- Aoife (8/5): Great location! - Super apartment which is in a great location, close to Trevi Fountain and Spanish Steps. The kitchen was fully equipped and the bedrooms were a decent size. The old elevator in the apartment block is very small and only fits max 3 people but comfortably fits 2 people. If it's not working, you will have to walk up about 10 flights of stairs so just keep that in mind! Besides that everything else was great !

Une grande facilité pour rejoindre tous les sites incontournables soi t à pied ou en métro .
L’appartement est très joliment décoré, un mélange d’ancien de moderne. Le point faible ,pour notre propre compte , sont les deux salles de bain très exiguës .

L’hôte est très gentil et serviable , flexible pour Check in Check out Les photos terrasses sur booking ne sont pas realistes. Elles sont prises en grand angle donc en vérité la terrasse est bien plus petite, je ne m’attendais pas à ça.
Elle est abîmée: le sol complètement décoloré , la table cassée, les plantes sèches les fauteuils sont tachés . Rien n’est entretenu ça gâche tout.
Les salles de bain avec toilettes incluses sont minuscules on ne peut rien faire, et ça sent les égouts. Remontées atroces
L’ascenseur a fonctionné une fois sur 10, alors que l’appartement est au denier étage ,ça été très dur.
C’est extremely bruyant (fenêtres simples vitrages alors qu’on est en plein coeur du centre animé ) donc impossible de dormir.

- Cansu (7/5): Centeral, nicely decorated apartment - Great location, nicely designed apartment. Terrace view was amazing. All 3 rooms have double beds. Kitchen has all the equipment you need. Communication with the owner is easy/helpful staff. The bathroom in the middle floor was not comfortable, not really possible to shower there. The water in bathrooms in general were not consistent, hot water shuts down suddenly. It was challenging to shower in general. The bedroom in the upper room had a duvet that did not give a very clean vibe, had some stains on it.

- Andrew (9/5): - Francesco, the host, greeted us on arrival, showed us the apartment and gave us the key. The apartment is tastefully furnished and in a great location. It was clean, spacious a has a beautiful rooftop sitting area. Beds were comfy and linen clean.
The kitchen was well equipped and we appreciated the mineral water. There are numerous little supermarkets nearby.
We really appreciate Francesco's hospitality. Compared to other bookings through this site that have felt like business arrangements this stay felt more welcoming and convivial. We liked every aspect of our stay.

- Laurie-Christine (10/5): A fantastic property, and would highly recommend for a group. - This property was a favourite for our group of 5. Well appointed, spacious and beautiful. Three bedrooms two bathrooms centrally located and the view at the top was absolutely amazing. Francesco was great at communications and was helpful at check in. A musty smell in the bathroom but did not ruin our experience.

He right away made us feel like we were at home 😍 The location was very central. The apartment is very spacious, it has everything that you would need. The balconies in every room are such a plus! The terrace was so lovely for morning breakfast and evening tapas! We would definitely stay there again! Everything was good!

Из бытовых вещей есть практически всё за исключением мелочей. Тут нельзя оставить вещи если приехал раньше времени и уезжаешь позднее, потратили на камеру хранения 36 Е за 3 часа. Ремонт уставший, маленькая кухня, вдвоём готовить тесно, в душе нет полки для шампуня. Но в целом жить можно
- ABUMARZOUK (10/5): An amazing experience staying at the Spagna Penthouse in the heart of Rome! - My family and I had an amazing experience staying at the Spagna Penthouse in the heart of Rome! From the moment we arrived, everything exceeded our expectations.
The location could not be more perfect — right in the center, just steps away from the Spanish Steps, Trevi Fountain, and some of the best restaurants, cafés, and shops in the city.
The apartment was spotless, elegant, and beautifully designed, exactly as shown in the photos.
It was fully equipped with everything we needed for a comfortable family stay, including a great kitchen, comfortable beds, and modern bathrooms.
The balcony view and the feeling of waking up in the middle of Rome’s most famous district were just unforgettable.
The host was extremely kind and professional, always available and quick to respond to any questions we had.
They even helped and waited for us with the airport transportation, which made our arrival and departure so smooth.
Although the building has a small elevator (which is typical in historic Roman buildings),
it added to the authentic charm of the place and honestly, it worked perfectly fine for us and our luggage.
We truly felt like home and enjoyed every single moment.
I would highly recommend Spagna Penthouse to anyone visiting Rome, couples, families, or friends.
This is the kind of place that makes your trip special and memorable.

