- Benjamin (1/5): Never left a review before but I had to this time. Avoid if you can. - The gentleman that came to fix the leaking ceiling at 2am. We stayed here and unfortunately the experience was far below what you'd expect from any rental.
The biggest issue was a water leak from the ceiling that woke us up at 1am. A gentleman came out at around 2am to address it, and to his credit he was quick and professional. However, the apartment was still leaking the following day, there was a strong damp smell throughout, and we could hear water dripping into a bucket while trying to sleep.
On top of that: the toilet was blocked, the shower pressure was so low it was barely usable, the WiFi was poor, and the sofa bed was not good, you could feel every slat through the mattress.
More broadly, the apartment is in need of a full refurbishment. Everything feels worn out and old, and it simply isn't in a condition that justifies being rented out to guests.
To make matters worse, when we raised the issues the owner refused a proper refund and only offered 30% back for the night we were woken up by water leaking through the ceiling onto the bed.

- Pier-Yves (9/5): Meets expectations - The apartment matched the description. Its proximity to numerous bus lines and a metro station allowed for quick access to all the places of interest we visited. Communication with the host was simple and efficient. Although the interior walls and doors are well soundproofed, the bedroom window faces directly onto the street. Therefore, you can hear street noise (people talking, cars). However, it's a very quiet neighborhood (we stayed in April), and in the end, it wasn't a real drawback.
We had some difficulty controlling the temperature in the apartment. This is probably because the thermostat is in a closed cabinet right next to the water heater. We had to set the desired temperature much higher than our preferred temperature to make the room comfortable.

Nie było tam okna, które się otwierało i panował zaduch. Narożnik który też był w kuchni był bardzo niewygodny. Porażką było brak kontaktów w kuchni, gdzie był czajnik nie podłączony do niczego. Sprzęt kuchenny okrojony nawet noża nie było. W łazience też nie było kontaktu i zła wentylacja.

It was easy to get contact to the host, and we got quick reply to our guestions.
Clean enough and all you need for a short trip is there. Good value for money (considering prizes in London). Sofabed in the livingroom had seen it best days. The large roofwindows were nice, but without any blinds - in summertime it was quite bright to sleep.

The flats are rather well equipped and the location can't be beaten.
OK value for money for London and the location. The sofa beds are rather uncomfortable to sleep on. It is not possible to ventilate the flats as almost most windows don't open, which is very uncomfortable, especially in the top flat that gets very hot.

Location is OK for visiting London if you are ok to rent a bicycle for a 1-2km ride to get to visit-able places. Santander bike rental station is at about 200meters. Entry is not easy wheelchair accessible although Apartment 2 is feasible for wheelchair. But you need a very,very narrow wheelchair to get through the narrow entry between the opened building front door and the staircase. There is no seat in the bathroom shower, no bars around the toilet. If you are wheelchair assistant be prepared to: Bring a very sturdy & thick sheet of plastic, transfer wheelchair user onto the ground on the plastic sheet, drag sheet with him/her on top through the corridor, carry wheelchair & wheels separately through the corridor and transfer wheelchair user back into wheelchair. Once in the appartment2, you have possibilities.

- Johannes (6/5): Fit for purpose. - First off: This flat should be owned and lived in by a local. It's a crime how buy-to-let landlords have absolutely destroyed the property market for regular people. So, you know, I wish nothing but bad things on the people that own this property. The location (just off Redchurch Street) could not be better. Heart of Shoreditch, walking distance to Brick Lane, Spitalfields, Liverpool Street, Old Street, Bethnal Green etc. Despite this proximity to the hustle and bustle of East London, it was quiet at night. The key in the lockbox works well, and means you can check in however late you want, even if the numbers on the lock were a bit hard to see in the dark. The door facing the street seemed to be made out of plastic. The cheapest possible door money can buy (maybe they got it on Freegle?). Does not inspire confidence. The front door of the apartment did not have a thumb turn lock on the inside. This is in violation of UK fire regulations and should be fixed ASAP. I had to lock the door from the inside and leave the keys in the lock at night. With the water pressure in London's victorian plumbing being what it is, I question the decision to put a waterfall shower head in the bathroom. It feels like standing in a light drizzle. Not ideal to wash off the grime of the big city.

