The room itself was very pleasant, comfortable, and well maintained, making for a relaxing stay. One of the standout features was the exceptional view, which truly made the experience even more memorable. The host was extremely warm, welcoming, and genuinely helpful. He was very polite and went above and beyond to accommodate. Overall, this was a pleasant experience, and I would recommend it to anyone looking for a comfortable stay in a fantastic location. A few aspects of the stay were less ideal.
Accessing the property from outside was also somewhat cumbersome, as there wasn’t a simple lockbox or straightforward self-check-in system. Additionally, there were no tea or coffee-making facilities in the room itself, with refreshments only available many floors below, and I was informed that supplies were often depleted.
I also found it difficult to get the heating to work properly, and the shower temperature was extremely hot, requiring frequent adjustment by turning it on and off. In the host’s defence, this may have been due to my own difficulty operating the systems, but a simple instruction sheet or crib guide in the room would have been very helpful.
While the property was accurately described as a five-bedroom shared accommodation and I had selected an ensuite room, I hadn’t anticipated how close the rooms would be to one another. This wasn’t a major issue, but it was more communal than expected.
Finally, the internal hallway where shoes were left had an unpleasant smell, although thankfully this did not carry into the room itself, which remained clean and comfortable.

You can’t have even one visitor, not even food delivered, they would have to show ID. Plus, you’d have to pay 10 pounds extra just because one visitor came to visit. And if it’s £10 for each person, regardless of if they’re just staying for 1 second. It’s a place set up to keep your deposit. Beware. Never coming back.

- Marta (5/5): Good price for what it is but inconvenient in accessing the place and lacking intimacy. - The room was lovely and well cared for, with an en suit toilet. It turned out to be an apartment with individual rooms rented to different guests, which I hadn’t fully understood when booking. Check-in was available only until 10 pm and the instructions beforehand were not very clear. You need to meet the host in person and leave a deposit, and in my case we had to go out to find a cash machine as there was no option to pay by card.
I also want to say I booked in a hurry, so part of the confusion was mine. Still, the arrival felt a bit stressful after a long journey.
I would have never gone to a place with those conditions. I needed freedom and easygoing access.
If you arrive after 10 pm you need to pay £10 extra.
- Lynn (1/5): Be careful this smart way to steal your money - There is no worse experience than this. I didn't get the key at all but paid for the room. You need to send the front and back of your ID card to a random mobile number with all your addresses and private information. On the day I needed to check in, I received a call asking for proof of identity (this is no problem, but you need to take a photo and send it to a private phone), the ID on the front and back has the name, birthday and various private information, and the funny thing is that the conversation record on the booking website keeps reminding me not to provide private information. That night I was already on the street outside the target building, but I was told that (over the phone call) I had to send it to the phone without checking my ID in person, and finally I gave up communicating in the super cold night wind and booked another hotel. I paid for the room and didn't get the keys, got a headache (physical)
- Ahmetaj (1/5): Stressful, poorly managed, and not worth the risk. Do NOT visit this place. - Honestly, there was very little to like. The room was very small, extremely dirty, and very dusty, with a strong unpleasant smell. The bedding did not feel fresh or properly cleaned.
A £100 cash deposit was taken at check-in and was not fully returned. After checkout, the host deducted money using fees that were never clearly explained or agreed to in advance, which only appeared after the stay ended.
We were also wrongly accused of smoking in the room, which is completely untrue. Anyone who smoked exited the building to do so, and no evidence was provided.
The person who showed us the room was rude, unprofessional, and condescending, and raised his voice, which made the interaction uncomfortable.
By the end of the stay, it appeared that scenarios and charges were being created after the fact to justify keeping part of the deposit. In total, £50 was kept, despite no damage to the room.

