- Germano (1/5): - The property is nothing like it appears in the photos. It’s completely lacking in basic services, the bed sheets were dirty, and the balcony was filthy and bare. The front door was almost impossible to open, and the kitchen had broken cabinets and furniture — exactly as several other guests have already reported.
Contact with the host was unpleasant from the very beginning. They even tried to charge me for previous damages (just as they’ve done with other guests, if you read the reviews) !!! This shameful request was simply the final straw in a pattern of dishonest and shameful behavior.
Booking’s customer service answered the phone with constant promises of compensation, changing the answer every time as they pleased. Unfortunately, they were not helpful at all — in fact, they seems to enable these scams to happen. A real disgrace on a human level, even before an economic one.
Be careful — I absolutely do not recommend this place!

besides the amazing views of Akropolis.. there is nothing else thats postive about this house.

Bedroom cupboards full of the owner’s stuff so we could hang clothes and they wouldn’t close.
Front door incredibly hard to open and close, especially from the inside without a handle. Took us several minutes to get out the door every day.
Plants outside all dead.
Cups broken and unwashed.
Only one roll of toilet paper supplied.
Owner only communicated when asking for money for towels.

- Roberto (1/5): L’host a seguito dei miei messaggi di aiuto mi ha scritto solo nel pomeriggio chiedendomi cosa era successo e dice - Abbiamo passato un soggiorno da incubo. Purtroppo non avevo letto bene le recensioni che davano già delle situazioni negative. Ci siamo fatti influenzare che la struttura rimaneva in centro tutto qui. All’arrivo già ci sono dei problemi. L’ascensore si fermava al sesto piano ed abbiamo dovuto fare un piano a piedi per arrivare all’appartamento. Difficoltà ad aprire e chiudere la porta in quanto fuori guida. Non vi dico che si faceva quasi fatica a chiudere rischiando di dovere dormire con la porta aperta. Entrati in casa tutto fatiscente. I mobili cadono a pezzi e le ante non si possono toccare in quanto si rischia che si staccano. No acqua calda. In bagno non disponibili asciugamani. Abbiamo dovuto fare una doccia e ci siamo dovuti asciugare con un lenzuolo del letto. Negli armadi solo loro roba abbandonata e sporca. Per non parlare della sporcizia interna. Ho provato a chiamare più volte il numero fornito dell’host che non ha mai risposto, né a messaggi e né a chiamate sia su whatsapp ma neanche su viber. Leggendo le recensioni comunque precedenti ho trovato una totale mancanza di risposte e comunicazione con gli ospiti. Totale malafede!! Ma per concludere, il mattino della partenza,per andare in aeroporto per il rientro in Italia prendiamo l’ascensore e rimaniamo bloccati all’interno. Iniziamo a suonare l’allarme e ci rendiamo conto che a fronte del continuo suonare nessuno era disponibile nel condominio. A questo punto dopo venti minuti chiusi dentro continuo a chiamare ed a scrivere al host con totale mancanza di risposta. Essendo all’estremo per mancanza d’aria chiamo il pronto intervento per le emergenze. Per fortuna sono stati chiamati i vigili del fuoco che sono arrivati in poco tempo e che purtroppo non trovavano la cabina ascensore per poterci liberare. E così si scopre che la cabina armadio era all’interno del nostro appartamento. Così per fortuna sono riusciti a smontare la serratura e finalmente dopo 45 min siamo stati liberati. Sconsiglio totalmente il soggiorno presso questa struttura.

Un appartement grand, agréable et bien equipé, wifi sans souci
Tarif tres raisonnable La boite à clé qui a du jeu et le stress avant de réussir à les récuperer
La porte de l'appartement à claquer pour fermer et manipuler longtemps pour ouvrir
Le manque de serviette de toilette, au moins une par personne serait appreciée
- Susan (3/5): - Do yourself a favor and book a room somewhere else that has towels included. To make things worse, communication in order to rent towels for an additional fee was problematic. Finally we got no feedback to let us know if we would actually receive the requested towels and ended up bringing our own.

