- Pamela (6/5): Short stay in a vintage apartment. - The apartment was in a great location. The decorations of the apartment was vintage and very fitting for the area. The plumbing was not great, I took a cold shower two mornings and there was what looked to be mold in the bathrooms. There is not real area to relax with family and friends.

Staff were friendly and very helpful The bath didn't work and all three showers had issues including flooding drains and worn out shower heads that made things difficult. There is a hotel or club across the canal that was very loud and one particular boat that used to circle the block every night until well after midnight blasting music very loud. Washing machine was tiny, half the capacity of the dryer, which was difficult

This unit needs lots of maintenance issues to be taken care of.
One bathroom had mold in the tub area. Another bathroom had a terrible sewer smell.
Arriving in Venice was a dream come true. We were greeted by the property management and were explained everything about the unit. we chose this apartment and rented this unit based on the fact that it had air conditioner. upon our arrival, I asked the manager to please let me know how to turn on the air conditioner, and she said that there was no remote control left in the unit to turn on at the moment but they would deliver it the following day. The following day I contacted the management again to remind them that we needed the air conditioner to work because it was very hot and muggy. Needless to say it was never delivered this made our stay extremely uncomfortable.
We also had an issue with a door knob to a master bedroom that was broken. It was brought up to management's attention, It was supposed to be repaired and never was.
FYI .... this unit is on the third floor with no elevators. Three long flights upstairs.

Could do with a more comfortable lounge area.

- Idonea (10/5): Stunning flat would definitely book again - I was met in person by a representative of the host who gave me the keys and showed me around. the property is superbly located and stunning, the photos are accurate. I generally like it when at least salt and pepper are to hand in the kitchen, and that more than one roll of toilet paper is available, but these are minor considerations. There is a smell in the second bathroom which emanates from the shower drain and is quite strong, which we overcame by keeping the bathroom door closed and the window open.

- dietmar (7/5): Het appartement wordt veel mooier aangeprezen dan wordt waar gemaakt - De ligging van het appartement, vlakbij La Fenice en San Marcoplein. Goed uitvalsbasis voor het verkennen van de hele stad Badkamers slecht: in een badkamer stond het toilet zo dicht op het bidet dat je je benen nergens kwijt kon, in een andere badkamer lekte het toilet, was de aan/uit-knop van de douche stuk. Onvoldoende toiletpapier voor een verblijf van vier dagen.
Niet veel serviesgoed maar vooral ook 1 theedoek, geen handdoek.
Banken in de woonkamer miserabel: 1 bank keihard, j e voelt overal de dwarsbalkjes en de andere(slaap) bank vouwde zich uit zodra je ging zitten
Te veel personen bemoeiden zich met de verhuur. Spraken elkaar tegen bij een vraag of antwoordden niet. Overigens was de ontvangst prima, gastvrij

- Julie (6/5): Italy was fabulous. The accommodation because of facilities dissapointing - We like the space for 6 adults between the ages of 40-60 years old We was a group of 6 adults. Out of 3 bathrooms only 1 had hot Running water. No hot water in the kitchen either. The bath had no running water whatsoever and the 1 shower that did work you had to hold the shower head in one had to wash. Feel really let down after raising the issue absolutely nothing was done

- Helen (9/5): Lovely apartment in a fabtastic area with welcoming hosts! We had a fabtastic time!! - Beautiful property, well situated. Plenty of space. Had everything you needed with spare toiletries. Very clean with good air conditioning. Amenities nearby. Lovely friendly hosts with excellent communication! Stairs to the apartment are something to be aware of if you are infirm or have a lot of luggage but that is explained. A couple of minor things to fix like shower fitting but really not an issue for us.

Air conditioning was fantastic. Kitchen was nice to use as was washer and dryer. Location was excellent along with pick of by private taxi at base of apartment. We would’ve used appliances more with English instruction sheet available. Bathroom off of kitchen needs a good cleaning at the base of the shower.
It was a lot to deal with taking out the trash for 8 people over 4 days. Mostly water bottles, wine bottles and soda cans. We did it as asked though.

