Guest Reviews
- Karolina (10/5): -
- Petri (9/5): Erinomainen omatoimilomapaikka - Hyvä sijanti, tubella ja busseille pääsee hyvin ympäriinsä. Siisti huoneisto, oikea keittiö. -
- Sophie (8/5): Did what I needed it to do. Could stay in London for a decent price while also cooking my own meals & washing my own - Close to tube & bus stops. Good shops on the high street. Big Tesco’s a ca. 10mins walk away.
Can get into city within 15mins.
Property was spacious, good storage, comfy bed.
Couldn’t personally hear any noise from the street. 3 sets of cutlery, glasses & dishes. 3 pots & a baking tray. There wasn’t a pan for the hob, only pots.
The sliding door on the bedroom didn’t close completely. The sliding door on the bathroom was covered in dust.
- Georgiou (3/5): -
- Layton (7/5): Check in on the weekdays avoid ange - I really enjoyed staying here it the location is perfect and the property is really nice You can hear noise from other flats so it’s no soundproof at all
Very bad experience with weekend guest services team member. She thought she was superior and enjoyed making you aware that she held the power to increase prices at her own free will.
I was given a price to pay I was sent he invoice because I challenged something she then retracted that invoice and sent a new one with a night price. The way she treated me was patronising and I’ve never been treated like this by anyone in the time I’ve used hotels or services apartments
- Hugo (4/5): Better options in London more central for the same price - Kensigton area, Studio apartment Studio locares on the -1 level, window less to nowhere, horrible spring mattress too old without being replaced, waked up with back pain! There’s a sewage smell. I’m not sure if it’s because of the rain. Also maintenance planned of underground, was a minimum to advise by owners
- Kirstin (10/5): Really enjoyed and really recommend - Very clean, had everything I needed. Perfect location Fridge door shut funny and shower door seemed abit wobbly but apart from that no issues
- Jacobus Francois (8/5): Will use again if a bit better value and beter quality bed - The mattress is extremely old or worn out. Does not fit in with the
- CLEMENCE (5/5): j'ai payé super cher pour un studio qui n'avait rien à voir avec la photo du site internet. - j'ai payé super cher pour un studio qui n'avait rien à voir avec la photo du site internet.
- Lisa (9/5): A very convenient, central but quiet stay. Very clean, comfortable bed, warm and safe. - Very comfortable, clean and convenient No coffee machine or cafetière
- Doriana (1/5): Good location, but a poorly managed and stressful stay that I don t recommend and I would not repeat. - The location is convenient and well connected, close to High Street Kensington and public transport. Other than the location, there is very little to highlight positively. The apartment itself is very basic, with minimal amenities. The check-in experience was unacceptable. Upon arrival, the access code did not work and I was left standing outside the building for over an hour. Despite check-in being officially from 16:00, no one responded to messages or phone calls during this time. This was extremely stressful after a long journey.
Heating was another major issue. The heating system is centrally controlled and automatically turns off during the night, while cold air is released in the morning, making the apartment uncomfortable, especially in winter. There is no way for guests to control the temperature during this timeframe.
There is also no luggage storage available. This meant having to carry luggage around the city, find and pay for external storage, then return to collect it both on arrival and departure days, which is very inconvenient given the early check-out at 10:00.
Overall, the apartment felt poorly managed, inadequately prepared for guests, and did not reflect the standards or value expected for the price.
- Kaisa (8/5): -
- Masnoon (8/5): - Unlucky to get the topmost flat and it was quite a struggle with luggage. Apart from that the accommodation is great.
- Cameron (6/5): - The location was great, and the kitchen was decent. Bathroom was very clean. I was given a basement unit so my view was an internal barred window with the building's massivs ac/heat unit in the way which was frustrating because the listing shows only shows nice views of the street. Poor ventilation gave the place a musty smell and the laminate wood flooring was separating from the other panels and didn't seem to have been mopped well.
The mattress was very much used; I could feel the springs and impression of use. There may be some wiring issues as the lights flickered a lot. The unit was also advertised as soundproof, and while I couldn't hear anything from the street being an internal unit, I could hear ever flush in the building as the pipes ran by the room, and the ac/heat cut on regularly right outside the window.
