Breakfast was not we expected, could atleast a little bit of some cheese, ham, juice or maybe cereals and milk. No wine glasses that we could use either.

• Kelys (5/5): Buena ubicación pero no es lo que ofrecen - Está bien ubicado, en una zona segura, con buen acceso al transporte público, cerca de atracciones turísticas como la fontana di Trevi, el Panteón y te puedes movilizar fácilmente desde ahí a los otros puntos de Roma. El apartamento es amplio Tienes que pagar un cargo extra adicional a lo marcado en booking relacionado a la tasa turística y debe ser en efectivo. Ofrecen 2 camas dobles y una individual pero realmente es una cama doble en la habitación principal y un sofá-cama que se encuentra en la sala. Las camas están un poco duras las cortinas tenían un poco de moho. La lavadora no funciona bien y no seca, solo centrifuga. Indican que ofrecen desayuno pero solo son algunos dulces secos.

• Wiktoria (5/5): - Fantastyczna lokalizacja, przestronny apartament. Spalony, niedziałający czajnik, żelazko z urwanym bolcem, pleśń w łazience, zarówno na kafelkach przy wannie jak i na zasłonach. "Śniadanie" to suche grzanki i 5 bułeczek, które miały wystarczyć 5 osobom na 3 dni. Kontakt z właścicielem bardzo utrudniony, dzwoniąc na numer podany na booking dowiedziałam się, że nie jest on aktualny i został mi podany inny. Z pokoju pod naszą nieobecność zginęły pieniądze i telefon, oprócz pana, który chyba zarządza budynkiem nikt nie chcial pomóc nam w tej sytuacji, właściciel tylko przyjechał i zabrał pieniądze na podatek miejski. Na początku wyjazdu pytając, czy możemy zostawić wcześniej bagaże uzyskałam odpowiedź, że nie ma takiej mozliwosci, ponieważ w przeszłości podczas sprzątania ginęły rzeczy i właściciele byli pociągani do odpowiedzialności (to powinno dać już do myślenia).

In most places I’ve stayed, the facilities are sufficient, so there’s no need for much communication. However, in this case, the negative reviews about the staff are absolutely accurate, and unfortunately, it can ruin your stay in what is otherwise a very well-located property. If you are not a native English speaker, do yourself a favor and avoid booking here. If you ask questions or need clarification, they tend to blame your level of English instead of helping.

В удобствах квартиры заявлено- утюг, посудомоечная машина… по факту этого нет. И полное игнорирование хозяина. Был заявлен завтрак( кофе, тосты с мармеладом) при оплате за 4 суток на 4 человек оставлено капсул только на 1 день, другие части завтрака нас не интересовали.

Istruzioni check-in chiare anche se ricevute solo all'ultimo. Comunicazione essenziale, ma è andato tutto bene. Alcune parti della casa un po' usurate, ma accettabili. Wi-Fi lento.
• Hedvika (4/5): - The location Is excelent. According to the accommodation description, there should be 1 single bed, 2 double beds, and 1 sofa bed available. In reality, the accommodation provided only one single bed, one double bed, and one sofa bed. The sofa bed was also very uncomfortable. The bathroom was in very poor hygienic condition. The shower curtains were moldy, and the bathroom appeared neglected overall. Cleaning of the entire apartment was superficial and insufficient. Breakfast, which was stated to be included in the price, did not match the description. Upon arrival, only one tray with crackers, sweets, and tea was provided. This tray was not replenished at any point during the stay. This cannot be considered a breakfast included in the accommodation price. The host does not speak English, insisted that I download WhatsApp, and refused to communicate via the Booking platform. I refused to download any additional applications. Despite informing the host of my arrival time in advance, I had to wait a considerable amount of time to receive instructions on how to access the accommodation. The local city tax was requested in cash and was to be left on the table for the host to collect later, which I consider inappropriate and non standard. During the stay, the host entered the accommodation without prior notice, at a time when only my parents were present. They do not speak English or Italian. The host behaved arrogantly, began moving furniture, and searched for cash without explanation. I consider this a completely unacceptable violation of privacy. Additional technical and operational issues included an almost non functional internet connection, TV remote controls without batteries, and missing basic kitchen equipment, specifically the absence of any kitchen knife. Only double size duvets were provided in the accommodation, with no option to exchange them or obtain single duvets.
• Andresa (4/5): - Alojamento bem localizado. Na altura que reservei o alojamento enviei mensagem a perguntar se o check in dava para fazer antes das 15h nunca ninguém respondeu. Chegamos ao alojamento e não estava absolutamente ninguém para nos receber e não tinha indicações nenhumas de como proceder. Após algumas chamadas e mensagens através do booking e depois do whatsapp consegui falar com o responsável que nos deu as indicações. Não chegamos a ver ninguém.

