Guest Reviews
- Gabriel (10/5): Exceptional -
- Kristiyan (10/5): Exceptional -
- Emily (8/5): Very good -
- John (8/5): Great location - Easy access compact with great facilities Nothing
- Cornwall (7/5): Good -
- Diane (7/5): Quiet location to lay your head after a busy day - It was accessible and on fairly private It would be nice if there was some milk supplied with the tea and coffee on offer
Perhaps a pull out double bed would be nice too
- Anders (8/5): quiet nice place, a quiet 10-15 min walk to the Underground, the decor should be modernized though - The location was quiet, which is important for me. The furniture and its placement in the room was not "optimal". The TV screen took valuable "room". Who is using TVs now? Would have been much better with a large, 27 or 29 PC screen, so that you could work with a big screen, watch youtube, new of you liking etsc. An office chair too. The chair was neither for work or rest. The short end of a bed should be against a wall, so that the pillows do not fall out. The whole back wall of the room was take by kitchen and cleaning things but not efficiently used, the shold have been a bigger frigde, microwave oven - and better utensils, really missing a sharp bread-knife. In short - the whole plan of the room should be "modernised", the rococo chest of drawers, is not a practical piece of furniture - a did not match the rest - made of old wine casks.
- Adam (7/5): Really convenient stay - Location, separate entrance and access any time Small bed meant it wasn’t the most comfortable but fine for 1 night
- Eleanor (9/5): Superb -
- Mark (3/5): Poor - Not as described
Bed not made up
- Saul (8/5): Very good - Asked for the bedding not to be feathered due to allergy but they were all feathers. It didn't affect me so I didn't complain and the host was lovely.
- Karen (5/5): Passable -
- Mike (10/5): A quirky oasis of calm in bustling Balham - Lovely private and quirky room
- Amanda (3/5): I booked and paid for two nights but only stayed one night - The bed was comfortable The shower didn’t work properly- poor water pressure- either extremely hot or cold. No hot water in bathroom basin, bed linen didn’t seem clean, door lock seemed faulty, one of the lights was dodgy
- Rachael111 (8/5): Very good -
- Adeola (5/5): Unimpressed! - The location was close to train station Cleanliness: Poor
Cleaning product kept in an open bucket near the toilet seat.
Dust on flooring, skirting boards, table tops, lamps.
Beddings: Poor
Funny smell from the cushions/bedding.
Single bed: Didn't realise it was a single bed Accommodation.
Tha bathroom wasn't great too. More professional cleaning required.
Ambience: Fair
The had a partition area that was more of storage area with the vacuuming machine left there, microwave, then unwrapped duvet left on it which isn't ideal. From the pictures, I had a higher expectation but was unhappy with my stay there.
On arrival, you have to walk through a narrow path through a bike shed into the garden.
On arrival, the windows were left opened so had flying insects about as it was a sunny days.
Although the couple seemed friendly and said hello as they were having their dinner in the garden.
Teabags were left exposed . Kettle had visible lime scale on it...no thanks, no tea for me!
Had a rough night sleep due to be bed and funny smell around the bed area. The next morning at about 9am, work men whereabout to some work ruining my quiet morning.I felt I had enough, so I packed my bags and left. I could only stay one night out of two nights booked. I had to get another hotel nearby.
The accommodation in my opinion not hospitality standard-worked in hospitality industry for years.
- Rich (9/5): Superb -
- Cortes (8/5): Very good -
- Waqas (7/5): Good - Peaceful palace
- David (7/5): Good - The bed is rather small and only a small pillow provided
- Veronica (10/5): Nicely decorated studio in a very nice/ safe area. Fantastic underfloor heating! - Highly recommended! I feared it might be a bit cold this time of the year but it has underfloor heating which made the place warm and cosy. You also get free street parking during the entire weekend. I really liked it all.
- Mike (9/5): A delightful bedsit with oodles of individual charm. - Individual charm. Layout is lovely. An oasis of calm in South London Microwave is a little bit old and the plate did not rotate. Mattress is getting a bit worn out. I could feel the springs. Kettle set off the fire alarm. A little warning about that possibility would be helpful.
Sink drains a little bit slowly. These are minor things that might not have been raised before
- Caitriona (10/5): Exceptional -
- Lun (8/5): Very good - Clean and tidy
- Emma (9/5): Superb -
- Jake (8/5): The perfect base for a couple of guys to explore London! - Garden house tucked off a quiet, pretty red-brick street in a good area, nearby to some great pubs - honourable mentions for The Eagle Ale House and Belleville Brewing Co.
Host was very welcoming. Quite basic amenities at the accommodation, but perfect for two guys primarily using it as a base to sleep, in between exploring London. Quite a small place, but designed resourcefully - cool French wine box desk, and wall mounted TV nice to switch on in the evenings.
Underfloor heating was an absolute gamechanger - kept us nice and toasty! The beds were quite springy - two single beds (one roll out) which seemed small, even for singles. No hot water from the tap, and quite low water pressure for the shower. Other than that, everything good!