Easy fixes for the room would be a shelf in the shower for my toiletries that had to sit on the floor, and less decorative pillows on the bed that definitely end up on the unmopped floor because they barely fit on the chair.
Also, the toilet, after every flush, took 8 minutes to stop running. I timed it. This was rather annoying to hear in a small space.
I was given the room at a massive discount for last minute booking and repeat booking.com use, but at full cost it would not be worth it.
- mansour (10/5): Great service - Great place All good
- Peter (7/5): Great location. Terrible bed. - Great location and easy access to the building. Well equipped kitchen. The bed was SHOCKING. The mattress was so old the springs didn’t support me at all. I felt like I was sleeping on springs and a hard board. Also, it’s central heating and there’s no real way to manage in room temperature.
- Στράτος (8/5): - Η τοποθεσία και το δωμάτιο εν γένει (ευρύχωρο και καθαρο) Το μπάνιο ήταν εξαιρετικά μικρό και ο νιπτήρας δυσλειτουργικός
- Benarezki (10/5): Séjour bien situé , propre , parfait , calme proche métro - Propreté , localisation, quartier , transport, musées Le propreté , meubles, bien équipé, système de clefs à code sécurisé
- Lina Nel (9/5): FANTASTIC location and great modern apartment for London central - LOVED the location
LOVED that it was modern and not dated
Great apartment - images are different - so depends on the exact one you stay in - but overall was absolutely great! Was on a groundfloor apartment - windows should be frosted so one can open up the blinds to get some light into the apartment without people on the street being able to look in
- Mohd Hanif Bin (8/5): -
- Thamires (8/5): -
- Alexandros (7/5): It was good, decent value bearing in mind it’s London - Good location, comfortable bed, decent amenities No free toiletries, I believe they were advertised? Plus the floor wasn’t especially clean - wiping a spot with a wet paper towel yielded quite a bit of dust.
- Thomas (9/5): An ideal central London apartment, great value, great facilities. - Great location, superb value. Bathroom not fully cleaned, floor not swept.
- Alasdair (10/5): -
- Claudia (10/5): - Very clean, great facilities and excellent location Nothing!
- Edivania (10/5): Lovely - The property was very clean and very well located. I loved it and check-in was also very quick and practical. I loved it
I will definitely come back again Nothing
- Richard (7/5): very disappointed especially as we could have stayed in a very good hotel 150m away for less - location wonderful Bed was a double mattress on two single bases. It was therefore impossible to reach the bedside light switch from my side of the bed. insufficient hooks for clothes. Heating difficult to work with. minimal crockery and cutlery. The image of the rented rooms was misleading and evidently of a different property. The sofa was uncomfortable. The tv had no paid channels which is understandable but it was not linbked to the internet so we could not access paid channels to which we do have access. The minimal kitchen was evidently fitted by someone who does not use kitchens. Shame as the poistion is excellent
- Callum (6/5): You're paying for the location and a bed to sleep in. - The location is excellent and is essentially what you're paying for with this property. It's right next to the Kensington High Street LU station and is very easy to find and get to. Lots of places to eat and a lot of tourist attractions such as Kensington Palace and Gardens are a short walk away.
I also appreciated the shower being a decent quality compared to the majority of other options in Central London offering very cheap shower set ups. Unfortunately this isn't what I would call a great place to stay as an apartment by itself.
I stayed in the middle of the summer with temperatures well above 25'C and found the A/C to be centrally locked from the evening onwards which wasn't good for the atmosphere. That being said, it was hard to tell if it was even on during the day and I resorted to keeping the external fan on all through the day with the window open to prevent the room from getting too uncomfortable.
The bed wasn't a great quality and turned out to be two singles zipped together which is fine if you happen to have a travel partner but otherwise isn't really justified by the cost.
The toilet had an issue with the cistern which wasn't fixed before I arrived which resulted in a wait time of around 5 - 6 hours between flushes. Again, not a major issue if you're out most of the day but it can be inconvenient if you're not by yourself.
I had to fix the shower door myself by reattaching it to the railings as it appeared to have come off during the last guest's stay.
I also felt like the tea and coffee given was extremely cheap, with only a few sachets for the duration of my stay.