- Rich (4/5): Great location with plenty to explore, but the property requires significant repairs. - The location is good, full disclosure I work around the area. Good area of London to be in, there is lots to see and do that isn't the normal tourist 'West End' location. Interesting areas to explore, art and local shops. Master bedroom: No wardrobe door, stains on bedside table, damaged flooring (likely from shower leak), cracked and loose tiles in en suite (trip hazard), stained curtains.
Main bathroom: Cracked, hazardous tiles.
Stairs to 2nd level: Threadbare, loose carpet (trip hazard). Suspect 3rd step is unstable, and moves underfoot.
2nd-floor lounge: Broken curtains, stained countertop, terrace is dirty and slippery.
Overall, the property requires significant investment and effort to match the advertised standard. It is not as represented in the listing.
- Simon (2/5): Needs a good refurb - The location is good for Shoreditch, the street is quiet, lots of cafes and shops in the area. The carpet in the entrance is old and dirty, on arrival the cleaners had yet to arrive even though we had informed the hosts do when we would arrive. He did arrive soon after and did a great job cleaning up and changing the linen and apologised for the timing. There is no cafeteria in the kitchen, although there are saucepans etc. The living room is sparse, with a pretty old sofa bed, no lamps, just down lighters which make the room too bright. The roof windows have no blinds allowing light into the room and the sofa bed sheet was old and some what stained.
The bathroom is clean , the shower door hardly opens up so you squeeze through to the shower. The pillows in the bedroom are old and lumpy.
The place is functional, not at all cosy and overall feels unloved and expensive.

- Satnam (7/5): Good location, great value for money, with a few small renovations would be faultless. - The property overall was very good value for money and the location was ideal for what i needed which was very central and meant i did not need to jump on public transport, but also enough of a walk away where I was able to explore and enjoy some of the variety of the area. Certain areas needed renovation, there were some pulled up carpet in areas, and before you enter into the flat there was a big hole in the wall. Whilst none of these items affected my stay or comfort it did make me worry in relation too my damage deposit and made me question if these items had been noticed before.

Four/five beeps every 30 secs or so. This continued for the whole of our stay, even overnight. Nothing to do with the property and must have annoyed the neighbours too.

I recently had the *absolute displeasure* of staying at this property, and it was easily the **WORST** experience I’ve ever had. If you’re considering booking this place, **DON’T**. Save yourself the frustration, and keep looking.
First off, let’s talk about the **dampness**. The entire property was damp, with a musty smell that hit you the moment you walked in. It was so bad that it affected my breathing, aggravating my asthma to the point where I could barely sleep. I’ve stayed in countless places, but never in one where the air quality was so poor. I can’t stress enough how **unhealthy** this environment is, especially for anyone with respiratory issues. The hosts clearly don’t care about the condition of the property or the health of their guests.
On top of that, they advertised a sofa bed, which was the main reason I booked this place, thinking it would accommodate my group. But guess what? **No bedding was provided.** None. I had to improvise with whatever I could find, which was practically nothing. It’s outrageous to advertise a feature and then not provide the basics that go with it. This level of negligence is beyond frustrating.
As if that wasn’t bad enough, I was slapped with a **completely fraudulent** £50 late check-out fee, despite leaving the property well before the check-out time. I have video evidence proving this, but the hosts have no interest in the truth. They accused me of not returning the keys properly, which is an outright lie. Their dishonesty is appalling, and they clearly think they can just scam their guests without any repercussions.
When I tried to resolve the issue, they ignored my calls and messages. They only care about getting your money, and once they have it, they disappear. The lack of professionalism is **shocking**.
The property itself is far from what’s advertised. It was dirty, poorly maintained, and frankly, **uninhabitable**.

The bathroom had a really nice aesthetic too with greater shower appliances. The host was also helpful and had great communication.

