- Simona (7/5): The location is perfect. You can enjoy the Coliseum view every night on the way back as it is just around the corner. Go - Location. Very nice neighbourhood. Very close to metro station, buses and Coliseum. The bathroom was newly renovated. I felt like in an old castle, a bit dark and claustrophobic for me.
As in all old buildings there is a smell from the pipes, smell when neighbours are cooking.
No coffee machine. No kettle.
The sofa bed was uncomfortable.

Fijn contact met de eigenaar, Sandra. De kamer was wat donker.
Maar geen geen probleem voor ons omdat we bijna heel de dag op pad waren.
- Alice (8/5): We very much enjoyed it; the warmth of Sandra and the women who cleans made it a cosy place for us. - I very much liked our host, Sandra; she was never intrusive but seemed as though we could always reach out to her if we needed her; she was efficient and kind. I liked having a code; I liked that we could turn the air conditioning on and off; i liked that we could send a photocopy of our passports rather than arrange a meeting; I liked having a fridge and an excellent shower! And I loved the location. We stayed in Leonardo, and it is a sort of purple: too dark for the amount of sunlight that gets in. This problem was compounded by the lights, which couldn't fully illuminate the space. Using "warm" rather than "cool" bulbs would make a big difference. The sheets and pillows felt clean and wonderful, but the bedspread seemed like that synthetic kind that you can't regularly wash, and so therefore, perhaps irrationally, makes you think of all the other people who preceded you! I also got locked between the door and the portcullis and had to yell until another guest rescued me: totally my fault but scary! Might put a little warning in the notes, but perhaps just my idiocy.

Sandra muy amable y pendiente de nosotras todo el tiempo.
Contratamos el servicio de transporte desde el aeropuerto y todo fue perfecto.
El sofá cama es amplio y cómodo.
- Patrick (10/5): Excellent location, clean and spacious apartment. - The location was awesome with views of the Colosseum (8-10 min walk) and various stores close. Metro was close by. The apartment was spacious and it was very nice that the bedroom is away from the living room. AC worked well and shower was good. The host answered all of my questions and then some. They supplied a crib as requested. It was a great place to stay, would stay here again when in Rome. Nothing really. Only negatives I guess were the two flights of stairs and hearing other doors shutting but that's nitpicking. I wish there were better restaurants close by but that's not their fault.
- Navjit (10/5): The location was perfect! And the room was clean and charming. - The location was perfect! About a 5 minute walk to the Colussuem and about a fifteen minute walk to the trevi fountain and Roman Pantheon.
And there were plenty of shops and resturants nearby.
The room was charming and perfect for 2 people.
And Sandra was such a lovely and helpful host.
- Julia (8/5): Heerlijk weekend weg gehad. - De locatie is erg goed. Direct aan de overkant vind je een levendig plein met leuke horeca en het Colosseum en het Forum Romanum op loopafstand. Ook andere bezienswaardigheden en andere leuke wijken zijn te bereiken op max 15-30 min lopen. Het verblijf zit in een autheniek pand wat ik bij de sfeer van Rome vind passen, en alles wat er nodig is heb je in principe. Je kon zelfs netflix en andere betaaldiensten zoals Disney+ gratis gebruiken, dat is wel prettig voor het slapen gaan. Er is geen receptie maar de communicatie met Sandra verliep soepel waardoor een receptie niet wordt gemist. Schone handdoeken beschikbaar naar wens. Er waren weinig stopcontacten en die er waren had ik wat moeite mee qua gebruik. Verder was er weinig licht in de kamer en heb je niet echt uitzicht, maar voor reizigers zoals wij die de hele dag op pad zijn en alleen in de kamer komen om de slapen, maakt dat niets uit.

- Shimon (8/5): Very good - The location is central, within short walks to most sites, as wellas Roma termini station. The owner runs the place by phone, as evident by slips in maitenance. When we arrived the street door could not be opened with the provided code. Other guests, who have already obtained keys, could not open it even with a key. It took a couragious neighbour to give it a strong push... Later this problem was fixed. The bedside lamps did not work. The toilet flush needs to be pushed quickly several times to get it to work. It took some Whatsapp correspondence followed by some practicing to get it right. Such things can be expected in an old building, but it is advertized as "Boutique Hotel", so one expects basic things to work.

- Hadas (8/5): central, quiet and very helpful host. - the location is in a quiet alley yet in walking distance to the center. there is good transportation to most location we wished to visit. room is a bit small if you have suitcases and shopping, but it is not a big issue either. lobby is small and without restroom, so once you checkout you cannot access it. if your flight is in the night this is something to take into account.

- Ozgur (4/5): Disappointing - Location is not bad Ad description is misleading. We requested 2 single beds in double room but provided 2 single very very small beds in a tiny little single room. Host restricted us with limited heating in a cold weather. Host texted us via whatsapp saying only 2 hrs in the morning and 3 hrs in the evening heating. This was not mentioned in the original ad. There is no reception or lobby area. Name of the place “boutique” is suggesting that it is a boutique hotel but this is also misleading. I have been using booking.com and never had such bad experience before. The host is accusing us as if we did not pay the city tax and i feel insulted.
- David (7/5): Good - Although small, the room was attractive, clean, and comfortable. It was thoughtfully set up with a small refrigerator, coffee machine, wine glasses, etc. We appreciated the secure but easy to open front door and gate. It is hard to imagine a better location. It is located right in the heart of the ancient city, not too far from the Coliseum, yet relatively quiet at night. We were able to walk to everything we wanted to do. The toilet often didn't flush properly and as a result we found that the bathroom often smelled. We had to keep pushing the button 3 or 4 times, hard, before it would flush completely. We were impressed by the presence of an espresso machine but the water tank had a build up of something we could not clean, so we were not comfortable using it. The room was otherwise clean but this had apparently not been cleaned out in a while. Given the crowds in nearby cafes, it was disappointing not to be able to have a cup of coffee in the room first thing in the morning.

