- Heather (1/5): Dreadful experience and ruined our holiday in London - I messaged the property the week before but didn’t get a reply. The day before arrival I called the property for directions only to be told my booking was cancelled. I contacted booking.com and their advice was to just show and up see (I was travelling with three young children ). This was terrible advice. After hours in the phone with customer service they suggested I stay at a property in Gatwick (36 miles further away from the location of the first property)- the cost of a tube and the time to get to their alternative property did not make this feasible! This experienced ruined what was supposed to be a once in a lifetime trip to London! Do not rely on booking.com or expect their customer service to be helpful if something goes wrong with your accommodation!!!

- Andrew (4/5): Cheap but reflected in the house - Location and price. Toilet was constantly running water so it was extremely loud when trying to sleep. Shower is extremely hot and can not be cooled down, the shower head also couldn’t lock in place and would rotate down to face the wall.
Down stairs housemate/neighbour smoking weed every night so can’t have window open for fresh air

The induction in the kitchen was either not compatible with the pots or was not working at all. - Coban (4/5): Great location but not soundproof at all, couldnt sleep due to noise. - Clean rooms, as shown in pictures great location. No soundproofing at all, can literally hear whispers. Above room made too much noise and didnt stick to quiet times. Could barely sleep. When messaged owners regarding this no reply at all since booking. Also very cold, heating wasnt on at all and woke up sniffling. Lots of cracks and holes in walls etc could be cleaner.

- Susan (7/5): Good - The accommodation was clean and neat. Comfortable beds and bedding. Spacious. The host was very friendly and responded quickly when needed. The location is good next to Thames Lake, where one can go for a walk or just sit and enjoy the evening or morning view. Access to kitchen and coffee, tea, chocolate, and sugar avaialabe plus cereals. I would recommend the place and will definitely be back in Summer. The room was abit cold, spoke to the host about it heating was left on most of the night but still the room was cold, the host needs to check the radiator because it was only Luke warm which is not enough to generate enough heat for the room. He was prompt in responding to any concerns.

- Dea (9/5): A very good stay, would stay again!! - The property was very nice and in a really good location. The bus was down the road,which took you to Canary Wharf station. The communication with the property was very good and it was a really safe area. The only downside was the flooring was a little uneven in the room we were in so the bed rocked a lot.
- Emily (8/5): Clean, cosy, sweet stay. - The family room was big and had lovely, cozy beds. Didn't manage to use them but there was a tv in the room and access to a little garden (only to the family room I believe c: ).
It was easy to check in and everywhere was clean and tidy. When I booked the website didn't state how many and what type of beds were in our room. I wasn't sure if there would be all beds or sofa beds. I would liked to have known beforehand.
- Lm (8/5): Great if you're working at Canary Wharf. Clean and comfortable. - The room was clean and comfortable, wifi was great. The location was excellent for working at Canary Wharf. I was pleased to find there was a communal kitchen to make hot drinks, a basic breakfast and use the facilities. Simply that it was too hot! Even when I switched the radiator off it was very warm in the room and the shower was almost unusable because it was too hot. It probably just needs the thermostat turning down.

- Kimberley (4/5): Disappointing - Good location and price, although cleanliness could be improved. Had someone repeatedly trying to gain access to my room at 2AM. Thankfully I’d locked it from the inside but very worrying as a solo female so I won’t be staying here again!
The room also had a lot of midge flies in which made me feel like it wasn’t clean.

- Agnieszka (8/5): Great location, well-kept home, a bit uncomfortable with thin walls. - Loved the location, bars, food, shops around, short walk to DLR and boat, beautiful and calm area. In general, easy to get to central London and nice to stay in the area as well. The building is nice, clean and well-kept. Common kitchen is a great addition and is well equipped. Room was comfortable and clean and private bathroom was good. The walls are very thin and you can hear pretty much everything, it’s a bit uncomfortable. Water pressure in the shower is pretty low but manageable.

One night other guests were having a get-together in the kitchen, which was incredibly loud. Also in the room were only 2 shower towels. Some hand towels would have been nice too.

- Neringa (1/5): TOTAL SCAM- waiting for reimbursement - TOTAL SCAM This property is total scam. I know this place is non refundable, but due to health emergency we thought we would not come to London and we contacted the place trough WhatsApp asking if we can be reimbursed and some man said that he is not in charge of it and will contact someone. After numerous calls, no one has contacted. But later we decided to come to London and on the day of arrival we received a message saying that we will send check in details in few hours and we did not receive anything, I calles numerous time that number and we were left on seen. We had to find another place to stay. Right now, I gave them some time to reply to me and Booking Customer Service and they are not replying to me and customer service. I demand the refund asap.
- Ashma (9/5): Recommend staying - The property was very clean and modern with smart TV and included Netflix. It was exactly as pictured on the website. It was very comfortable and had almost everything needed for a perfect stay away. I would’ve preferred if the bed sheets were changed in between the stay and new towels were offered, since I stayed for 3 nights. Highly recommend putting toilet bins in the bathrooms too.

- Caoimh (7/5): Was very comfortable and lovely area - I loved the area area the facilities in the house We stayed on the top floor , the people below us were quite noisy on the first night . It was also hard not having a toilet in the bedroom and having to walk downstairs in the middle of the night to use the toilet . The toilet was also so messy on the first night , tissue everywhere and sink clogged

- Kevin (8/5): Excellent location to jump into central London. - Located in a quiet residential area, a few minutes walk from public transport to central London via the DLR or river boat. The room was large and comfortable for the four of us (incidentally, we were contacted during our stay and as the only tenants, we were very kindly offered an extra room to spread out, we did not take the offer but it was a very nice gesture).
The kitchen seemed to be well equipped, as we were out the entire time we did not use it as we intended. Greenwich and the Cutty Sark is only a 17 min walk away. For a stopover in London whilst travelling to France the location was ideal. Parking was off road but could not be guaranteed, even though we were the only occupants. For peace of mind, we opted to reserve one of the available parking spots nearby at extra cost. Upon arrival parking was available, I would have rather reserved and paid The Rainbow Rooms for the parking.