- Fainiulka (6/5): Cheap choice for stay in London, but with some compromises. - Good place near bars, places to eat, clubs. Tesco 300m. But still it was silent in the apartment. We took two aparments. One on top floor other on ground floor. Top apartment is hudge with nice ladge place to sit for a big group. Beds in bedroom are ok, but sofa beds are not confortable. Apartment needs some renovation. Front door lock does not work well. From 11 people only one succeeded to unlock it. Others had to wait to be let in. Some stairs are broken and actually some of us almost fell down. Carpet is terrible condition too. Holes in the wall looks like from horror movie. Curtains had white stains in the top apartment bedroom with separate bathroom. It would be great to have any shelf for stuff in this bedroom and in the bathroom too, because there is no space even for a toothbrush. The gas stove in the kitchen was not working well too, you had to press control handle continuously to keep fire on. Stairs to top also are broken in some places.

Great communication with owner, replied pretty much straight away with clear instructions. The shower was too small for me to fit in, which was a shame. Also, the flat looks like it needs some TLC, just looks a bit run down unlike the pictures.
- Hoang (8/5): Very good - very good location, very close to shops and transports stairs are a bit off, bedroom in good condition but you will find few sockets around the house are actually not working, and bad Tv signal so it is pretty much not doing any good for us but annoying. Very busy area with pubs, restaurants and shops around, so it was a bit noisy at night, wish the property can improve the sound proofing window so we could get better sleep. Overall, it was a good experience as the very reasonable price for the location.

- Julia (2/5): The bedding was old and dirty with other peoples hairs in the bed. - The location was good, close to the centre of Shoreditch. The bedding was dirty and old. There were other peoples hairs in the bedding. Unfortunately our train was cancelled at the last minute so we had to make our journey in the car which took much longer. We were left with very little time to speak to the owner of the apartment that evening as we were very late for the family party we were attending. However, first thing the following morning I reported the problem. No apology was offered and had no compensation for the stay. My two children were unable to sleep on the filthy sofa bed as the sheets were disgusting and smelt of damp. They had clearly been stored in the sofa bed for a long time and were not fresh. This led to the four of us (myself, husband and 2 kids) having to share the double bed which also had other peoples hairs in it and as a result meant a very uncomfortable nights sleep. This one night cost £185 and for this amount of money was an absolute disgrace to not have clean bed linen.

The apartment is very dated and urgently needs refreshment - the walls are very scratched, the toilets seat covers, the furniture is scratched, sofas are stained. Smell is unpleasant. In one bathroom we had towels left by previous guests. It does look much better on pictures than irl.

There was a terrible smell in the living room, and some mould in one corner. I’m not sure which of these caused my allergies to flare up hugely, but it made sleep very difficult.
Generally the apartment needs better ventilation and a renovation to fix up the mould and smell, plus some light fitting that are hanging loose.

Check in was very easy. The host, June, was excellent with communications. I had an issue with the shower which I have spoken to the host about.
- S (4/5): Disappointed 😔 - The location was good, Shorditch is a super cool area.
When we asked for items such as bin bags etc we were told where to get them.
Lots of cool stores, cafes and restaurants and great public transport links. Took X2 deposits of £500 despite the description staying only £500 would be taken, excuse was because it was booking for 6 despite that already being confirmed prior to visit.
Contacted the team about the smell of mould and damp and was told to open windows.
Contacted the team to state safety concerns such as open exposed plug sockets, no issues were fixed or truly acknowledged.
The apartment did not seem like it was cleaned especially carpeted areas.
The balcony window/door would not close easily therefore a risk of cold air coming through
Extremely bad smell inside apartment, it has potential but clearly no one is taking care of this place properly.
Only booked this and stayed as we required the location.
- Ana (9/5): Superb - Very practical house. Had everything we needed for a short two families' stay. Location was great. Nothing stood out as a no-go. Some suggestions of improvement include some refurbishments, particularly on the stairs, which have some steps that need repair. Also a key to lock the upstairs door to the terrace would improve safety for families with kids.

- Hannah (5/5): Wouldn’t stay in property again. - Good location The property needs some upgrading and TLC. The kitchen cupboards are broken, mould on the ceiling in the kitchen, dirty bedding, the bathroom smells mouldy. Also the property owner was not very helpful or understanding when we explained about an emergency situation meaning we may not be able to go on the weekend we had booked.