Lo más grave es que el propietario entró al día siguiente de llegar nosotros, abrió la puerta y se metió en el apartamento a las 9 de la mañana sin avisar ni nada, aun estábamos durmiendo,es gravísimo y una violación de la intimidad!!! Tuve que pararle en medio del pasillo de la entrada, me parece una falta gravísima. La limpieza era muy mala, el cabecero de la cama lo tuve que aspirar y limpiar del polvo que tenia, las almohadas y cojines viejos y sucios. Se nota que le falta mantenimiento, todo está muy dejado, cosas rotas y muy desgastadas. Solo había dos sillas en la mesa.Wifi no funcionaba bien, las televisiones sin pilas los mandos, no funcionaban bien. Pocos utensilios de cocina, no hay microondas. El ascensor solo para dos y muchas escaleras…En general no lo recomiendo salvo por la ubicación.

• miguel angel (6/5): Gran ubicación - La ubicación perfecta, más que todo El desayuno no es desayuno, es un atrapa turistas, es un pan con mermelada, que no cuenta como desayuno y lo dejan en la despensa. Casi imposible comunicarse con el anfitrión, nos tocó pedir ayuda con la persona de limpieza y el vigilante. El wifi tiene su complejidad de ser activado pero se puede resolver, alguien que no conozca de ese sistema no lograría conectarse. El aire acondicionado poco potente, lo intentamos de todas las maneras y aún así hubo mucho calor, las instalaciones están en buenas condiciones pero pueden mejorar. Pero por su ubicación y precio es algo más que justo, excelente relación calidad/precio.

• Lyudmila (9/5): Superb - Perfect location - between the Spanish Steps and the Trevi Fountain, in a quiet street with two restaurants opposite the building. Everything is nearby - the historical center of Rome, all kinds of shops, restaurants, pizzerias, bus stops, metro. Ideal apartment for up to 5 people with everything you need and for a longer stay. It will be good if one of the hosts knows English :) Some of the towels were torn and two chairs were damaged. Мaybe the hosts should think about some renovation.

• Konstantinos (3/5): I wouldn't recommend it!!! - The house was right in the city center of Rome, very close to Fontana di Trevi and Piazza Di Spagna, it has an elevator which is very rare in the city center and it's very spacious with two different bathrooms which was very important for our group of five. Even though it seemed like a luxurious apartment on the pictures in booking, when we arrived we understood that the whole place it used to be luxurious. Now it was just an apartment that no one took care of it. It was dirty, dusty, it seemed that it was used for years without refreshing it. We were disappointed without even realizing the worst part : we couldn't lock the door!!! We tried to lock the door when we were inside and realized that the mechanism that locks it doesn't work (as there is no slot for a key from the inside) and then found out that the door had been broken into! The place except for old and dirty feels unsafe and I wouldn't recommend to anyone, even though it's downtown. Our host didn't even speak English.

• Julian (1/5): host is a disaster - until my arrival the host was communicating very well. but since nothing was easy. they did not have change to give back for the payment of city tax and have never provided the invoice which they have promised - besides its mandatory by law. really pity! cleanliness was not perfect, but OK if you are not too sensitive. communication of the host is a disaster - they did not manage reply for ONE MONTH, besides they did not provide an invoice as they promised. i am sure there are hosts, who respect heir guests better!

• Fiona (5/5): Passable - The location was perfect and in walking distance of all of the major sites in Rome. The beds were comfy and size of the apartment big enough for the 3 of us (friend group). We could not get contact with the owner of the place for check-in and had to wait over 3 hours before the contactperson finally showed up. For only having 2 days in Rome, this was a waste of our time. When we were able to get contact they were also very rude. The apartment itself is nice but a bit run down and can definitely use an upgrade. It was also not fully clean everywhere. The 'breakfast' is a bit of a joke... When in Rome, please eat outside! Not per se value for money.
• Diego (9/5): Superb - It is a central place close to Fontana Trevi with a lot of restaurants, coffee shops and bars. It is ideal for a family. The toilets have leakages and the shower system needs a new system for handling cold and hot water.

Very inappropriate finishing on the wall of the other bathroom. A nail in the door of the bathroom hearts my finger.
• C (1/5): Worst ever experience - Nothing, non responsive host is the worst host, even if the place is not clean or a bit old is still better than keeping you wondering if you would be waiting for a non responsive host and not being checked in with all your luggage and after long travels. So, its a definite no I have been travelling quite a bit and been to many hosts apartments, hotels, guesthouses, etc. This is by far the worst ever experience i have had, sad to say, the host was totally non responsive, avoid at all cost Non responsive host that makes you not sure when you are there if anyone going to check you in, why want this kind of worry during the travels
• Julian (8/5): Luxury experience in excellent location - Very big rooms in a luxurious design. Spacious bed rooms and two bathrooms are great! The air conditioning units are unfortunately not sufficient for cooling the whole place, so more than 35° summer heat becomes an issue. The wifi is not fast and reliable, so it is not possible to work or stream in 4k.
• Diana (1/5): Run down unit which required climbing flight of stairs and upslope walkway to get to elevator in the back. - Excellent location Was told someone would meet us between 4-5pm, we had to wait 45 mins for checkin when we arrived at 4:40pm. AC was very very poor, property was run down, rental was for 5 adults only 2 torn chairs were available and bathroom looked as it had not been cleaned.
• Sofia (2/5): Very poor - good location and big place, that's it, for the rest everything was badly managed, from the cleanileness of the place to the friendliness of the staff that managed our calls. the place was dirty, the air conditioning was noisy and the windows had no mosquito nets so we couldn't open the windows. There were 2 double beds but one was a cheap sofa bed from ikea.

