Counted a total of 60+ bites. Ended up sleeping on the floor in the hall for the rest of the night to avoid further biting On a lesser note the property we were given was not what was portrayed in the pictures on the listing. The acccomadation was of a much lower standard than advertised

• Tibor (2/5): These apartments are scams, a nightmare. - The apartments are not the same as shown in the photos. Furthermore, all rooms and all beds are intensively infested with blood-sucking bed bugs. The accommodation provider bases its income solely on scamming travellers. We didn't like anything about the accommodation.
• Timea (8/5): Very good - Excellent location, well positioned , nicely newly renovated unit, great furnishing selection, good interior design selection of products. Too noisy at night after the restaurants around were closing and garbage collectors were chatting loudly. The bathroom looks great only that the tub without curtain protection against splashes is not a good idea for the high traffic clients. A shower only, would have been more efficient and functional. Except for the tub issue , the overall interior design concept is great!

• Ben (1/5): Bed bugs - Host is aggressive - Smells of urine - Extra fee needs to be paid cash on arrival - The property does not match the photos. He showed over an hour late for check in and was aggressive to us at arrival saying we can sleep in the streets if we want to. He forced us to pay an extra fee 10% in cash on arrival to stay there. Water and urine leaks from the top level into the bottom level. Bed linen has bed bugs. We found other people clothes under furniture, place was not clean. Please do not stay here. Avoid at all costs. If this happens to you, please follow up reporting this to bookings. They refunded our stay because this accommodation is unliveable.

The air conditioning is not working. There are broken glasses. The owner tried to earn more money from us from the parking and the taxes. Butt for the oarking we found half the price that he suggested and the taxes where already paid. I think that booking must throughout the property so Noone else accidentally book it.

• Pamela (1/5): Bad - Nothing DONT BOOK THIS APARTMENT Apartment is nothing like in photos. We booked 4 bedrooms and 2 bathrooms and ended up with 2 bedrooms 1 bathroom. Half of apartment closed off.Owner was aggressive when we pointed out apartment wasnt as booked. When we  complained to Booking.com he became  THREATENING and demanded we pay him as he thought he wasnt getting paid by Booking.com and took our keys and asked us to leave. Beds were either fold out sofas or low uncomfortable beds.The apartment was poorly equipped i.e 1 drinking glass,cracked,chipped and stained coffee mugs.Apartment dirty. No WIFI or working airconditionong. Holes in windows. Entrance through shop 2 flights of stairs. Continious noise from outside during night.
• Sonya (1/5): Please be aware of false advertising and DO NOT BOOK!! - Location was close to main gate and in the heart of old town. It was not as advertised. We booked a 4 bedroom with 2 bathrooms for 6 people. We were given a 2 bedroom with 1 bathroom and 2 single beds in the main area. A/C & Wifi was not working. Towels were provided hours later. Host was dishonest and did not want to provide any resolution. We requested an early checkin for noon which host advised he would do his best - we arrive at the apartment at 1:30pm (regular checkin was 2pm) to find the place still being cleaned and nothing working. Dirty laundry was left outside main door for hours.
• Paul (1/5): Totaly let down - Nothing - the property was canceled on the morning we arrived! The owner canceled our booking at 10:30 am on the day of arrival into Dubrovnik - we had to find alternative accommodation for a family of 5 in mid-August!

YOU DON’T GET WHAT IT SAYS. - The ONLY decent thing about the property is the location, although it should be noted that it is very noisy until after midnight, and the noise starts again by 5am. EVERYTHING. This property is a SCAM - do not stay here. We booked a 4 bedroom 2 bathroom with a bath, washing machine, TV and WiFi. We got a 2 bedroom 1 bathroom with NO BATH, NO WASHING MACHINE, NO TV AND NO WIFI. The shower we did have, had nowhere for the shower head to hang. There are bed bugs in the apartment and we were bitten all over. The owner is terrible - a complete liar, we had to wait over an hour to check in despite pre arranging our check in time with him. When we questioned the lack of amenities he scoffed and said ‘it’s not possible’ and said he’d ‘look into’ the lack of wifi - we never heard back from him. We did NOT get what we paid for, and the owner does not care at all that he is fraudulently advertising his property. Booking.com were very helpful and responsive with our issues.

