I - The location of the property is fabulous I made a request through booking.com that we may be later than 8pm to check in as flying in from Australia and I was not prepared to pay an extra £50 for the later check in. I had been assured I would not get charged however when we arrived at the apartment I was demanded to give £50 or I would not get the key. I showed the messages proving I was not meant to be charged however the staff in the office insisted I pay it. This was so infuriating and over $100 more for our stay. The entrance and stairwell were absolutely filthy and the carpet inside the apartment was so stained and looked filthy

El apartamento está totalmente reformado. Lo han dejado muy bonito y acogedor. El anfitrión fue muy amable y rápido al contestar cualquiera de nuestras necesidades por whatsapp. Para nosotros no fue ningún problema, pero las escaleras para entrar al apartamento son muy estrechas y empinadas. No aptas para gente mayor o con maletas grandes!

- Lisa (2/5): Overpriced, and not clean. Would not return. - Location was fine for where we needed to be in London. This property is very poor and does not match the images online. The property is extremely tired looking and needs a full refresh. From the minute you enter the property the first impressions are not great. The front door locks are not very secure so you do not feel entirely safe at night. The walls needs painting and carpets are very dirty. The main bathroom was dirty with hair on the walls, also had a bad damp / musty smell. The double beds had two single duvets which was odd, and bed sheets had stains. The kitchen tops were all stained / marked. Light switches were not working. Overall very expensive for a poor quality stay.

La ubicación es muy buena, cerca del transporte público. El menaje de cocina es muy nuevo.” El alojamiento, en las fotos, parece una casa entera, pero en realidad está dividido en dos. Las habitaciones del apartamento 1 son muy pequeñas, al igual que los baños, que además no tienen enchufes para usar un secador de pelo o una máquina de afeitar. El lavabo está empotrado bajo un armario, lo que dificulta poder lavarse la cara con comodidad. Las toallas y la ropa de cama estaban muy desgastadas y sucias y deberían renovarse. No había perchas para colgar la ropa fuera del armario y el espacio en las habitaciones era muy limitado para dejar maletas. Varios enchufes no funcionaban y se nota falta de mantenimiento tanto en la pintura como en el mobiliario, que también requiere renovación.

Hay muchos indigentes de noche a las afueras, si llegas después de las 8pm debes pagar 50£ en efectivo, habia una gotera en la sala que cada vez que nos duchabamos en el baño de arriba se inundaba la sala, la puerta de la ducha del baño de arriba choca con el lavabo, asi que si tienes sobrepeso no podrás entrar a la ducha.

This property is managed by a company that raised multiple red flags. Before arrival, they repeatedly send me msgs ask me to provide credit card details and additional payments outside of Booking.com. photo 3 show the document they forced us to sign at check-in, demanding a £200 cash deposit—but this document does not confirm that they received the deposit, nor does it clarify who pays the standard £100 cleaning fee.
During our stay, the house had serious issues:
Photo 4 shows rainwater leaking into a bedroom, soaking the mattress and causing a power outage on our final morning.
Despite this, the host ignored our messages and blamed us for a late check-out caused by the blackout, withholding £100 from our deposit.
They then sent a cleaner who spoke no English, took some photos, and claimed the place was “too messy”—even though everything was left in normal condition.
Worst of all, the host refused to provide a receipt or return the signed deposit form. On the phone, the cleaner even threatened to keep the full £200 if we didn't accept the £100 deduction.
This stay was not only uncomfortable and unsafe, but also deeply dishonest and stressful. I urge everyone to avoid this listing unless serious changes are made. I do not recommend this property to anyone. The experience was highly unprofessional and deeply disappointing.

- Tsung (9/5): I recommend staying here. The location is excellent, the customer service is helpful, and it's a great way to experi - The location is great! It's about 3 minutes from Goodge Station and 8 minutes from Tottenham Station. There are several supermarkets in the area, and the kitchen is well-stocked with cooking utensils. There are also plenty of cozy bars and restaurants nearby, so you won't be rushed to go to bed at night. First, the stairs are narrow and steep, and the room is on the third floor, which can be inconvenient when carrying suitcases. Like most British houses, the stairs make a squelching sound when walked on.
Second, there was a lack of water pressure in the shower, and it could be disastrous when other neighbors or the washing machine were using water at the same time.
Lastly, there were a few minor, inconsequential flaws: the floor was sloped and boarded up to varying degrees throughout, like most hotels in the UK; the toaster was dirty inside, so we were too scared to use it; and the shower curtain in the bathtub wasn't long enough to keep water from spraying onto the floor.