- Catherine (7/5): Good - The checkin was easy, although you had to walk pretty far to get to the apartment with luggage. The water taxi wasn't able to get to the drop off area near the apartment. There are about 3-4 steep flights of stairs and no lift. Be prepared if that is something that is a challenge for you. The showers were very small and one didn't have hot water, but we made it work.

So close to everything Some who are morbid obese and or infirm will be challenged by the three Flights of stairs to the front door.

- Emily (10/5): Phenomenal spot - Amazing location, stunning house, comfortable beds and amenities. Everything from washer, drier, soaps, espresso, and many towels were included. Gorgeous. One of the showerheads was broken and there were some mosquitoes.
- Christina (9/5): Superb - Communication with the hosts was very easy and responses were prompt. We met one of the hosts, Matilde, a short walk from the ferry stop and she took us just a couple more minute's walk to the home. There are 3 sets of long staircases to go up to access the unit which we were aware of at time of booking; this was not an issue for our group as we were able to assist our mother with her luggage. The beds in the home are very comfortable! We had a nice balcony view directly over a canal that gondola tours go down. We could hear singing from some of the rides which was nice. Matilde offered suggestions on bars, restaurants and sites to see and was thorough with the check in process. Would recommend this home!
- Eileen (10/5): A great stay in an excellent location - The apartment was very spacious. We had a large group (10 adults) but we didn’t feel cramped. We enjoyed the location. It was very convenient to be able to get a water taxi right to our door, and riding the taxi to the train station was fun. The water in one bathroom did not get hot. Since the showers worked great in the other 2 bathrooms worked great, it wasn’t a huge issue for us.

- Natasha (9/5): Fantastic place, would stay again. - It was very spacious & in a great location (5-10 minute walk to St Mark’s square). The views over the canals are magnificent. Matilda was very helpful. There were no basic kitchen food items (oil, salt, pepper), no big deal but the only place that hasn’t had anything.
There is no lift & 3 steep flights of stairs, no problem for us but just a heads up for anyone with mobility issues.

- Brenda (8/5): Very good - We got NO breakfast. There was O mention of ALL the stairs to get up to our apt. We were 6 seior ladies and it was dangerous and difficult to climb all the stairs. We could not do it with our luggage. We had to hire a porter to carry our bags up and then down agin on the final day.

So many fabulous cafes close by and a beautiful location . The air conditioning didn’t seem to cool the apartment on the hot days we were there.

We all had to use the one good shower. This needs updating. Also there should be mosquito protection in the rooms..we were all quite badly affected. The entrance needs a light sensor & requires renovation..and I think for the price a 10am checkout is unacceptable.

Big enough that our family of 8 has plenty space to relax and escape from one another at the end of our busy days in Venice. Location was 10/10. 5 min walk to EVERWHERE we wanted to visit. Communication regards arrival /check out was perfect...Our 3 days here were the perfect end to our Italy family holiday.The balcony with views of the canals was the icing on the cake!!!!

Just a few small tweaks needed. Air con was not working in the kids room and it was like a furnace, Venice was particularly hot the 3 days we were there. No coffee pot or spare pillows, small things but easy to fix. The living area needs a proper couch/ more comfy seats
- Laura (10/5): Venezia La Fenice is beautiful. - The apartment was large and spacious. Two of the four bedrooms were very large and beautifully decorated. The other two were still good size. The bathrooms were spacious and comfortable. The formal dining room had a large window that opened to a small balcony over the water. The gondolas and music going in front made our visit even more enjoyable.
The washer and dryer were definitely a plus. The apartment is on the third floor. The only difficulty was moving suitcases up and down.

