Outside the property needs lights from the road to the door and it could have been swept and cleaned outside. There was also a strange smell in the lovely bathroom which I suggests there may be a plumbing issue.

• Davies (9/5): A long weekend visiting a friend in the neighbourhood. - The room is very light, well-proportioned, with large windows looking out to the adjacent park, and had everything I needed -- kettle, toaster, microwave, mini-fridge, and a generous en suite. The fridge included thoughtful items like bottled water and spreadable butter. The bed was comfortable with plenty of pillows. It was lovely and quiet and private. The only thing I would let future guests be aware of is the main window over the bed has a slatted blind which lets quite a lot of light in early in the morning -- I had brought my usual sleep mask so not a problem for me.

The owner lives next door and is really friendly and helpful and yet also respectful of your space. I would always prioritise staying here when next visiting London. Such a lucky discovery!! Nothing. Provided 2000 to 2100 as arrival time and arrived at 2030, but was not given code to access keys before arrival, and found owners house empty. Tried phoning contact number but phone was switched off. Knocked on neighbours house, who were very helpful and managed to get us the code. Once inside, found no cups were provided for making coffee or tea. Also shower control was stuck on hot, was not able to turn it down.

• Jane (9/5): An excellent find within south London. - Very self-contained, well designed, modern annexe to main house. Set way back from road & backing onto a large park. Very secluded - didn’t feel you were in centre of town even though only 10 mins walk to high street. Accommodation provided for all your needs including toaster (no bread), microwave & fridge. Tea/coffee tray only provided powdered milk, but otherwise wanted for nothing Nothing much not to like. Car turning area is quite tight for a large car but perfectly doable.

Thank you. - Self contained flat, exceptionally clean and well presented - and very comfortable. Absolutely perfect location for what we needed - family in Tulse Hill. Hosts were brilliant. Would recommend! Parking area was slightly congested - but Bipin was very helpful with this, and there was further parking on the streets around the property.

We were visiting our son who lives in Upper Tulse Hill so the location was good for us and the private parking was an added bonus. Lovely room with a spacious shower room! Would stay again.
• Mary-brenda (10/5): Exceptional - Bipin and his wife, Neelam (hope I didn't misspell), made us feel very much at home, which meant a lot to us, especially being our first introduction to the UK. Neelam was gracious enough to show us around the neighborhood. Bipin helped to order a cab for us on our last day when we were stranded without an Uber driver and running late for our appointment. We're deeply grateful to them for their warm hospitality and we loved having conversations with them. Hope to stay in touch and meet again.

• Janice (5/5): Location was ideal for visiting our son. - The place was clean. No TV except for London Live, the internet was awful. The shower was too hot and I could not turn it down. On the information sheet, it said, quiet hours between 10 pm - 7 am, those downstairs were very noisy and the light from the kitchen was shining into the bedroom, not good when you are trying to get to sleep.

• Nicola (10/5): Cute peaceful stay after a festival in Brockwell Park. - Really quiet peaceful location set off the main street, next to a park so you are surrounded by trees. The room was spacious, and clean and had everything you could need including a microwave, smart TV with Netflix and Amazon etc, Free parking was a huge bonus and felt secure. Communication with the host was also really good.
• Rachel (9/5): Gorgeous self contained room - Lovely and clean with all the necessities Off road parking and easy to find. Met the lovely owner as we were leaving. Thankfully didn't need him, but he was just next door if we did. We'd definitely stay there again if we needed somewhere in the area There was nothing to really dislike but I think a couple of towels per person instead of one would have been nice but of course, that's just a preference.

• Sandramarisa (9/5): A good choice - The room is great: confortable bed, very well equiped, reasonable distance from London, good access from/to public transports. Quiet, roomy and clean. The window shatters were not enough to keep the room dark, so after 5 AM it was not easy to sleep. If you have a sleep mask or sunlight doesn't affect your sleeping, than it is perfect.
• Stephanie (10/5): Beautiful for to explore London & surroundings - It was clean, bright and we felt safe and welcome :) The stairwell was very tight and steep, that didn’t bother us at all, but maybe if you travel heavy it might be difficult to bring everything upstairs.

Unfortunately the smell particularly in the bathroom was terrible. Not sure if it was drainage problems. The room needed curtains or blackout blinds to keep out the light coming through from the house kitchen downstairs. More exterior lighting is needed. My car was blocked in.

• Sharna (1/5): Shocking- Do not stay at this property - Unfortunately due to being kept awake all night due to people screaming down stairs and partying, we didn't like anything. We got to the property at around 11.30pm ( after checking in at 3pm). When we arrived it was extremely loud with people partying and screaming downstairs. This is unacceptable as the property said they have a quiet hours policy from 10pm - 7am. Myself and my partner understand that occasions happen and sometimes it can be loud. However this noise did not stop. We tried to sleep from 11.30pm to 2pm however we kept being woken up by screaming. We tried again to sleep but at 5am, we had enough. I messaged the owner of the property to politely ask them to keep the noise down. However we received no reply. I messaged again at 6am to ask them please to keep the noise down, no reply. At 7am myself and my partner decided we had to leave as we were not sleeping. We left the property and realised people were still coming in to party at 7am. We then had to travel hours home exhausted due to being unable to sleep. Shocking. Do not stay at this property as you will not sleep. We have still not received a message from the owner of the property. We are taking our complaint to booking. com.

It was a 15 minute walk to the bus stop which would take you to Brixton in about another 10-15 minutes. Then you're in zone 2 and can get the tube to anywhere else. A very quiet area.

• Lukesn1234 (8/5): Worth the total fee. - Very nice little property, akin to a Premier Inn room in terms of size and facilities provided. Modern and relatively well kept. Part of the price includes a £30~ cleaning fee. Considering guests are asked to strip the bedding and take out the bins before leaving, as well as there being spider webs in the bathroom ceiling space and black mould in the shower corner, this seems a bit ridiculous. Just be honest about the price and skip the cleaning fee.