All of the above mostly comes across as cost cutting measures by the host with a reliance on the guests not staying in the apartment for long on any given day and doesn't make for a welcome atmosphere, and as a result, feels either overpriced or priced with the location being far more valuable than the apartment itself.
Finally, and I recognise this is out of the host's control, but I had a rather unpleasant interaction with one of the neighbours who questioned my presence on the steps whilst I was smoking. It may be worth letting the neighbours know that this is a property used for short term stays and to expect strangers now and again.
- kimberly (1/5): Had to find another place to stay - It wasn't horrible if you are young fit and healthy with no disability The accommodation is entirely inappropriate if you are over the age of 30, have a family or even a single child, any disability or condition which would cause you to struggle with stairs or tight spaces
- Stephan (1/5): Terribly inconvenient. - The room was ready when I arrived at 16:00. They said they could have it ready by 18:30. I waited the entire day for check in and had to get ready to go to the Opera. It caused such an unnecessary rush and I missed my pre-drinks event. The safe didn't work and they could only send someone to fix it on the Friday (I checked in on Wednesday) to fix it while I was not there. That defeats the purpose of having a safe! Generally the apartment was in bad shape. The bathroom door is broken and the furniture is dated and damaged. The mattress was terrible. I asked for a late checkout seeing that I had a late check in and it was not accommodated. I dealt with a different person for every complaint and query and the property managers do not seem to be co-ordinated. The AC was locked and only ran from 9-5. It was 33 degrees, the apartment never cooled down.
- Julie (4/5): Disappointed no AC when the listing said it had one . Not trustful will not use or recomend - Easy access to underground Said it had AC and it did not . Called 24 hour line a was told this address did. Not have ac. It was a heat wave and I would not have booked it. Felt lied too.
- Mauza (9/5): A little beauty in a great location - Great price ..
Location.. 5 minute walk to High St Kensington Tube Station..
Well appointed apartment.
Comfortable beds, spacious room
- Rebecca (3/5): Great location, poor property. - The location was great. The sofa and bed was uncomfortable. Apartment was tiny and not what was shown on the site. Very poor See above
- CLAIRE (8/5): - Property was in a fantastic location and served us well.
We were in the lower ground floor and although our studio apaerment was great. The sliding bathroom door was tricky to close and the stairs down to the lower level were very narrow and communal areas were not at clean as the rooms.
- Yvette (1/5): Needs urgent fixing, otherwise lovely room and great location. - Horrendous odour coning from the bathroom ventilator which made the room smell so badly, It almost made me vomit.
Broken mirror sliding door to the wardrobe, very dangerous.
The floor was dirty.
- Emily (8/5): Very good -
- Lucas (9/5): Comfortable flat in great location, could have better blackout - great location near the metro and a busy avenue with all types of shops. Good bed linen and really well fitted apartment. the window blackouts let too much light in and it lacks an espresso machine
- Hwee (7/5): Convenient and quiet location. - Great location and the place was neat and well presented. (1) They advertised on that the bed was made from two single beds, but when we went there there was only one double mattress. One of us had to sleep on the floor with a sleeping bag bought from Decathlon. I emailed them and was told the place was as advertised ??? (please see the picture below)
(2) More of a minor issue. The lights in the bedroom flicker and the one on top of the mirror does not work.
- Bryan (10/5): Exceptional -
- Colin (8/5): Good room and location let down by lack of communication. - Location and room except the inability to get the tv working. Lack of communication particularly on arrival with no indication that the fees had not gone through and 2 hours waiting to get in with a partner who has epilepsy.
We provided kitchen and toilet rolls which were in short supply or non existent.
- Ida (5/5): Passable - Well equipped, incl the kitchen. Location excellent. Very clean. Lower ground without any natural light.
There was technically a vindow but there was a wall in front of most of it.
Would have appreciated information about this before booking.
- Diana (10/5): Very clean and modern, with all amenities needed for a comfortable stay. Amazing location and will definitely be back. T - Very clean and modern, with all amenities needed for a comfortable stay. We loved everything about it.