- James (4/5): Apartment in great location, but is very musty and unclean. - Great location overlooking a canal. Very large apartment with plenty of space and multiple bathrooms. Close walking distance to the Rialto Bridge and St. Mark's Square, plus plenty of restaurants and bars. We didn't deal directly with the host, but instead we were put in touch with someone who oversees the place. Unfortunately, what could have been an amazing apartment to stay in turned out to be a disappointment due to the lack of cleanliness of it. There was a strong, musty odor throughout the place, the floors and showers all had stuff on them that you could feel when walking barefoot and the front-loading washing machine was caked with black mold all around the seal. Being on a 16 day tour of Italy with minimal luggage meant needing to do laundry every so often, and we booked this place partly because it advertised a washing machine. Instead of doing our laundry conveniently at night, we had to walk .6 miles away to a laundromat and waste a morning of sightseeing doing our laundry. We also had issues with the tankless hot water equipment. It kept going into error mode. When I called about it, the property manager was not overly concerned and when I told him I figured out how to get it reset and working again, he was satisfied with that and never sent anyone to check why it was going into error mode. I had to reset it twice during our three night stay. On top of everything else, both myself and my wife's mom got sinus infections from the moldy/musty air. I seriously considered trying to relocate, but with five adults needing three bedrooms, it wasn't practical to do that. If the owner does a deep clean on this place, including the giant curtains that all hold in that damp basement smell, then this would be a great place to stay. Otherwise, I would avoid it for your health concerns.
- Peter (1/5): Dirty, mouldy, damp. Only 1 working bathroom. Most air conditioning units did not work. - The building itself was amazing and the location was great Unfortunately, the property was far below the expectations set by the images only. I would warn anyone considering this property to proceed with caution as this is the worst guest experience I’ve ever had.
To summarise:
- despite being a 3 bathroom property we were forced to share 1 bathroom between 3 couples (6 adults)
- the main bathroom had so much hair and debris in the shower tray that water couldn’t drain properly and overflowed the tray
- the second bathroom had no hot water
- 4 out of 6 air conditioning units did not work and had been leaking for months leading to a horrible damp smell and made it hard to breathe in certain rooms
Paying this sort of money for a property to arrive and find only 1 working bathroom is a disgrace. The bathroom that did work was covered in mould and damp that you really felt dirty even getting in it for a wash.
Out of 6 air conditioning units, 4 of them were not functioning correctly. Many of them appeared to have been leaking for months which you could tell from the water marks on the walls and floors surrounding them. Especially in the primary bedroom where there were clearly water marks running from the unit all along the floor until they met the carpets which acted as barrier and soaked up the pools of water on the floor. It smelt very damp in there.
In the second bedroom the unit did not work at all and therefore left our guests very uncomfortable during their sleep. It was hot as we went to Venice in June.
Overall the apartment was in a disgusting state. Dust and dirt in all the corners and along the window sills. It looked and felt like it hadn’t been cleaned and cared for properly in months.
We were told on the Sunday (day we arrived) that somebody would be coming out on Monday to fix all the air conditioning units. This never happened. They were not fixed the whole time we were there.
To be fair, we have received a partial refund for our stay through booking.com.

