The location is great, the facilities within the appartment were very good, the hosts were really welcoming and accomodating. They had someone picking us up from the station and walking us to the flat, and giving us usefull information about practicalities (directions, transports, restaurants, bars, trash, etc.). If I have to find something that can be improved: in the flat there is a book with all the relevant info resumed, but it should be updated, especially the restaurant suggestions.

Considering accommodation in Venice is anyway very pricy, I can safely say this apartment is a good balance between price and value.
In rush hours you should expect it to be a bit noisy since is located above a restaurant and many people are also walking around. However, we were not bothered at all… I found the pillows very uncomfortable. But other than that we have nothing negative to share.
The photos in booking.com are a great representation of the apartment and all in all we were happy to be there.

- James (8/5): Nice apartment in a delightful area. - The location is excellent. 3-4 minutes from a good supermarket, the same to the Frari church and it's well located to get anywhere you want, either by walking, our preferred option, or by vaporetto if you can bear to spend the small fortune for a single ticket or, a better choice if you don't want to walk, a pass. It's about 10 minutes walk to the railway station and Piazzale Roma.
Dorsoduro is a lovely district and while it still has plenty of tourists it feels like a place where people live. There are plenty of bars and restaurants of all types but the area is a pleasure to walk around with the Guggenheim and Accademia galleries and the Salute church at its tip. A walk along the Zattere, particularly at sunset can be glorious.
The apartment is neat and compact, a little smaller than it looks from the pics but still a nice place to stay, good bed and kitchen/dining area, the bathroom/toilet is also good, with plenty of shelves to put your stuff. Some of the accessories in the kitchen could be better, such as a couple of knives for those who want to cook, although we managed perfectly well and cooked every evening. It now has a new corkscrew.
The one thing that tested us was managing the rubbish. It isn't the fault of the owners who have a handy information booklet that covers it in some detail. It's the inadequate system devised by the Venice council that is impossible to follow, especially by tourists. You have to be creative.

- Paul (10/5): Best stay we've had in Venice. A most comfortable apartment, well located, with kind hosts. - The host met us at the bus terminal and guided us to the apartment. He gave a guided tour of the local area and made recommendations for eating out and grocery shopping.

Friendly host met us at the train station and took us to the apartment. We’ll equipped kitchen, large comfortable bed. Mould in the shower
- Marcus (8/5): Live Like a Local in Venice - Brilliant location that offered an authentic local stay. We loved walking out onto the street each morning. Our host was brilliant, meeting us at the apartment and explaining how everything worked and how to get around. He would even have met us at the station and walked us there had we asked. The place was roomy with a kitchen and seating area. Great windows, and fans in every room as well as AC which was good. Highly recommended! Some small things did not work properly but were not of major concern. The AC remote was tricky (as mentioned by our host) and we could not turn it on or off at times. We had two sets of keys, but with one set the key to the door from the street worked but the one to the apartment sometimes didn't, and the opposite was true of the other set. Only a problem if we went out separately... There was a TV but it didn't work - no big deal. You're in Venice, who wants to watch TV?

- Alexander (9/5): A convenient and comfortable apartment for those who want to explore Venice - Anne, the hostess, met us at Piazzale Roma and brought us to the apartment, so the check-in was easy. Anne is very friendly and hospitality she kept for us some compliments like a bottle of wine, cookies, jam, and milk.
The apartment is nice and cozy for two people. The heating works well. The mattress is hard enough, as we like. The kitchen is not rich, but fully equipped. Good quality linen and towels
Good location - not in the tourist center (as far that's possible in Venice), but close enough to it and bus/train station (Piazzale Roma). BTW, don't take trolleys - there are 3 bridges with stairs on the way to the apartment, so a bag/back bag is more applicable.
A lot of restaurants/bars/shops around, every in the same building. No shampoo/shower gel in the shower (we had to purchase and left it there, so the next guest will have it)
No wine glasses in the kitchen.
Only 4 towels (2 big and 2 small) for two people for one week-long stay
You have to get out your garbage yourself and that's a real procedure - you have to catch a special boot between 6 and 8 AM in a specific place about 4 minutes of walk from the apartment.
The payment is in cash only, so you have to keep a few hundred euros in your pocket.

- Geoffrey (7/5): No frills but pleasant and well situated - This was self catering. The kitchen was clean and had a good cooker and equipment for food preparation, though we only used it for breakfast. We would have liked a toaster.. We were aware that in using it as a two bed arrangement we lost the use of a sitting room but the price reflected the size and facilities. It is close to restaurants and shops and within easy reach of the Grand Canal for getting around. I would go again if I wanted an apartment for myself alone, and it should suit a couple. For what it is, not much, though as we used it as a two bed arrangement, there wasn't any clothes storage in what is otherwise a small sitting room.