- Rayanne (9/5): Superb -

- Imelda (10/5): Convenient and clean - Very clean close to Kensington high street
- Maxime (7/5): Good -
- Les (8/5): VERY GOOD WOULD STAY AGAIN 100% - THE APARTMENT WAS VERY CLEAN AND WELL APPOINTED THE LOCATION WAS ALSO PERFECT MINUTES AWAY FROM KENSINGTON HIGH ST AND UNDERGROUND STATION . VERY GOOD COMMUNICATIONS FOR DOOR ENTRY SYSTEM . AND ALSO IN A QUIET LOCATION SEVERAL TIMES ON RETURNING TO APARTMENT THE FRONT DOOR WAS NOT CLOSED THIS REALLY IS A SECURITY ISSUE THE DOOR NEEDS A STRONG CLOSER TO BE FITTED
- Hector (8/5): Very good -
- Hector (8/5): Very good -
- Joanna (8/5): Very good -
- Hector (10/5): Exceptional -
- Kaye (7/5): Very unhappy with apartment stay. - Modern and clean....looked like recently refurbished. Basement apartment..too many very steep stairs without lift...particularly difficult with heavy luggage..before checked in,put in request less stairs apartment because had heavy luggage..,don't think the booking company tried in any way to help me with easier access apartment, even though did seem some apart. vacant...put in message that safe wasn't working in room, didn't have any follow up...whole time I was staying there did not here from booking company at,all....very noisy and not soundproof from apartment upstairs, although do realise building is an old period style building, don't think has been any attempt made to soundproof from floor above, security light outside front door, does not stay on very long,so when trying key numbers security system front door, light turns off,and as apartment 2 that stayed in,right in the dungeons, dark without light,so left in dark trying key in security system for door......would not stay in this apartment ever again.!..checked out one day early as had enough, particularly thumping footsteps from above apartment...definately over priced apartment on booking.com
- Mayank (9/5): Superb -

- Victoria (9/5): Superb - Great location. Nice apartment, warm, clean, well appointed.
- Ellen (8/5): Really good - Location, cleanliness great, tea coffee, toiletries lovely. Wi-Fi good. Security tricky, lots of codes, difficult to get in in the middle of the night. Heating complicated.
- Colin (9/5): Superb - everything was new and spotless it was noisy from the flat above
- Sheila (10/5): Exceptional - It felt like home to me!
- Elizabeth (9/5): Superb -
- Anonymous (5/5): Passable - Location was good. Bed was uncomfortable. Mattress needs to be replaced as springs are broken. Place smelled of mildew.
- Lauren (9/5): Superb -
- Abdulaziz (5/5): Passable -
- Riina (7/5): Fantastic location, clean modern flat. - Excellent location, 5min walk to Kensington High tube. Clean modern apartment, kettle, iron+board, hair dryer, toiletries, towels provided. Instant coffe/tea available. Extremely steep stairs . Can't be helped as period building.
- Johanna (7/5): Good -
- Robert (8/5): Great location, very nice apartment, good value, late check out way too expensive. - Very expensive for a late check out.
- Michael (10/5): Exceptional -
- Afam (10/5): Exceptional -
- Anonymous (9/5): Superb -
- Stephanie (8/5): Very good -
- Robert (10/5): Exceptional -
- Jo-ann (10/5): Loved it and sometime would like to return . - Not applicable but so many cafes nearby there wasn’t a problem My room was next to the front door so if people were noisy coming in late they woke me
- Yuheng (7/5): Good -
- Eleanor (7/5): An ok studio in a brilliant location - Great location. Tiny but nice kitchen and bathroom Some signs of damp on the wall but it was summer and very warm. No smell. Sound of a fridge or similar from neighbouring room all night but it didn't disturb me.
