A great stay with so much to do and see. If you’re looking for budget friendly accommodation in Cancun this place is it. It’s close to the ADO bus station that takes you directly to the airport.
This is a great option if you want to be walking distance to central downtown ADO, shops that are reasonably priced and some good options for food. The local cuisine in this area is the best in the city. The prices are affordable and you get to meet more locals.

- Scott (6/5): A nice place in a noisy neighborhood - The property was comfortable. I didn’t personally care for the decore, but I knew that before I booked it. There’s a grocery store about 7 minutes walk away from the apartment, which was convenient. There are some good restaurants within a 10 minute walk. The kitchen seemed to have all of the utensils and things I’d expect. There is a large bottle of drinking water in the closet to the right of the stove. The water heater and the washing machine both worked well. Note that the fridge, water heater, and washing machine were all unplugged when I arrived, so if you plan to use any of those then you’ll need to plug them in beforehand. The latter two are behind the glass door outside the room with the bunk beds.
My taxi driver had a really hard time finding the place, and addresses in Cancun seem to be a lot less precise than they ought to be. The coordinates for the property are 21.16653° N, 86.82648° W. In the what3words app, the location is “nail.imagined.photos”. It’s three streets north of the ADO bus station. There’s a store called Coppel across Avenida Tulúm from the entrance to this street, but businesses seem to close frequently, so take that with a grain of salt.
This place does have hot water, but only about 10-12 minutes before the water heater is empty. I’m unsure how long it takes to reheat since it was just me and I didn’t shower often enough to find it cold again.
Note that the TV is really small. The screen is about the size of a US legal size sheet of paper (11”x17”). I never even turned it on, but if you plan to watch TV, be aware of what you’re getting into.
There is an air conditioner and it works well, but there’s only one, and it’s above the kitchen sink. If you want the two bedrooms to receive cool air then you’ll need to leave the doors open, and there’s no fan to direct the cold air into either room. The bedroom with the two bunk beds is closest to the kitchen, so it’s likely the cooler one. The biggest problem here is the noise. Latin America is generally loud. This place is louder than normal, even for Mexico. I’ve stayed in many places in Latin America and at 3 places in Cancun so far, and this was easily the loudest. There are a lot of dogs and cats in the neighborhood, and they will be vocalizing loudly and intermittently, especially at night. There’s currently at least 2 businesses nearby that blare music until well after midnight, and the pawn shop that’s currently on the corner seems to intermittently try to have outdoor sales with loud music during the day. People in the neighborhood seem to think nothing of playing their music loudly regardless of the hour. Also, it’s jarring to hear mariachi music and Taylor Swift in the same playlist, but it happens a lot here. I stayed here for a week, and if not for the noise I’d have happily stayed for over a month.

The property owner didn’t respond at all to my questions after booking, and there was no guide / guestbook to provide instructions, and the place could have really used some instructions. For example: to exit the property, you’ll either need to reach through the gate and blindly type in the PIN to unlock the door (what I did for the first few days), or you’ll need to know that if you’ve just exited the building, turn around to face the iron and glass door that has the keypad. The silver button near (below?) the keypad is the release for the outer gate. More things to note: there will be no change of linens, towels, or trash removal during your stay. Trash should be placed in the elevated metal crate thing outside the gate. Another note: the drawer below the China cabinet contains maps and tourist brochures.
