• Cynthia (5/5): Good location - not ideal accommodation. - Location was good. Heating only worked for a few hours on a very cold night. Limited hot water before the tap ran cold. Basic furniture looking old n tired. Host reluctant to accept our issues.

• Martin (10/5): A great trip, I highly recommend this property and will book it again. - Location, location, location! I chose the property for the location. My friend & me were arriving at Kings Cross and going to a gig at The Lexington. This property was midway between the two. The property itself exceeded my expectations. Warm, clean and comfortable. The arrival and entry instructions were superb, as was the information provided about the facilities.

• Karen (9/5): Great accommodation for a weekend in London - Perfect location- fully equipped accommodation- tea coffee sugar salt vinegar hand gels shampoo etc- all cleaning stuffs - everything you need - very impressed with Hasan’s instructions about entry & all about inside the flat & he was always in contact if we needed - great for a weekend in London- which we throughly enjoyed You can hear the trains- this is why it’s important to read reviews as we did so expected that - the TV wasn’t working but Hasan did explain he had a problem but luckily didn’t bother us as we were out all day & evening so not a problem

• Eduardo (9/5): Limpio, agradable y perfecta localización - Localización muy buena cerca de la estación de tren de Kings Cross. Muy limpio y agradable. La calefacción funcionaba perfectamente. Baño tenía champús, geles, etc para poder usar y estaba limpio. Las instrucciones del landlord para el check in y check out fueron perfectas y el nivel de comunicación excelente. El sofá cama era pequeño y no muy cómodo, durmieron mis dos hijas adolescentes pero, a lo mejor,para dos adultos más corpulentos no habría sido suficiente. Ideal si se usa el apartamento para 2 adultos y dos niños, pero insuficiente para 4 adultos.
• Edward (10/5): - Best place to stay! The host is wonderful and extremely helpful. Any inquiries are answered extremely fast, and makes you feel welcomed in the flat. Offered to switch out my duvet to a winter one during my stay to ensure I was as comfortable as possible. The flat itself is very cute! Easy to get to, and a nice size! The space feels very open, just a lovely flat all together. There is the train that frequently goes by, and you can hear it from inside the flat. I personally had no issue with this as it was calming especially at night. The instructions the host left were also the best by far! Easy to get through and understand. Overall this has been the most welcoming and warm stay I’ve ever had. I would highly recommend if you plan on booking to book this flat.

• Yves (9/5): Great value and Ideal location! 💯 - The apartment was located at such an ideal spot for our group. Its very close to king’s cross station and can even be walked to from city centre. The facilities were as described and the space was clean. The owner was very informative upon arrival with clear instructions. Overall it was a great stay for our group and I would definitely recommend as you will get a great value for your stay! The shower stand was not there but this was communicated upon arrival. The pull out couch was difficult to reassemble.

• Nicola (5/5): Good location. Needs a bit of TLC - Location was excellent for us literally under a 10 minute walk. Early check in from 2pm. Property was easy to find. Host sent through instructions of how literally everything in the apartment worked - this was a lot of messages and info to read through when you arrive - also as there is very poor signal in the apartment (the Wi-Fi code - photo) did not come through unless you leave the building. A suggestion would be to have a laminated booklet with all this info left in the apartment for guests to look through a pick out the info when they need it. Ok so firstly it states separate bedroom, it is not it’s all in one room with a separate bathroom. With a little TLC and an attention to small details this could be a great little apartment but I have to be honest I don’t think I would stay again. The main reason was the bathroom we only used it because we had no choice. It just didn’t feel clean or hygienic. The main bed was comfortable but the duvet was as thin as a tissue and pretty useless. 1 very flat pillow each. The sofa bed was broken and the duvets for this were stored under this bed and had dust (and spiders) on them. My daughter refused to use them - the 2 spare blankets were no better and had marks and stains all over them. Black out curtains or at least proper curtains would have been appreciated - piece of material hanging over the back door, didn’t cover the window properly. Better Curtains over the window might also help with the draft coming through the window which isn’t great as the bed is positioned here . Was advised to bring earplugs after we had arrived due to noise from traffic and trains. Was bearable though.
• Eniko (8/5): Good accomodation for short stay. - It is in a very good location and the owner give you very good and accurate explanation about where to find and how to use equipment. If you are travelling it is in a very good location close to the main train stations. Also apartment is well equipped. Although tv is working most of the channels are not coming up, only 2 channels are watchable one of them is a teleshop channel and the other one is about criminals. You can use the internet though for entertainment if you have your phone or tablet with you. As accommodation is close to train stations, You will here loads of train noises.

