- Martina (5/5): Very bad experience - It is necessary to really consider several things. The positives are without the doubt that this accommodation is 15 mins walk from the main station, 2 mins from metro and bus and 15 mins from Colosseum. At the same time it's quiet. So. If you prefer a quiet location, easy to get to places, this is the place to stay in. The terrace is perfect as well. Consider also, however, that even the street above is full of homeless people and highly weird existences. For a huge city, it is understood, but we were very nervous to go there for any shopping. The apartment itself is very small and in highly bad condition. The smell of the sewer is horrible, the shower door is not sealing at all and the shower is leaking water. The furniture is very outdated and worst of all, the bed is small and you get only one blanket. For two tall people, this was very challenging. The day we arrived, the heating did not work and the hot water did not run. The owner managed to solve this however. During summer, this apartment must be incredibly hot as it is on the roof and there is no greenery to cover. Even though the owner was very friendly, it did not substitute for the clear technical insufficiency. Considering the high price of this accommodation once compared with the equivalents, we can't give this accommodation high recommendation.

- Lauren (10/5): Absolutely brilliant 🤩 - Absolutely perfect! Apartment had plenty of space for myself, partner, mum, nan and two little girls. It was a lovely clean apartment, and we had a hot tub and private garden. Location is perfect, only 18 walk from the colosseum!
Roberto & Gabrielle were absolutely brilliant, always on call - for example when the hot tub came up with an error code, literally 10 minute later they were there to fix it. Even had a lovely welcome package when we arrived, and helped with bringing all our luggage upstairs & downstairs on arrival & departure. Had recommendations on places to visit and a complimentary breakfast.
Really lovely stay, highly recommend for anyone :) Just have to be careful with little kids on the marble stairs and stairs down to the garden, but as long as you’re careful it’s all good and there are bars to hold on to :)

It had everything you need and even more. Gabriele was very accommodating and welcomed me warmly. He also provided info about near tourist sites, etc. The private balcony was beautiful along with the complementary wine on arrival. Will definitely be back and definitely recommend it.

Dall'inizio lui mi ha preso dalla stazione di Termini e mi ha dato dei consigli su cosa posso fare a Roma. La prima notte del mio soggiorno, ho avuto un problema con il mio passaporto, e Fabrizio mi ha dato il permesso di usare il suo telefono per chiamare il consolato dell'Australia. Due giorni dopo, ci è andato con me.
Devo anche dire che lui mi ha aiutata a portare e a scendere la mia valigia dalla terrazza mentre stava piovendo!

He made reservations at a fabulous restaurant down the way and arranged for lovely crème filled croissants and coffee in the morning. I had a heavy and awkward suitcase, and he very kindly brought it all the way up for me and came by in the early morning when I was leaving to help me bring it down. Just such a giving host. - Francisca (9/5): Wonderful friendly hosts, great location, clean spacious accomodation, great value for money. - My stay at Luxury Domus was fantastic. When my train from Napoli was delayed, the host Signore Fabrizio Lastei waited patiently for me until 8pm. He was kind enough to carry my luggage upstairs and meticulously showed me how to get around the city. He welcomed me with a full-flavoured bottle of wine and recommended a fine dining restaurant for dinner (Bottega Trattora- very delicious and exquisitely plated meals).
The apartment was just 4 minutes walk from Manzoni subway stop (2nd stop from Roma Termini train station). About 20-25 minutes walk to the Colosseum, with several nice supermarkets, restaurants and bars located within walking distance of the apartment.
The apartment was clean, with a large private roof-top terrace, tastefully decorated with an eclectic style, it felt like home. At check-out, Signore Fabrizio Lastei brought me some delicious breakfast from Cafe Italia, he also got his sister in-law to take me to the airport at a very reasonable price. I enjoyed my stay and most of all the host made me feel like family. I will certainly book another stay at Luxury Dumos in the near future. I highly recommend this accommodation, great value for money.

It’s located within short taxi rides to many central attractions. The apartment is spacious enough for a family and overall comfortable. It’s a good choice for travelers who want a practical base in Rome without overpaying. Some parts of the apartment are outdated and not well-maintained, with small issues here and there. The design wasn’t really to our taste. it could use a refresh, maybe something more modern or simple like an IKEA white style with some plants. The street nearby has some homeless people at night, which feels a bit uncomfortable, though it didn’t seem dangerous.