- Janet (5/5): A decent place to stay with a comfortable bed in a great location - The location is the best thing about the property. The bed was comfortable. You need to read the listing carefully. While listed as a B&B there is no breakfast. There is no elevator and it is three flights to the top floor. (Depending on what room you select). We had an issue with water all over the bathroom floor ( due to a hose coming out of the wall for the air conditioner that was supposed to be draining in the bidet but it wasn’t). We had to use all our towels to clean it up. We called the host and were told the cleaning person was gone for the day but we could get more towels on the ground floor. I messaged in the morning to ensure the cleaning staff collected all the wet towels but they didn’t. There was a miscommunication with the hosts but when we followed up in the afternoon they did make arrangements to have the towels picked up which we appreciate as there was an odor.
Overall the room was spacious. Unfortunately there was also construction so we couldn’t open the windows due to the noise.
Important to note there are no privacy curtains on the windows. A little unsettling to be walking in the living area and see a man with his head out the window looking into our room or the people across the small courtyard looking into your bedroom.

Air conditioner works properly Although the wooden front door of the hotel could be opened with a code or key, it was being violently pounded by other guests arriving late at night or very early in the morning. Due to these loud noises, we were startled awake from our sleep.
I was unable to pay the city tax by card and did not receive an invoice for the payment. Additionally, there is no housekeeping service provided if the stay is less than 5 days, which means the towels cannot be changed. The hand soap ran out on the third day, and we were unable to replenish it.
We couldn't open the room window because of the mosquitoes around.

Whilst we didn't meet the host she was contactable via txt with quick responses. It could be noisy at night/early mornings with other guests slamming the front door.

- Vedat (10/5): Perfecto - It was the best place I had ever stayed. Much more authentic from 5 star hotels. The Italian hospitality and culture were everywhere in the room. Actually it was not just a room, it was a little Italian house. Clean, conforming, safe and especially silent although being in the heart of the city. Just a few steps from the Imperial Fora. Nothing was bad.

So many lovely restaurants near by and a quick walk to the Colosseum. The room was big and comfortable and the air conditioning was a life saver in the summer The bed was a bit stiff but didnt impact my sleep. It was also difficult to get taxis in the this location but I'm not sure if that is just a city issue

- Anna (10/5): Boutique Griffone has a great, communicative staff! - The property is in a perfect location for walking! Being down the road from the Colosseum was amazing. Lots of places to eat or shop nearby. Property felt secure and safe. They have nicely themed rooms named after famous Italian artists. There’s a safe, mini fridge, and kettle, AC unit, and hair dryer. Only issue is the electric line, shortages. Can only plug an advised two devices at a time.
- Marko (10/5): Great experience, Rome is beautiful, love at first sight - Perfect location, 10 minutes walk from Colosseum, 25 minutes walk from Spanish steps, friendly neighbourhood, lot of galeteria, pasticceria, restaurants around, tasty sandwiches, chees, prosciutto bar/shop in Via Cavour, small markets with everything you might need. Apartment Bernini is great, comfortable, very well equipped, and you will feel like home. Sandra was great host, allowing us to use apartment after checking time, and keep the luggage in it, even help us to organize transport to the airport. Thanks again Sandra! Highly recomended for staying in Rome, and we hope that will come back to Boutique Grifone and beloved Rome some time again. Everything was perfect, nothing to complain

- E (9/5): Superb - Great space and bed and sofa sleeper were very large beds. Kitchen space was charming and host left canister of coffee to use (wonderful having coffee in morning). Bath space was great size and strong water in shower. Great location with lots of restaurants and bars nearby; host has lists to must try places! Colosseum a few blocks away and Termini station few blocks away uphill (take metro to get back there if need it versus pulling luggage along cobblestones uphill). Construction on floor below started each morning at 7:30 am and plaster dust all over (leave shoes at door to stop tracking it into apartment). Internet was down for 3/4 of stay but host tried to get it fixed.

- Anonymous (7/5): This is a lovely place to stay in the heart of Monti. Close to many of the great places in Roma! - The location is really good. Super close to the colosseum and lots of great restaurants and shops. It’s a lovely apartment, very clean and comfortable. We had an issue with the other people who stayed in the apartment who were very rude and drunk. But Sandra was great and even gave us a bottle of wine to apologise.

The kitchen and lounge were very comfortable and
tastefully decorated, with lots of hot.ey touches. The cushion covers and downers cover needed to be changed more often. They didn't smell fresh and there were marks on the cushions.

Jean, the owner, met us and showed us to our room. She was very helpful regarding recommendations for restaurants and bars, which were all exceptional. The apartment is in an old building but is well decorated in a sympathetic style with plenty of character. There was a small kitchenette, which we didn't really use because there was so many good places to eat. All the rooms were of a very good size and it really was like being in a home rather than an anonymous hotel room. The bed was super comfy. I would definitely come back here. For once, there were plenty of hangers in the wardrobe! There was nothing I didn't like. Just be aware if you are travelling light, that you will need to bring or buy toiletries for the shower. However this was an oversight on my part as they are not mentioned in the apartment description.

Would recommend to stay, especially in the Monti area. 5min of the Colosseum and nearby all the stunning locations. Check-in was very easy and the appartment is spacious enough to stay for 5 days like we did. Rome is a loud city, bring earplugs! Also no shampoo/soap at the appartment, bring them too.
