The studio had several issues: no hot water in the kitchen, broken curtain railing, ants all over the place, radiator not working. The small device plugged into a socket that is supposed to keep the place warm isn't powerful enough to heat up the entire studio so you will be cold even during spring nights. I could hear the person who lived upstairs snoring every night through the ceiling, so noise is an issue. Property owner takes days to respond to your questions (if he responds at all). At the end of my stay he has falsely accused me of taking away a sofa cushion and not returned my security deposit. I would advise avoiding this place. - Okoh (7/5): - There were clear instructions on where to pick up and return the keys The room was comfortable overall. A few minor issues affected my stay: the fitted sheet didn’t fully cover the sofa bed, the basin tap leaked, and occasional noise from upstairs disturbed my sleep and an online meeting. With these addressed, the stay would be even more enjoyable.

Washer and fridge came in handy. Hot water and decent water pressure was a plus too.
I would probably use this room again. The sofa bed was kind of tricky to assemble and there weren’t proper pillows, the sofa pillows were kind of hard.

- Angelina Marie (7/5): - The apartment matched the photos and had everything that was promised. It was clean, tidy, and overall well kept. The location was pleasant, though not particularly quiet, which might matter if you’re looking for somewhere calm. The apartment itself wasn’t very big, but since I only stayed for two days, the size was perfectly fine for me. The sleeping couch wasn’t very comfortable, but manageable for a short stay. The towels and dishcloth were still damp when I arrived (likely because they had just been washed), but everything else was in good order. One thing to note is that a £150 safety deposit was required, and for international payments I’d recommend using Wise, since they request the money quite quickly.

After booking they ask for 150 security deposit before they will give you check in details.
I sent the deposit but still no details.
I called the property numerous times but goes straight to voicemail.
Eventually go a message for check after alternative booking had been made.
I requested my security deposit be refunded, no contact since from property provider.
I called booking.com who were no help, they ask me to book somewhere else and I would be refunded. They don't tell you that they will take 10 days if you are lucky to receive any refund.
I rang booking again to complain, when I asked to speak to a manager or complaints department they put you on hold, been on hold now for over 1 hour and still waiting...........really rubbish service
- Mei (8/5): Very good - The sofa bed was nice and easy to use. The staff was responsive and helpful. The studio was small but well equipped, they even had a washing machine. The neighbour is a family and is pretty friendly and quiet. Convenient stalls and bar within a few minutes walk. The smart TV was perfect. I booked this studio for online exams, and I'll definitely come back again for my next exam.
I've seen comments concerning the return of deposit, mine was returned to me within a few days following a reminder. The staff is nice and responsive. Some of the equipment is old and about to be worn off. The studio smells a little moist (probably came from the sink) but the smell goes away pretty quickly after blasting the heater (they have a small portable heater) and opening the window for a little while.
- Bartłomiej (9/5): Very good for alone students looking for adventures in London - There was everything I needed to live. Private washer, kitchen and bathroom. The location was very good, close to the Tube and a really good restaurant. The room was clean and small enough for a single person. I liked the bed. Got my deposit back. There was a problem with the oven and I had some troubles with entering the apartment first time but I got help from the neighbour. The land lord could be responding faster but yeah it could also be a problem with the Booking app. I can recommend the place though. Price/value ratio is very good here.
- Hasan (6/5): After a long day at work, when respite is needed you have to go through all hassle of setting up a bed and bedding - It was in close proximity to where I neede to get to in the morning The fact that it had a sofa bed, and no instructions to how to set it up, as well as it was a bit of a inconvenience to set up and when it was set up the ottoman part of the sofa bed was longer than the bed part of it, so you could not really get the bed sheet on it properly, it was uncomfortable I did not get much of a sleep, and then there is the deposit payable, I’m still not sure when I will be reimbursed, that also is an inconvenience, because lots and lots of other hosts don’t charge deposits….
- Caitlin (1/5): SCAM! Owner demands you send an additional €150 directly to his bank account before checking in - I have nothing positive to say about this property SCAM! As soon as you book, the owner demands you send an £150 security deposit directly into his bank account or else he won’t send you the check in information. I asked if we could handle the security deposit through booking.com and he would not allow it.
I ended up rebooking another accommodation because I did not feel comfortable wiring this person money. Also, please look at other reviews concerning this matter. They all state that the owner refuses to refund the security deposit.
A little background— I found myself in a pretty dire situation and in need of an accommodation at the last minute. I saw that this property had a 6.1 star review and the price and pictures looked good, so I decided to go for it. I should have looked at the other reviews much closer. Everyone else has had a similar issue.