The whole experience felt like a case study in “how not to run a hospitality business.” I booked the property last night, pulled up ready to check in, and they straight-up denied me access to the building. Zero service delivery. Zero accountability. They told me “staff are off” even though multiple reviews mention staff living on-site. The math isn’t mathing.
Let’s talk compliance, because the risk exposure here is wild. They asked me to upload my ID and proof of address through WhatsApp—not a secure booking portal, not an encrypted platform… WhatsApp. In 2025. After reading other people’s comments, the red flags multiplied. Several guests reported the same shady process, inconsistent directions, and being stranded outside in the cold. Honestly, it made me question how my personal data is being handled. I’m not saying they’re misusing anything, but the process is reckless enough that I now have to escalate and get guidance from the authorities just to protect myself.
The listed location doesn’t even match where the property actually is. The onboarding journey is pure chaos: different numbers, different instructions, and no one on-site to support. It’s giving “ghost hotel.” It’s giving “please run.” It’s giving “this should be on an episode of Rogue Rentals.”
If you’re considering booking this place, think strategically and safeguard your data. The service delivery model is broken, the communication is misleading, and the check-in process is a supply-chain disaster. There are too many consistent negative reviews for it to be a coincidence. People deserve better, and hospitality standards exist for a reason.
Proceed with caution. Actually—don’t proceed at all. This property denied me entry, gave misleading information, handled my personal details through insecure methods, and showed a pattern of unprofessional behaviour echoed by many other guests, making it a place no one should ever book.

I paid £63 and tried to get my money back even when i paid for insurance, but all did not work. And till now i did not get my money. Even you boooking.com did not help. The room was clean and the bathroom was spacious. The host was also very friendly and helpful. We only stayed for one night, but would have liked to stay longer as we had booked another accommodation for the following two days in a different part of London. I've attached photos of the view from our room windows. There are no significant negatives I can point out.

I booked this property recently but did not stay because of issues that arose after booking. Shortly after confirming, I was asked on the phone to pay an additional £50 cash or BACS security deposit and a £10 late check-in fee. I was also asked to send copies of my passport and proof of address before I actually arrived at the check-in process, which was inconvenient as I was trying to enjoy the time with my friends in the pub, for a start. The host contacted me more than once on a private number, which made it difficult to get back in touch, and insisted I confirm I would be alone on arrival. I did not feel comfortable proceeding. I have reported the situation to Booking.com. I recommend future guests check the property's conditions carefully before booking.

This property do not deserve being in booking.com. I trusted booking.com and I was scammed and unhappy because they rejected to refund me by giving a funny reasoning. I did not receive the service because of key not delivered and address was wrong. It was not number 5, it was 2 to arrive to get the key. And I informed them, called them they did not react about the key delivery earlier, before arriving.

I did kind of feel like a child being given so many rules and regulations. Felt like I had to constantly be silent as to not disturb other people. Getting ready to go out in silence whereas if I was home or in a hotel I would have had some music on or the TV on. Id say a mirror in the bedroom for females getting ready as well. Oh and bigger towels.

Its a room in a flat with the host and other random people in the other rooms. No access to kitchen or fridge. Deposit not mentioned on booking as was the need to whatsapp ID. The flat we were in was not the one pictured, but it was similar and in the same area. It was all good, but would be good to know in advance at time of booking.

Kaye was super friendly and made check-in easy and smooth. The location is excellent—very close to the Whitgift Centre, with a Tesco just downstairs, which was really convenient. The building itself is modern and secure, making it a very pleasant place to stay. I’d definitely stay here again and would recommend it to others visiting the area. The shower water pressure was quite low, and the water never really got hot, which was a bit disappointing. It didn’t take away from the overall experience, but it’s something to be aware of if a strong, hot shower is important to you.
- Ryan (1/5): STAY AWAY FROM THIS PROPERTY!! Booking.com Investigation Underway - Unfortunately one of the worst stays I’ve had with booking.com - please stay away! The hosts have breached several booking.com policies are being investigated by booking.com. From demanding bank transfers to irregular bank accounts, falsifying information, poor communication, asking for passport pictures and driving license to be sent via what’s app, no access to any property facilities despite being listed and most importantly not returning security deposits with any legitimate evidence. Thankfully booking.com have stepped in and assisted me! I have also been informed by booking.com to NOT BOOK with this property again as what they’re doing is completely against booking.com policies! Please save your money and more importantly save the hassle and book elsewhere in the area. It might seem cheap but there is a lot of “odd” activities going on here…

To improve: although it is quite safe and the outside door has a key, the one in the room would be good if it had a lock. The Croydon neighborhood is not very pleasant to go out, especially single women (yout of drugs and indigent people are seen in certain sectors), excellent to stay and make plans in central London!!

However, the most important thing for me was the location, which is very close to the Gatwick airport and walking distance from the nearest train station. Ecxeptionally Clean facility with a very beautiful view of the city close to major restaurants and public transportation. I had fastastic short stay and Will recommend to anyone visiting London for a short or long stay. Nothing at the moment all was fine except for the fact that the accommodation had no TV which is not really a big deal. If the host can install TV then the accommodation will be ecxeptional and outstanding.