The apartment is perfectly positioned in the centre of the old town. There are quite a number of stairs to climb (typical in Europe so just be aware) & the bathroom was quite old/small (only one bathroom for the entire apartment & we were travelling in a group).

The property the owner took us too was not the property that I booked on booking.com No towels provided, there were bed bugs, the apartment was disgustingly dirty. I can't believe the booking.com would even have this on their website to book. I have read all other reviews and theirs was the same experience as mine. I booked this accommodation over 6 mths ago - so I hadn't read all the recent reviews.

• Dan (1/5): The property did no match the listing in any way other than location. - The location is convenient to the city center entrance. The property did not match the listing. This is listed as a four bedroom, two bath, with living room, and many amenities. The property is a two bedroom (one bedroom is a pullout couch), one bathroom, and a living room with two twin beds pushed into the corners. The property manager offered to pick us up from the ferry port and walk us to the property. He arrived 35 mins later than he said he would, dropped us at the city gate, and then quickly pointed us toward the gate and drive off. A woman did meet us at the property, that we eventually located with google maps, and let us in. But she was quick to disappear as well. We realized within a few minutes the property was not as listed. The manager would not answer our phone calls or messages as we alerted him to the problem. During the drive he told the group he would deliver towels and toiletries in a few hours - he never delivered them. We had no towels and only one roll of toilet paper for seven people. There is no 24-hour front desk or security as listed (the entrance is through a storefront that is open until late night). There is no satellite flat-screen TV or bidet/bath as listed. There is no washing machine as listed. There is no dishwasher as listed. There is no wifi as listed. There is exposed wiring in multiple places. The majority of the amenities listed are not actually provided. Please read reviews going back two months. It appears there are many concerns with this property that started two months ago. The manager is still not responding to us.
• Stacy (1/5): Terrible experience!!!! - Do NOT rent this property. It was a bait and switch. We were taken to an apartment which is not what we rented. We ended up having to find a different place to stay at 10 o’clock at night.

• Zuzana (1/5): Instead of staying in BB apartment, the owner moved us to a horrible place. We did not get what we booked at all. - Convenient location in the city centre. We did not get what we booked for 10 people. The owner told us that the BB apartment we booked is not available and moved us to a horrible place which was located in different building, 500 m from the location we booked. We booked 3-bedroom apartment with double beds plus a living room where we could spend time together as a group. Instead, we got just 2 bedrooms and 1 bedroom for 4 persons in a rooftop room with mattress on the floor (the owner said that the last bed just broke but it was clear that there was no space for 5 beds). The room for 5 had mold in the half broken shower, broken light hanging from the ceiling, tiny stais to climb up, we could not close doors to the bathroom and also the doors to the room were hard to close. The other double room was renovated but doors to the bathroom did not close either so neither there was privacy if we went to the toilet. Each room was on different floor and there was no place for the whole group to meet so we better stayed in the pub. The corridors outside the apartments were messy as well, even if it would be easy to clean it, but noone cared apparently. The owner knew in advance that he will not accommodate us in BB apartment but he told as at the moment we met, therefore we did not have a different choice than to accept rooms in the other house. At least we negotiated a small compensation, but that was not enough for what we had to deal with. Because of the unfair treatment, I would not recommend to stay at any of the apartments offered by this owner on Booking or elsewhwere.
• Harry (8/5): Good flat in a great location - Location, balcony, living area, kitchen. Several reviews commented on building works and the owner, so I was nervous about staying here. Peter, the owner, has now finished the renovations and the flat is in good condition. There are two bedrooms (one with double bed and one with a double and a single), plus two single beds in the lounge. It would be good if the owner put a sign outside the door indicating it was the B&B, and provided clearer directions in advance (go through the shop, up the stairs to the second floor, etc.)

