More comfy chairs in living room would be nice but certainly didn’t stop us enjoying the stay Wouldn’t be a suitable place for someone with mobility issues but Dubrovnik is built into hills so one has to factor that in

• Sarah (9/5): Stunning view from spacious home - The location is amazing. Perfect views and easily see all the towns attractions. The house is clean, comfortable and very spacious. We had a wonderful holiday, and this house was an important part of our stay. We did need to get in touch with the company with some minor queries, and they responded and sorted them out quickly. Would definitely recommend 👌 To make the house even better, it would be good if it had sun loungers on the terrace, and seats with cushions to make it more comfortable. We had been told it was okay to check in early before we arrived, but this wasn't communicated to anyone on the day (although we still got in, but the very helpful cleaner was still around).

Estancia con lavadora, secadora y plancha estupenda para dar un agua a toallas y ropa. Dos habitaciones dobles de lujo, una habitación doble un poco viejo el colchón y un sofá cama justito también. Poca potencia de luz para cocinar. La casa es muy cómoda y muy agradable, estuvimos 8 personas y la experiencia fue excelente El garaje es grande y perfecto incluso para furgoneta familiar como la nuestra, importante porque aparcar por allí es complicado Poca potencia de luz, se saltaba muchas veces.. • John (8/5): House is amazing -- parking, management, communications and logistics not so much! - The property itself was great - amazing house in a fantastic location for exploring old town Dubrovnik. The balcony overlooking the city was an amazing view. The rooms were perfect for our family vacation. Know before you go: promised parking may not be; initial move-in logistics may be difficult due to house location; and management communications are very poor! The management and communication leaves significant room for improvement. The listing said parking off-site included. I asked multiple times prior to our departure for a location to park my vehicle with no response. House is located on relatively steep stepped pedestrian pathways (which is not mentioned in the listing) -- I asked multiple times for the best location to unload our luggage for checking in with no response. I reached the property agent when 2 hours out and asked again about parking location -- initial response was a parking lot 30 min away -- UNSAT! I complained that our booking included parking and after some time, she told us a garage at the top of the stairway was available (apparently from a friend). The next day, the garage opener fob stopped working -- upon notifying the agent, she recommended replacing the battery!! (NOT THAT SHE WOULD DO THAT, BUT THAT WE SHOULD!!) After spending multiple hours trying to located a store to get a battery that would work, we finally got access to our car. Again, management and communication are not their strong suits!!

• Ona (9/5): Perfect location, plenty of room, lovely home, back garden, fantastic view - Perfect location. Plenty of room for our family of 7. Lovely view. Dishwasher, stove, full size refrigerator. Difficult to locate initially.
• Laura (7/5): Great location, but needs a bit of TLC! - Great location, next to city walls. Lots of steps and not accessible by car but that was fine for us. Close to the beach, shops, food places etc. Views from the balcony were stunning. Exceptionally clean. In need of modernisation. Clean but very dated inside, needs some TLC. Plug sockets hanging off walls and sparking, bedside lamps dangerous, wires had been taped together and smelt of burning. No bed sheets on beds on arrival, had to go searching for them. Not enough towels provided but there is a washing machine. Property was not ready at check in time, cleaner still present. No umbrellas on balconies and garden areas need a good spruce up, not as well kept as shown in pictures. Keysafe hard to operate, even the cleaner struggled to open it!

• Andrea (8/5): Unbeatable location. - The location and view were incredible. The villa was spacious. There were several maintenance issues: neither the dryer nor the microwave oven worked. There was no dish soap or paper towels in the kitchen. There was shower gel, but no shampoo.

• Gill (10/5): Holiday Home Patricija - Superbly situated just outside the walls of Dubrovnik, with wonderful views over looking the port and old town. Well equipped and close to a small supermarket and lovely bakery. Our only complaint was that we were not met by a driver as pre booked which caused some anxiety on arrival. A local company looked after us well and we used them on the way back to the airport too.

Great location, was well stocked with everything you might need and the views were fantastic. lots of stairs and would have liked to have a cutting board in the kitchen

The best views of Old Town and so close to entrance but quite a few steps to get to and from house. Large house with everything you need. air conditioning in almost every room. Broken toilet seat. Front Door a little tricky to open until you are familiar with.
• Victoria (9/5): Thoroughly enjoyable! - Close Proximity to Old Town and large enough for my family of 7 with excellent facilities and air conditioning which is imperative for a European Summer. If you can’t manage stairs this place may not be for you 90 stairs up!
• Wen-cheng (10/5): Exceptional - The location of this property is very convenient, it is very close to the Dubrovnik old town. We can reach the Ploce Gate of the Dubrovnik old town in 5 min walk. The property provides a garage, which is very valuable since parking near the Dubrovnik old town is very expensive. The space of the garage is big enough for the 9-seat van we rented. The distance between the garage and the house is around 150 meters and there are some stairs. However, the stairs are not steep and therefore it is OK for us.

• Ernestas (8/5): Great stay ith minor issues which can be easily fixed for future guests - First of all the location, just 3 minutes from old town city walls. It was incredible to wake up every morning and see the old port of Dubrovnik and its UNESCO world heritage sited city walls and old town in front of you. Property management company was exceptionally helpful, any question we asked was replied promptly, attentively and with plenty of detailed suggestions or recommendations. Also worth mentioning house spotless cleanliness and fully furnished kitchen. Wi-fi appalling speed (15 mbps when we checked with 'Speedtest'), barely opening a webpage. We used it to research for surrounding attractions, restaurants, tours, etc. and booking them, eventually we bought local SIM's and used cellular internet as wi-fi was just unbearable. Another issue, squeaking beds, I thought it was just one in 2nd floor, but once we left my family members told it was all 3 in second floor, they were joking that they were afraid to move not to wake up another person from noisy squeaking sounds.

• David (10/5): A classy villa in easy reach of the centre of town, with marvellous views. - It was spacious, in an excellent location with a great view. It’s not modern, but well appointed, clean, and comfortable. It’s very spacious, with 3 good sized bedrooms upstairs and separate living, dining and kitchen downstairs; I’d describe it as a whole house rather than a duplex apartment. On a practical level as we had driven to the property, the garage was very useful (and surprisingly large - we could easily fit in our long wheelbase Ford Tourneo Custom van). Be aware that there are quite a few steep steps between the parking and the apartment though. The upstairs terrace/balcony has fantastic views of the city. It’s not a big issue, but more seating in the main lounge would have been welcome. We only had one key, whereas two would have been useful.
• Chetan (9/5): Beautiful property - Beautiful property, minutes from the Castle. Clean and Airy. could have improved to 4 star by supplying adequate soap, shampoo and washing tablets

• Neil (7/5): the basics are there, but the property falls down on the details which make it a good useable family base for a stay in - Good location close to old town, but far enough away to be peacetat night plenty of space. helpful agency when requesting some support very basic/cheap bedding, bathroom fixtures. it takes more than a good building we’ll located to make a home from home.
