- Agnieszka (7/5): Great location and huge potential - The location of the apartment is fantastic. It is very close to the Colosseum, so everything was within easy walking distance.
As for the apartment itself, unfortunately I have to agree with previous reviews regarding the unpleasant smell. I am not sure what causes it, but it was noticeable all the time and airing the apartment did not really help.
The cleaning could also be improved. The bathroom was very clean, however there was dust in many places that should be cleaned more regularly. The TV also needs proper cleaning.
The extra bedding stored in the wardrobes should include duvet covers for guests who may need blankets while using the air conditioning, especially senior guests.
The kitchen generally has everything you need, although most of the equipment has clearly seen better days.
The terrace is really lovely and has great potential, although the outdoor furniture is also quite worn.
Communication from the moment we arrived at the apartment was much better than before our stay
- Daniela (6/5): Tolle Wohnung mit Mängel - Schön eingerichtete Wohnung, tolle Terrasse mit fantastischer Aussicht! Die Lage ist perfekt - sehr nettes Viertel mit vielen angenehmen Lokalen. Sehr schlecht ausgestattete Küche. Im Kleiderschrank war das Federbett zerknüllt hineingestopft worden. Auf der Terrasse liegen Putzutensilien und anderes am schmutzigen Boden herum. Kaffee kochen kann man keinen, weil die Espressomaschine kaputt ist. In einem der Schlafzimmer funktioniert die Lampe nicht, abgesehen davon, dass der Lampenschirm fehlt.
Tolle Wohnung, aber sie gehört regelmäßig gepflegt und kaputte Dinge gehören ersetzt.
Wenn man weniger anspruchsvoll ist, ist die Wohnung zu empfehlen.

- Julie (6/5): We made the most of the fact this is a great location but needs seriously maintaining - Location amazing, with a fabulous balcony Electrics in this apartment were not good, no where to plug even the kettle in, had to boil it in the lounge and carry microwave to lounge when we needed to use it, also the bathroom smell was so offensive.
- Johan (8/5): Annia House is well located, well equipped for self-catering and has a balcony with a stunning view. - The property is 500m from the colosseum with a view over the city. It was possible to stroll there after dark to avoid the crowds. Being a self-catering unit, we made our own breakfast. The kitchen has ample appliances and crockery.
As only 3 wine glasses were provided, one of us had to use a cool drink glass on every wine drink occasion (and there were plenty). But the fantastic view made up for the lacking wine glass. We will be back!! The fourth wine glass as mentioned above.
- Julianne (8/5): Perfect location and Marco was a perfect host, would definitely use the property again. - Great location only a few mins away from shops, restaurants and the colosseum. Just a small issue with water pressure but that did not interfere with our stay.

- Elizabeth (6/5): Nice location but missing some basics - Location was perfect for us. Walking distance to Colosseum, groceries and cafes. In the heat of summer, the A/C does not effectively keep the apartment comfortable and will turn off when you take the keys out the door. Thank goodness Marco let us use the extra set of keys so the A/C could stay on while we were away. The furnishings in the living room are scant, tattered and not very comfortable. And there was no wine opener in the kitchen (so unlike a home in Italy). Our beds were comfortable, so that was a plus, but no extra pillows. There was a microwave but no plug near it. The power went off and on throughout our time there, and we'd lose wifi every time. No soap in the bathroom to wash your hands (I would think that would just be standard).

You need a real sofa.

Main bed. Reds a mattress topper- too hard without it.
Poor water pressure to have a good shower.
2 wine glasses for 4 guests- rectified day 5 of a 6 day stay.
No tea towel to wipe dishes. No dish cloth or cleaning cloths for kitchen even though we were asked to clean kitchen at the end of stay,

Kitchen sink water pressure is too much.
Toilet flush is broken. Takes multiple flushes to clear up.

- Katerina (9/5): Great place in great location. Maybe the best apartment for holiday in Rome. - This place have great location - close to everything (main tourist atractions, metro, coffee shops, restaurants, food shop is 200 meters away), but is very calm in the evening hours. And seems safe, with good neighbors. The terrace have one of the best wievs in Rome - and yes, you can see parrots on the trees. ;) Barbara, who gave us the keys was very nice and proffesional. There is an elevatior in the building, but for fift and final story you need to use 3 rows of stairs - but is not an problem, even my 80 year old grandma made it well. I recomend Bar Gastronomia in the Via Celimontana for breakfast or lunch. Great pasta, great coffee and pastry. And final tip - take a taxi from and to aiport from Booking too. It was great, very comfortable and without stress. ;) The apartment is mainly for 4 persons, fift must sleep at the couch in the living room which is not so comfortable, but you can manage it. And there is no pizza cutter in the kitchen =D. But you can relly on the hairdryer - there are three of them.

- Tiia (7/5): Apartment with a beautiful balcony and good location, very noisy construction next door. - Nice location just behind Colosseum. Beautiful views from the balcony. Communication with the host was smooth. Nice restaurants close by, and a supermarket just 100m from the front door. Water pressure was very low at times. There were occasions we had to wait 5min the the shower for water to run again. Noice from the construction started at 7.45 each morning, sometimes so loud it was impossible to use the balcony and before the evening hours.
Had to buy a stove lighter, dish sponges/clothes, and toilet paper ourselves although we expected they would've been provided.

5 min walk to attractions !
I don’t think you could get a better location and we didn’t hear one bit of noise from any other residents, I think we had the whole block to ourselves and we were in Rome on the 18th Aug 2022 !!!
The terrace was absolutely superb also, having the sun from dawn until around 3pm - so great for sun bathers !!!
Aircon was fabulous !!
If i was to visit Rome again, I’d defiantly consider this apartment again !! The only gripe was my mum couldn’t find a hairdryer !! ha ha didn’t bother me !! 😀
- Christine (8/5): overall we had a fantastic stay the apartment was perfect for what we needed and prime location. fantastic value for mon - fantastic location. stunning balcony views amazing. the water pressure wasn’t great but we knew this prior to travelling from other review. the sewer smell could become very noticeable especially in the mornings.
- Seri (4/5): if you have family, dont bring your family to this apartment. - the location and check in and check out process is easy. the lift in the property is not working properly first 2 days we were there.
that was the first reason why i picked the apartment. Also, the airconditioning is not working properly the whole period we stayed there and it was summer , really hot. And I have a baby and old grandma. the hot water for shower is not working properly as well. The pictures they put up were not right to scale. everything was deceived. all the information given about the property were not right.

- Mark (6/5): Pleasant - The location was excellent. A short walk to the Colosseum, and Metro. Lots of good restaurants close by and two big grocery stores nearby. The terrace was large and had a great view. The water was intermittent in that it would simply shut off and then you had to wait 5 or 10 minutes for it to turn itself back on. The hot water heater turned itself off twice. Once we knew how to turn it back on that became an inconvenience rather than a problem. The apartment listing said toiletries were provided but this consisted of a one litre container of liquid hand soap and two rolls of toilet paper. As we were staying over a week that was completely inadequate. The couch was beat up and didn’t appear to have been cleaned in a decade. We covered it with a spare sheet so we didn’t have to touch it. The air conditioner took about a day to cool the apartment off when we first arrived but once the apartment cooled down it seemed to keep up.