Don't be fooled by the photographs and good ratings!!! + Bathroom door lock is broken (a man walked in on me having a shower)
+ Bathroom shared between 8 guests (nearly wet myself and there are no public toilets close by)
+ No toilet roll (for the whole duration)
+ Dirty towels
+ No sleep (someone in the room next to me was playing loud music until 4am)
+ TV and wifi didn't work
+ £146 Damage deposit (pay cash on arrival)
+ Skylight windows are cracked, don't open, and broken blinds (be careful with your deposit)
+ Desk is hanging off the wall (don't move the fan or it will fall off)
+ Dirty and broken cutlery in the kitchen (no cleaning equipment)
I'm just warning you - this is the worst place I've ever stayed at and it ruined my time in London!

Beds were not comfortable are all, way too soft. The shower did not work properly as the shower hose was completely broken and the water dripped from there and did not came out of the shower head.
There is a common kitchen where you can find not one but two fridges that DO NOT WORK. We bought some food to storage in the fridge and the next day we had to throw it away because they went bad. Moreover, all the cutlery and plates were not clean.
Cleanliness can be definitely improved. My sister found a stain in the cushion cover.
There is no staff at all present in the property to help you out.
- Eva (4/5): Not as expected and I stayed elsewhere! - Upon arrival I tried reaching the accommodation and they did reply in the beginning. Now they don’t anymore.. The location is not great when travelling alone. All reception is done remotely via codes and a key that’s left in the door. I booked a room with private bathroom, which wasn’t what I got at all. Instead it was a very tiny attic room and shared bathroom. It didn’t feel good at all. The owners told me I was allocated a wrong room but that they couldn’t change it anymore. I requested for a cost free cancellation and stayed elsewhere. The next day they confirmed that they received my request. So far they didn’t come back to me just yet and I’m still awaiting their assistance. After this experience I wouldn’t recommend staying here.

Second night - accommodation probably more for light girls on the lower floor with the gentlemen.

- Yijiao (5/5): Passable - The host was very helpful and even though there was an issue with my room, helped me to promptly resolve it. Location was in a nice residential area here was a mixup with the booking reservation so another guest was already in my room when I tried to check in. As a result the room wasn’t clean on arrival and housekeeping couldn’t come until the next day. Also there was no desk in the room as pictured.
- Laura (6/5): Comfy bed but warm and a bit noisy - Location was good, given its proximity to public transportation and the river. Bed was comfy and it was nice to have access to a kitchen.
The owner was lovely and very helpful! The room was quite warm even with the window open and when others in 11 Rainbow Avenue were walking around in their rooms or in the corridors it was very loud. I was woken up several times by this, one at 4am, again at 6 and finally at 6:30 when I gave up and got up myself.
I appreciate that these things are not the fault of the owner , he cannot control others staying, but it is important that guests are aware of this potential issue.

The shared bathroom lock didn't work. Although we followed the instructions to lock the door, we tried it out and we could still go in from outside even when it's supposed to be closed.
- Joanna (5/5): Average stay that was too expensive for what’s on offer. - We booked for the 02 and the house was convenient for this. Good bus links into the city and DLR was close by. The house was really tired and lacked many basic amenities. The host didn’t send check in instructions but was luckily on hand when we arrived. There was no toilet roll in our bathroom, there was no hand soap (only shower gel in the showers).
When we arrived there were no pillowcases on our bed (this was rectified)
The bed was EXTREMELY UNCOMFORTABLE and sagged in the middle.
There is no WiFi connection upstairs. Of course you also can’t store your luggage when you check out. It could be a nice property but it feels quite tired and rundown.
For £100 a night it’s not worth it. Better to stay more central.

- Lexie (7/5): Lovely location and well priced - Proximity and facilities were excellent as was the service when I called staff. I was not given the entry code ahead of time so it caused a bit of stress for me to check in but it was all sorted quickly once I called them.
- Dayo (1/5): Nightmarish room - Nothing. This is not an hotel. Nothing inside it represents an hotel. From the room, the bathroom, the bed that is almost giving way. For that kind price, they could have provided more comforts.

- Max (8/5): Cheap and cheerful stay close to public transport - The location was walking distance to different forms of transport, very easy to access from multiple airports. Check in process was straightforward and communicated clearly in advance. The room and communal spaces were clean and well maintained Room was small with thin walls as expected, however this had minimal impact on our stay. Whilst not having any aircon, it would’ve been great to have at least a small fan in the room. The shower was also difficult to adjust

- Alexis (5/5): Although owners seemed nice and responsive through texts, they need to put more effort into advertising this as a room a - It’s located near the Thames and quick access to bus routes and water route.
Access to the property was easy and clear. Cleanliness was not at its best. Crumbs were left on the floor creating a plethora of ants coming from a hole inside the property. We got rid of them and let the owners know, which were happy to come and take a look and do something about it. It was not clear that this was a shared space with other guests so we were quite disappointed when we arrived to see that. The shared bathroom would not lock which is crazy when you have your rooms booked separately so we had to have a friend stand outside the bathroom just incase. The other very strange thing was there were cameras in the common areas/hallways.
