- Reilly (7/5): I enjoyed my stay it's no frills you get what you pay for I would stay there again - Room was big and clean the house was quiet during the night, Minor issue the TV didn't work it turned on but nothing happned, also there should be a Sign outside of the name of the place to make it easier to find

Tired house with lots of permanent residents
- Amanda (7/5): Basic. - Location was perfect for what we needed, and email instructions were good and bed comfy We were not aware that we would be staying in a window less room which had absolutely no cheery decoration, pictures etc or that we would be sharing a bathroom, would have been good to have known when booking.
- Paul (7/5): Recommend for a low cost place to lay your head. - The room was very clean and bed was comfortable, it definitely ticked all the boxes I needed for my trip.
It is also very well connected with the 108 running 24 hours a day about a minute walk either direction of the house. The bathroom was less clean but it is more the people staying than the owners or property it's self
- Benjamin (3/5): Poor - Bed wasn’t made and I’m not sure if it had clean sheets and room/bathroom very dirty. Area felt a bit unsafe at night and lots of noise in the morning with people drilling on the roof and talking loudly.

- Peter (7/5): Clean, basic, good value room near a transport hub. - Very good value, as a simple room near a crucial London transport hub. Room basic but very clean. Shared bathroom fine and clean. E-mailed entry instructions were clear. I slept OK. Surroundings are poor, a badly maintained Council estate. Whole experience is very basic: you would only stay out of necessity, for work etc. I had to catch an early train, and had to plan around the train strike. You let yourself in with key codes etc and don't see any staff.

- Ken (5/5): Passable - Location superb for abba arena and access into central london.our room was spotless and couldn't fault it, however the place was not a hotel as I was led to belive it is a hmo with 3 long term lodgers shared kitchen. which made it uncomfortable to use the complimentary tea and coffee as I could only find 3 mugs . A shared bathroom on 1st floor with no complimentary shower gel but towels provided. Overall worth the money if you don't mind sharing facilities

- Kalle (5/5): ok for a short stay and need for a secure room with a bed - Easy access with key lock code. From my room close to entrance and toilet/shower it was noisy and could hear everything. Room was simple and ok for my needs and one night. close to public traffic and back and forth to airport.

- Anonymous (3/5): I would not ever stay at the place again, happy that I am alive after the stay at the hell of Stratford. - nothing the property is unclean, the bed is broken, the bed had a big dent in the middle, the pillows are not comfortable but a lump of cotton. facilities wise there is not even one hangar inside, no tissue box. The bathroom is unclean and ceiling has mould issues. the kitchen sink is unclean,
- Greaves (4/5): If you are living and working to a budget its acceptable as dry and clean. - Location to Stratford international station and Westfield, clean bedding and room and very pleasant host. Hotel is really more of a house share, separate bedrooms with shared bathrooms. Also has fully working kitchen which residents use. Unfortunately whatever is being cooked can be smelt it the room and noise from the kitchen is annoying.

- David (1/5): very bad experience, I hope it won't happen again in the future. - I was able to make early check in about 11am. Unfortunately, the heating doesn't work overnight, so I couldn't sleep all night because I was freezing. I was told that the heating starts heating between 7-7:30am which doesn't make a lot of sense to me. The following night the electricity was cut off which meant no hot water, no heating and other power issues.
I am very concerned because these conditions have affected my business trip. Unfortunately, I could not properly prepare for my work, due to the conditions I was exposed to. All these things resulted in me having to leave the accommodation without being able to take at least a warm shower. And I also got sick because of the bad conditions. No one offered me an extra blanket or anything that could at least help me a little in these bad conditions.

The Host is an excellent person, she is always there to make sure, your stay is worth the money. Truly I enjoyed my stay at this property. nothing

I hadn't realised there was no signage, and the property is just a house

Was great location for abba arena. Basic and clean. Owner was lovely and allowed us to store our bags early before check in. Really odd having to take shoes off - especially as lino flooring and lots of creaking regardless. The communal flip flops in room made me baulk! But had read reviews and brought my own! Shared facilities is one thing, but again seeing ?longer term tenants bathroom products in bathroom wasn't nice!

- Lynn (4/5): Definitely not value for money. I pay less to stay in the Travelodge with an en-suite room. - The location was just five minutes from where we were visiting.
The owner of the property was lovely but we only saw her when we arrived and as we left very early Sunday morning, we didn’t see her to pass on our comments. We knew the rooms were not en-suite but the shower room downstairs was grubby and the shower head wasn’t fixed so you had to hold it whilst trying to wash.
The kitchen was communal but it appeared that someone was living in the accommodation as there were various items of food in the fridge, most of them opened and it wasn’t clear which milk was for guests.
The bed was not comfortable at all and the quilt was way too small for the bed. Seemed like a single quilt on a king size bed.
The noise from other guests in the room above us was not conducive to a good nights sleep but that’s not really the owners fault.
- Gillian (1/5): No en-suite - N/A I was unable to use this booking due to a family health issue. I attempted to cancel but was a day late under the terms of the booking. I explained the circumstances but they stuck to their policy, which is fair enough. I notified them that I’d keep the booking, just in case I could go. I knew I couldn’t but I wanted to make sure that they did not relet the room in order to double their profit. However, I then received another email notifying me of the key codes, only to discover that my room number had been changed. To me, this indicates that the hotel had indeed relet the room that had been allocated. There should be a policy that refunds are given if the hotel is able to relet the booked room, anything else is sharp practice as far as I’m concerned. I also think that the hotel needs to make it clear that there are no en-suite facilities because I would not have booked if I had known this; I only discovered it after reading reviews when I tried to cancel. My understanding is that there are residents living in the hotel as well, which is definitely something I would have avoided. All in all, I’m grateful to my daughter for becoming I’ll; I think I might have had a lucky escape.

- Joel (1/5): I paid the full amount and decided to lose money and left. - Liked · This Advertisement is framed, to get more people attentions by hiding key information and by manifesting 10 photos with fancy pricing. which is not fair. it is a shared accommodation and guests need to share toilets/ and only one room in the property will be given and kitchen needs to be shared as well. this needs to be mentioned in the ad in the front lines instead of hiding it. so that people will not be suffering. You can't expect people read line by line when they have their personal emergencies during the travel. neither the name of the business you can find, outside of the property nor they given the door number of the house in the confirmation message. rather they give the number of the room inside the property. Staff didn't pick up the phone and I was searching for the property for more than a hour because there is no door number in the message they have sent. Booking.com also listed this property even after I have mention family with 2 kids. I literally lost my money , time , energy. Need to display in the ad what you have, is the best policy rather, trying to impress with more pictures and hiding key information. Who is worried about Garden? idea is very clear get the attention to get the booking and service them to convince them with the kind heart once they reach onsite . but it wouldn't work for all and I never gave a bad review in booking.com but literally these guys put me down in a strange place when I travelled with my family. but I forgive now as I managed. but be aware ! (not for family. shared toilet and kitchen, and prime location is true) It is house rented / or owned and every room is given for individual guests on a daily basis. Can’t compare this with the hotel rooms. Shared property ( need to share kitchen and toilet and bath room). worst bit is they don't mention in the description.

The bed linen was not clean, so I had to sleep on top of the duvet fully clothed. The bathroom was not clean. I could see the dust on the towel rail. I had to stop looking. Everything about this place is cheap and not clean. £52 per night for this was outrageous.
