• Alessia (5/5): Appartamento bellissimo ma non valorizzato e poco sicuro! - La posizione è spettacolare e anche l’arredamento della stanza veramente bello. Anche la signora della pulizie è molto disponibile. La colazione comprende pane in cassetta, marmellata, burro, prosciutto crudo, latte, macchina del caffè e merendine. Tutto in porzioni abbondanti. Prima di accorgerci dei problemi citati sotto ci sembrava l’appartamento perfetto! Tutto il resto. Iniziando dalle cose più importanti, per noi la struttura non rispetta gli standard minimi di sicurezza, c’erano prese che si staccavano dal muro e altre che emettevano fumo! Se non ce ne fossimo accorti cosa sarebbe potuto succedere? Il proprietario è stato disponibile inizialmente, poi si è proposto di risolvere il nostro problema tempestivamente e non l’ha fatto. Peccato, una struttura del genere andrebbe valorizzata. La stanza non era insonorizzata, ma quello è stato il minore dei problemi. I piatti che si trovano in cucina erano un po’ bagnati e un po’ sporchi. Appena arrivati non c’era nemmeno il sapone in bagno (ma per questo è bastato mandare un messaggio al proprietario che ce lo ha subito portato).

J’ai été particulièrement impressionné par l’écoute attentive de Jacopo qui a su rendre mon expérience encore plus agréable. Le confort allié à une ambiance glamour et une tranquillité inégalée, a vraiment fait de mon séjour un moment inoubliable. De plus, la situation en plein centre-ville est un atout majeur, facilitant l’accès à toutes les merveilles de Rome. Je reviendrai chez vous sans hésiter lors de ma prochaine visite. Camera singola dotata di tutte le comodità necessarie in una zona stupenda, vicinissima a tutto. Jacopo un ragazzo molto cordiale e disponibile che spiega tutto nel dettaglio, nel momento in cui gli ho fatto presente una mia necessità ha tempestivamente trovato la soluzione. Bellissimo soggiorno.

• Alfonso (7/5): Muy buena localización pero detalles cutres fácilmente solucionables - Bien las dos cosas Una serie de detalles de poca importancia cuya acumulación desagrada: cuando llegamos tuvimos que esperar un rato a que el anfitrión revisara el apartamento (¿no tuvo tiempo en todo el día pues llegamos a las 23 horas?); faltaban servilletas, quedaban 2 o 3 kleenex en una caja del cuarto de aseo; los botes de jabón del baño vacíos; la bombonera con 4 caramelos; el enchufe de uno de los lados de la cama desprendido; no hay una balleta para limpiar en la cocina; para alcanzar los platos hay que subirse a una plataforma; para acceder a la cama hay un escalón que podría señalarse si se ponen unos leds pues de noche no acostumbra uno a subir escalones; el pestillo de la puerta de. baño está al revés; el pié de ducha pese a que muchos clientes lo han reportado sigue igual con el esmalte desconchado y un aspecto cutre. La decoración es decimonónica. La mayoría de estos detalles se pueden solucionar por poco dinero

Der Vermieter ist sehr nett und reagiert sofort, wenn man ihn kontaktiert. Die Dusche ist veraltet und und unter der Duschvorlage ist Schimmelbildung. Das Email der Duschwanne löst sich ab und verstopft beim Duschen den Abfluss. Der Vermieter weiß Bescheid und wartet auf den Handwerker.

Jacopo très professionnel, efficace dès notre arrivée, nous as permis de laissé nos bagages le dernier jours pour profiter avant de partir pour l'aéroport. L'appartement était propre sauf le bac de douche, gros point négatif apres de grosses journees de marche, obligé de prendre la douche avec des chaussures pour éviter tout contact avec la peau. Tapis anti dérapant très sale, le bac de douche à été repeint et il s'effrite. Colonne de douche qui fuit énormément. Prise qui pendent, qui sortent du mur dans la chambre.