Misleading entry on Booking.com. - But for these two facts, I would have rated the property 1 out of 10: The property was in a good location in Dubrovnik Old Town. If we had not stayed there, we would have spent an hour or two a day travelling in to the Old Town to do sightseeing. It was a cheap room rental rate for the area. However... There were several problems, but the key ones were: (i) We booked an apartment for four single men who did not want to share rooms, and with two bathrooms. But two bedrooms were unavailable and there was only one bathroom made available to us. (ii) There was no sense of privacy as the owner barged in without knocking on two occasions of our two night stay. (iii) Poor customer service - we were unable to contact the owner on the Catamaran from Split, due to lack of mobile data on the boat. The owner ranted at us for poor communication - not the way to treat paying customers. And the property was not even ready for us when we arrived anyway! Problems with the kitchen: (i) Dirty oven with breadcrumbs still inside it from a previous occupant. (ii) Dirty cooking implements in cupboards. (iii) No pots or pans for cooking. (iv) No dishcloth or sponges provided for washing up - only a drying cloth. (v) Jumble of small cups - looked like they were sourced from a charity shop (vi) No toaster Problems with bathroom: (i) Exposed wiring hanging out of the wall. (ii) No fixture for hanging the shower head on when taking a shower Problems with the living room: (i) Had been 'cleaned' but was still a bit dusty (ii) Bits of junk left lying around from 'renovation work' - e.g. a pile of picture frame bits, and a small dusty set of drawers. (iii) There was a circular hole in one of the windows from an extractor fan that had been removed. We closed the outside shutters, but if it had rained heavily, one of the beds might have got wet! (iv) Two of us had to sleep in the living room as noted above - but the patio doors had no shutters or blinds so we were woken by bright sunlight early in the morning. (v) Some of the decor was fairly hideous - see my photo of the portrait of a dissected horses head! Other problems: (i) Noisy location outside. (ii) Due to power supply issues in Old Dubrovnik, you could not use air conditioning units and boiler at same time.
• Christopher (1/5): SCAM. TERRIBLE. BAIT AND SWITCH. - VILE. SCAM. DO NOT STAY HERE. Something was off when we first booked in March for our stay in May: he cancelled for no reason a week later, then said never mind you can stay here. We then rebooked based on the limited availability for 7 people in a central locale. We requested early check in which was confirmed. No other comms until we were already on our flight over which we were unable to access until we landed 12 hours later. We got no transfer from the airport as promised. Then asked for our phone number which was already on the Reservation, but insisted on communicating only through WhatsApp which we then had to download.When we got there, he didn't allow early check in as confirmed and THEN SAID WE COULDN"T STAY IN THE PLACE WE HAD ALREADY PAID FOR --AND MOVED US TO ANOTHER APARTMENT 2 HOURS LATER THAN PROMISED-- WHICH WAS SIMPLY TERRIBLE AND LEFT WITHOUT GIVING US A KEY. There weren't enough beds for our party, it wasn't what we agreed to, it was far away from the original location and was still being "cleaned". BAIT AND SWITCH. We had to ask the cleaners for a key and ask for the new address so we could get back here after dinner. The shower drains were clogged. And it was not a private apartment. Thank goodness it was only for one night but I would never ever recommend this place. Its a complete scam and my payment had already cleared or I would be doing a chargeback. Not a good look for Booking.com to keep this on their site.

The location we booked, was still under construction, so the host moved us to a different one, nothing like it was advertised online. The TV didn't work, the bed was missing a leg, there was a club or dance place next door.

