• Katerine (5/5): Un sitio con potencial pero con muchos peros. - Ubicación es excelente y el jardín privado es increíble. Es un alojamiento con potencial. Parece la casa abandonada de alguien, muebles muy viejos que daban aspecto de poco cuidado. Y la limpieza podría ser mejor.

• DAVI (2/5): A disappointing stay, made significantly worse by the host’s rude communication. - The accommodation is well located and convenient for walking around Venice. This was the only positive aspect of the stay. The overall experience was poor and was made much worse by the host’s rude and impatient communication. The house felt old, with dated decor, and the cleanliness was only reasonable, but the main issue was that we felt unwelcome from arrival to check-out. I would not recommend this accommodation.

• Henrietta (8/5): Recommended - Italian charm - Perfect location. About 5 mins walk if that to St Marks square, and safe street access. Great for a solo female traveller. Easy to return to during the day for a quick rest! Lovely courtyard is also secure and for the use of the apartment. Apartment is not modern, but that added to the charm of staying there. Big windows and original shutters, large rooms, big sofa, and a rather old looking shower but just fantastic on power! The apartment was warm and cosy as well. Would not hesitate to recommend it. Perfect for couples, singles, and for families with small children as the door could be left open to the garden, which was secure. My host was very helpful and ensured I had all the information I needed.
• Karen (9/5): SOGGIORNO IN PIENO CENTRO DI VENEZIA - Appartamento molto ben arredato provvisto di tutti i comfort, cucina attrezzata con piano cottura a induzione, microonde, macchina per caffè, camera letto grande e spaziosa, materasso comodo, bagno con tutti i servizi bagnoschiuma, sapone, asciugacapelli e anche una piccola stufetta elettrica. A pochi passi dal teatro La Fenice consente di visitare tutte le attrazioni di Venezia in pochi minuti a piedi. Il proprietario ci ha fornito cialde per caffè, zucchero, the, Nespresso e Nesquik. La porta interna di casa non si chiude, solo il portone fuori, inoltre è a vetri senza una tenda quando si passa dalla sala le persone che passano vedono tutto.

Наша компания состояла из 3-х взрослых и 2 маленькие собачки,места было-бы достаточно и для большей компании) Нас ожидал комплимент от хозяина апартаментов в виде бутылки игристого вина , конфетница была наполнена конфетами и достаточный асортимент напитков:чай, кофе и какао.🍾🍬☕️👍 К сожалению погода нам не позволила насладится небольшим чудесным частным садом, который имеют эти апартаменты.Если будет время на новое посещение Венеции , с удовольствием выберу эти апартаменты для моего пребывания. Хозяину здоровья и процветания🖐

Nicolas was very helpful and quick to respond to any questions. Interior is comfortable, but decoration is a little tired in places. A couple of minor cleaning points.

• vincenzo (10/5): Favoloso - Favoloso Abbiamo alloggiato in questo appartamento il secondo weekend di ottobre Rapporto qualità/ prezzo ottimo per Venezia. Posizione strategicamente fantastica, dietro la Fenice e a pochi minuti da piazza san Marco, molto comoda per raggiungere in poco minuti il meglio di Venezia. Il quartiere è tranquillo e nonostante sia una zona di passaggio è molto silenziosa di notte, il quartiere è servito di tutto, a pochi passi, ci sono bar, pasticceria, supermercato,farmacia insomma tutto. Appartamento al piano terra, ( a Venezia al piano terra un po' di umidità è normale ma viene mitigata usando al meglio la pompa di calore presente nell'appartamento) spazioso, accogliente e confortevole, pulitissimo e fornito di tutto, lenzuola, asciugamani, sapone etc etc. Macchina per caffè e bollitore con caffè thè e zucchero forniti dal proprietario Nicolas. La vera chicca è il giardino privato che si affaccia su un canale dove passano solo le gondole, poetico e romantico Un giardino privato a Venezia!! Da non credere!! Fantastico. Il Giardino è attrezzato con tavolo e sedie dove si può cenare o passare una piacevole serata. Ma il vero valore aggiunto lo da' il proprietario Nicolas, una persona squisita, disponibile per ogni tua necessità o problemi, la sua è una presenza pratica ma discreta, lui non si vede, ma al bisogno lui c'è. Se torniamo a Venezia la residenza oleandro rosa sarà la prima scelta.