- John (10/5): Go now and don't come back. - A wonderful time was had by all in this floor of the Palazzo in central San Marco sestiere with 12 ft ceilings, turkish rugs, Murano crystal chandeliers of huge size, as well as a magnificent collection of furniture and pictures. One of our number had trouble remembering not to slam the door, but he was the only sore head. It was charming and was centrally located in the middle of San Marco, very quiet, with only the sound of gondolas and seeing gondoliers on two sides of the third floor of our Palazzo. I would return anytime to this lovely place and local neighborhood filled with friendly people. JFW 10/10/ 23 The place was wonderful but trying to hang out with three other couples was sometimes tiring. If I want again I would do it with a maximum of one or two other couples.
- Lisa (8/5): Spacious apartment in a great location - The owner was very nice to meet us earlier than the normal check in time, as we had arrived and wanted to drop our bags so we could start exploring the city. They were very accommodating. The apartment was VERY spacious and nice that there was a washer and dryer to use. They also had a supply of Nespresso pods for coffee. The location is great and an easy walk to restaurants, cafes, etc. Although it was handy to have a hair dryer, but it was quite weak to be honest. Also-- with 7 people in the apartment, it would have been handy to have a 2nd hair dryer in one of the other bathrooms. Very minor issue, but just a recommendation that would make things easier.
- Archie (7/5): A stay in Venice with friends - The size of the rooms and overall ambience. The 3 bathrooms available. Air conditioning and fans in most of the rooms. The traditional furnishings which were in keeping with the building. The apartment was within easy reach of the main attractions in San Marco. There were 3 flights of steep stairs, 56 steps up to the apartment, which were very challenging with large suitcases. One of the sofas in the sitting room was very uncomfortable, and seat cushions would help. Two mugs between 5 people were insufficient.
- Steven (10/5): Palazzo life in Venice! - The location was great! Also the property is so large. We stayed with another couple and most definitely had our privacy being on opposite sides of the unit. We overpacked a bit, which made it a struggle to get up the 3 flights of stairs, but we knew of the steps early on, so was our own fault.

Definitely not good for young children or elderly. The furniture in the main area is so uncomfortable. One sofa ok, the other a rock hard bench and nowhere else to sit. The bedrooms are large but one I had was like a museum with a sculptured head in a cabinet. It’s pitch black at night with the shutters so had to have lights on all night. The top sheet was some grey weird material thing that was horrible. Needs to be white cotton like the bottom sheet.

It had a view of the canal outside the window and had queen sized beds. Except one seemed like a full. Carrying heavy luggage up 3 flights of stairs.
Slow Wi-Fi. You have to sit on the couch right next to the router to get things to load.

- 2kids5star (7/5): Very Venetian - 4 bedrooms, 3 bathrooms. 2 bedrooms were extra large & so spacious & 2 were normal size. The 3 bathrooms were not big, but not small. Great big kitchen & wonderful dining room. We enjoyed the loungeroom too. We were 2 families of 8 altogether. Perfect size apartment. Loved that there was a canal balcony view from dining room area although the smell meant we didn't want the balcony door open.

Very old building & a little dark which meant we had the lights on during the day.
Aircon worked well & was very welcoming after a very warm day & walking up those flights of stairs!!
So close to St Mark's Sq. Easy walking distance to everywhere. The 3 large long flights of stairs, especially bringing our 20+ kilo luggage up ourselves and lugging up shopping bags during the day.
The pungent smell throughout the apartment, we feel must have come up through the drains & from the canal, very musty and stank at times.
Having to get rid of our rubbish ourselves at the end of our stay, we were told to take it with us when we left & dispose of it at the small public bins which we had to try & locate..a bit of a hindrance whilst trying to juggle our 20+kilo luggage too, but lucky we didn't have too much.

- Nicholas (9/5): Superb - This apartment is very large, with high ceilings and decor that makes you feel like you are staying in a 17th century palazzo (in a good way). The bathrooms are fairly new, but they are oddly shaped and so not terribly convenient or large--this being a building from 1750 or so. The host who met us was very enthusiastic. You'll need to go up three flights of stairs to get to the apartment. Drop a pin on your GPS so you can find your place again after dinner.
- Barb (10/5): Amazing apartment with an even more amazing host! - Location was amazing, right on a canal and central to everything. Matilde is a wonderful host. She gave us great directions from the train station to the nearest vaporetto stop and then met us there to walk us the rest of the way. And she gave us great info and recommendations. The apartment was amazing! Couldn’t believe we were staying in a 670 year old apartment! It was beyond gorgeous and had all the modern conveniences. We only stayed a couple of days and really wish we could’ve stayed longer!
