La vista sulla Fontana della Barcaccia e su Piazza di Spagna è semplicemente spettacolare: di sera le luci, al mattino il silenzio prima che la piazza si riempia… magia pura. Camera impeccabile, pulitissima, curata nei dettagli e davvero accogliente. Ma la vera differenza la fanno gli host: cordiali, gentilissimi e sempre disponibili per qualsiasi necessità. Ti fanno sentire ospite, non cliente. Posizione incredibile, vista da sogno e accoglienza rara. Una di quelle camere che quando lasci ti viene voglia di richiudere la porta e dire: “No, resto qui”. ⭐️

• P (4/5): Will never book suites again. Prefer hotel stays where at least when you complain, things get fixed. - The location of of the room is excellent right next to Spanish steps. Its busy with tourists and has lots of good designer shops and eating places. Having stayed only in hotels worldwide, this was our first suite stay, which had its own pros and cons, which was outweighed by the beauty of the city, the weather, and the vibe (we were in the city in busiest time of the year during Easter). This was our first visit to the city. Unfortunately, our stay at this property was disappointing overall. While the location is excellent and conveniently close to major tourist attractions, several important issues made the experience unsuitable—especially for anyone with a family with health or mobility concerns. One of the biggest problems was the lack of transparency about access. The property is located on the third floor, and there is only a very small lift suitable for one person (and a suitcase) at a time. This was not clearly stated beforehand and made things extremely difficult, particularly as me and my family have joint issues and were travelling with multiple suitcases. We were expected to take steps to the third floor or wait for turns for the tiny lift. Cleanliness was also below expectations. The property felt dusty and not properly maintained, as it appeared as not dusted prior to our arrival. I was told the normal cleaning staff was not available for the duration of our stay due to holidays and person who used to come to clean only made beds and did the bathroom. In addition, the shower would run out of hot water within about 15 - 20 minutes (this was after 8pm), which was frustrating and inconvenient, as for a family of 3 only 1 of us got hot water during the duration of the stay. Customer service was another letdown. Although the manager was responsive via text, our concerns were not properly resolved during the stay. The staff appeared dismissive of our complaints, and on the final day, no assistance was offered with luggage—even though I was clearly struggling with four suitcases and 2 children. Instead, staff locked up and left, which felt very unhelpful and isolating. Overall, despite the good location, we did not feel we received value for money, as our basic needs were not met. This type of suite-style accommodation may work for some travellers, but I would not recommend it for anyone with health conditions or mobility challenges.

• June (10/5): Amazing apartment in the heart of Piazza Di Spagna 🇮🇹 - First class location, literally right beside the Spanish steps. Apartment great, with a really comfortable double bed, shower also great nice little kitchenette. The apartment was cleaned every day with fresh towels. Thoroughly enjoyed our 4 night stay. It was within walking distance to so many of the main attractions & metro. Would highly recommend 👌 Nothing. Only that if you struggle with mobility, it might not be the best place as it has quite a lot of stairs up to the apartment. However, there is a 'little' lift that you can use, which we did for our case as it would have been too much to carry upstairs. But we were able and happy to do the stairs every day. I am just mentioning it in case anyone does struggle with mobility.

The rooms were advertised as daily clean, this did not happen, we had 2 x rooms, both did not get cleaned at all over our 5 night stay. I had to call to request they empty the room bins and also ask for toilet paper. The bed and bed linen were old, my pillows had a blood stain on the actual pillows, they were tissue thin. One of the 2 rooms smelt of damp. The manager booked a taxi for our early departure on our last day, I woke up to a text that it was cancelled and no replacement. The room photos are not true to the actual rooms, the photos look so much better!

• Yashar (4/5): Do Not Choose - The only advantage of this accommodation is its good location. The rooms are on the third floor and there's only a single-person elevator(really a one-person lift). The interior of the room smells musty and the corners of the walls have mold. The air conditioning unit had a problem and wasn't working,making the room very cold at night. The coffee maker also had a problem and wasn't working. We messaged management about the mold and the malfunctioning air conditioning,and after they entered the room with our coordination, the problems still remained. With our allergies and the cold night air,we had to stay there. We were even willing to lose our money completely and go to another hotel, but at that time everywhere was fully booked.

