Emily (8/5): - Overall we had a really great stay at the South Kensington apartments. The unit itself is beautiful and clean. Bathroom is quite tight but did the job, the shower head was unstable and led to a mess every use, a quick toolbox fix could help. Pull out bed was quite stiff, not sure it would be sleepable for more than a few days. A new matttress would make a big difference. Our check-in experience was not smooth and left us outside for ~40 min waiting to check in when in the end it could have been a simple email instruction. I would encouraged the management group to offer self-check in during later hours as it would be very doable. This location is great, on a beautiful quaint street. Felt like a very safe location which is always very important as a traveller. Unfortunately the tube strike was happening during our stay so I can't speak to the convenience that the tube may have offered but even without it, this still felt like a central enough location. I would visit these apartments again.

Anil kumar (6/5): - Smaller than it looks in pictures, elevator downs work properly so have to walk up and down stairs if you are more than 2 people or has to wait for 10+minutes if can’t take stairs and then 5 minutes to reach upto top level

adel (10/5): Fab pent house stay. - The place was perfect for what we needed. Perfect location for museums and we ate in the area too. The communication was easy and promt. The little outside space was super for a little supper at the end of busy days. Free wifi was usful to plan the next days activities. Tube station was close. The whole place was clean and all in working order. Sofa bed was comfy enough. Air con was welcome in august. Lift was slow but worked fine and great for my parents. Thank you. Would stay again.

jamesaF877RN (2/5): SCAM!! Avoid!!! - Absolute SCAM!!... Be warned!!!....They take your money then cancel the booking!!.. Booked through booking.com with free cancelation, they took the money the day of the booking and then cancelled my booking. After months of phone calls, emails back and forth with booking.com my money was eventually paid back by booking.com not Stayo! Disgraceful!!
Verified traveler (2/5): Avoid avoid avoid - Arrived late at night for a 4 night stay… apartment 5 that we booked was occupied so we were shown into another apartment and there was water pouring through the ceiling from the apartment upstairs. No other rooms available in this property or their others so had no choice but to stay. Was told their maintenance team knew about the problem but were on vacation! Promised us that night would be refunded. Promised us the leak would be fixed first thing in the morning. No-one turned up… the water leak had damaged the lights so they weren’t working (it’s v dark in the basement apartment) so I was struggling to work. The leak then must have tripped the fire alarm because that started going off and the cleaner (only person at the property) couldn’t turn it off. I’m now trying to work with a fire alarm blaring. Maintenance eventually arrived after lunch after me chasing people many times on the phone. They did not fix the leak, but fixed the fire alarm by ripping it out of the ceiling. Long story short… leak was not fixed and they moved us to a vacant apartment for our last night, so 3 days/nights with water flowing into the kitchen/towels everywhere/no lights working/little to no communication or help with cleaning up the water. After a lot of phone calls they eventually agreed to 50% compensation (despite 75% of our nights in a barely habitable apartment) yet this refund still hasn’t been paid a week after leaving. Worst experience I’ve ever had staying anywhere

I booked at Stayo Baker Street through Booking.com. I've had a terrible and very stressful experience with them! I had paid in full earlier in the year for my trip at the end of June. A few week ago I tried to reach the property and they just "disappeared". Their London phone number is out of service, the alternative number is a hotel in Spain who and knows nothing about a property in London! Email to them returned undelivered or is just not answered. Because of this I got very concerned and cancelled my booking more than two weeks ago. I'm still waiting to be refunded. Booking.com has also no really assisted, they helped me cancel my booking, but they have also not refunded me and said they're waiting for the property. It's vey scary. I would never book with them again! They can not be trusted. I had to book other accommodation although I've not been refunded yet.