- Rhianna (1/5): a scam - The graffiti on the streets outside. The apartment is located well in relation to the overground particularly. The best way to describe this property is “catfish”. The walls, table and the clock were missing chunks and there was paint chips everywhere. The doorway to the shower was so slim that I could not get in there (I am pregnant and my belly just would not fit - which resulted in having to strip wash at the sink). The mattress was massively stained. The ceiling had damp patches and looked like it was going to cave in. The freezer was dirty, i’m unsure what the dirt was but it was not pleasant. The house was so hot, damp and stuffy that our clothes didn’t dry across two whole days. We were uncomfortably sticky the whole stay, to the point where 24 degree heat outside was a relief. To make matters worse we were charged £100 for damage we know we didn’t cause and we know, that if we had, we wouldn’t have been able to prevent in those conditions, which unfortunately we expected as soon as we walked in the place. There was also the matter of the front door not shutting unless it was locked, because we were a group of 4, this meant that we either all had to go out, or some would be locked inside - which of course isn’t safe if a fire were to start. The whole apartment had one window in the bedroom, which does not open and close properly, and because we were ground level, could not be left open for long anyway for safety reasons - unfortunately this probably had a lot to do with air circulation within the apartment and subsequent stuffiness.
- Wing (6/5): Pleasant - Big apartment can fit 8 of us. Towels, shampoo and shower are provided. Supermarket is around 5 minutes walk away. Very dusty and hot with only one fan provided. One of the balcony door was locked without key access making the lounge / kitchen very stuffy during day time & after cooking. The sofa bed needs replacement and not enough pillows and duvets for 8 of us. No plugs provided for all taps in toilets and bathtub. So you can’t do any bath there. The apartment was at the top level of the building. Stairs / landing will make sound when you walk which is disturbing.

- Artūrsb (8/5): Overall good place to stay with quick access to public transport - Good location. Close to all main ways to commute. Grocery shop is nearby and there are some markets as well in walking distance. For longer stays it would be great to have more options on how to tidy up place ourselves, like a vacuum cleaner.
- Shane (8/5): Very good - Excellent value for money, and the location was amazing. No fault of the apartment, but the major downside was an extremely loud neighbour directly above the bedroom.
- Michal (6/5): Great location, saved money by using the kitchen! - The location was amazing and it was great to have a full kitchen The roof above the master bed had a leak, the shower doors were very tiny and was hard to access
- Inge (1/5): Terrible apartment - Nothing good about this apartment, top floor. Hosts did not help or answer when we contacted them. Stay away from this apartment. This ruined our whole stay in London and we had to move out due to sewage smell, lack of fire escape route, allergy reaction and the apartment looked nothing alike the pictures at booking.com. We contacted the host both by phone and email, and they did not reply any of our questions. Not even after the stay. The travelers did not feel safe staying in this apartment.
Booking.com did not even sanction the host after this stay. You will not get any help from the hosts if anything happens.
- Anonymous (4/5): A nice property with lots of potential however the infestation and damage to the property doesn’t make me feel like it h - Lovely location, the flats were well furnished and beds comfortable. The kitchen had plenty of cutlery and cooking tools which were handy for breakfast. We very quickly discovered ants in the property, infesting everything we left out and the fridge when we had food in there.
The door to the property had no handle making it almost impossible to access if someone closed it.
The ceiling windows (downstairs flat) latches were broken so we couldn’t open them, anyone staying on the sofa bed were baking overnight.
- Lee (3/5): Good location but too many issues for £150 for the night. - Generally clean, good location, easy to get around. The front door to the property would not lock, the sofa bed was broken so couldn’t pull out the actual bed so had to use the sofa. The TV didn’t work at all. Very hot with no air con / fan. Ants were crawling all over the floor, had to keep bag and case on a higher bench / platform to stop this being an issue but were crawling out of a plant. Took a £200 deposit out of my account, although refundable, they took £200 and wouldn’t provide the entry details until this was charged.

- Anonymous (10/5): Great place to stay in London! - spacious apartment and the location was great (especially for a vintage lover cus brick lane was so close by)! poor wifi (all three of us couldn’t use it at the same time)

For me the door was too narrow to get through.

- Katy (10/5): Lovely and Clean Apartment- would recommend - The property was clean, spacious and modern. It had many great facilities! Had a cosy and comfortable feeling to it, everything that we needed after a long day. Located in a lovely area and easy enough to get around the city. Many coffee shops and shops close by too. It was perfect for what we wanted as a group to 4 and I will definitely look to booking again when I’m next in London.