Instead of, the proprietary Peter purposes us a studio more smaller for the same prize. No table to dinner, the door of toilette don't close, etc... It's dishonest. I don't recommande this man, this proprietary Avertissment:this man has lot of appartments in The old town of Dubrovnik! Warning
• Armida (1/5): Our vacation became a nightmare. - it is near the old town but aside from that, every thing else is a BAD. Worst stay ever. no receptionist. waited for too long for Peter to check us in because he is also checking in other tourist. We ended up paying 20 Euros for parking just for waiting for him. no electricity on the first 24 hours. He told us to just reset the circuit breaker and it will fix the power, but we ended up resetting the circuit breaker every 20 minutes as we kept losing the power. Since it was very dark, we asked Petr to at least give us a flashlight because we cannot even use our cellphones as flashlight as we cannot even charge our phone since there was no Power. Petr was not even apologetic. He said it is already late in the evening and he is already on the bed. no hot water for the entire duration of stay. no aircondition, dirty itchy linens and towels, outdated furniture, No TV, No coffee machine, no dishwasher, no aircon, no heater, don’t believe what you see on the photoshopped pictures, no internet in the first 24 hours, Peter parked our car in free parking zone and charged us $40/day. parking and did not give us a receipt for it. although this unit is in the Old city wall, it is not worth it. the unit is too old and needs total repairs. Petr said he will put the aircon the following day but he never did. our stay is a total disaster. We have been travelling for 25 plus years and this was the worst place we ever had. I think they should even refund our money because there was no electricity and hot water. We need to heat water to be able to take a bath. The water heater in the bathroom is only good for one person. We demand to issue us a refund for this total disaster. Maybe it was not intentional but Petr should have prepared this place long before he put it at Booking website. He is very unprofessional. Booking.com. Please investigate this place and remove this from your website until they can repair everything. The Pictures they put in your website are not true. Tourist, please do yourself a favor. Please read all the reviews with leass than 5 point rate
• Jamie (1/5): Host let himself into apartment in the night to two sleeping women. PLEASE READ - Part one of NEGATIVE review: The main reason for my negative review is my experience with Petr (the host) letting himself into the apartment in the middle of the night while we were all sleeping. My sister and I had to share the living room/main room which the front door opens directly in to. It was about 11pm at night and we had all been in bed about an hour due to an early start the next day for an excursion. My bed was less than 6 feet away from the front door. I woke up to the sound of the bolt dropping on the front door where someone with keys was letting themselves in. I jumped out of bed in my nightgown and ran to the front door to stop it being opened. I shouted, “Who’s there!!?” in terror! I found Petr trying to get in! He said he had messaged me but got no reply, I told him this was because I was asleep and didn’t get the message! He began rambling about the Wi-Fi and how he needs to come and take a look at it. I told him everyone was asleep and couldn’t this wait until tomorrow but he said no and it would only take him two mins. I was absolutely furious, but he would not take no for an answer. I ended up letting him in – he went straight to the internet transmitter/router and took it away. He patted me on the shoulder on his way out and said, “It’s ok, go back to sleep” (as IF I could after that) – His behavior was unprofessional and inconsiderate. My sister and I were terrified! A Man coming into a room with two sleeping women in the middle of the night in a foreign country is absolutely UNACEPTABLE behavior. I later checked my phone for his message which only read “Sorry, are you awake” – when he got no reply that did NOT give him permission to just come in – he didn’t even knock first. Part 2 of review: We only had two nights remaining after this and could not afford to change accommodation so we wedged a chair up against the front door for the remaining nights in fear he might do it again. I will also mention that we had NO access to the Wi-Fi for the remaining stay and he did not acknowledge his behavior or the missing Wi-Fi after that night at all. No apology, no comment whatsoever. We originally booked this apartment as there were 5 of us and it had enough space for us all to have our own rooms. We were very excited about this as we are an all-adult family and very rarely get our own space when traveling. Unfortunately, after arriving we were told by “Petr” that one of the bedrooms was inaccessible due to ‘demolition’ and was locked, though looking back now, it seems like an excuse to not have another room in use – We were very disappointed with this and this is what resulted in me and my sister sharing the living room/main room. The apartment is a nice size but the kitchen is small. There is a very small balcony (standing room only) that overlooks the busy street below. I will mention that there is a very small hot water boiler which does not last long at all. Nowhere near the apartments capacity and the water runs cold after about 2 quick showers. Also, there is a note on the coffee table with information about electricity cuts during the summer when the air conditioners are running. (just something to note) Given all the restrictions in the apartment, I came to the conclusion that the reason for him URGENTLY taking the Wi-Fi in the middle of the night was because earlier in the evening I was trying to download a movie on my iphone for our long coach trip the next day and I can only assume this was costing him money. There were no rules about Wi-Fi use or mentions of restrictions on use but given the frugality of the apartment in total I would bet money that this was the reason for his behavior.

• Tamara (10/5): Exceptional - The location is really great - we were living in the heart of the old city, and in the old building, the residents of which saw historical events. Wifi connection was stable and all of us could stay online. Kitchen is equipped with all needed appliances, so we can make tea and coffee, and heat our meals. It’s very good that we had a chance to stay in apartment with our cat. We stayed here in January, but with electric heaters it was very warm in the bedrooms. Thanks Peter for the hospitality and making our checking and checkout as comfy as possible. As it is the center of old town, be prepared to hear the noises from the street at night when tourists are passing by :) But the earplugs can resolve that problem.