• Kristine (6/5): Pleasant - I liked the location so much. The apartment is spacious and we were amazed by the interior. We reserved the apartment for one night a week before Dec 26th. Paid and non reimbursible. We are a family of four, one 1 year old. We arrived an hour before the check in. I called their number but seemed they were not sure about our reservation. She told me to wait for their call. Past 20 minutes and no call so I called her back. Only to tell me to wait for 40 minutes becuase their staff is sick or it is holiday blah blah blah the apartment is not ready. Then gladly came a staff, fortunately a woman from my country to explain what really is going on. But we waited for another long minutes for the boy staff who brought all the clean linens. So basically 2 hours of our time is wasted. We just left our luggages inside to let the cleaning lady do her job and so we can still enjoy our stay in Rome. I expected more of this apartment seeing the pictures but I was disappointed.
• Paulina (1/5): Do not recommend at all - The facility does not look at all like the pictures, the condition of the facility is poor, dirty. The entrance door does not lock - the facility explains the lack of this possibility by "safe neighbourhood". We were not able to stay safely on site overnight and had to look for other accommodation and incur additional costs. The staff did not answer the phone, no one speaks English. No one was waiting for our accommodation, to get to the property we had to contact Booking customer service asking for help. I have never had a situation like this happen to me before using this platform, I strongly advise against these disgusting conditions and lack of respect for the customer!!!
• Jacques (5/5): Spacious and well located, but would look for somewhere else in future. - The accommodation was large and well-situated, close to restaurants, the Spanish steps, and the Trevi Fountain. The breakfast was very poor/non-existent, despite being advertised as 'including breakfast'. We were a family of four in the accommodation for 5 nights and the breakfast consisted of some croissants in a basket and little packets of jam, neither of which were replenished. There was no juice, butter or anything else. The people who met us to hand over the keys said that they would bring some butter and muffins the next day. This never happened. We purchased items at the grocery store including eggs, but the stove did not work, so it was a waste of money to purchase eggs. Despite sending a WhatsApp message regarding the stove to the people who handed over the keys, there was no response. There was a broken toilet seat and we had to call the people who handed over the keys to help with getting hot water out the taps, which was very tricky. The location was advertised as having a tumble dryer. When we asked the people who handed over the keys where the dryer was, they showed us a clothes horse to hang the washing on. So also, not as advertised.

• Joshma (4/5): Beautiful apartment. However, Note that 'Luxury' may not always be 'Comfort'. - The apartment is huge, beautiful and clean for 3 people. The host was willing to allow us to drop our bags earlier than check-in time. The host was accessible on phone for messages and responsive. My definition of luxury is 'comfort' first. Inability to receive the apartment keys in time, and waiting at the door for 30 mins after a long day was a bit exhausting. Appreciate the efforts of the host to arrive on call for the keys to enter the apartment, but perhaps this system could be made easier. Lack of hot water facility is a discomfort for me who prefers a hot water bath after a long travel or after visiting the beautiful ROMA. It was fixed, yet the water is lukewarm here. Suits those who prefer lukewarm water or cold shower.
• Cate (10/5): We enjoyed our stay. - The apartment is large, clean,quiet and conveniently located for seeing Rome. The kitchen window needs repair. It doesn’t stay closed.
• Gitte (7/5): Great location but appartment needs maintenance and cleaning - The appartment had a good location and obviously, it used to be a luxury appartment - it was really large, and the beds were not too bad. The appartment was not maintained and poorly cleaned. The cleaning was only superficial and not properly done in the bathroom, the bathtub was really not ok, and the kitchen. You do nok like to be in a non-maintained appartment, the Window blinds outside was falling apart, the tab in the kitchen was broken…
• Shannon (10/5): We would chose this again. There is plenty of room for a family of 4. The apartment was clean and nicely kept. The build - Right in the center of the city.. walking distance to restaurants and attractions. The apartment was clean and comfortable and very well kept. The staff was very accommodating as we needed an early check in and they helped us out with that .
• Alejandro (5/5): Passable - location and facilities they had us waiting for checking almost two hours at the door. the apartment needs maintenance. washing machine not working. stuff from previous guests where still there when we arrive. poor hosting

• Dritan (1/5): Good property and bad management team. - The location was great, the housekeepers were friendly and professional. The communication was terrible, they left me out of the property more then 30 mins with 3 kids on 39 degrees, even I told them the time of arrival. There was no hot water and the property wasn’t ready when we arrived.
