In unit laundry, cooking supplies, and Nepresso coffee machine. Great communication with host. The back covered courtyard could open up the entire back glass wall for fresh air. Lovely to sit there in mornings and afternoons. With small kids, I was worried about how nice the decorations were! I had to mind the kids to make they didn’t touch anything there weren’t supposed to. With older kids shouldn’t be a problem!

Location is perfect. 5 mins walk from Victoria Station and lots of restaurants and shops very close bar.
- David (6/5): An honest and frank review, for what was overall, a very pleasant stay for us. - The location of the property was just great. Far enough away from anywhere too busy and noisy. Yet close enough to local amenities. Shops, Restaurants, Bars, Supermarket, and Transport were all a very short walk away.
Carlos sent us a whatsapp video with entry instructions and basic tutorial for how to control the lighting. (Not a standard on/off switch! Actually quite fun to work them out!
The apartment's facilities were good, with a pretty decent layout. Comfortable sofa and a great TV with Netflix. (I believe other apps available, but we didn't use/try.). The WiFi was also very good.
Kitchen was well equipped with everything you would need, including refrigerator, microwave, Toaster, Kettle, dishwasher. etc.
Our beds in the main bedroom was super comfortable and we slept very well in there. A fan was made available too, due to the warm weather.
There were also no complaints from our children with the comfort of their beds.
The outside area was pleasant enough to sit in and enjoy a glass of wine, with the option of a TV to use. In all honesty, there wasn't very much we could spot on the surface, that would niggle at us. But once you've settled into your new surroundings, you start to notice the little things that stand out.
The biggest this that stood out, was that this is a basement apartment. I can't recall seeing this in the listing. Myself and the family were slightly disappointed by this.
The next niggle, was that none of the plug sockets in the back bedroom worked. However, this didn't seem to bother anyone too much, so we left as it was and carried on regardless. Likely a blown or tripped fuse in the box.
Then come the smaller details. On the surface, the apartment looks awesome. And to be fair, it is actually really good. But slightly tired in places. The cabinet doors in the lounge could do with straightening out. A very rusty planter in the garden. some rotting timber window frames, filthy tile in the garden. (Just one!). Glassware in the kitchen not quite clean. One of the two sinks in the bedroom not functioning as it should. (Water/Drainage).
And for these things, I feel the amount we paid for 2 nights (£800+), was probably far more than I would agree to pay.
All in all, it's a great place. Just needs a little attention to details, to be bringing in the kind of money that's being charged.
Would I stay here again? Absolutely. But probably for around £600-£650 is all I would want to pay.

Would recommend except for in the heat of the summer. - Perfect location, great bars and restaurants nearby, lovely apartment and very spacious! We loved the garden sunroom! No air conditioning and very limited airflow-could use some good fans-super hot and uncomfortable.
- Dan (6/5): Place looks great at first and while Not terrible, it is slightly underwhelming - The place was overall pretty nice, the location was safe and centrally located. Had decent amenities and nice layout. My wife went to use the washing machine and the previous user left water in it without opening the door so it got all moldy. She had to take over an hour to manually clean it and run a cleaning cycle which was very long preventing us from washing our clothes in a timely fashion and making our stay that much less enjoyable. Also, there is NO air conditioning and many rickety fans that make noise and keep you up at night. Additionally, there is mold in the showers which are leaky and have limited hot water.

Was able to arrive early. The apartments themselves were beautiful. Very clean. Especially enjoyed the nice kitchen and garden area. Everything felt new and up to date. Very comfortable. Being a basement guard apartment there was some extra humidity to be aware of. Also the lighting was a bit complicated. The owner does a nice video to show one how to do the lights and the TV.

Pans, no salad bowl or enough glasses. I informed owner to update as an apartment should have this. You can hear the tube underground during peek hour worse being a basement apartment but you don’t hear it all the time. This should be in the description basement apartment with outside garden access.

This is a basement apartment so has steps down to it. Only a couple of negatives - bathroom had mould on the ceiling. This was probably due to being a basement apartment. Outside heaters didn’t work.

Everything was spotless, beds comfy, fully fitted kitchen with washing up liquid and cloths. We ate out so didn’t use the facilities but for anyone wanting to cook you could.

Steep stair to basement but one floor that suited us all. Use of the conservatory was the best thing when it rained outside. Beautifully clean and comfortable. The plants needed tidying in the conservatory.

As it is a basement flat - it was quite musty. Mould on conservatory chair covers and rust all over the planters - didn’t want to spend time in there. There were humidifiers throughout the property so, must be a known issue. Whilst high tech, lights were quite annoying. Lots of lights and different settings so, faffed around a lot!