• Jane (3/5): Not a good experience at all - would not recommend at all - It’s location It needed a really good clean!!! The bedding smelled as though not changed and had dark human hair on it. The shower soap dish was black with mould (germs) the tap in the bathroom had black all around it, the bathroom just had a film of dust in it, the shower mat was filthy. Down the side of the main bed needed a good clean, the beds smelled of body odours, the towels smelled just weird/unclean. The worktop in the kitchen had coffee stained- just not cleaned and the plug in the sink would benefit greatly from a dip in some bleach. The duvet for the sofa bed was nylon and the pillows smelled unclean. Basically the flat needs a deep clean

• Bodley (8/5): convenient location , friendly tenant , basic self catering - convenient location self catering knowledgeable owner who gave indepth instructions via whatsapp WiFi available spacetohang up clothing. kitchen and dining area Toiletries if needed pillows very flat. not particularly clean. it's a good place to stay as a Base to explore London. we were out from10 until midnight so when we got back to the apartment we literally used the place to stop off at morrisons, get a few bits, sleep and wash hair and get ready for the next day. it is 7 min walk from king cross so expect to hear plenty of trains going by. not great for light sleepers however we were aware of this as we had read the reviews.
• Haigh (9/5): A Les Mis visit without the Miserables! - Location,only 5 mins walk from station and O'Neils excellent breakfast😋 Excellent pre-visit walk-through info from Hasan too Cleanliness Facilities,especially the bathroom and shower🚿 Cooking was well-catered for,although we didn't use much of it,just the good refrigeration. Pillows not firm enough for my neck Bed was comfy enough TV was fine,so no need to comment. Noise of Kings Cross trains easily became part of the 2 wake-up calls😊

• Ragnheidur (5/5): Value for money because of location, would not recommend sofabed for grownups. - The location is great and the detailed instructions from the host. I would have liked to receive the instructions sooner than just before arrilval. The instructions are long and detailed and scrolling through them searching for the key box code while standing on the pavement with the luggage could have been avoided. Haf problems opening the key box and tried to call the host twice but got an answerong machine. Luckily I managed to open in the end. Never heard from thenhost though. The sofabed is very uncomfortable. My teenage used her duvet as an extra mattress cover (and her jacket as cover).

• Sandi (8/5): Very good - The location is truly awesome. It is a cozy lower-ground flat where you can feel beeing a true Londonman. The property owner was great and we had absolutely no issues in early communication, check-in and check-out. What is great is the location - it is really 7min walks to King Cross/st pancrass stations, for those who are not afraid to walk, you can have a nice 45 min walk to the very heart of London. The only issue is the noise from the tube trains - the central line is right near the appartment. For light sleepers ear-plugs are strongly advised
• Joanne (1/5): Not For Us !!! - Nothing Everything, the many texts of information about the property, and i mean lots.. they started coming through at 16.44 & finished at 21.24 ! Rather than just have an information booklet in the flat. The flat was dirty & did not tie into what previous reviews said. Trying to get the key was a concern at night, they are down stairs as it's a basement with no lighting outside, trying to hold a phone for light and get the key out of holder is not ideal, was hard to find light switch on entry so again was dark. The toilet was disgusting, benches were sticky, grease on the cooker. Inadequate notes about dangerous wiring. Our employee landed at the flat 8 pm after a full day at work and then had to try and find alternative accommodation as he refused to stay. We took our concerns to both Booking.com & the owner. This has soured our relationship with Booking.com as they refused to give any sort of refund as did the owner despite sending many photos, more than what i have included here. The owner was not willing to budge despite both our employee warning him of how unhappy he was & Booking.com warning of our dissatisfaction. Booking.com were supposed to be marking this property note sure if they did.
• Olga (6/5): Pleasant - the owner was very nice and responsive, the apartment had everything you needed and can nicely host a couple with 2 children, good location the noise, the windows are single glazed therefore you can hear all cars passing, police on siren and worst of all the subway which goes under the apartment. It made the walls tremble and gave me 2 sleepless nights in spite of the earplugs. So apartment recommended for heavy sleepers.
• Nadine (9/5): Excellent choice for those staying near Kings Cross! - Great little flat tucked away in an excellent location near Kings Cross, with plenty of supermarkets etc. nearby. The layout was compact, but managed to pack in everything needed! The welcome instructions were the best I've ever had, very clear and detailed, and the key safe opened easily first time. Communication from the host was clear and helpful. Wifi was good. Train noise is more or less constant, but as city dwellers ourselves it didn't bother us. The pillows were very flat - two pillows per person would have been better.