Μπαίνοντας στο κατάλυμα, η κρεβατοκάμαρα μύριζε πολύ άσχημα, σε βαθμό που έκανε τη διαμονή αδυνατη. Το κρεβάτι ήταν στρωμένο πρόχειρα, με ένα γκριζοπό φτηνό σεντόνι μικρότερο από το μέγεθος του στρώματος και μαξιλαροθήκες που δεν χώραγαν τα μαξιλάρια. Δεν υπήρχαν καθόλου πετσέτες.
Στην ντουλάπα, υπηρχαν χειμωνιάτικα κλινοσκεπάσματα πεταμένα χύμα, και διαφορά οικιακά σκεύη.
Η κατάσταση ήταν τόσο απογοητευτική που αναγκαστήκαμε να αποχωρήσουμε και να διανυκτερεύσουμε σε άλλο ξενοδοχείο (υπάρχει και η απόδειξη πληρωμής). Επικοινώνησα με τη διαχείριση για να τους ενημερώσω, όμως η απάντηση ήταν ότι δεν μπορούν να επιστρέψουν τα χρήματά μου λόγω πολιτικής της εταιρείας.
Ωστόσο, πλήρωσαμε για μια υπηρεσία την οποία δεν λάβαμε

- Alexandra (10/5): - Szuper elhelyezkedésű apartman, mindennel felszerelve, rövid vagy akár hosszabb tartózkodásra is tökéletes! Jó , biztonságos környéken! Csodás kilátással!
- Lisa (6/5): If you don't bother to cook, pack some loo roll and towels, this is a good option for you. - The location and view from the balcony were amazing. The flat is spacious and ideal for two people. The AC worked really well. Communication with the hosts were not great. I only got the instructions for how to get in when I asked on the day before the arrival (response was fairly quick though).
I only realised when we were there that the host recently decided to charge for towels, so there weren't ANY, and despite stating in hies Q&A in 2020 that the first set would be included we would only get them if we paid 6 euros per two towels.
There was only one roll of toilet paper and I'm sure we wouldn't have been given any further for free. Bed linen was there.
It's a pity because the flat is nice and location is great, all these unnecessary extra charges made the experience at lot less pleasant. Why not just charge slightly more in the full price if needed.
Kitchen cupboards are broken and there's no coffee machine. Fridge works. Again, why not just make the bare minimum. We didn't cook and brought instant coffe so was okay.
- Kerstin (10/5): The view from the balcony is divine, Kolonaki is a wonderful neighbourhood! - The view from the balcony to the Acropolis on the one hand, but also to Lykavittós Hill on the other, is simply priceless! I enjoyed also my second stay in this appartement very much! The view from the balcony is divine, the neighbourhood of Kolonaki is beautiful and close to the city centre, all rooms, bathroom, kitchen were very clean and the contact with Tegea is great (always available, fast response time)! I want to come back…
- Sophie (2/5): Dissapointing - Excellent location and beautiful views of the Acropolis and Lycabetus hill It used to be a beautiful place to stay, I have been here several times in the past before the new ownership took over. Unfortunately, since, the apartment has been left to deteriorate with time, it feels very neglected. The photos advertised for sure do not reflect the reality, once I checked in it felt immediately like a bad joke.
Appliances not working, dead plants, no towels or paper in the kitchen, cabinets broken, appliances broken, lamps broken, cables and plugs hanging, curtains hanging, dirty shower without support, wooden entry door very difficult to open and close due to poor maintenance, and the list is long …
The photos can provide a bit of info about that, I’m sorry I can’t upload more to show everything.
Need to pay extra for a set of towels and a sample of soap for the shower per person (written in their policy)
Not able to find a solution with the hosts, at the end had to address myself to Booking customer service for basic needs, like toilet paper : Ensure you have extra toilet paper with you because the hosts dont provide more than 1 roll, apparently.
I’m very much disappointed with the behaviour of the hosts as well as how this gem has ended up being these days.

I could have spent hours on the balcony - well, I actually did! Nice small appartement in the wonderful neighbourhood of Kolonaki! Very nice contact with Tegea! Thank you very much - I definitely want to come back!

