- Michael (8/5): Unique converted izakaya has a lot of character, but lacks some comforts - This place is really unique, it's an old izakaya restaurant (Gin) that has been converted to a short-term rental. But the original layout is preserved. So you have a very large (by Tokyo standards) entry room exposed to the street, and a commercial-style kitchen on the first floor (plus Toilet and Shower) and then a second floor with two full size tatami rooms and one wood-floor room.
It's really rare to stay in such a layout and I enjoyed the feeling of cooking in a restaurant kitchen (even if it has been reduced in terms of the actual equipment).
The tatami are in pretty good shape and you really get that classic Showa feeling from the whole place.
Entry is simple via a combo lockbox.
Bonus: the neighborhood bus stops directly in front of the airbnb and takes you to the nearby stations in Shinagawa.
I would definitely stay again -- but not with elderly Western visitors who have difficulty with steps and getting up from low seats. The upstairs has no toilet which kind of sucks. For elderly visitors in particular it is not an easy place to stay, because even the room with "beds" is really just mattresses on the floor.
Having the door open directly to the street without even a noren for privacy was somewhat unpleasant.
The building is clearly worn and a bit rundown.
No bath (but Midori-yu sentou is very close).
- Seryuu (8/5): Very cozy and convenient place - The location of the place is very nice and easy to get to. It's surprisingly quiet with a bus stop in front. It's quite convenient to get to popular locations like Shibuya and Shinjuku, with direct transport to those places. There's also a variety of places to eat, from Ramen, Yakiniku to basic McDonald's around the station and 7 Eleven right over the street. The place itself is quite spacious and has most necessities needed for a family or a group of friends. The place seems a bit old, so a lot of things might be uncomfortable or inconvenient. But that's up to personal preferences. One thing I found a bit inconvenient was that there was no separate sink with a mirror. But that's also a personal issue since I had a morning skin routine. In the end, I found my own way to do it. There's not much more needed to say.

Close to public transport.
Very easy to get to Shinagawa and other main train stations in Tokyo.
Very close to many supermarket and dining options.
Upstairs is very large and could sleep many people.
Very hard to tell size from photos, compared to other houses stayed at in Tokyo this one was large. The downstairs area was a bit old and dirty but at least functional and spacious.
No bath tub, but the shower was fine.
Only one stove top for cooking.

The next guests will thanks for my contribution to above items. Staff was friendly in chatting but leak in action.