- Joshy (5/5): Cleanliness is very poor - The location of the property is very close to Wandsworth Common railway station, just few steps away. It is a clam and quite place. There are few facilities like micro oven, water boiler and so on. To mention the cleanliness is very very poor. The floor was not cleaned, full of dust. Inside of the water boiler was full of calcium coating and hairs found in and around. The bathing towel was very smelling and I did not take bath with that unclean towel (better to carry a personal one). There were many bed pillows on the bed for no use and they smelled like anything. Wash basin tap is so long that one cannot properly wash the face and there is no warm water…only cold water. There are no instructions on how to use the room heater in the bathroom. Overall I would say that the cleanliness of the room is very below maintained and could cause some serious health problems.
- Leonie (9/5): Excellent location, lovely garden room. Appreciated great whsupport struggled -
- Richard (8/5): Delightfully Quirky, Great Value & Hospitality. - excellent communications, easy check-in, comfy bedding Water pressure low BUT that is typical in London with that kind of setup and was a very acceptable compromise for the great value and perfect location for us. Would unhesitatingly return.
- Toby (9/5): Superb - The location is awesome, and it’s tidy and clean and provides you everything you could possibly need for a quick stay in London.
- Ibrahim (10/5): Exceptional - Very clean and comfortable Nothing
- Jack (7/5): Good -
- Robert (8/5): Very good -
- Nigel (7/5): Did the job - Nice set up. Plenty of room and did the job. The shower wasn't fantastic and the mattress was very soft.
- Courtney (5/5): Passable - Direction is not clear in terms of getting to the right room. Maybe a laminated paper sign posted on the last door to direct new tenant to turn leading to the backyard.
- Hannah (9/5): Clean & quiet. Good comms from friendly host. A great overnight stay. -
- Nikki (10/5): beautiful place to stay, I loved it - Location, the study being separate from the house and very self-contained For a longer stay, I think making food and washing up would have been tricky
- David (7/5): Good for a short stay. People who Own it very nice and helpful - A good location near tube station. Is to get into the west end or city. Could not get hot water from the sink.
- Jonathan (8/5): Very good - Short walk from Wandsworth Common station
- Gary (9/5): Very comfortable stay and peaceful at night. - Very quiet, clean and secure. Perfect for one but there is a pullout single bed so can accommodate for two.
Has a kettle, toaster, microwave, iron, fridge and hot plate with cooking utensils. Tv and WiFi too.
At first glance in the shower, you’d think it wasn’t clean but it’s just the rustic effect of the tiles and the basin is natural stone. Mattress was too soft for me, I’m used to a harder mattress but that’s just personal preference.
- Lynne (7/5): Conveniently located for us travelling to Wimbledon. We felt safe and secure. - Excellent location approx 10 mins walk from Balham Tube Station. Property felt secure. Comfy beds Maybe lacked a little attention to detail as e.g the duvet and pillowcases looked un-ironed
- James (10/5): I booked as went to a gig at Brixton Academy - Good location, clean and had everything I needed. Nothing
- Snehal (10/5): Exceptional -
- Izibili (3/5): Poor -
- Russell (8/5): Would stay here again - Duvet too thick and hot, no other option available, duvet cover too cold on its own, would be good to have a spare blanket available for this scenario. Other trhan that, really nice place
- Remi (9/5): Superb -
- Heather (7/5): Good - Flexible check-in time, a nice little stay for solo travel.
- Beverley (7/5): Good -
- Andrew (9/5): Private and very cute place to stay! - The location was perfect with a little walk into the town with all the joggers as its quite well known for this! There really wasn't anything not to like and the owner was very helpful with great instructions to get into the property! I would recommend and stay again!
- Malcolm (7/5): Good - Location was our main priority. Property needed a deep clean. The bed needed upgrading as did some of the equipment like the broken microwave and was in need of general redecoration.
- Spencer (10/5): Exceptional -
- Lungu (6/5): Pleasant - Good location. 10 mins from Balham station and only a couple minutes walk from Wandsworth Common station. Very small room, small bed, not that clean, shower has little pressure.
- Chijioke (9/5): Superb -

- Usman (7/5): Good -
- Eyob (9/5): Superb -
- Danica (9/5): Very comfortable and warm room, highly recommend for short stay - Cleaned and secluded. Warm and comfortable Internet wasn’t working
- Oksana (1/5): Bad - Quite area It was freezing at night,in the shower dirty floors, cold too. Wifi password was on the wall but it was not working at all.
- James (10/5): Peaceful - Very quiet and peaceful.
Bed, duvet, pillows, all very comfortable.
Perfect place to get a good nights sleep, ready for an early rise to the office. N/A
- Monika (8/5): Very good -
- Natalie (6/5): Good little property in a convenient location - Property was in a good location and only 5 minutes walk from Wandsworth Common station. Check in was easy, although the security box was very hard to open to get the key when it was so cold. The beds were pretty comfortable. The cleanliness of the property was not that great, I couldn't get the wifi to work and I didn't realise the two single beds were actually a sofa bed with mattress underneath
- Robert (7/5): Good - Location was good. Accommodation was comfortable. The bed is a sleeper couch and was soft...not good for back problems. I rated the cleanliness fair as I had to report that some crockery and cutlery was unwashed and there was mould on the dish. After reporting, it was rinsed out and not properly washed with soapy water. Due to bacterial viruses that are around, I did not make use of the crockery etc.
