboard the room. When we were at the property there were also other people who did not get a room. They constantly overbook the rooms and your booking is no guarantee for a room. Please look up the Google review upfront (the reviews on booking are comparably good because they try to force you to cancel the booking so that you can not write a review)
• George (9/5): Great amenities and value, nice staff but could use some more experience - The business has more than one building, and I was moved into a newer one where everything was basically brand new. It had everything and it was very comfortable, so I loved staying there and even extended my stay for a few days. The staff is well-intended but needs to be more organized and treat their tenants with more empathy and respect. The location is good but not fantastic, as you'll be 3+ km away from the Old Centre (but still plenty of food and cafes around).

• Rakesh (9/5): Delightful stay for our family - The property was absolutely clean and fairly decent size studio with all required, infact more than needed amenities: Washing machine, Kitchen-top, Utensils, Hair Dryer, Locker, TV, Toaster, water Heater etc. The location was though slightly away from city centre, but was a good and peaceful area. The cafe around the corner of this property is quite nice with great quality coffee. Overall very satisfied.

They even have a Japanese toilet Bed was soft and was nice to sleep in Property very clean Some of the guests cant follow rules about Smoking so there were times that the smell gets inside the apartment - but this is not the fault of the host

• David (3/5): The promised facilities do not exist! No pool, No Spa, No Wellness, No whirlpool, No bar etc. - The appartment and the rooms were nice. There was a wasching machine in the bathroom. I filtered for hotels with a pool and fitness and just booked this one because of the facilities. But they don't exist. The hotel lies on booking.com about what they offer. There is no pool, no spa welness, no restaurant, no bar & no whirlpool. When I asked the hotel where these facilities are they told me the pool is the bathtub in our bathroom and the whirlpool is the wasching machine(???) The "gym" is not usable as the security officer seems to live there. And there is only one bike and a treadmill. There is almost nothing in the kitchen to cook with. Only 2 mugs and 1 cup and nothing to stir in a pan. I asked in advance if we can check-in early as our flight arrived very early and they said no problem. Then on the day of our arrival they told me it's too early and we can only check-in at the normal time (14:00). Upon arrival they told me the building was full and we have to go to another building. There we left our luggage and I already had to pay in cash. Then 1h later I got a message from the hotel that there is no room and they have to cancel our booking (even tough I already paid). Then 1h later again they wrote me that there is a room now and we can come. Then they wrote me that at 16:00 that some other guests would come to see our room. I told them no of course not I had a very long flight and was awake for almost 50h! The check-in process and the communication was just a total mess and I would not book there again. I can also not understand the good reviews here in Booking.com when almost none of the promised facilities exist and they just lie. You can check the reviews on Google (which I unfortunately didn't do), there they are more correct.

I asked staff to change my room but they said there was no other room available. I stayed in the room anyway. After I woke up I felt like I have been smoking for several years already 🫠

• Lana (7/5): Good - The location right in the heart of the Japanese quarter was excellent. Very close to a good selection of restaurants and fairly close to Lotte. The check-in, as well as the check-out, was smooth. I loved that the room was equipped with everything one may need, including AC, an iron, and a hair dryer. The place could've been cleaner. Also, I spotted two cockroaches in the room. While the big one most likely came from the outside, the smaller one might have been residing inside for a while. Not sure though. I also saw a lizard but I kinda liked it. It was cute.