• Ruby (9/5): Amazing location! - This property is in an amazing location, a stones throw from the Spanish Steps, walking distance to the Trevi Fountain and other landmarks. The host was very kind and helpful leaving snacks, water and coffee for the machine. As a solo female traveller I felt very safe here in this clean, cosy space.
• Ramon (8/5): Great location for a short stay in Rome - The location on top of the Spanish steps is definitely the main feature of this accommodation. The host was friendly and responsive. It was very nice that we received a Panettone as we were there for the New Year. The apartment could do with a makeover. The style is somewhat outdated and had to our taste a bit too many decorative items in the room (esp. on the tables), making it feel smaller. Less is more I would say. The shower base definitely needs replacement. The steps at the bed area were a bit tricky. No accidents happened but we sometimes stumbled upon them.

• Mohamed (10/5): C’était top , et luxueux - Séjour exceptionnel – une adresse à recommander sans hésiter J’ai séjourné à Rome in your heart – Spagna Single Room du 17 au 21 décembre, et tout a été absolument parfait. Dès mon arrivée, l’accueil de Jacopo a été chaleureux, professionnel et attentionné. On se sent immédiatement le bienvenu, presque comme à la maison. La chambre est impeccable, d’une propreté irréprochable, très confortable, calme et parfaitement équipée. Le lit est excellent, la salle de bain spacieuse et tout est pensé pour le bien-être du voyageur. L’emplacement est tout simplement exceptionnel : au cœur de Rome, juste à côté de la Piazza di Spagna, avec tous les sites majeurs accessibles à pied. Un vrai luxe pour découvrir la ville sans contrainte. Excellent rapport qualité-prix, accessibilité parfaite, confort total et une vraie sensation de sérénité après de longues journées de marche. Je recommande cet établissement les yeux fermés et j’y reviendrai sans aucune hésitation lors de mon prochain séjour à Rome. Merci encore à Jacopo pour cette belle expérience.

But unfortunately, only the handheld showerhead works, and the water jets are erratic. There's no other way to fix the handheld showerhead. It's in unacceptably bad condition.) The sink drain in the bathroom was clogged. It's an unpleasant situation. There were no pillowcases for the second pillow. We requested one, but they weren't provided.

La qualité des équipements (en dehors du four HS) Le.miroir au bout du lit !!! 😁✌️ La propreté. L'emplacement vraiment sympa et le calme la nuit pour bien se reposer La douche !!! Quel dommage d'avoir un si grand espace de salle de bain et d'avoir une douche aussi mal faite !!! Elle est entartree, l'évacuation à moitié bouchée et le receveur est peint 😳 évidemment la peinture se détache et c'est sûrement la cause de la mauvaise évacuation. Les panneaux de verre fuient car les joints sont usés, ça inonde une partie du sol, c'est vraiment décevant à la vue du reste de l'appartement. Wi-Fi pas terrible. Les prises de courants qui se détachent du mur . L'éclairage au plafond trop violent, heureusement de nombreuses jolies lampes sont là pour mettre une belle ambiance chaleureusement feutrée 😁 On remarque que l'appartement manque d'entretien car il s'abîme au fur et à mesure du temps, on peut dire qu'il est victime de son succès

• John (7/5): Great location! Apartment needs some maintenance. - Great location. The WiFi was terrible and in some places non-existent in the apartment. Unfortunately local cell service was also bad. At a minimum, just install a mesh wifi system. The shower mixer valve was terrible. It needs to be replaced or massively overhauled. There are electrical outlets and other cords that need fixing. There is NO convenient place to charge multiple personal devices with easy access to power. There is a MAJOR safety issue having a step up to the platform bed. Someone is going to fall and hurt themselves at night when they don’t realize the step is there. Please just repair the non-working opera lights that already appear to be in place as a safety measure.

It was very comfortable stay and enjoyed sightseeing to enjoyed Rome. I arrived Spagna station by train. Exit connect to bottom of Spanish steps. Apartment is at top of steps. Stupid me carried my suitcase up the stairs myself. But there is a lift!!!! Find it!

El trato con el propietario en todo momento fluido (siempre por whatsapp) y dando facilidades tanto para la entrada como para la salida. La cocina es pequeña, con una única barra alta (no había mesa ni sillas) para poder comer.