THEY cancelled it on 16th March due to not being able to accommodate our 8 night stay. Free Cancellation! Still waiting for our refund Fraudulent behaviour?? You be the judge, don’t trust this establishment.
jmI2665VE (2/5): Stayo UK property management SCAM bookings not refunding - UK Stayo property management SCAM online customers via Booking.com , trip advisors website etc eg Queensbury Place property. They request full payment during booking and never credit card refund back during their so called refundable period . They initiated to cancel your booking days later after you book and gave lame excuse saying they no longer manage the property anymore .They are not paying back any refund it has been many weeks. The hotel booking website should not allow any of their properties to get listed for bookings to prevent future online customers getting scammed.
stephenbA6075IT (2/5): Scam - please don't book this hotel - Like a lot of the reviews here, I booked but cancelled within the timeframe for a full refund and am still waiting for Stayo to return my money to me. Booking.com, who are acting as intermediary, are also seemingly in on this scam. Because there are a lot of us in the same situation I feel like we should aggregate our complaints as a way of highlighting the corruptness and (hopefully) getting full refunds plus compensation.
Ziad08 (2/5): Scam alert - Officially a scam. I have cancelled my booking within the allowed cancellation time. It has now been over 45 days and no refund has been processed. The reason being a technical problem. After reading reviews here I see a similar incident over a month ago which just goes to show that this “technical issue” is just an excuse. The booking was well over 2,000 gbp and there is nothing I can do as no senior management has bothered to call. Complete scam and I am raising this with booking.com who are not helping either!
clc663 (2/5): Bedbugs infection - ⚠️ BEDBUGS, we stayed at their south Kensington hotel apartment and have been beaten by bedbugs . When we informed them, they refused to provide any report of inspection of the room. They also refused to provide any compensation for the désinfection we have had to make from our suitcases.
heidipyho (2/5): ZERO OUT OF FIVE - ZERO OUT OF FIVE Don’t be deceived by the photos of their apartments. Read all the google reviews before you decide to book with them. Stayo is an absolute nightmare to deal with. WORSE EXPERIENCE EVER - not what you would expect from a supposedly first world country Please beware that THERE IS NO FUNCTIONAL LIFT in this apartment block. We were placed in the basement - not dissimilar to a dungeon with no reception. My husband sprained his back carrying the luggages down those stairs. Sofa bed was also the worse I’ve come across - I could feel the springs on my back. Probably more comfortable on the floor. A lack of basics - we found ONE towel on arrival to share between 2 adults and a child and we were told that nothing can be done until the next day - we were advised that we should share the towel or not have a shower after a 25 hours flight because the cleaner has finished for the day. Unfortunately they have no after-hour management to deal with such issues. After arguing back and forth about this towel issue for 30 mins, she gave us “permission” to go search for towels in other unoccupied apartments. One towel was eventually found after searching through 2 apartments - this has take more than an hour of our time because stayo has such “wonderful” staff. I requested for a compensation for the time wasted and the stressed it has caused me and my family - that we should be given an upgrade for our room to one on ground floor. The operator I spoke to initially agreed for us to stay there for the night because the next guest won’t be arriving until the next day in the afternoon. She then proceeded to lock us out when we went out for dinner at 8pm, refusing to open the door until we got the police involved. I was told by the operator to call back at 9am the next day to speak to the manager. The manager was too chicken to answer the phone and I had to speak to the minions who were not in any position to make any decisions. They insisted that we needed to move out of our room a day before our actual check out date. They offered us a downgrade to a studio which meant we would be stuck with our luggage for 5 hours before we could check into the studio. That’s a huge inconvenient for travellers with no cars. How were we supposed to carry our luggage around for 5 hours during the day? We ended up checking out a day early. Stayo refused to refund the one night. We did however contacted booking.com and they have refunded us for the one night.
Mlau83 (2/5): You will regret it as we did! - Negative star rating if this is available. Poorly trained staff, extremely obnoxious to deal with and warning: the property does not have a functional lift. Completely disregarded people who are at the extreme of ages, challenged by mobility etc. Poor quality accommodation with deceiving pictures on their advertisement. You can thank me later for warning you about this completely disorganised and indifferent company called Stayo.
100lizr (2/5): No Refund - not trustworthy. - NO refund. I had to cancel my booking (fully free cancellation) and am still waiting for over 3 months for my refund. STAYO continue to say they are having technical difficulty but it only took them minutes to take my full payment. It is not a great business model to treat customers this way. I would look elsewhere for your accommodation.
Tour21290835702 (2/5): Refusing to refund - Hi I have contacted multiple times , as soon as I booked this property my credit card was charged this booking is for over 12 months into the future. I canceled this due to date changes less than a day after booking. I have reached out to the property multiple times with no answers I have spoken to booking com multiple times who keep telling me to wait and wait and wait. It has been 11 weeks since and I still have not received my refund of $2066. This is unacceptable. I am now under financial strang because of this and to make things worse I am getting charged interest!!!!!