- Rose (1/5): Absolutly disgusting, filthy and i would ask for refund if it was possible - Location fantastic. The bathroom was filthy. Shower did not drain over filled with what ever was down there. Had to shower with thongs on and disinfect our feet. Floor was not cleaned and aircon leaked over the floor. Over all I would never stay in this place again. An absolute let down as it was a final destination and expensive. I never write bad reviews but this was absolutely disgusting

Has a small kitchen and is located walking distance to all that you need Lots of stairs, that being said there is a elevator for 2. Bathrooms are very tiny, 2nd shower is like a broom closet. I wasn't overly intrigued by the posted signs everywhere warning of fines for loud noise/ not closing elevator door, etc.. guess it's meant for those with little to no respect, just found it a bit much. I would still recommend this place.

- Thomaz (9/5): Pleasant and happy days in Rome with my wife and friends. - Amazing location and very cozy apartment. Walking distance from Fontana di Trevi, Pizza di Spagna and grocery shop. Not even 30min walk from Vatican or Colosseum. I would recommend this to anyone! The shower was a bit tricky to get right, and the water would suddenly become scorching hot or very cold. The host did walk us through the process with the boiler, but still it was not easy to get it right. The washing machine was also not easy to use and seemed to have some defect. These were minor issues though.

- Angela (5/5): This was our first time in Rome as a family of 6 adults. The accommodation was roomy enough except for the bathrooms wh - The location and central heating. The bathroom located in the stairwell wasn’t usable. The toilet didn’t flush. The shower was tiny and the water ran down the stairs the one and only time we used it.
The bathroom located on the bottom floor was tiny. The shower recess was smaller than a coffin and the water did not hold its temperature. It would take forever to go hot but as soon as you try to add cold water to regulate the temperature it would go freezing cold. Then if you turn around in the shower, you knock the tap and the water temp goes cold again.
The beds only had 1 very soft uncomfortable pillow each. There wasn’t any spare pillows or blankets.
The second bedroom was too small for a double bed and had no bedside tables.
The third bedroom upstairs where you access the piazza was dirty. The floors had never been cleaned and it was full of dust under the bed. The bed was extremely uncomfortable. The door from the bedroom to the piazza was difficult to lock so we often left it unlocked. There was no wardrobe or bedside tables in this room.
The washing machine was located on the piazza, exposed to the weather and in my opinion unsafe to use. Why they even bothered to put it there I don’t know?
The piazza had not been cleaned as it had rubbish left there by the previous tenants.
The kitchen was small and had only 1 tea towel/ hand towel.
The apartment was located on the 5th floor which was accessible by 110 stairs or the coffin sized lift which is mainly used for luggage.

You can only take a shower in one bathroom because in the other bathroom the shower tray is too small and the water flows onto the floor. All bathrooms are very small and not very comfortable.

- Larry (5/5): Great location but amenities were not good - The location was excellent- right in the middle of everything, just a few blocks from Trivoli and Spanish Steps. The roof deck was excellent! Parking a terribly hard to find had to carry all luggage up 6 floor walk-up, elevator was unreliable. Host didn’t attempt to help us unload or suggest parking, which took us 2.5 hrs to find due to closed streets etc. Bedding not very nice, bathrooms/ showers small and nasty, fridge didn’t cool, AC didn’t work and had to keep windows open at night which was super-loud.