- Vasileios (10/5): Exceptional - The apartment was very good and the room was big and clean
- Kei (7/5): Good -
- Christine (8/5): Loved it - Location and spacious Smart modern clean Too hot Windows be reluctant to open and keep open but did find fan in wardrobe Godsend but too noisy for all night
No Wi-Fi so limited TV … no phone line to plug in Wi-Fi and connect to box
Could have phoned about it but was t really bothered
Emailed me wrong code to enter apartment Had to ring as couldn’t get entertained on first day bit stressful
- Karen (5/5): Don't stay here, especially if you plan a short term stay - It was clean and the room was fairly spacious for London, it was in a very well to do neighborhood so I felt safe walking there at night as a solo female traveller that's important. There is no staff on site to help with any issues, if you have no issues during your stay it would probably be a great choice but if you have any issues during your stay I would definitely not recommend this place especially if you have a short stay planned. It takes them at least a few days to try resolving any issues because you have to do all your communication virtually. If you have a sim that includes phone calls this may be faster by a day. The apartment where I stayed on Cheniston Gardens did NOT have air conditioning, it was not working the whole time I was there most of the time I couldn't even get the control panel to work, I told them about this on the first day I was there. It has still not been resolved and it's 5 days later... my stay was for 3 days lol. The temperature inside the apartment was 28.5 degrees Celsius/83.3 F Definitely wouldn't recommend this place based on customer service either. No partial refund or reparations have been made even though this happened.
Location wise, it seems like a fairly safe neighborhood which was good but it is a little harder to get to the central parts of London from here via the tube because you're on the circle line. Often Google directed me to different bus routes.
Although the room was a good size the bathroom was quite small and it had the dreaded half sink, you end up with water everywhere. The bathroom was clean though.
- Peter (2/5): I hate venues like this. like staying in a prison - rats in the walls
the number they gave me to open my door was wrong
- Leilei (1/5): Poor service and poor room condition - Location Poor service and poor room condition, bad internet connection, will never consider staying in this place again.
1. Poor service quality. I received wrong check-in information which misguided me into Apartment 2 instead of my booking of Apartment 7. Spent one night in the wrong apartment before the help desk could support me to move into the right one.
2. Horrible room condition of Apartment 2: Damaged wall with water marks, paints are falling from the wall. Dirty window with heavy dust. Ventilation right beside the window with loud noise. Smelly bathroom. Broken drawer beneath basin. Dirty trash bin. Scratched floor.
3. Strong cooking smell of Apartment 7 from the first day of my stay till check-out. My luggage especially still carries the smell after I return home.
4. Old building, doors are not noise-preventing. You can hear everything about your neighbors.
5. Bad internet quality. After 22:00, YouTube videos can not be opened.
- Genesis (8/5): Great home base for our London adventure. - Clean, comfortable apartment in an excellent location - close to the Tube, restaurants, and shops, but still quiet. Kitchen and entry areas are a bit cramped.
- Natalia (3/5): Poor - Location , self check-in option Very disappointed this time with Flying Butler :(
It was a mouse in my studio 2 on lower ground floor , I heard scratching & chewing noises in a bedroom & kitchen corner each evening and night.
I texted about this problem to guest service & told maintenance team in real life but all what I got was : yes , we will check it for you later.
No actions for 2 weeks , just empty promises. Absolutely not acceptable situation , will not back again .
- Matteo (3/5): Poor -
- Katina (10/5): perfect place in perfect location. - perfect location, beautiful building and easy to access. confortable and nice
- Brian (7/5): Ok accommodation with great location - It was ok. it's down in the basement. location was great though
- T (7/5): Nice as flat on same floor empty but hot at night as aircon centrally controlled was off! - Location The stress of not knowing how to access the property (wondering if it's actually a real flat🥵) : an email is sent on the day of arrival but only 5 minutes before check-in time I.e. 4PM!
- Suzie (9/5): it was great, will revisit and recommend - it was very clean and well equipped cleaners didn’t show up until after a week
- Verified traveler (10/5): - Great apartment for two abd fsb location.
- Verified traveler (10/5): 17 Cheniston Gardens - Fantastic studio apartment in terms of location (less than 5m walk to High Street Kensington and not far from Earl's Court), high property specs (well maintained common areas, high floor to ceilings, separate bedroom, kitchen, bathroom areas), service is great all round (customer support, housekeeping, repairs). Highly recommended, will definitely stay here again
- Nicholas (2/5): Disappointed - Cold
Broken latch on window
Dingy towels
Moldy smell
Broken bedside lamp
Bad information given by staff
- Mariem (10/5): - I loved the No way to have blinds open without people seeing you as it was on the ground floor (street level)
- Robert (10/5): - Quiet, convenient location