I had to phone the check in staff to find out where the place was.

The kitchen was stocked with essentials so its possible to do some cooking, although having staples such as oil and salt would have been a nice touch. The heaters didn't work properly, although the host did arrange for smaller ones to be left in the apartment when I raised the issue.

We were 5 people and two bathrooms are good. a washing machine and dishwasher, they brought us the second key the next day and were very kind to bring other things we requested, was perfect service. We had to wait a good half hour to get the key, the flushing of the upper toilet wasn't working, no problem we had two. A chair needs a repair.

Having informed the landlord I would have expected a full refund but has been radio silence since.

Central and good location to tube and city. Very difficult to obtain address of apartment prior to arrival and hence, some consternation that it was all ok. First night, no hot water and apartment heating. Difficult to get a response with management to rectify. Management were aware of the problem and had maintenance txt us with instructions (which didn't work) and no follow-up when we again tried to contact them to inform them of such. In the morning, maintenance arrived and said this had occurred before!!!! No refund was offered.

We were on the 2nd floor so carrying heavy bags up the stairs was not fun. There was no T Towel, oven mitts or dish cloth to wipe down the benches. I sent an email about this requesting at least a t towel but nobody responded.

But that meant an extra trip back to the office and then to our apartment later that afternoon. Loved having a washing machine. Lovely decor. Comfy couches and kitchen. There was mold in the showers but the rest was very clean.

- Helen (9/5): Comfy stay in a great central location - Fabulous location - so close to Euston and Warren Street yet tucked away so it doesn't feel busy. Lovely kitchen and dining area. It was super warm up on the top floor - it was a hot day and there were fans to circulate the air.

After a very long flight, you first want to rest, not walk to the right location. The address was not sent initially.

It was on the top of the three story apartment, part of the stairs are so narrow that any bigger size of person and a luggage cannot go through. I wanted to cancel way before the arrival date but they would charge my entire booking fee.

Apartment well furnished, clean and organised. Noise insulation in the building is not great. Was not an issue for us as the other guests were very quiet and reasonable but can be a point of attention for some
- Gregorio_hu (6/5): Nice place, like in photos, but beware of late check-in fee (£50 - cash only, no info, no receipt) - It was easy to get in touch as they provided a direct mobile number. We told them when we were close and after a short wait someone came, let us in, and gave us the keys. The apartment was as in the photos, very clean, and had everything we needed. Comfortable beds, shower with plenty of room, really good location. They clearly talk about all the "extra" fees, etc. with the exception of the late check in fee. Though it says that normal check-in is by 8pm, it never mentions any fee for late check-in. When booking, we chose 9pm for check-in and there was no warning (there is one for late check-out), no message, nothing. Only once we booked and paid, we received message that we will need to pay £50 as late check-in fee. The person who let us in and gave us the keys did not want to accept card or other type of payment, only cash. We were given no receipt at all. We thought this was a bit unfair and incorrect, and very unpleasant. If it had not been for this, we would have given a much higher score.

Lots of great food and access to trains and buses and within walking distance to Soho and Oxford Street. Having travelled from Australia, we requested an early check, which they couldn't confirm with us until the day, which was very frustrating after flying 24 hours and then only gave us 1 key to access the accommodation.
The apartment looked nothing like the images, it was much older and way more run down, it could do with a bit of an upgrade but we had everything we needed.

- Lynn (8/5): Clean, comfortable, stylish decor and an excellent location. - The location was excellent, easy walk from Euston Station, and round the corner from Goodge Street underground. Lots of bars and restaurants nearby but not underneath the flat, so not too noisy. Flat itself was very nicely renovated, light and airy. The hosts were excellent and kept in touch during our stay. The flat is actually up 3 flights of steep stairs, so was a bit of a struggle for my mum. The entrance hallway is very shabby and dirty and although this does not reflect at all what the flat was like, it gave a disappointing first impression and would be easy to fix if someone took the time to clean it. The tabletop fridge was very small, but suspect this might be temporary as there was another one there that didn't work.

