The room was spacious, having space to lay out your full luggage open. It was also conveniently situated on a street corner making it accessible to many places easily. The breakfast buffet was also filling and a good way to start your day :) The bathroom could be "cozier". The door felt like an office door.

The towels were dirty 4. There was no hot water. 5. The bathroom was not very clean. 6. In the room, there was a window in the shower and doorway from the room that led to an empty part of the building that was very creepy. The window in the shower was covered by a blind which was covered in mould. 7. The door had a peep hole and an expose keyhole that I assumed could unlock the door even when bolted. 8. There were lots of noises in the night. I complained twice on the night I stayed and was basically told they couldn't do anything. I felt very unsafe as a solo traveller and slept with the light on all night. They thankfully gave me a refund for the second night and I moved hotel.

After a nightmare in a nearby hostel, I made a last minute booked in 22Land and was so happy I chose here. Staff were so friendly and accommodating, hotel was fabulous and room so clean, spacious, comfortable bed. I got a lovely room with a balcony where I enjoyed my breakfast. There was shampoo, conditioner in bathroom. Location was amazing, 10min walk to nightmarket. Tonnes of food options on your doorstep. Would definitely recommend if staying in Hanoi!

• Thomas (10/5): All in all a good experience - This Hotel is located in the heart of Hanoi, the Hoan Kiem Lake is just a 5 minute walk away under there plenty of restaurants, markets and shopping facilities nearby. Even to the famous train street is just 5 minutes away. Our stay was very good, the room and the bathroom was very clean and the beds were comfortable. The staff was also very kind and even helped us to bring the luggage up to the room. For a Hotel in the city center it was quite good and for the budget we had a very nice experience. • H (5/5): Just a place to sleep in, not the cleanest. - The room was ok if you just need a place to sleep in. They didn’t really clean it much every day, they only did the bed and put new towels in the room. The kettle was disgusting, they haven’t clean it in years, has a lot of rust in it. The worst part was the breakfast, the room were they had the food was super hot for the “fresh food” to be in. The options are very limited, and many don’t look very good, some even look old. The smell in the room is weird, very stuffy and like it hasn’t been cleaned for months. The coffee is terrible, which is funny being Vietnam. The jam also disgusting, like completely fake color with sugar. Toaster is rusty, completely disgusting and full of dirt.

• Julia (5/5): Passable - They had family rooms and the location wasn't too bad. The cleaning personnel were nice and our room was tidy every day (but not clean). TLDR: I would not stay here again. Upon arrival, before welcoming us and showing us the rooms, the staff required payment for the entire stay up front, while adding a 3 percent charge for paying by card (illegally, as we found out). The staff is very passive and barely helpful. My husband was in need of a doctor, and all they suggested was to try the hospital (which didn't work out, ultimately). No further assistance, no interest if everything went okay. When booking an airport transfer with them, they had no idea whether or not the pick up was confirmed and only did so on request. Our room had a gap in the windows, leaving a 3 cm opening, which means that you feel like part of the traffic outside throughout the night. Cockroaches were observed in our bathroom on multiple occasions. The room was generally tidy but not clean (eg floors are not wiped), and the cleanliness of the other facilities is very questionable. Breakfast was lackluster and not restocked unless you told the staff. We later preferred to eat breakfast at a nearby Cafe although it was included with our booking. This is not a home stay in some small village, and at that price point I'm expecting more.

• Margaret (6/5): Nice staff but place needs some care and maintenance work. - Location perfect for Old Quarter attractions. Reasonable price, very helpful Receptionist in sorting problems with wifi, booking airport taxi. Was ok for a weekend/one night stay Hotel is looking really shabby. Leak at base of toilet bowl in bathroom, evidence it has been repaired but leaking again, no key to safe and wifi /TV wasn’t working (was fixed after I complained twice.) Lobby was clean and comfortable but breakfast area really dismal. Glass/mirrors/taps not well cleaned. Have stayed at much better hotels in old quarter at comparable price.