E il suo socio è stato fin troppo paziente nel rispettare i nostri tempi per poter effettuare le pulizie C’è solo 1 ascensore con 1 posto, gli appartamenti sono al terzo piano, ci siam accorti solo il secondo giorno per caso che c’era uno specchio armadio.. non sapevamo dove appendere le giacche. Forse si potrebbe arredare un po’ di più. Prezzo alto ma probabilmente si paga principalmente la posizione.

• Khalid (10/5): سكن رائع - اولا فابيو شخص محترف في عمله الموقع ثم الموقع جبار في السلالم الاسبانية مجاور للسكن قربه من الاسواق والمحلات التجارية الراقية . اوصي فيه بشدة. مدخل العمارة يحتاج بعض من التنظيف المصعد صغير جدا يكفي شخص واحد فقط الاثاث يحتاج لمسة جمال وفعلا بامكانه ان يصنف ب خمسة نجوم بامكان فاببو بان يعيد النظر في اعادة تأثيث المكان بيلمسة عصرية حديثة وباقل التكاليف ايضا .

Asansör asla güven telkin etmediği için ( çok eski ve tek kişilik) inip çıkmak eziyetli oldu. Giriş yaptığımız gün bozuktu hallettiler. Bir otel kiralaması yaptığımı düşünmüştüm ama oda kiralamışım , benim dikkatsizliğimde olabilir bilmiyorum. Bu tarz rezervasyon defalarca yaptım mutlaka girişten önce nasıl daireye giriş yapacağım ve çıkmadan bir gün öncede nasıl çıkacağım bilgilendirilmişti, bu tesiste maalesef bu tarz bir bilgi olmadığı için ilk gün problem oldu bizim için. Valizlerle Romanın meydanına inip kimsenin olmaması hoş olmadı , check in saatinden önceydi evet ama valizleri bırakabilmemiz için bunu bilmemiz gerekirdi. Booking e mesaj bıraktık ve bize dönüş yaparak bu sorunu hallettiler . Çok temiz olduğunu söyleyemeyeceğim, banyo gideri sorunluydu, yatak sürekli gıcırtı yapıyordu. Fiyat performans olarak çok daha iyi yerlerde kaldım. Yeri ve sorun olduğunda çözmeleri güzeldi ama bu eksiklikler giderilmeli diye düşünüyorum
• Angela (8/5): Lovely location! However cleanliness could be improved, felt dusty and neglected. Over - It’s a great location! Right near Spanish steps, it felt very safe and secure. Multiple keys and gates to enter the property. The cleanliness of the room could be improved. It’s difficult not having concierge service as we run out of the basic amenities like water, towels and toiletries. The AC also wasn’t very strong. We had to climb 3 flights of stairs as the elevator was very small. Wasn’t an issue for us as it increased our fitness, however should be noted for elder clients and those with mobility issues.

• David (6/5): Lage ist gut, der Besitzer ist freundlich. - Die Unterkunft ist sehr Zentral an der Piazza di Spagna. Der Besitzer ist sehr freundlich und zuvorkommend! Bett war unbequem, leider sah das Zimmer nicht ganz aus wie auf den Bildern. Meiner Meinung nach aufgrund der Ausstattung ist es den Preis nicht wert, aber die Lage rechtfertigt es.

The location was absolutely excellent – just a few seconds walk from the Spanish Steps and close to so many of the city’s main attractions, restaurants, and shops. It made exploring Rome incredibly easy and enjoyable. The apartment itself was stylish, clean, and very comfortable. One of the most impressive features was the incredible sound isolation from the busy street below. Despite being in such a central location, the apartment was wonderfully quiet, allowing us to relax and sleep peacefully each night. Our host was exceptionally responsive and welcoming, and the staff was just as impressive, helpful, kind, and always available when needed.

• Shlomit (10/5): Exceptional Stay – Highly Recommended! - I stayed in this apartment with friends in June 2025, and it was without a doubt one of the best decisions we could have made. The location is perfect—just steps from the Spanish Steps—yet remarkably quiet and peaceful despite being in the heart of the city. The building is securely locked, which gave us a real sense of safety throughout our stay. The apartment itself is comfortable, impeccably clean, and thoughtfully furnished with everything we needed. What truly sets this rental apart is the host, Fabio. He is genuinely warm, attentive, and goes above and beyond to ensure his guests feel welcome and well looked after. I wholeheartedly recommend this apartment.

