- Breton (10/5): - neighbor yelled at us that everyone there is always noisy and then would not leave for a while just kept complaining about how he did not like that this location is rented out like this. The people are always too loud
- Billy (10/5): - Le logement est grand, spacieux, très confortable avec des lits King size et des gros matelas. Le logement est très fonctionnel, nous nous sentions vraiment très à l'aise. Pour être honnête c'est le meilleur logement que j'ai eu depuis mon arrivée au Japon.
Emplacement proche d'une gare, plusieurs supérettes et magasin à proximité, quartier de restaurations très proches on s'y sent bien.

- kristin (9/5): Great location & comfortable digs in Osaka. - Awesome location. Close to heaps of transport options, resturants, bars & shopping. One stop from Osake station! Fridge was a bit small for a family of four adults. Limited cooking accessories. Otherwise great. The roof deck was very handy but could use a larger area under cover.
- Al Mair (10/5): - Very comfortable and clean and beautifully designed. A few reviews note that you have to go through downstairs shower area to go upstairs but there is enough privacy, so not really an issue. You do have to go through upper bedroom to go up on the roof, but to be honest we didn't use that area very often as it was just too hot! Good wifi and the TV has Netflix etc if you have accounts. Good location; not so touristy more genuine Osaka! Close to huge shopping street so no problems with food etc. Nothing really....

Food option for breakfast and dinner included , it was amazing to have the food brought and set up in our room . Delicious food and lots of choice and amount . Nothing.

- Roberto (9/5): Great House and Location, but Poor Check-in Management and Steep Stairs - The location is fantastic, very close to the metro, which made getting around the city so easy. There are also convenience stores and small shops nearby, which was really helpful. The house itself has been recently renovated and is in excellent condition. All the facilities are modern, clean, and very comfortable with strong Japanese way of life style . We were very disappointed with how the check-in process was handled. We requested an early check-in in advance, which was not granted, but we were told we could drop off our luggage before the standard check-in time. We followed this suggestion and it took about 30 minutes to leave our bags. To our surprise, the property manager later informed us we would be charged an extra ¥6,000, claiming this counted as an early check-in.
This charge was never mentioned beforehand, and there was no clear time limit explained for dropping off bags. We simply left the luggage and came back many hours later, this should not qualify as early check-in. When we asked for clarification, the communication was abruptly closed without any reasonable explanation, which left us with the clear impression of poor management and lack of professionalism. The house has three floors with very steep stairs. Carrying luggage up and down was a bit challenging, and we wouldn’t recommend it for elderly guests or families with small children.

- Philippe (9/5): The apartment itself is divine, the pictures do not even do justice to how beautiful it is. Great for families or groups - The size of the apartment was incredible ! Very clean, a lot of amenities. The location is beautiful and quiet. It is one station away from Osaka station which is amazing. Check in was a bit difficult, host did not answer for almost 2 hours so we had to eat dinner after a long travel with all our lugguage.
- Peter (8/5): If you're ok with steep stairs, this is a good location for you! - House was well appointed, clean, and new. Amenities were available, though visitors should note that this is for the exact number of people staying, so if you would like extras... ask. Staff was responsive and accommodating (there were charges for early arrival, which is policy and not a surprise to us). There are three indoor levels and a fourth level to the roof. These stairs are more like ladders than stairs and even with the indoor slippers, you're likely to have at least one of your party fall (we did). This is not clear from the photos, so be aware. We were ok with this, but it was very jarring when we arrived. The washer has a centrifuge function, but we were not able to engage a "dry" function, so plan to hang clothing if you want to wash clothes here.
- Tony (10/5): Very room apartment in a great location- we would be delighted to stay there again. - We enjoyed our stay in FL House for 5 nights and would be happy to return. We were just a couple and the apartment provided more room than we needed but we just liked having the additional space. The apartment is a great size by Japan standards and covers 4 floors including a rooftop area with an outdoor setting for end of day drinks etc which we really enjoyed. Most of the living is done on the first and second floors which have plenty of room. We had no issues at all with the apartment. Prior to booking the apartment we read about the steepness of the steps in one or two reviews. We are in our mid 60s and quite active, and the steps were no trouble at all but anyone with mobility issues might find them a challenge.
- Rob (8/5): Decent, but awkward layout. Would find other accommodations next time in Osaka. - Had more space than hotel, had kitchen which we used. Bath/shower privacy was bad. The only place to put your dry towel and dry clothes is in the main hallway by the stairs, with a group of people who don’t want to see each other naked this was awkward.
We arrived a little early, but it appeared room was completely ready and no cleaners were there, yet the owner said “do not use house until check in time or extra fee will be applied”. This was frustrating after a long morning of travel and felt unnecessary and unwelcoming. In my experience most hotels and airbnb will let you into the room early if the room is prepared.

- Jenny (10/5): Perfect for four adults - This was my second time staying here for the year. This time I had a group of four adults which worked out perfectly since this place is so spacious.
We had one older woman and one pregnant woman, so we made sure to let them stay on the first floor since the second bedroom is on the third floor and the stairs are narrow and tall.
They forgot to add one more set of towels for a fourth person and we didn’t notice until late into the night . I messaged them and let them know and they responded in a timely manner and delivered it early in the morning.
Checking in was easy and it’s about a 5-6 min walk to the nearest station.
Last time I wrote a review, I said I would stay here again, and this time I did. Hands down, I would stay here again if I’m ever back in the area. Especially for a large group.

- Jenny (10/5): Spacious and good value. Great location. - For Japan, it was a good amount of space for us. We had 3 people, but it was definitely enough space for 6 people to sleep. Although, it only has one shower/bath, which is on the first floor, but having two toilets definitely made it better.
The place was clean and they gave very clear instructions how to get there. I appreciated that they had it in English as well with pictures.
Checking in was easy. The beds were comfortable, and the dining area was spacious. We also appreciated the laundry machine there even if it’s smaller than we’re used to. It was a great base when we also travelled outside of Osaka to other cities.
The location was the best part. Very close to local shops, groceries, and the train station, yet it was in a quiet neighborhood. It was also close to a Yamato Transport store, so it was nice to pick up and drop off our luggage there when we were traveling all over the place.
We really liked the aesthetics too. Clean but warm and comfortable.
We would definitely stay here again. It’s a great value, especially after staying in hotels where the rooms are much smaller and there’s no place to congregate, since we had to split rooms. It’s four stories if you count the rooftop terrace, so the stairs are narrow and steeper than normal compared to America. It was fine though since they had railings to hold onto, but it’s something to keep in mind if you can’t handle that many stairs.

Quiet, comfortable beds, had everything we needed for our stay. Lots of stairs! Three sets of very steep stairs. Need to be fit and able to manage them, suitcases were a challenge.

The house is cozy and well-design, super clean among all four stores. Enjoy authentic bars and restaurants in surrounding or visit cat cafes which are just in couple steps away For those allergic to goose down, may need to ask for special bedding