• Lukas (4/5): Well placed, services around, lot of noise and vibrations due to underground next to the flat - The location of the apartment is good. A few minutes walk from St. Pancreas station, easy transport to the centre, many supermarkets, fast-foods or restaurants around. You cannot be afraid to leave the house in the evening etc. The location is also a big disadvantage. The apartment has a common wall with the railway (underground). That means that that train goes "next" to your bed every minute or two. It makes a lot of noise and vibrations, for sure. Sometimes I thought that we were next to the volcano. I recommend this stay to people who want to experience London's nightlife because the noise and vibrations aren't only from 1 AM to 5-6 AM.
• Jai (7/5): Overall, it was fine. We needed a place to stay for a night for the sole purpose of getting to St Pancras at 5. - Very close to St Pancras and easy to get to. Check in and out instructions were very clear and helpful. The place was cosy and provided lots of amenities The bathroom wasn't very clean as there were brown stains around the sink and bath. Also, the main door handle was almost falling off as the nails had come loose. We were paranoid about breaking it.

• Klaudia (5/5): Recommended for the couples and short stays - The location is amazing, very close to King's Cross. I could see people complaining in the comments about underground noise, but it is not that loud at all. Earplugs will do the job. The kitchen has all you need. There were towels provided in the closet. Unfortunately, the tidiness was not up to the standard I am used to, you can see the apartment is swept not vacuumed. A lot of small stains in the bathroom or kitchen. If you don't care that much about cleanliness then it's perfect for you, if you are Monica from Friends better find something else. The king-size bed was very comfortable, and a great mattress, the sofa, on the other hand, was a bit of a nightmare, my back hurt a lot when I woke up every day. So I do not recommend it for 4 people. There are two shower heads, one long electric where the water temperature burns you alive or you freeze to death, nothing in between, and the second one very short with great temperature, but you have to crouch or lie in the bathtub.

Appartment is in need of updating (bathroom, matress /bed, kitchen). If you are cooking, there is nowhere to sit and eat. Not clean enough to feel good.

• Sabine_sbg (10/5): Would come again, very friendly host - All applications worked, it was clean, host was available via App to answer questions, everything was as promised and the host was super friendly and patient! Of course we did not like the rumbling of the nearby trains very much, but it was okay. The flat had a slightly moldy smell to it, as to be expected of a basement room.
• Gary (7/5): Good - It was exactly as advertised,yes there is noise from the underground but it did say that ,to be honest it didn't bother us a great deal in the night ,the location was what we wanted close to kings cross and underground. The apartment was clean, the bedding and towels all clean and fresh . Little extras which were appreciated,a fan,hair dryer iron etc Close to shops and some pubs . We didn't see the owner but he was very helpful in replying to emails straight away, helping with any questions and the instructions were very precise when checking in and out. All in all a hassle free stay and we very much enjoyed our time in London Nothing