The apartment itself is spotless, beautifully designed, well-equipped, and very comfortable – perfect for a family. The location is fantastic, just a short walk from everything you might need, yet peaceful and relaxing. As a lovely surprise, we were offered two complimentary breakfasts for the whole family at a charming nearby Italian café – a thoughtful and generous gesture.
We felt not like guests, but like friends. If you’re looking for a place that combines style, comfort, and authentic hospitality, this is it.
We wholeheartedly recommend this apartment and would love to return in the future.

- Emily (10/5): Brilliant - Very good to relax after a day in Rome, good facilities. A lovely host, greeted us on arrival and talked us through everything we could want to know. Bug repellent by the hot tub would be good to stop bites.
Brilliant Shower however difficult for a women to wash their hair in with the fixtures.
- Mariia (9/5): Pleasantly quiet stay with a roof terrace - I had an amazing stay in Rome! The apartment is perfectly located in a quiet part of Esquilino, about a 20-minute walk from the train station — far enough to avoid the noise, but still easy to reach. There's a lovely terrace where you can relax or have breakfast, and thanks to the partial roof, you can even sit out there when it rains!
The kitchen is fully equipped for cooking, and I was delighted to find a welcome bottle of Prosecco waiting for me! Edoardo was incredibly welcoming, he speaks good English and explained everything clearly, from how to open and lock the door to managing the electricity, and he shared helpful tips for getting around the city by metro or bus.
There was also a flyer for breakfast at a nearby café just a 10-minute walk away, which turned out to be open 24/7 — perfect for an early 7 a.m. breakfast before heading out to explore Rome before the heat set in. The air conditioning worked well too, which is a huge bonus in the summer. I also stored my luggage for the day after check out for €10 to walk around before the train.
All in all, it was a very pleasant stay, and I’d happily book it again. Just a note for travelers with back issues or heavy luggage: the apartment is on an upper floor and only accessible by stairs, so it’s something to keep in mind.

We experienced the true welcoming culture of Italy and I would come back and I’ve also recommended this stay for my family in Germany. I can’t fault it everything was great 👍

- the introduction videos are nice and Roberto gives a good explanation of what to see and where to go.
- the recommendation of the restaurant close to the apartment is very helpful and the restaurant is very good. Though We didn’t get the promised discount.
- the owner was friendly and responsive. - the appliances don’t work. The wash machine doesn’t work and the dishwasher leave the dishes dirty. For us travelling around with kids a not a lot of luggage that the wash machine didn’t worked was an issue.
- the bed matras is very uncomfortable to sleep on.
- the apartment at first glance is clean but the are places that need to be thoroughly clean, like the extractor in the kitchen.
- the douche though a massage douche does not regulate the warmth properly, It is not handy when kids are showering.
- the owner though friendly came at 23:30 to fix our issue with the warm water. He was being helpful and though he fixed it, it was pretty disruptive with kids asleep and a long day of walking around being awake by a ring bel at midnight was not very nice.

Shop is nearby in the case you like to cook for yourself. Garden with banana tree is astonishing! Ideal place to rest after a long walk through 2k+ years of history. - Aa (10/5): Fantastic Stay-cation - Fantastic from A to Z. Excellent communication with detailed videos on how to check in. It felt like home with everything you can think of, was already there. Location was perfectly nestled in a quite area. Best part was Rob and Danas prompt communication and guidance. Property and furniture was in very good condition as-well. I'd love to stay here again without any hesitation. Nothing at all. Rob and Dana has set the bar too high for us to like other apartments now :)

Clean and comfortable. A bit of a walk from metro and Roma Termini, and with stairs in the property, it can be a little tricky with luggage.
- Janine (9/5): We enjoyed the privacy of the apartment - The neighborhood is a 20 minute walk from the colloseum. The free breakfast is okay, but the owners at the cafe are not friendly to tourists.
- Stylianos (10/5): Exceptional - Everything was perfect. From Edoardo the son's host who has given us information, not only about the house, but on how to move about in Rome to the quaint little garden at the back of the apartment. The apartment itself was secure (opening and closing via security codes), extremely clean anf full of ammenities. Only 300 metres from the Metro Station (Manzano, Line B) which is 2 stops away from Termini which means close proximity to all places of interest at the centre of Rome. Highly recommended, we cannot wait for our next visit there!