- Federica (10/5): Large apartment with amazing view on the Acropolis - Within a 5' walk from Syntagma Square, you find yourself in the heart of Kolonaki. The apartment is large and bright, with all needed comforts, and the amazing view on the Acropolis made me the happiest person in the world! Moreover, the host has been adorable and helped me with all of my needs! Looking forward to coming back! :)
- Tony (3/5): The flight of stairs should be clearly call out to make sure that older holiday makers don’t fall into the same trap. - Fantastic views of the Acropolis The apartment is located on the 7th floor with lift access up to the 6th floor. The 1 flight of stair was very challenging for me and my wife ( in our late 50’s ), noting that we had 4 suitcases with us that needed to go up 1 flight of spiral stairs. In addition the apartment is very old and outdated and needing a lot of repairs, with kitchen doors hanging off hinges and no power point in obvious places like the bathroom. Didn’t meet the host and got delayed responses to any of my questions and concerns.
- Naouel (10/5): Perfect Athens apartment - Everything. This place made me want to move to Athens. The area is less of a touristy one which was perfect. It is central so you can walk to all the attractions. The view from the balcony is beautiful. I actually spent more time on that terrace than anywhere else. I honestly wish I stayed longer.

- Katie (4/5): Nice location but needs work - Good location, 15 - 20 minute walk to main attractions. Short walk to Syntagma Sq for metro and to airport. Great views of Acropolis and Lycabettus Hill. Clean. Hair dryer and washing machine. The apartment is in serious need of some TLC. Sockets hanging off the wall and exposed cables. Doors of kitchen presses hanging off. These could be dangerous. All lights on balcony broken. Two small beach towels for 4 nights - no hand towel or tea towel. Shower holder broken so had to hold hose and toothbrush cup chipped and cracked. Wardrobes crammed with owners belongings and locks broken. Plants on balcony all dead. Handle on cup broken. No tea spoons or cleaning materials.

- Anna (10/5): A homey apartment with great views - Great location between downtown and Lykavitos hill, walking distance to many places and good public transport connections from Syntagma and the University. Fantastic views from the terrace, great to look at Lykavitos from the kitchen window. Nice old house, top floor, sunny terrace, homey feel with the personal interior. Cosy sunny kitchen and neat light bathroom. Warmly recommended, I’ll surely book again when possible. No real problems at all. There’s a bit of traffic in such a central location but on the 7th floor it’s not that loud, got used to it. I’d put a bedding mattress on the bed to make it a bit softer. Not everything is brand new, that’s probably what keeps the price affordable!

- Jose (10/5): Perfect place to stay in Athens! - The apartment is simply superb. Extremely clean, very specious, views are stunning and the terrace is huge. The bed is really comfortable. Extremely quiet atmosphere. The neighbourhood is safe and very well located. The management is very helpful and nice. Always available to help. Nothing, everything was perfect.
- Anna (10/5): Best of Athens right around you - Perfect location a few blocks away from the most lively tourist area and yet close walk to many good places, including Exarcheia, the university, the Lykavitos hill, Syntagma and also the “tourist center”. A home-like apartment with fantastic views on both Lykavitos Hill (right behind the kitchen window) and the Acropolis from the long terrace. Lovely kitchen, good bathroom, a peaceful bedroom. An impressive old house with beautiful stairways. A perfect place to stay in Athens! Not everything is brand new and in best repair— that probably makes this great place affordable 😎 Nothing to spoil the great experience though.

Home-like feel, a real Athenian apartment in an impressive old (1930s?) building; nice sunny kitchen with marble desktops as a fine little extra luxury (also in the bathroom). Loved it all! Not everything is brand new, some kitchen cupboard doors hanging, some lights gone out. The central, city-like location means there’s a bit of traffic noise outside, but the 7th floor with withdrawn terraces makes it not too bad.

Washing machine and drying rack very handy. Definitely areas for improvement; there was barely any hand soap left in the bathroom, and no tea towels and hand towels for the kitchen and bathroom respectively. We did make contact with the owner to receive some however the cleaner never turned up with them as discussed. Difficult to empty bins as there was no additional rubbish bags supplied to replenish bins. Furnishings and cupboards in the kitchen are quite worn, and almost fell on us when attempting to open. Handhold shower hose holder was broken so couldn’t stand under the shower when washing. Main door leading to the balcony unable to close and lock appropriately.

- Maximilian (9/5): Superb - This is a spacious, clean, comfortable, and well-equipped apartment in a great location with a fantastic balcony! There is some must in the bathroom, the towel was slightly smelly, and the kitchen furniture needs some minor repairs.