Pullout sofa dirty, hadn’t been cleaned underneath. Mattresses old and bedding tatttered. Musty smell & bathroom slight sewage smell.

Very well equipped with kitchen utensils and lovely coffee beans. The owner was extremely helpful with all our enquiries. The bed was very comfortable and we loved the outdoor courtyard. A pleasant place to sit for a coffee or a beer. Sheltered from the passing tourists by the beautiful green plants and shrubbery.
• Juliana (10/5): Una buena opción - La comunicación con el anfitrión fue clara y fluida. Agradecemos mucho que hizo un esfuerzo grande por permitirnos llegar más temprano de lo anticipado. El apartamento está muy bien equipado en la cocina y es espacioso. El lugar es tal cual como se ve en las fotos, no es moderno pero es cómodo. Además La ubicación es buena para ir caminando a los principales puntos turísticos (max 15 mins caminando). Todo estuvo genial en cuanto a la estancia. Mi única sugerencia es que se hiciera una limpieza al polvo un poco más profunda. Las mesas de noche estaban un poco empolvadas y debajo de la cama hacia falta pasar una escoba. Esto sin embargo no afectó nuestra estadía y el anfitrión tuvo un detalle con nosotros pues los huéspedes anteriores habían hecho un daño.

• Tony (10/5): A wonderful stay with all that Venice has to offer within a short walk. - Location was brilliant, right in the heart of Venice directly bordering a canal with gondolas passing by and boasting your personal spacious outdoor garden space. A very roomy apartment, very safe and secure. You even hear the performers rehearsing opera at the theatre next door. Amazing. Finding the address was a little awkward when relying on Google maps. It was simple once the host told us that it was at the end of the street to the right of the theatre.

• Christopher (8/5): Great space, great location. - A whole apartment to ourselves, with a garden, a real selling point for the location (which couldn't be better). Basic facilities which meant we could buy breakfast from a supermarket and enjoy it at home. The apartment was a bit rustic, my wife said it was like visiting your Italian Nonna. As others have said, it's a little tired in places, and the bedding could do with a little upgrade. A little more love and the place could be stellar. Our stay was a little marred by perhaps some miscommunication/lost in translation with the owner (particularly over the city tax, which had to be left at the apartment, which seemed to be clear from his side but certainly wasn't communicated to us on Booking.com). We were happy to leave the money for him once this was cleared up.

Jest to człowiek przemiły i pomocny! Standard apartamentu mógłby być wyższy, ale wierzymy że właściciel z biegiem czasu podniesie go i wyremontuje na wysoki standard, czego z całego serca życzymy!

Tried to contact the owner for over an hour to obtain the code for the key lock box. It would be helpful if the code is supplied prior to check-in. Otherwise the communication was good.

The hostcwas super helpful and communicating quickly on whatsapp. Its located right around a canal branch so could always see the Gondolas. We highly recommend it. This room, hall, kitchen and washroom were very spacious and is located on the ground floor. Nothing to list.

• Magdalena (9/5): Fantastic location and spacious property - Communication with the host was excellent, he was very responsive and sorted out everything that we needed very swiftly. Location of the property is fantastic! It’s very quiet, right by the canal, close to absolutely everything. Garden is a great addition, we didn’t have the best weather to enjoy it, but still managed to use it to relax after sightseeing. Flat itself is a bit dated but space is very big and comfortable. Shower is very good and powerful, easy to set the temperature. There was absolutely no smell of dump or sewage, was clean and tidy. Towels did smell of smoke a little, as mentioned in previous reviews but were definitely cleaned and washed. Kitchen we didn’t use much but it had all utensils you may need and small coffee machine for which pods were provided, which was a lovely touch. The only suggestion I would make to cover front door with a curtain of some sort for bit more privacy. Overall great place and would highly recommend. Big thank you to the host for looking after us.