A high price for a two bedroom apartment which had two bedrooms but the second one was small with a fold-up type bed. The shower was small. - Hyungjoon (10/5): Great place near Manzoni station with friendly owner and good facilities. - First of all, Fabrizio the owner is a very friendly man who will provide you with a lot of information about Rome and the places to visit. Also offers recommendations for takeaway pizza and restaurants. The room itself was good. Rome in the summer is hot and thankfully this room has an airconditioner right above the bed. TV has Netflix, Amazon Prime and other streaming services. There’s still water, sparkling water, and champagne in the refrigerator when you arrive. Bathroom has a nice shower booth and a washing machine. Adding to this, the room has a rooftop with a sunbed, swinging chairs and a chair where you can chill.
Also if you like gelato, it is near the famous Gelateria Fassi, which is open until midnight. Got a gelato from there almost every day. There is no elevator so if you have a big suitcase or multiple suitcases, it could be a bit challenging. However, Fabrizio will help you.
- Hasmukh (1/5): Uncomfortable and overpriced - Not much Clever use of photoshop in the ad. Totally different from reality it was such a small room we had to walk sideways to get into the bed and we are slim. The bathroom was so tiny that sitting on the toilet was a case of clearing a space first. It was packed with the washing machine and much more. The shower was tiny and impossible to get in and out without getting the floor wet. Over priced and a case of never again. As above
On the last day we wanted to leave our luggage and it was advertised as 10 eur per person however when we asked the price changed to 10 eur per bag. His excuse was that his dad made a mistake in the written instructions.

great location Sadly the hot tub/ jacuzzi was not available to us, we were advised that it is not an option for 3 night stays. Had we known this we could have booked something less expensive.
- Cristian (10/5): Superb apartment and great location. - The apartment is gorgeous and the location is superb: close to the metro and to two main churches. Well furnished with a lovely terrace. The staff was super kind and friendly. This is not about the apartment per se, but breakfast (at a bar/coffee store) is a bit limited (no variety). If you don’t like sweet breakfast and don’t drink coffee, I wouldn’t recommend it.
- Slobodan (9/5): Wonderful experience! - Exceptionally helpful hosts. They gave us great advice on food and city attractions, even negotiated a discount at a third-party parking garage for us. They were also personally there to welcome us, and brought us excellent breakfast for the road at check-out.

- Gary (8/5): Very good - Frabizio and Roberto are excellent hosts. Fabrizio waited at the airport (late flight) and carried my very heavy bag up the stairs to the apartment. - Cyrilla (9/5): A gem - You couldn't not love Dana and Roberto who go out of their way to make you feel at home. Warm, welcoming, very helpful and obliging - from start to finish :)). The apartment itself is very spacious and secure, and once you've oriented yourself you realise just how close it is to everything. Good value for money too! I'm very happy to recommend it. Not unique to this apartment and can't be helped when you're in a city as historic as Rome, but a bit frustrating to have only one power point in every room, including the kitchen. This is a really minor detail and not a good reason to be put off this great apartment.

- Dawn (8/5): Had a really lovely time in Rome. Lovely hosts. Lovely place. Thank you. - Breakfast was only a few minutes walk around the corner. A lovely touch for a self catering apartment. The bottle of bubbles went down a treat. Really responsive hosts. Very helpful and welcoming. Good location from the metro and for walking all over. Definitely recommend. The main shower head didn’t work so we had to use the handheld shower which was not a problem for us at all but worth mentioning for others.

- Maija (10/5): Exceptional - Excellent apartment to stay in Rome, close enough to everything what needed and very quiet. The location is perfect - near the metro and many sights. The appartment was spacious, clean, with modern interior and all needed utilities for even a longer stay. What really made our trip special was the recommendations that Fabrizio kindly gave us regarding the restaurants, places to visit, best hours for crowded areas and public transportation. Bonus was a bottle of Prosecco chilling when we arrived and when leaving Fabrizio arrived with a few croissants for us to take to the airport with us. He also offered a very nice transfer to the airport. Thank you, Fabrizio!