The kitchen area was very clean and had everything needed. There was good light in the bathroom (essential for putting make up on). It could do with a hair dryer.

- Daniel (8/5): My experience - It was very good for money, the Sofa bed is quite comfortable and being someone who doesn't drive a car. It is relatively easy to get to with the underground station being a 5 minute walk to the flat.
The Internet was quite fast too which was useful. Not a major issue but one issue was there was no microwave at the property. The oven was more important though.
Another issue was with the shower been too hot. There was no way to make it warm or cold.

Two months past and I still haven't received deposit paid back so be aware cause even booking wasn't much helpful with getting my money back which was £100 , shame on you!

I have been in many places in the last 2 months and paid much more just to find dirt & clutter.
The host..not only responded promptly, but I also received messages on a regular basis to check that everything was OK. Now, that's a first! Honestly

So please be awa - Nothing about the property, the person was dealing is so rude and would definitely not recommend it. It’s was not clean, very uncomfortable and had bad back from the bed. Bed is so useless and was in pain from this.
- Liz (8/5): Convenient and cosy stay - The place is exactly as described and seen in the pictures. It's in a very calm area and every single person I've met was friendly.
Including the staff in the little convenience store around the corner that has a good variety of fresh produce and other groceries.
I felt welcome and safe throughout the entire stay, and the kitchen was perfectly equipped to prep fresh meals.
The metro is just about a 7 min walk away and perfectly connected to anything you may need to reach.
Martin was exceptionally accommodating. The shower only had one temperature, which was unfortunately too hot for me even after it was fixed. I have low blood pressure, and it's not that healthy for me to take hot showers in the summer heat. People who are less sensitive won't notice, though, I think. Depends on your physique. That's why I think it was just a personal downside for me, not a general reason not to book.
The WiFi is a bit weak. It's sure enough to have a short video call, but if you need it for work purposes or so, it may not be enough.
Again, it's probably just me, but I would've loved for the curtains to be a bit darker bc the streetlamps are quite bright.

- Pawel (8/5): All good, not too far from West Ham United FC, which was the purpose of my visit. - Personally, I didn't like paying a £100 advance payment for any potential breakages (not everyone has that to spare temporarily), but i did receive it back promptly after my stay.
As a hot bodied person, i was a bit warm initially, but once i turned on the dyson air conditioner it was a perfect temperature for me.
I have no other comments as everything met my expectations and i had everything i needed and expected.

- Linda (8/5): Would stay here again. - I found the sofa bed more comfortable than I thought with enough clean bedding to go with it. The kitchenette was adequately supplied and had an electric hob and oven. Bathroom was small but ok. Underground station not far away and had 2 lines to get into central London within half an hour. Nothing significant I didn't like. It was exactly as described on Booking.com.

- Graham (4/5): Very disappointing, would not stay here again. - Bus to Stratford station stops right outside. Uncomfortable sofa bed with very limited bedding which was smelly and did not seem clean to me.
Rubbish in bin from previous occupants and items in the washing machine when I arrived.
TV unable to receive any channels which several other reviewers have mentioned so must have been like this for a long time.
Unable to control shower temperature, too hot to stand under.
The day before arrival the owner demanded £100 deposit before I could get check-in information. I had to pay this into a stranger’s bank account which I was not comfortable doing as this was outside of Booking.com but I had no option as by that time my booking had been paid in full as was non-refundable.
All in all staying at this accommodation was not a pleasant experience and in all honesty I could not recommend this accommodation, certainly not at this price.

Terrible landlord, terrible service - The landlord demanded a security deposit of £100.00 24 hours before arrival and has refused to return it on the grounds that I damaged the sink in the bathroom. As I explained to the landlord, the plunger in the sink would not pop back up and I left it so it could be fixed. I chose not to try and fix the issue as I might have made it worse. He is now claiming I negligently broke it. Avoid this property and this landlord.

Studio was just what I needed for myself. was warm and cosy and good to have a kitchen and stove. the television did not work well but was no problem as I wasn’t there much and the wifi worked well for my iPad.

- Andrew (10/5): Value for money, with everything you need for a self-catering place, the host was very communicative - The place was self-catering and I had no need for breakfast, personally, I just had a coffee first thing and a high protein meal at night to recuperate from my very intensely busy days out.
The host was very communicative though we never met in the flesh but messaged each other a lot through the app. I prefer it this way, to not get personally involved with the host but that the host take care of everything.
Even the key was collected on arrival using a special box with a combination lock, without the owner being there. First time I'd used such a service, but I prefer it than having to meet the owner because that means I can be flexible as to what time to arrive.
