• Linda (10/5): The walls are a bit thin so you can hear noise and stuff. The water directions are confusing in the shower but other tha - It felt safe and was perfect for two. The GPS for certain delivery drivers would reroute them to the back end and it would be confusing.

• Franca (6/5): Si può fare molto meglio - L'alloggio era pulito. Abbiamo avuto un problema con il check in e sono stati gentili nel risolverlo. C'era un forte odore di umidità e muffa in una parete. Per il prezzo pagato l'alloggio non corrisponde affatto alle aspettative. Avevamo prenotato 2 notti ma ci siamo fermati solo una notte.

• Micaela Delucchi (6/5): Correcto para dia intensos donde solo vas descansar y seguir - La ubicacion si bien no estaba en medio del centro era facil para moverte y si te tomabas algun coche de aplicacion era muy economico. Te dejaban un cafe para arrancar el dia Con un poco mas de amor mejoraria ampliamente, la silla estaba rota, la canilla de la cocina salpicaba para todos lados por ejemplo. Si bien estaba correcto con poco presupuesto mejorarian ampliamente.

It's not in the heart of downtown about a 15 minute walk. However there is a big craft market across the street with a good court. And a supermarket and street vendor. • Денис (3/5): Poor - Good location, nice garden There were some issues with check in. After booking we were asked to provide extra personal information about ourselves, which is not mentioned on the Booking. Moreover, they refused to share with us the check-in instructions, until we sent them the copies of our documents and signed the agreement (Booking support told us that they don't have a right to insist on it, because it is not mentioned in the listing). Due to this problem we moved in much later. On the 1st day we discovered that we don't have a modem in our room, and the source of the Wi-Fi signal was quite far from our apartments. According to it we had a bad unstable connection, and the speed was extremely low. The host ignored us most of the time, and we only received messages that he was going to check. Until we checked out the problem wasn't solved. Another disadvantage was the bad sound isolation, and every morning we heard our neighbours and the staff. There was also a lack of sockets in the apartment, even for its own appliances. So every time we needed to charge the phone we needed to turn off the microwave or kettle, which caused inconvenience.
• Brian (9/5): Good location and safe - Good location. It is absolutely safe inside. Nearby there is a cafe with delicious European food and reasonable prices.There is hot water. Good WiFi. Uber arrives without any problems. For all questions you can write and get an answer. The ratio of price and quality corresponds. I would advise to tighten up a little furniture that creaks, as well as update the dishes and sharpen a knife) There were noisy and too nosy neighbors.
• Nitesh (7/5): Good value for money - It was good value for money (£139 for 5 nights; approx 3500MXN), wifi was fast. Small kitchen counter with electric hob and good set of cutlery (Except cooking knife). Good a/c. Large fridge. Large supermarket and money exchange with OK rates just across the road, as are two Mercados (28 and 23) - one is across the road, and the other down the block. It is a 15 minute walk to the ADO bus station. The area had some choices for food and good bus connections around the corner to go to the beaches (I think it was the R2 bus that goes past). I would stay again - although I would consider staying in a totally different area where there are more shops, more central. they send you a form to fill in; once you fill in the form they send you check-in instructions - there is NO reception or staff on hand. I didn't have wifi/internet and didn't realise about the form so I was stuck outside the property with no-one to contact. Luckily, there was a guest there who let me in and gave me the wifi password so I could contact the host via the booking.com app. So MAKE SURE you fill in the form well in advance and have your check-in instructions (main door code, your room number, your lockbox code, wifi password) as there will be NO ONE to help you once you are at the property. I paid extra (?) for the ground floor garden view flat - this was pointless - the LARGE window of the room faces the front of the property and there is then ABSOLUTELY no privacy when people are walking in and out of the property. So I had it closed the entire time I was there. Also, cooking knife was missing. And the host was being difficult asking me for a picture to prove the knife is missing (a bit ridiculous isn't it to provide a picture that knife is not there)! Luckily, on the second last day I managed to grab a cleaner who gave me a knife - it was SO blunt that even couldn't cut a banana!

• Barbara (8/5): Very good - The bed was comfortable, communication was good , location is central, you can catch a local bus to hotel zone by walking 5-10 min. It is good place to stay for a couple of nights but not for too long (not much place for cloths, small apartman) but we were aware of that so it was ok
• Tram (9/5): It was very nice and convenient. - There were pans, pots, dishes and cups, which made it really convenient for us to eat and cook. There was Mercado 28 and a supermarket near the place, so the location was also good. One of our rooms had a malfunction bathroom door. It was hard to slide the door open, but I think that the problem is fixed now.

• Silvio (3/5): Nice garden, terrible room - It's hard to think of something I actually liked... I guess the greenery around the property is nice, shame it can't be enjoyed from the room. The room on the ground floor is tiny, and stuffy. The bed is really uncomfortable, the shower is cold and the TV doesn't work, which doesn't matter as it's been installed above a large fridge and you can only see part of the screen anyway. The door lock is really difficult to make work, but you'll get it eventually.