- Shaun (7/5): If the bathroom functioned properly, I would give Spagna Penthouse 5 stars. - Spagna Penthouse was in an amazing location with a terrace providing fantastic views of the city. Unfortunately, it was quite cold in the property and the showers would clog after 1 minute of use.
- Susanna (9/5): Excellent location & affordable 3-bedroom-choice - Excellent central location if you are in Rome to see the sights and want to walk everywhere. Terrace is very nice and you see the whole city from the upper one (access to terraces is from the bedroom upstairs). The appartment is old, but clean. No issues with warm water. Nice grocery store around the corner (Tigre, cheaper than the closer Carrefour Express). For a family of four with two teenagers the layout worked very well. PS Both bedrooms downstairs have a double bed so the photo on the other one is outdated. Central in a city equals some noise so pack your earplugs if you are a light sleeper. The bed upstairs is a bit hard. The upper shower is not very usable which can be difficult if you are more than 4. All windows do not shut properly but that is not a problem above 20 degrees C (and if you packed the earplugs).

- Anonymous (4/5): Great location, lots of character and lots of dirt. - great location and very decent AC by europe standards. the balcony was a really pretty view! The character was cute and details made me smile. Yes, there’s an elevator but it can only fit one adult and one child or just one large suitcase. Well equipped kitchen, responsive owners. I kindly informed the owners that they desperately needed a new cleaning person. The floors were so dirty that my kids feet were black within 30 min of being inside. I could not take my shoes off, the stairs were especially bad. The lower bathroom was full of dirty corners and mildew. The same bathroom toilet was not sealed so it rocked when you sat on it and was leaking water. Smelled like sewage in there because of this. The upper bathroom was cleaner for some reason. None of the doors fully shut, the third bedroom upstairs is a loft situation without a door- this made it hard for our kids to sleep and anyone to have any “sound privacy” inside.

It is very small and only fits either 2 people or your bags, but not both. We were traveling for 2 weeks, so we had very heavy luggage. You still had to carry it up a set of stairs after getting off the elevator.
- Wendy (10/5): A great place to stay in Rome. - The position was outstanding. The layout is typical of a very old building and the terrace is wonderful. Huge amount of natural light everywhere. Beds very comfortable.
The lift did break down twice but the owners fixed it as soon as notified. They kept in touch with us and were waiting there when we arrived. The 2nd shower is very small and the stairs to the 3rd bedroom and terrace are not safe for young children.

Cleanliness of balcony and rooftop, noisy street and seagulls (reference my family lives in suburbs and not used to city noises). amazing home due to character but needs remodeling to be superb. showers are small.

In the middle of Rome, the spirit of the house gives you a hint how living in Rome could be. - Mario (9/5): A wonderfull stay - Comfortable apartment, very close to the several important sights in Rome - Spanish steps, Trevi fountain, Piazza Navona, Pantheon. The Vatican city is also available on foot in 15-20 minutes. The place has all we need: three bedrooms, kitchen, washer, fridge, dishes etc. Two terraces with fascinating view are available from the second bedroom. The bathrooms were too small and little uncomfortable because of the limited space. One should bath very carefully.

-EXTREMELY loud at night, even with doors and windows shut (single pane and they shut somewhat poorly, could be improved...). If you are a light sleeper, you're out of luck.
-Lacking little things, like a spatula, small cutting knife, a clean sponge, washing machine.

Kitchen was average
Beds were comfy
There were towels in every bedroom The elevator was out of service so we had to drag our 8 luggages through 5 floors of stairs. We didn't know the elevator was not working until 20 minutes before our check in time. Supposedly someone was called to fix it but no one ever came.
We arrived at 10am and although check in was at 1300, and we had nowhere to keep our luggages so we had to walk around Rome with 8 luggages until 1300 - keep in mind if you are going to arrive early there are no exceptions with the property owner. As I asked and was told no.
Air conditioner in main floor worked where there are 2 bedrooms but the air conditioning on the 2nd floor where the 3rd bedroom is located did not work.
After we checked in, went out for a stroll and returned, there was a foul odor that we tried to look where it was coming from but never found it. We decided to leave and spend the day outside, returned at night only to sleep since we were only spending one night and left early next day.
The terrace is ok just needs a little maintenance.
- Sarah (10/5): Our perfect Roman holiday! - The incredible views from the terraces, the quirkiness of the property added to Italian feel, the great organisation by our host of the taxi service and being greeted late at night. The central location was amazing…. right on the doorstep to all the great sights. It was also very useful to have a mini supermarket just around the corner, perfect to buy our evening beers to have on the roof terrace each evening to enjoy the sunset. we will definitely return. nothing!