Had a living room, kitchen, bathroom and bedroom. Full size Umbrellas provided. Small refrigerator in kitchen. I had a very hard time getting in contact with the host to gain entry to the apartment. I called booking.com customer service after trying to reach him for 2 hours. Then he messaged me on WhatsApp to tell me there is a code to get the keys from the lock box. I wish the code had just been given in the instructions. It was pouring down rain and we had all of our bags and had nowhere to go.

We sat in our patio garden and watched the gondolas pass on the small, quiet canal next to us. Nicely close to piazza San Marco. • Doru (10/5): Great experience, didn't expect it to be like this, highly recommended. - Beautiful accomodation in a great location, 2 min walk to a local shop, 5 min walk to San Marco square. Very clean, spacious for a family of four, with a fully equipped kitchen and a nice garden, with gondolas passing along one side of the fence. Tip: the best way to get to the accomodation is to take the public transportation to San Marco square and walk from there. Definitely considering returning at some stage.

• Mvm (7/5): Lovely location - The location is amazing. You are right there in the heart of Venice with gondolas passing right next to the garden which was great. Supermarket 5 mins walking. Restaurants around the corner. San Marco is 7 mins walking once you find you way through the streets. We spent there two nights in August with kids.. We enjoyed the garden for breakfast. Walked back during the day for a break, a shower and to cool down. The property is old which has its charm. However it would need some upgrading to new bedsheets, curtains and towels. Property is hard to find so find the back of the theatre first as google maps doesnt show it correctly. We received the wrong entrance code but managed to get in finally. Definitelly more spacious and comfortable than a hotel room but requires some upgrades.

• Amanda (6/5): Good location! Self contained accommodation in the heart of Venice! - The location was good. Close to sights, supermarket and restaurants. It had a lovely outdoor area and backed on to a canal. Through the window we could hear gondolas passing with beautiful singing. If you want a self-contained space it has a kitchenette and washing machine, microwave etc. it also has a smart tv so you can sign in to Netflix and other streaming services for the kids. Basic ammenities for a family of four. It was hard to find initially but that was most likely due to maps not working in the area. A paper map would have been much better to use. We found communication with the owner very difficult at first. However, the Communication improved during our stay. The sleeping area is all together.

In the mornings we had our breakfast in a private garden, gondolas floated by and the gondoliers sang songs, greeted ciao bella! musicians played the guitar. The apartment is next to the opera house, in the evenings we listened to opera soloists rehearsals. Outstanding Venetian atmosphere! The apartment has everything you need, it is clean and cozy. We called the apartment our Italian villa. The host is friendly and provided all the necessary information. Self check-in was smooth, we found the location easily. We are delighted to have stayed in this special place. I recommend it wholeheartedly. Nothing

• Aran (10/5): In the heart of Venice - It is whole house in the heart of Venice. Full kitchen, design for 6 people. Good communication with the owner of the house. It was perfect for us. The only issue we had is to find this place. The navigation insists on taking us to a different place. Talk to the owner for better instructions how to find the place.

Earlier suppling of information about access to property would have been appreciated.Also we had issues with some appliances when instructions would have been helpful (AC, coffee machine and stove hob)

• Maria (4/5): It was awful. - Location. It was the worst experience, we have already had. And we travell a lot… It began, with his request of sending him photos of our CC. We refused, obviously, once, it is forbidden by law, to have photocopies of our identity cards The unpolite remarks began via What’sApp. We didn´t have hot water in the first night, and when we were trying to solve the problem , he went on, with very rude messages, threathning even! He was extremely rude. The next night we didnt have eletricity. And he blamed us for it. (the next day) However, the eletricity breaker of the the house didn’t went down. Then the tax money , was another problem…. We lost hours of our stay, trying to solve all these issues. And he told us to never come back. It was really awful!