Further away from St. Pancras than understanding from booking ad. Required one subway station to St. Pancras. Exact location of apartment is not location on booking.com. Exact Location of apartment not known until day of check in. Early checkin or bag drop off not available, so used an area bag drop (called Radical Storage) by st pancras. Not too inconvenient, but helpful to understand what you may need to do. A little bit of a homeless tent population in area, but that may be city wide. But you may be walking past homeless tents and sleeping bags in evening to go to apartment. Checkin was very easy. Group very responsive and nice to work with. Would consider using again for next London trip understanding the variables. I felt it was a good value for that area of London.

- Maria (6/5): Good location but would we stay again? No - Great location but in need of repairs and maintenance. Musty smell, particularly in the top floor kitchen, which the agent tried to mask by going in first and opening all the windows. The agent was very friendly though… There is a large wooden planter box above the door which looks like it’s about to collapse. We opened the window upstairs and the sash fell off… many of the windows had rot. The bathroom on the second floor had a door that did not close and a very leaky vanity (which others have noted). They obviously knew about the door because they left a doorstop to allow for some privacy when showering or using the toilet. Not particularly clean, but passable.

Room nice and big and very quiet for being so close to the centre of London The location was great for us to go into Westminster and then up to Camden town later on that night..tube station a few minutes walk Nothing
- Steve (7/5): Spacious house, great location but in need of renovation - Spacious three level terraced house in a good location. Quiet for central London. Lots of facilities close by. Warren st tube station 60 meters away. Internet was very good. Expensive. The house needs a renovation. The door is very shabby with a broken lock. The kitchen is made with very cheap units. The showers in the bathrooms are shabby and clearly very cheap. The TV stations do not have a good reception so can`t watch the TV during early morning breakfast. Didn`t say anything because we were out from morning to evening so did not have time to wait in for the landlord.
- Pui (6/5): Pleasant - The host is friendly, and the house is quite complete. Kitchen utensils can be improved. The stairs were a challenge for my aunt who had difficulty climbing the stairs all the way to the top for her meals though she stayed on the ground floor. Not suitable for the elderly.
- Anna (4/5): Disappointing - Central location, close to park and tube. Even though we announced our time of arrival, we were made to wait for an hour outside the apartment, as the person responsible for check in was not on time. Apartment has a potential but it's truly in poor state. Sink in one of the bathrooms was leaking the entire time. Also, there is no shelves in the bathroom to put toiletries. Towels are dated, bed linen is left to be desired. Everything was very shabby and frankly not very clean. Sofa bed is super uncomfortable. Absolutely no value for money and really far from photos. In addition, even though location is central ( edge of Fitzrovia) and well connected, there was a lot of trash outside.

- Shira (1/5): Horrible experience - Horrible experience!! Came with our family to the near sqaure straight from the airport only to find out that the host cancelled the reservation!! Without any notice and only as a response for us asking for directions to the property!!! Everything!! The host was unprofessional, wrote us the the property was left ruined by another guest and didnt even try to help. Avcorse, we waited for hours in the street, trying to find a solution with our kids and our luggage. The host show no intrest!! Horrible way to start a vacation

- Paul (4/5): Good location but expensive for what was offered. - the location was good but I like many guests were confused by the location being described as Fitzroy Sq. None of the properties have this address but are in nearby streets. This was misleading to many prior guests and should be modified. Carpets were dirty. Carpet was loose on top stair (tripping hazard). Mid level bathroom door didn’t latch and stay in closed position without using deadbolt. Some kitchen cupboards were loose on their hinges and falling off. Downstairs bedroom closet door off hinge. No toilet paper supplied. We encountered a mouse on night one. Owners were responsive in dealing with this, but there were droppings where fold out bedding was stored and we had to wait until day 2 for things to be fixed. Some light switches were not working properly and bulbs needed in mid level bathroom. Communication prior to checkin was difficult. Replies took 2 days and needed followup or prompting to get a reply. Once on property response was fast and good.