The location is in quiet street. Water pressure was not strong, water temperature is not stable, bath shower room is very small that hard for me to turn around and wash freely.

The location is perfect - near the metro and all the sights. But the street is quiet and beautiful. The apartment is very cozy and has everything you need. The terrace is a very atmospheric place! - Adele (10/5): A superb property with all requirements supplied. Staff are wonderful. Thank you - Were met on arrival by one of the owners and family. As this was an early arrival to drop off cases, we were given a "Fast n friendly" tour of the appartment and local facilities. The appartment had everything we needed for our overnight stay , with extras including washing machine, dishwasher, with full kitchen facilities etc. We even had our own private garden access. Bonus was a bottle of Prosecco chilling for our arrival. Fabrizio kept in touch as he was concerned about our transport to the airport the next day, as he explained there had been difficulties with transport due to time of year. On leaving Fabrizio arrived with a few cakes for us to take to the airport with us, ( another bonus). Overall a very comfortable stay, however to get full advantange of the property you need to spend more time in Rome, not just an overnight. Thanks to Roberto and Fabrizo and extended family members for their help. As this was our first visit to Rome, location of the property is hard to find, Taxi driver had us walking up n down streets with suitcases asking strangers for directions to the property. On return journey Fabrizio spoke to driver ( as he didnt speak english) and gave him exact locaion and this was so much easier. Thank you.

- Rhonda (10/5): Perfect place to stay when in Rome. - Excellent property to stay in Rome ,close enough to everything and very quite.The apartment was spacious and even has a washing machine which was very helpful.They really looked after us.Roberto and Dana where lovely.Our transport from the airport was organised with Francesco who also drove us to Civitavecchia to board our cruise he was very informative and helpful.They where all so nice and welcoming .Would definitely stay again. The property is perfect.

- Peter (10/5): Incredible Hospitality, lovely apartment - The hospitality was amazing! Beyond expectation. We were only there for 1 night, but wish we could have stayed longer. The apartment was clean, and we'll stocked. We have stayed in other apartments throughout parts of Italy, and this was much better. If I have to choose something negative as prompted by booking.com, it would be the homeless camp around the corner near overflowing dumpsters resulting in tons of trash on the street.

Roberto and Dana are very responsive and helped us with restaurant and taxi reservations as well as answering any of our questions charged fee for late checkin (11pm). maybe I didn’t read carefully or this is normal in Italy, but we were not familiar with a charge for late checkin.
- Trailblazer63 (10/5): I look forward to staying here again when I return to Roma! - The manager, Danaysi, was wonderful. Since there is only street parking she found and saved a spot for me. She was very helpful and always available for questions. The apartment was decorated so nicely, was comfortable, and provided all the essentials and more. The location was ideal, close to shops, restaurants, a pharmacy, a market, and within easy walking distance to the metro! The area was quieter than I expected for such a busy city with lots of traffic. When I return to Roma, I will definitely try to book this place! On the day of departure I met the owner, Roberto, and his son. Wonderful, friendly people!
The breakfast place was a bakery/cafe. Very nice. I tried something different every day! Not much to not like! Only a suggestion. My friend stayed in the smaller bedroom with the twin beds. She mentioned that although she liked the lamp, it was literally over her head. Maybe it could be differently situated.

- Sabrina (7/5): Nice apartment, not good if you don’t want to climb a lot of stairs. - Good location, close to metro. Wonderful staff. Too many stairs!! External spiral staircase to get into apartment, plus more stairs to enter the building.
- Joseph (10/5): Beyond expectations - I stayed here in early March, outside of peak season, and obviously it was still amazing. Was great to meet the host Fabrizio, such a pure and genuine person. Apartment was exactly what I wanted and more, the Terrace looks even better in person and it was great to relax there at night. Bed was very comfy and overall quality of the place was very high. Felt very secure also.
Would recommend to anyone! Nothing. Wish I could've had more time there

- Óli (9/5): Excellent stay in Rome - Great location and everything within reach e.g. grocery, restaurants and café. Metro is just around the corner but centrum is also within short walking distance.
Let's not forget the lovely hosts, Roberto and Fabrizio, who are truly doing all for their guests to feel like home. Would have liked to be able to use the garden more but it was still early season (Easter time) and temperature still little low.