We booked this two-bedroom so-called "Garden Apartment" -- it is in fact a subterranean basement apartment without any "garden" or "garden views" at all -- for one week at a cost of $3,334. Our decision was based on specific claims made by the owner about the apartment and published by Booking.com. Our hope was to have friends join us during our London stay, as our guests. As it turned out, this place was so awful that we cancelled and left the apartment after just one night. See below.
2. Before dealing with the multiple express misrepresentations made about this apartment by the owner and Booking.com, let me relate our actual experience, which was as follows:
(a) When we walked into the apartment, we were immediately hit by an overwhelming stench which seemed to be a combination of stale tobacco, stale alcohol, stale perfume, mildew and/or mold, and possibly a decaying rodent This smell pervaded the entire apartment.
(b) We opened all the windows we could throughout the apartment and turned on the portable air purifiers and fans in the living-room and master bedroom, the presence of which in hindsight indicated that a smell and mold/mildew health problem was very well known to the owner.
(c) My wife was unable to touch, let alone sleep in, the bed in the master bedroom because of the smell and the grey, putrid smelling, and very poor-quality bed linens and cheap, hard pillows.
(d) Our guests, also an experienced couple of international travelers, confirmed that the smell was unbearable to them as well, and possibly health threatening. (The wife of this couple is a Registered Nurse). When they opened the clothes' closet in the guest bedroom they were struck by the smell of mildew and/or mold. This place is a fraudulent joke. Avoid at all costs.WORST EXPERIENCE POSSIBLE. THIS PROPERTY SMELLS TERRIBLE AND MAY BE DANGEROUS TO YOUR HEALTH. AVOID AT ALL COSTS.

- Lisa (9/5): Superb - The apartment was spacious and beautifully decorated. It felt like a home away from home in London. The location was near Victoria Station and the neighborhood was quiet. The apartment had impressive technology. But it took us a bit to get it figured out.

Property is clean, well maintained and in fact has more electrical options than I’ve ever seen.
Carlos communicates well, even providing a checkin video. I’d have rated it a perfect 10 if it had a few more kitchen items like drinking glasses etc. Most things were there but we missed just a couple, which I’m sure will come over time.

Host even made sure we had milk and tea available when we arrived. Location is excellent...easy walk to Victoria Station, theaters, dining, markets, etc.
- Namrata (8/5): An excellent stay - Liked the amenities and facilities provided in the apartment. The apartment was spacious and had a large living room and well provided kitchen. The wifi and heating were very efficient. There is a small garden area/ patio which also adds to the spaciousness. The apartment is a basement apartment, which was not mentioned in the listing. There are about 8 to 10 steps to reach/access the main door from the street. Very tough for people with mobility restrictions or with lots of heavy luggage. We had a tough time getting our luggage in and out. This should have been specified in the listing.
On one day, the boiler got spoilt, I think and we suddenly had no hot water in the middle of the shower. However, host Carlos was very helpful. With just a message on whatsapp, it was fixed on the same day.

It is a short walk away from Victoria and Pimlico tube stations and the handy Number 24 bus, that takes you directly to the theatre district, stops just around the corner.
The apartment is large, modern and was very comfortable for our stay. Carlos has furnished the place to a high standard and appointed the beds and bathrooms with good quality linens. The kitchen was also well stocked for those wanting to dine in. However, with the huge range of great cafes, restaurants, and pubs just across the road you may not spend that much time at base. We also enjoyed having the garden courtyard but there is also access to the common garden area just across the road.
Carlos was very easy to communicate with and very helpful with questions and other matters so I would highly recommend this accommodation for your stay in London. There was nothing to dislike.

- William (4/5): We were disappointed! - Host was nice and fixed all broken things. It had a very strong fish smell, especially the dishwasher! I know the host can't do much about that but they could have ran the dishwasher. The fridge wouldnt stop beaping due to temperature control, The clicker in the master bedroom didn't work for the TV, it had to be replaced. Many dishes in cupboards were chipped and one was very dirty with food on, (cleaner should always check stacked plates). Once we saw that we washed everything. The Big bed in the bedroom at the end of the hall just sank in the middle, it was so uncomfortable. Luckily the twin bed was very comfortable. Unfortunately the breaker had to be replaced for this bedroom so the first night we didn't have wifi or a fan, overall the airbnb was very humid until later in the evening when we were able to open all the windows.

Carlos was so friendly and super helpful - the most loveliest of welcomes! He met me at the property with the keys and to explain all of the amenities which was amazing. The apartment was absolutely gorgeous, so spacious and it was everything that we needed. This was a perfect family stay and we didn't even feel like we were in London. The apartment is so high tech and I love it, such a fabulous use of space in a fantastic area with lots of transport links which is very easy to get around Victoria and use the tubes/buses etc. The apartment is everything we had imagined and more, there was even a lounge area outside with heaters which was cosy and a bath in the bedroom! HOW AMAZING. There is nothing that I would change about the apartment, you HAVE to stay here if you come to London. I would recommened this 10/10, and I can't wait to come bak and stay again when we're back in central London. Thanks a million Carlos, we had the most fabulous weekend in London! :)