- Oleksiy (9/5): Superb -
- Binoj (10/5): Exceptional -
- Imtiaz (4/5): dont book if you are two person that space is enough for one person not two - there is no breakfat bed was so small its a sofa bed not proper bed. even we ask for mattress she charge us for mattress
- Peter (10/5): Exceptional -
- Craig (10/5): Exceptional -
- Richmond (2/5): Very poor - No milk or water to drink. Shower old
- Karen (7/5): Ok for a night for one. - Position Bed small, duvet small, towel small. Shower very dated and temperamental.
- Ben (5/5): Passable -
- Tobias (10/5): Amazing place, amazing hosts, amazing nights sleep 😊 - Amazing place, amazing hosts, amazing nights sleep 😊
Will stay again, thank you! N/A
- Mary (8/5): Perfect for our needs and very good value with efficient and accommodating check in system. - It was quiet and cosy, beds were comfortable. Very private in a lovely garden setting. N/A
- Wilson (10/5): Just perfect -
- Steven (8/5): Very good -
- Comfort (1/5): Misleading property. - Nothing, l couldn't sleep in there. The description for the said property was misleading. It's actually a shed in the garden which should not be put on commercial.
- Alexandra-maria (8/5): All positive, nice neighborhood, very quiet - Good for short stay, water pressure was perfect also the temperature. We had a fridge and we appreciated it. Is not a did not like but we would have loved to have breakfast in the garden, we did not ask the owner if it was okay either as we've arrived quite late in the evening for the check in.
- Madalina (9/5): pretty nice stay for a couple of days, metro is nearby - pretty cozy garden study the small bed under the bed
- Margaret (10/5): Comfortable and everything I needed. - I loved this place, plenty of room for one, very comfortable and everything and more I needed. Although a garden room the quality is really good. I loved it and will use again. Nothing wrong with the property, it is over 10 mins walk from Balham station but there are bus stops very close.
- Max (7/5): Nice garden house, a bit too small for 2 guests - Quiet place to stay, definitely something different (in a positive way). TV available. 2nd bed was really small, not a lot of room. During our stay, the shower drain was clogged. Also a bit pricier than similar offerings.
- Nishant (1/5): Bad - The garden view No hot water in the sink. The shower room is too small and water starts overflowing within a couple of minutes. Shower heater not functioning properly.
- Elwyn (8/5): Useful accommodation for independent travellers visiting south -west London - This is great accommodation if you are visiting South west London - a quiet room in a secluded garden with kettle, toaster and microwave for light meals and drink. I was here for an all day event at Battersea Arts Centre - a 25 minute walk away but there is also a good bus service from Clapham Junction to the end of the road. I have no negative comments.
- Stephen (9/5): Superb - Great location for our needs. So close to pubs and restaurants, parks and train station
- Rich (9/5): Superb -
- Vanessa (8/5): good value for money and pleasant stay - good location, warm and cosy, easy to access shower not great but ok,
- Rich (10/5): Exceptional -
- Kristina (10/5): It was a pleasant and comfortable stay - The landlord met me to pass the key on, showed me around, and provided all the necessary info i.e. wifi login/password, etc. Helped with booking a cab and with moving luggage. The location is calm, safe, and secure, with a nice yard, and is very close to the aboveground station, shops, and cafes. The landlord is friendly and accommodating. NA
- Smij (6/5): Fine for an overnight stay. Very close to trainline to central London. - For a brief overnight stay, pleasant enough. It was a sofa bed which we had to pull out. Had to use sofa cushions to add support to the poor pillow. Although there were some tea bags, there were no other comestibles e.g. milk. Only one bowl (for a couple). Soap appeared to be a little hotel style bottle.
- Ben (9/5): Great spot, nice and tucked away, very quiet and very convenient for the Wandsworth area. - Location was perfect for what we needed. The room is of modest size and with effectively 2 single beds.
Some previous travellers have been critical of the place and of the shower unit. We had no problems with the shower and the premises are exactly as described.
it isnt the height of luxury but then it isnt priced that way either.
We had no complaints and would happily book there again if i needed a place in a similar area.
- Sarah (8/5): Very good - Great communication from owners.
Room was clean, warm and felt safe.
Bed was comfortable.
- Fay (8/5): Very good -
- Carolyn (5/5): Economical -
- Scott (8/5): Very good -
- Alex (10/5): Exceptional -
- Matthew (9/5): Superb - Great location. Lovely garden room with good facilities. Underfloor heating in the bathroom felt like a treat. Bed, and duvet, were a little short (and I am only 5 foot 11).
- Gabriela (10/5): Exceptional -