• Barbara (8/5): Great place to stay and rest for a day or two. - The property is nicely located close to the shopping mall and on the other hand far enough to have peace and quiet. The staff is responsive and friendly. A few recommendations of places to eat and to visit would be a great addition.
• Laura (5/5): Passable - Nice, clean accommodation in a quiet neighbourhood, very close to Market 28 Bathroom door didn't close which isn't great as a couple... Air con barely worked, it was fine in January but I wouldn't want to rely on it in the hot season. TV didn't work Host didn't send through arrival information (lock box number) until asked. This was fairly stressful as I only realised as I was just getting on a plane. No shampoo or conditioner which was a minor inconvenience (there was a shower gel and shampoo dispenser both filled with the same liquid)
• George (9/5): Comfortable and modern studio space to stay in downtown Cancún. - Excellent facilities, comfortable studio space. Air con, streaming TV, excellent shower Shared outdoor space with neighbouring studios. No sound protection so you will hear people outside. Could be an issue if people are not considerate. Wifi wasn’t the most stable
• Alexandra (8/5): Very good - This place was clean and in quiet area. Self check-in. We had feeling the staff via Booking was hard to reach sometimes :( long response period. You receive welcome message including info about swimming pool - but there is not in this building. Missing possibility of laundry service and bike rent. You are given contact of a local guide to ask questions about taxis and tours- taxi by him is 3x more expensive - be careful and check also other possibilities before booking his services. Closest beach 20minutes +- via car.

• Schüle (9/5): Would come back - It was quiet and clean the taxi to the ado was 50pesos and the bus station to get to the hotel zone was a 5 min walk. the locals told us where to find it and it was super easy to get there by bus for only 12 pesos take the 1 or 2 they do loops every 5 min just hop on and off. The Avenida tulum was about 15 min walking distance. As a women I would probably not walk there alone but with my husband i felt safe. The shower was nice and hot There was only a tiny bit of coffe so we had to go buy some which wasn’t a big deal the oxxo is close. The furniture is a bit old but everything was clean and for the price it was perfect

• Mark (7/5): Good budget place close to Mercado 28 and Walmart. - It was easy to get into the property via the code and get the keys from the lockbox. Very close to Mercado 28 and Walmart. R2 bus is easy to access. Air conditioning was good. Easy to dispose of trash in the central garbage bin. Good shower with good pressure. Sheets and towels were clean. Very good price and same day booking was available. Bowls, plates, and eating utensils were available and microwave, stove, and refrigerator too. The place was very quiet too, so it is very easy to sleep. Wifi was not strong and it seemed slow at times. Wifi calling was choppy so I had to use old fashion cellular phone call. The TV also couldn't stream properly because wifi was weak. Sometimes I'd lose wifi connectivity and be switched to mobile data. There was an extender for the wifi, which was stronger for my room so you'd have to switch sometimes. The property should invest in a mesh wifi system for seamless wifi experience. Bathroom was missing the toilet paper holder bar. Refrigerator wasn't plugged in, and I didn't notice, so my food spoiled overnight. Sheets had some pre-existing stains, but were clean. But I was afraid they'd charge me extra for those stains that I didn't make. Would be nice to have some curtains in the bathroom window for privacy.

• Luis (10/5): I’d definitely stay here again and would even recommend it to others. - This place was located in the heart of everything you’d think you’d need. From a locals flea market to even Walmart, all being within walking distance. Most would say that I’m very picky and I’m not afraid to give my two cents especially when given the opportunity. However, I have nothing bad to say about my stay.

• Kelly (9/5): Relaxed stay! - Location was good, clean rooms and friendly staff. Also the option to make your own meal is nice. Bed was hard and small, this would make the difference from good to great.
• Tobiano (10/5): Exceptional - Very comfortable studio apartment. I loved staying here while in Cancun. Location was perfect. The wifi wasn't strong enough as I am remote worker and need it to be strong.
• Carey (7/5): Not bad, I’d recommend it, but they have to tighten the logistics a little better - I don’t speak Spanish, so a neighbour had to call the property manager and it still was frustrating. The initial code give was wrong and neighbour had to literally hold my and walk me to the apartment
• Jeff (10/5): Exceptional - Great location for grocery shopping and dining between the major tourist area and the great locations the locals enjoy. Best of both worlds. Easy to take a cheap bus ride out to the beach or trendy hotels and clubs if you want. Property owners and workers were very nice.

Maybe as a suggestion it would be nice if a coffee maker would be added, and forks.

• Evgenia (9/5): Good pretty apartment that we liked. - Location is good, the bus stop is about 7 minutes walk, supermarket is 2 minutes walk The apartment was tidy and clean The bed was huge and comfy Hot water working great! There was a kitchen, but there was no table/chairs to seat and eat! we had to seat in the bed while eating The balcony door lock was broken ( not safe!)