• Electra (10/5): The host was very welcoming, arrange our car transport from the airport and facilitated all our requests very promptly. - The property was conveniently located next to Piazza Di Spagne - easy walking access to all the tourist attractions and shopping districts. You could easily take the metro (50m walk) and/ or get a taxi from around the corner. The room itself was very large, the mattresses and pillows very comfortable and bathrooms large in size. Highly recommended! Nothing 😊

Accommodations was clean, comfortable and staff were extremely friendly and ready to help anytime. Staff arranged a guided tour of the colosseum, full access and an extremely knowledgeable guide.

• Rus (10/5): An unforgettable experience in the heart of Rome! ⭐⭐⭐⭐⭐ - We had an extraordinary stay at this accommodation in Rome! The location is absolutely perfect – situated right in Piazza di Spagna, just a 10-20 minute walk from the main tourist attractions. Additionally, the accommodation is near the street filled with brand-name stores, making it ideal for shopping enthusiasts. Restaurants are everywhere, with slightly higher prices, but it’s the center of Rome after all. We had an incredible gelato right across the street. The rooms are impeccably clean, spacious enough, and tastefully decorated, offering an elegant yet comfortable atmosphere. The manager was extremely friendly and attentive, even allowing us a late check-out at no extra cost. They changed all the towels daily. We were 2 adults and 2 children and found 12 towels in the room. Despite the building being a historic monument, the bathroom was very spacious. There was just the right amount of heat, AC available, and complimentary coffee and tea. Even though the minibar water had a price tag, we were told we could consume it free of charge. We highly recommend this accommodation to anyone looking for a relaxing experience in the heart of Rome. We will definitely return! -

• Adriana (10/5): Amazing property in the heart of Rome - Spacious suite located in the heart of Rome. Clean and well equipped room. Located right by the Spanish steps but surprisingly quiet for the hustle and bustle at the steps (good windows providing insulation from noise). The staff were very helpful and responsive during our whole stay. -

However, I would suggest having a staff member available or staying overnight to address any issues that may arise after hours. This would enhance the guest experience and provide extra peace of mind.

• Belinda (8/5): Great location, friendly suite manager and comfortable stay - Location next to Spanish steps and shopping streets is very convenient. Comfy beds. Very private but at the same time, it was easy to communicate with the suite manager (Fabio) via WhatsApp for any topics and questions. Coffee machine was very difficult to use, we gave up in the end. Would have been nice to have complimentary bottles of water. Steps to the suite were fine for me, however, it could be inconvenient for less mobile guests.

The design was chic and there was a cool champagne waiting for us!Our host made sure we had everything we needed including restaurant tips tours and shopping ! We truly enjoyed our excellent City tour bye Sofia, which are host arranged. The weather was very warm thankfully our suite had wonderful Air conditioning!

• Tfnsw (9/5): Excellent spacious rooms in Spanish Steps location, with a lift and v. good amenities in the room. - Loved our stay here. Highly recommend. Amazing location, building has a lift, very spacious room, with a good bathroom. Comfy bed. Nice hosts and staff who helped us with our luggage. Although they are not on-site all the time, they stay in close contact on Whatsapp to make sure you have what you need. Excellent daily cleaning service. Great facilities include fridge, kettle and coffee machine. We thought everything was great! Suites are on level 3, and good news is there is a lift. (Not always the case with beautiful old buildings in Rome). The lift is very small but does the job. If you're a large group or have a lot of luggage, you may need to do a couple of trips. Very minor. We loved our stay here.

Room was spacious with reasonable ammenities. Access to the third floor apartment was a difficult climb up very winding stairs. The rug and sofa bed need a thorough clean! The bed was uncomfortable.

• Laurie (10/5): Quick stay in Rome but worth it - Fellini Suites is in the perfect location if you like to walk the city! 200 feet to the Spanish steps, close to Trevi fountain and just over a mile walk to the Coliseum. And Fabio was a very attentive host and assisted us with getting a driver in and out of the city.