864tias (2/5): 6th Floor Penthouse - No Working Lift & Fire Alarm issues - This property is NOT accessible to those with injuries, mobility issues or young children. We booked unit 12 - described as a ‘penthouse’. What is not described in the listing is that this unit is on the 6th floor and that the kitchen is up another flight of stairs within the unit. There is a lift, but it has ‘not working’ tape all over it. If your party has any issues at all this is completely not suitable. When I contacted Stayo management company about the omission of the fact that there is not a working lift to access the 6th floor unit, the blame was placed squarely on us as the guests. They said they never advertised that there was a lift. True fact - yet they also didn’t disclose that it was a 6th floor walk up either. They clearly knew the situation with the property and it was if they trying to hide this. The property is in a fantastic location and the unit is quite nice and clean (except for the poor quality of the mattresses!!), but this particular property can really ruin a great trip with the accessibility issues. I will say the management company was responsive - but you should read that as we had issues and needed to contact them which is how we know they were responsive. On our second morning, the fire alarm inexplicably went off (only in our unit and there was no fire) and we could not get it to shut off. We were told someone would be there in 2 minutes. 25 minutes later, it sounded again and no one had shown up. Finally after another call, someone showed up and turned it off. We were told it was the ‘battery’. I’m sorry, battery issues usually cause that little annoying chirp indicating it’s time to change it (not a full-blown alarm). It did finally get resolved. The shower door did not fully close either, so tons of water from the rain shower head seeped onto the bathroom floor, which we didn’t have enough towels to take care of. For our three days in London, this was a lot to deal with. A hotel would have been easier and more enjoyable on all fronts.
ozmal1963 (6/5): Great location and nice apartment but Stayo booking and arrival processes terrible! - The apartment is in a great location in Kensington South, close to the London Underground and walking distance to museums, Harrods and Hyde Park. The studio apartment itself was nice, however it did not have a couch as per the website’s photos of their studio apartments. It could be we were allocated a smaller apartment, however this could have been made clearer. The bathroom was good with a good shower however no shelf in the shower for soap or shampoo and not PowerPoint in the bathroom, other than for a razor. So that is the good. The bad relates to Stayo and their booking and check-in process - in a word ‘terrible’. Their online portal is awful and does not reflect human-centred design principles - I also received a number of erroneous emails that suggested unless I comply with their overly demanding check-in process, then my booking would be cancelled. Access to the building was also difficult, requiring you to download an app that uses near field communications to activate locks. The process of installing the app is equally frustrating and far from intuitive. Overall I give the Stayo processes a big thumbs down and I will steer clear of their properties in the future.
mischag505 (2/5): Stayo is the most unethical company ever! - Literally THE WORST EVER COMPANY. I would advise anyone not to book or stay with this company! Firstly they lied about the lift at the property, they didn’t care that I was taking my 77 year old mum with no working lift on the property. They offered me alternative accommodation that was nowhere near the location I needed. They are rude, unhelpful and ignore anything you say in emails. They have bombard me with messages to upload documents and to pay deposit even though I’ve already done it. I constantly see lame generic responses to countless bad reviews and yet they are still trading! It’s absolutely disgusting. Simon Scott is their CEO you can find him on LinkedIn, however he’s so disinterested in any complaints that I now understand why the company is so poorly run. I hope this helps anyone out if they are thinking of booking with this hideous company.
Safeashouses73 (2/5): Better of not going to London then staying here. - The location firstly is great. For museums it’s great. But unfortunately that’s where the positives end. The apartment has zero sound proofing so you will not get any sleep as every single noise from the apartments around you will be heard. Literally everything. The lift has been out of action for months so tough luck if you are unable to use stairs. The bed is the worst I have slept on. You may as well take a pile of bricks and sleep on that. For the money, total and utter piss-take.
967nishak (4/5): Mattress not fit for human use! - I read many reviews before choosing this property , but decided to give it a try. Until I paid the customer service was great, after which it became impossible to contact them or get a reply. Their customer service works from home and no one is on the property, and you are told to wait for a response. I Checked in today and the bathtub is blocked and the water takes forever to drain. It’s clogged up pretty bad and I called And emailed and was told I have to wait for a response after which an email was sent saying no maintenance staff available today, and I have to wait a day. And then, the sofa bed. The sofa bed! They say it’s for 2 people but it’s for one- not even two kids can fit on it and the mattress is just metal springs and a thin fabric on top. It is unfit for use and I had emailed and asked before booking if the sofa bed had been changed since the bad reviews and I was assured it was Comfortable and new. I have never seen something like this, it feels almost like a prank. I honestly don’t think it would be allowed for human use. if you need to sleep more than 2 people I suggest you look elsewhere . I have mailed again asking to unclog the bath and to do something about the mattress, I will see how it goes tomorrow to update on customer service. So far, very disappointed.. let’s see how it proceeds
TokyoNeo (2/5): Unethical - We booked, paid for and confirmed our 2 stays at the place in MAY 2022. We had 2 periods confirmed- 16-19 Dec and 23-26 Dec. In October the hotel told us that our 23-26 Dec booking was cancelled. 5 months later after receiving our full payment. Their reason: they had a double booking. Upon receipt of their email we checked the availability on booking.com. It showed that the apartment was indeed available but at a much higher rate. This was the Christmas period mind you. When we called the apt they said the was a mistake on booking.com. So I say you book at your own risk because unscrupulous people like that should receive such a review. It’s not only unethical to cancel a fully paid for booking made 5 months before and only 2 months for us to rebook at another place for a peak period. I do not recommend anyone to risk their holidays with these people.