Stanza comoda, sicura, con tutto quello necessario ed ho apprezzato molto gli snacks e la macchina di caffè Nespresso. Sono riuscita anche a lasciare la valigia per alcune ore dopo il check-out. Sicuramente tornerò. Per me non ci sono stati problemi. Vorrei solo segnalare che per arrivare bisogna salire le scale di Piazza di Spagna, ma si può anche arrivare a piedi o in taxi per la Via Sistina.
• Evi (4/5): Too many stairs to get to a room that is too pricey for the accommodations offered. - Location is great, although the Trinità dei Monte stairs to acces Rome at Heart are eternal and then the stairs to access the room are awful bad. The description to access the Rome at Heart is vague. No contact at all with the administration. Some bread/donuts and 3 water bottles for the 4 days is not breakfast! Drainage was clogged as soon as I got to the room. Wifi didn't worked most of the time.

• O'neill (9/5): Perfect for the solo traveler. - Service was brilliant - Jacopo messaged me the minute I landed and gave me good instructions on how to get to the B&B. He also sorted a taxi for me to get back to the airport at the end of my stay. Very helpful. Available if needed, but not intrusive. Facilities were good - Fridge, coffee machine, good sized bed/bathroom/shower, and the air-con was a godsend! A few minor repairs needed in the room but I felt very safe behind the 3 locked doors. Loved the genuine Italian feel of the place, the private stairway to the bottom of the Spanish steps and the restaurants literally outside the front door (see pictures). Ingenious wardrobe behind the mirror. I forgot to take pictures of the room but the pictures on the booking site are a true reflection of the facilities. Would definitely book again! Location was perfect - Spagna metro is just the other side of the Piazza (A line) and the main centre is easy walking distance. Ideal for visiting the Vatican or the Borghese gallery which are both worth a visit. Very minor - Radiator was on in the main hallway and a little confusion on arrival when I pressed the wrong buzzer which then got stuck. My advice to future guests, stick to WhatsApp communication and have a little patience if you arrive first 😁

On Sunday night an opera singer literally beneath the window serenaded us with her beautiful voice- great way to end the trip. Would have like shampoo and shower was funky to use. Was a bit loud on Saturday night but brought earplugs so it was fine. Had a little problem finding the address- the restaurant and hotel adjacent to the property would have been helpful to find it.

And, despite the lack of an elevator and more steps than I would normally be able to handle, they were easy surprisingly to climb - only a few inches high. I stayed in the area last year for a couple weeks and was looking forward to this apartment - I was pleased!!! I hope to return soon. btw - the hot water was hot and the water pressure was superb.

The Metro was very close by and there were many attractions within a short walk, such as the Spanish Steps and the Medici Villa. There were even more things to see within a twenty minute walk (the Borghese Gardens, the Capuchin Monastery, Triton Square and so on). There was a taxi stand literally right outside the front door. It was noisy at night from the piazza. A gang of young people frequently hung around the lower exit door. We avoided that exit after the second time. Construction started across the way every morning at 7:00 a.m. Some fixtures in the suite were broken, like the heat lamp (?) in the bathroom. The place could use some fresh paint.

Local food restaurants were moderately ok I had no access to wifi on arrival so did not receive email to advice of my arrival at your locked front door. Very disconcerting and scarey. Thank goodness on several occasions over the first few days the next door hotel was able to assist. I did realise I booked only a room No hotel facilities . Me big error.

• Elena (10/5): Exceptional - Amazing place to stay in the heart of Rome . I would love to come back again . A very comfortable, stylish and clean room . Good value for money , especially for this area. Everything is closed , a lot of restaurants, taxi next to the building, the host was so kind and professional- my flight was delayed and he was waiting for me till 23-00. I left my luggage for 2 hours more after check out in the room. There is coffee machine and biscuits, water and fridge. They are giving sleepers and robe. I like everything and definitely will come back

• Kamil (10/5): Nice one-week stay in Rome - The apartment's location is great - it is within walking distance from most of the major tourist attractions of Rome. The apartment is comfortable and well-equipped. Provided food items and mid-stay cleaning service are a nice bonus :)
• Terrie (10/5): Exceptional - We loved the location - right at the top of the Spanish steps and very close to the Spagna metro stop. We loved the aesthetic of the apartment and the care taken by Jacopo to provide for our stay, including the breakfast on offer. It was also good value for money.
• Thomas (7/5): Beautiful apartment in great location, host was very attentive, place was immaculate - Breakfast items were fine, didn't have to go out The winding marble stairs were a big problem for us, I k we there were stairs but we had difficulty maneuvering up and down
